Sydney developer Hyecorp's roots on the Lower North Shore stretch back three generations, and that deep understanding of the market continues to shape where and how it develops today.

From high-rise towers to boutique apartment projects, the family-run developer has built its reputation by focusing on a part of Sydney it knows intimately. Founded by Michael Abolakian in the early 1990s, Hyecorp is now led by his sons Stephen, Troy and Patrick.

Stephen Abolakian, joint managing director alongside Troy, has spent more than two decades in the business, overseeing development, planning, finance, marketing and sales.

Abolakian says the developer's disciplined focus on where it chooses to operate has been, and continues to be, one of Hyecorp's greatest strengths.

“We know the buyer profile exceptionally well,” Abolakian says.

“The demographics between places like Willoughby, Chatswood, St Leonards and Roseville are very similar. There are nuances between suburbs and projects, but culturally and from a buyer perspective, there’s a strong overlap.”

That buyer has historically been overwhelmingly owner-occupier driven.

Unlike many Sydney apartment developers that have traditionally relied heavily on investor demand, Hyecorp’s projects have typically attracted downsizers, upsizers, rightsizers and family owner-occupiers seeking long-term homes rather than short-term investments.

“Historically, investors have been a much smaller portion of our demand profile,” Abolakian says.

“We design for owner-occupiers. We don’t design for yield, we design for comfort, amenity, family living and long-term usability.”

That philosophy extends well beyond apartment layouts.

From landscaping and communal gardens to shared amenities and circulation spaces, Hyecorp’s developments are designed around how people actually live, something Abolakian believes has become increasingly important in Sydney’s apartment market.

“There was probably a period where having an approved project in market was enough,” he says.

“There wasn’t as much competition and if you built it, buyers would come. That’s no longer the case.”

“There’s more supply in the pipeline now, particularly with TOD precincts and low and mid-rise reforms opening up opportunities across Sydney. Buyers have more choice, so if you get the product wrong, they’ll simply go elsewhere.”

The shift has forced developers to become more sophisticated in how they approach apartment design, particularly as owner-occupier expectations continue to rise.

For Hyecorp, that means thinking beyond who the buyer is today and designing for who they may become in five or 10 years' time.

“People buying now often aren’t moving in for several years,” Abolakian says.

“You might have a young couple buying today, but by the time they move in they may have children, older children, or changing lifestyle needs. You’ve got to think about how families evolve.”

That thinking also shapes Hyecorp’s approach to amenity, which positions wellness at the forefront.

While resort-style facilities have become increasingly common marketing tools across Sydney apartment developments, Abolakian says the challenge is ensuring amenities are genuinely usable and appropriate for the scale of the project.

“If amenities are done right, they can materially improve the living experience,” he says, adding however that if you&nbsp;overdo it or get it wrong, you can end up with facilities nobody uses that simply create ongoing strata costs.”

That balance is something Hyecorp is aiming to strike with projects like Roseville Avenue, one of the group's upcoming Lower North Shore developments, which Abolakian describes as bringing a resort-style living experience into a metropolitan setting.

“It’s about creating something that feels special without being excessive,” he says.

“Good gardens, quality apartments, thoughtful amenity. Creating that resort feeling in a metro location.”

The focus on owner-occupier product comes as Sydney’s apartment market continues to navigate a difficult development environment.&nbsp;For Hyecorp, maintaining an in-house operating model across construction, sales, marketing and development management has become increasingly important in navigating that environment.

“We’ve always believed in keeping a lot of the process in-house,” Abolakian says.

“It creates efficiencies, but it also creates quality control. You can make faster decisions and ensure the end product stays aligned with the original vision.”

Despite the challenges, Abolakian believes demand for quality owner-occupier apartments across Sydney remains strong beneath the surface, particularly across established Lower North Shore suburbs where downsizers continue to seek new housing options close to existing communities.

“There are definitely people waiting,” he says.

“Once some of the broader uncertainty settles, whether that’s the global environment or some of the local economic noise, I think the right projects will perform very strongly.”

Hyecorp currently has three residential developments on the market across Sydney’s Lower North Shore.&nbsp;Audrey, St Leonards, positioned opposite Newlands Park, is nearing completion and preparing to welcome its first residents, with the project now almost sold out.

Hyecorp has also recently launched&nbsp;<a href="https://www.apartments.com.au/new-apartments/celine-chatswood-37-archer-street-chatswood-nsw-2067">Celine Chatswood</a>, an architectural tower, while continuing to deliver&nbsp;<a href="https://www.apartments.com.au/new-apartments/juliet-roseville-64-pacific-highway-roseville-nsw-2069">Juliet Roseville</a>, a more boutique scale of development with just 34 apartments.

Why Hyecorp continues to back Sydney's Lower North Shore apartment market

South East Queensland’s apartment market is entering a new phase defined by rising prices, constrained affordability, and mounting pressure on the construction pipeline, according to RPM Group’s latest SEQ Apartments &amp; Townhomes Market Report.

The May 2026 report highlights a widening divide between what buyers can afford and what developers can viably deliver, with detached house prices continuing to push more buyers toward apartments across Brisbane, the Gold Coast, and the Sunshine Coast.

RPM says Brisbane’s median house price has reached around $1.5 million, accelerating the shift toward higher-density housing as buyers are increasingly priced out of the detached market.

Median unit prices rose across all three major SEQ markets in the March quarter. Brisbane City recorded the strongest annual growth, with median unit prices climbing 21 per cent to $862,000, while the Gold Coast reached the highest overall median at $950,000, up 17 per cent year-on-year. The Sunshine Coast followed at $870,000, representing annual growth of nine per cent.

RPM noted the affordability gap between houses and units remains significant, with detached homes commanding premiums of 67 per cent in Brisbane and 68 per cent on the Gold Coast relative to apartments.

The report suggests this price disparity is increasingly consolidating buyer demand within the apartment market, particularly among downsizers and owner-occupiers.

“Demand is real. Supply is moving. But they’re operating on different timelines and the gap between what’s being built and what buyers can afford is the defining tension in this market right now,” RPM Queensland and NSW Managing Directors Peter Neale and Clinton Trezise said in the report.

While approvals and commencements are strengthening, RPM argues the delivery pipeline remains constrained by construction costs, labour shortages, and extended build timelines.

Apartment approvals across Queensland increased 86 per cent over the year to February 2026, reaching 12,682 approvals, the highest level recorded since 2016. Brisbane overtook the Gold Coast as the state’s most active apartment approval market, with nearly 5,000 apartments approved over the past 12 months.

Unit commencements also strengthened considerably, rising 48 per cent year-on-year to 5,453 commencements in the December 2025 quarter, the highest level since 2018.

However, RPM’s research found apartment delivery timeframes have expanded sharply compared to the previous cycle. Projects are now averaging around 30 months from approval to completion, compared to roughly 20 months a decade ago.

The number of units under construction has climbed to approximately 31,530 dwellings, nearing the previous 2016 peak, though projects are remaining in the pipeline for considerably longer.

Construction costs continue to weigh heavily on feasibility. RPM found the average apartment construction cost in Greater Brisbane reached $630,000 per dwelling in 2025, exceeding both Sydney and Melbourne. Coastal Queensland markets, including the Gold Coast and Sunshine Coast, were even higher at an average of $817,418 per apartment due to the prevalence of larger premium product.

The report also points to increasing pressure from Olympic-related infrastructure spending ahead of Brisbane 2032, with labour competition expected to intensify over the next several years.

ANZ Associate Director of Property Daniel Gradwell said the underlying demand drivers across South East Queensland remain strong, supported by interstate migration, downsizers, and population growth.

“The challenge is bringing enough supply to market to meet that demand, and nothing on the horizon makes that straightforward,” Gradwell said.

RPM’s analysis found the affordability challenge is becoming more pronounced in the new apartment market itself, with only three per cent of surveyed new apartments priced below $1 million.

Instead, the market is increasingly concentrated in higher price brackets, with the most common new apartment price band across SEQ sitting between $1.5 million and $1.75 million. Around half of all new apartment stock surveyed is priced below $2 million.

The report suggests developers are not necessarily avoiding lower price points by choice, but because current construction economics make delivering affordable apartments increasingly difficult at scale.

Rental conditions also remain tight across the region. Median rents for one-bedroom apartments rose 12 per cent in Brisbane over the past year to $580 per week, while Gold Coast one-bedroom rents increased nine per cent to $630.

Despite rising rents, RPM noted bond lodgements have generally trended downward over the past five years, indicating more apartments are being absorbed by owner-occupiers rather than retained as investor-held rental stock.

Looking ahead, RPM expects projects targeting the mid-market owner-occupier segment between $1.25 million and $2 million to remain the most viable part of the market, while premium projects in highly constrained coastal or riverfront locations continue to attract demand.

“Construction costs are rewriting the feasibility rulebook across Greater Brisbane, and with little relief in sight, only projects in the right price band, right location, and with presales secured early will make it through,” the report concludes.

SEQ apartment demand outpacing affordable supply as construction timelines stretch: RPM

Camberwell Junction has long been the epicentre of amenity in Melbourne’s Boroondara region.

For nearly a century, it has drawn both locals and visitors, anchored by the Camberwell Sunday Market, which first operated in 1929 and quickly became a fixture of the suburb’s identity. Over time, the Junction evolved into one of Melbourne’s most established retail and lifestyle precincts, now comprising more than 400 stores and over 300 commercial businesses.

Despite that depth of amenity, one thing has remained notably limited: the supply of new apartments.

In a suburb defined by its heritage streetscapes and tightly held residential stock, new development opportunities have been scarce, particularly within the core of the Junction itself. That lack of supply has left a gap in the market for larger, design-led apartments suited to downsizers and owner-occupiers wanting to remain in the area.

Boutique developer Above Zero identified that gap when it secured a prime site on Burke Road, in the heart of Camberwell Junction.

The site has a long planning history. Various proposals have been put forward over more than a decade, many of which were knocked back by the City of Boroondara, with initial applications dating back to 2015. Above Zero acquired the site in 2022 and returned with a revised scheme, refining both the building’s height and its ground-level interface to better align with Council expectations.

That process has culminated in approval for Camberwell House.

The Cera Stribley-designed development will deliver 57 residences on a 1,950 sqm site within the Camberwell Activity Centre, placing it directly within one of Melbourne’s most established retail and transport hubs.

It is expected to be one of the only new apartment developments to launch in the Junction in recent years, reinforcing the rarity of new supply in the precinct. Currently, there are just a handful of projects on the market in Camberwell, underscoring the significance of a development of this scale and positioning.

Camberwell House has been conceived with a clear focus on larger-format apartments. The project will offer a mix of two-, three- and four-bedroom residences, alongside a limited number of penthouses, targeting owner-occupiers seeking scale rather than volume-driven product.

The building’s vertical presence will also set it apart.

Positioned on Burke Road, the development is set to become one of the taller buildings in its immediate context, allowing for elevated outlooks across Melbourne’s CBD skyline and toward the Dandenong Ranges. In a precinct characterised by lower-scale built form, that height provides a point of differentiation, particularly for buyers seeking outlook and natural light.

Architecture has been led by Cera Stribley, with interiors by GOLDEN and landscape design by Florian Wild. The design approach centres on material consistency and restraint, with residences oriented to maximise light, ventilation and connection to outdoor spaces.

Full-height glazing and generous terraces form a key part of that strategy, allowing apartments to extend beyond their internal footprint and engage with the surrounding environment.

Beyond the private residences, a significant component of the project is its amenity offering.

Above Zero has positioned Camberwell House as a “complete living environment”, incorporating a full floor dedicated to resident facilities. At the centre of that is a wellness zone, including a 12.5-metre lap pool, spa, sauna and treatment spaces, alongside a gym and recovery-focused amenities.

This level of amenity is more commonly associated with inner-city developments, rather than established middle-ring suburbs like Camberwell.

As more downsizers look to transition from larger family homes into apartments, there is increasing demand for developments that offer not just a residence, but a lifestyle. Camberwell House is positioned to benefit from both.

CPG unveils Castile Newstead ahead of upcoming sales launch

Australia’s online shopping habits have shifted dramatically over the last decade. As eCommerce volumes surged, so too did the frustrations that came with traditional parcel delivery: missed deliveries, long Post Office queues, parcel theft and the challenge of being home during business hours.

Australia Post’s Parcel Lockers emerged as one of the more practical responses to that changing consumer behaviour.

What started as a relatively niche delivery option has evolved into a nationwide network of more than 1,400 self-service Parcel Lockers positioned at train stations, shopping centres, supermarkets and Post Offices across the country. The system allows Australians to send, collect and return parcels 24 hours a day, fundamentally changing how many people interact with deliveries.

The appeal is relatively straightforward: flexibility.

Instead of waiting at home for a delivery driver or rushing to a Post Office before closing time, users can direct eligible parcels to a Parcel Locker location of their choice. Once the parcel arrives, Australia Post sends a notification with a collection code or QR access through the AusPost app, allowing customers to retrieve their package at any time within the collection window.

For apartment residents in particular, the system has become increasingly valuable.

Higher-density living has created logistical challenges around deliveries, especially in buildings without concierge services or secure parcel rooms. Missed deliveries are common, while parcel theft has become an increasing concern as online shopping volumes continue to rise.

Australia Post itself has repeatedly highlighted the growing issue of “porch pirates” during peak shopping periods, encouraging customers to use Parcel Lockers as a safer alternative to unattended home deliveries.

That security aspect is one of the key reasons the Australia Post Parcel Locker network has grown so rapidly.

Parcel Lockers are positioned as secure, monitored collection points that reduce the risk of theft while also improving delivery efficiency for Australia Post. Instead of multiple redelivery attempts, parcels can be consolidated into a single secure destination.

The Parcel Lockers themselves are free to use through a MyPost account and support a range of parcel sizes up to 16 kilograms and dimensions of approximately 35 x 44 x 61 centimetres.

Beyond receiving parcels, the system has increasingly become integrated into the broader eCommerce ecosystem.

Customers can now use Parcel Lockers to return online purchases, while retailers have embraced the model as a way to improve delivery success rates and reduce friction in the shopping process. Australia Post has actively expanded partnerships with major retailers and promoted Parcel Lockers as part of a broader out-of-home strategy.

The timing of that expansion aligns with broader changes in Australian shopping behaviour.

The acceleration of online retail during and after the pandemic placed enormous pressure on delivery infrastructure. Parcel volumes reached record highs, particularly during Black Friday and Christmas periods, with Australia Post delivering more than 100 million parcels during peak festive seasons.

That growth forced logistics providers to rethink the “last mile” of delivery, widely regarded as the most expensive and operationally difficult stage of the process.

Parcel Locker systems have increasingly been viewed as part of the long-term solution.

The concept itself is not unique to Australia. Parcel Locker networks have become common globally, particularly across Europe and Asia, where dense urban environments and apartment living create similar logistical challenges. But Australia’s geography and suburban sprawl made adoption slower initially.

Now, however, the convenience factor is driving mainstream usage.

For commuters, Parcel Lockers near train stations allow parcels to be collected on the way home from work. For apartment dwellers, they remove the uncertainty around access and missed deliveries.

The rise of the AusPost app has also streamlined the experience, centralising notifications, tracking and Parcel Locker access into a single platform. Australia Post has increasingly pushed customers toward app-based delivery management, partly as a way to combat phishing scams and fake delivery notifications, which have become more sophisticated in recent years.

The Parcel Locker model is also beginning to influence property development itself.

Parcel management has become a growing consideration in apartment building design, particularly as online shopping becomes embedded in everyday life. Many new residential developments are now incorporating dedicated parcel rooms or Parcel Locker systems into foyers and communal spaces.

For developers, parcel management is increasingly viewed as part of the broader resident amenity offering, alongside gyms, wellness spaces and communal work areas.

That reflects a wider evolution in how residential buildings are designed.

Apartment buyers are placing greater emphasis on convenience, security and operational functionality, particularly in higher-density urban environments. Parcel delivery, once considered a minor operational detail, has become an increasingly important part of that equation.

Australia Post’s Parcel Locker network sits at the centre of that behavioural shift.

What began as a simple alternative delivery option has evolved into a key piece of infrastructure supporting Australia’s growing eCommerce economy and changing urban lifestyles.

And as online shopping continues to expand, the role of Parcel Lockers is likely to become even more embedded in how Australians live, shop and receive goods.

Savills Australia’s Associate Director for <a href="http://www.savills.com.au/research/australian-research.aspx" target="_blank" title="Savills Research">Capital Strategy and Research</a>, Shrabastee Mallik, said there had been a clear difference in performance between the Sydney and Melbourne CBDs and the other main CBD markets, with the resource-reliant Perth and Brisbane office markets feeling the effects of the mining downturn until about six months ago.
“A renewal in economic growth globally in 2017 saw a renewal in demand for Australian resources and subsequent rises in commodity prices, leading to significant growth in corporate profits, particularly in the mining sector,” Ms Mallik said.
“We are now seeing this having a positive effect on the previously struggling Perth and Brisbane office markets, with subsequent falls in vacancy rates in these markets.”
Ms Mallik went on to say that a turnaround in these markets was already evident, with further improvements in 2018 likely when activity on the ground and various forward-looking economic indicators were considered.
“Low rents and high incentives in Perth and Brisbane are providing the impetus for businesses to acquire space in the CBDs, with recentralisation likely to be a key theme in the short to medium term,” she said.
“While there is concern that the Sydney and Melbourne CBD office markets appear to have peaked in terms of performance, when we consider forward-looking economic indicators, such as economic growth forecasts – particularly in the services and education sectors, which are key market-drivers for these markets – these fears would appear to be largely unfounded."

In the first half of 2018, the Sydney CBD office vacancy rate fell to its lowest level since the Global Financial Crisis in 2008, after a steady decline for the past eight quarters.
The strength of the market has been further highlighted by face rents rising to record high levels across all grades.
“We have seen a large number of tech and IT firms centralising and organically growing in the CBD after decentralisations due to cost pressures during the 2008 to 2010 period,” Savills NSW State Director for <a href="http://www.savills.com.au/services-and-sectors/leasing/office-leasing.aspx" target="_blank" title="Office Leasing">Office Leasing</a> in Sydney, Rob Dickins, said.
“These firms are now profitable and chasing and trying to retain talent in a very competitive industry sector."
“We have obviously also seen the emergence of co-working groups such as WeWork, Regus and Spaces, among others, which are now significant occupiers of space in the CBD.”
Mr Dickins said demand from smaller occupiers was still evident, with a spike in leasing activity in the sub-1,000sq m category, driven largely by the opportunity and capital cost savings in speculatively fitted tenancies.
“While net absorption has been low, this is largely as a result of reduced available space in this category, due to the absorption associated with government projects, and the redevelopment and change-of-use projects currently underway,” he said.
Victoria
The Melbourne CBD experienced a reduction in vacancy rate as a result of tenant migration to higher-quality office space, predominantly A Grade space, as well as some tenants taking on expansion space. 
Savills Australia’s State Director for <a href="http://www.savills.com.au/services-and-sectors/leasing/office-leasing.aspx" target="_blank" title="Savills Office Leasing">Office Leasing</a> in Melbourne, Mark Rasmussen, said that the Melbourne CBD office market continued to maintain strong growth across all office building grades and all sectors.
“Continuing falling vacancy due to lack of supply and steady demand has resulted in maintaining the trend of increasing rentals and lower lease incentives,” he said.
“The strong economy, positive market sentiment and continued migration – of tenants to the CBD and the increasing population – is underpinning demand."
“The co-working sector, education market and growth across Melbourne’s increasingly diversified market is adding further upward pressure to rents.”
Mr Rasmussen said the fourth quarter of 2019 would see the market peak, with record low vacancy rates and rental rates continuing to climb after decades of remaining “stubbornly low”, when compared to most other Australian marketplaces.
“While the 2020 and 2021 new supply numbers are locked in and significant, the pent-up demand will see the new higher rent levels being maintained, with increases in incentives back to 2016 and 2017 levels likely,” he said.   
Queensland
Following a slight spike in the total office vacancy rate in Brisbane’s CBD in December 2017, vacancy rates dropped after strong leasing activity in the first six months of 2018. 
“With rents and incentives in the Brisbane CBD now very similar to the surrounding fringe office market, we have seen a number of recentralisations from large firms in the finance and insurance sectors consolidating space in the CBD, as they take advantage of large floor plates in refurbished prime grade buildings,” Savills Australia’s State Director for <a href="http://www.savills.com.au/services-and-sectors/leasing/office-leasing.aspx" target="_blank" title="Savills Office Leasing">Office Leasing</a> in Brisbane, John McDonald said.
South Australia
Adelaide’s CBD office vacancy rate appears to be in a holding pattern, as the “flight to quality” trend continues to partially offset the migration from potentially non-competitive space, to prime-grade space concentrated within specific buildings.
Increasing competition on the supply side for prime-grade stock had previously led to a rise in backfill vacancy within secondary space as these tenants relocated but this trend seems to be subsiding, as the gap between prime and secondary vacancy rates begins to shrink. 
This observation comes on the back of owners looking to reposition buildings on a floor-by-floor basis to retain existing tenants.
Savills Australia’s Director for <a href="http://www.savills.com.au/services-and-sectors/leasing/office-leasing.aspx" target="_blank" title="Savills Office Leasing">Office Leasing</a> in Adelaide, Adam Hartley, said the majority of demand for office space in Adelaide was for prime-grade space, although the market was seeing lower levels of take-up.
“We are starting to see signs that incentives are tapering off, particularly for prime or refurbished space,” he said.
“We have seen examples of tenants securing a net incentive of around 35 percent – this time last year, that figure would have been around 40 percent.”
Mr Hartley said he was expecting to start seeing a shift in the technical vacancy rate in the second half of the year.
“There have been a number of economic metrics that have constrained tenant decision-making throughout the past nine months, including the state election and the last stage of abolishing stamp duty cuts for non-residential property transfers being finalised,” he said.
“On that note, there are several green shoots emerging, which will begin to benefit office take-up in the CBD – defense announcements being key, as well as general public infrastructure investment that is underway."
“These industries bode well for take-up of engineering or project space in the short-term,” he concluded 
Western Australia
Perth’s office leasing market is unlikely to see any further increases in the technical vacancy rate in the medium term, as the market is no longer facing the high volume of incoming new supply that it was through 2015 and 2016.
While the period of tenants rationalising space is over, the “flight to quality” trend remains a key driver in the market, as does recentralisation back to the CBD.
Savills Australia’s Director for <a href="http://www.savills.com.au/services-and-sectors/leasing/office-leasing.aspx" target="_blank" title="Savills Office Leasing">Office Leasing</a> in Perth, Shelley Ritter, said demand for prime-grade space was continuing to drive a reduction in the overall vacancy rate, and it was becoming “increasingly challenging for larger tenants to secure contiguous floor options, especially in premium-grade space”. 
“The differential between prime and secondary space that began to emerge mid-2015 has never been this wide, a trend which is beginning to drive down incentives, particularly in premium and A Grade space,” she said.
Ms Ritter said there had been some “marked improvements” in the state’s economy, with long-term outlooks suggesting a return to a more sustainable investment level in regards to the mining and resource sector. 
“Some of the state’s biggest and best-known mining producers have announced commitments to new projects, and investment in emerging sectors such as lithium is rising,” she said.
“We know that there is circa 70,000sq m in active leasing requirements currently in the market for new or expansion space from some of these large occupiers.
“These companies will play a significant role in office take-up for the next three to five years, with indirect organic demand expected to be created on the back of this from other industries, such as finance, legal, property and business services.”
Ms Ritter said a conservative outlook would suggest that the weight of this demand, together with a “somewhat cautious” development pipeline, will contribute to a decline in vacancy rate.
“Our view, however, is that this will potentially occur much faster than the market anticipates,” she said.
Australian Capital Territory
Canberra’s office market offers stable rental growth unlike any other office market in Australia, due to the strong government sector presence, according to Pip Doogan, Savills Australia’s Director of <a href="http://www.savills.com.au/services-and-sectors/leasing/office-leasing.aspx" target="_blank" title="Savills Office Leasing">Office Leasing</a> in Canberra.
“While other markets are often subject to economic cycles, the nature of the government tenants in Canberra means that lessors are protected against significant rises and falls in rents,” she said.
Savills Australia data shows that on average, net face rents for Canberra’s A Ggrade assets grew 2.8 percent throughout the 12 months to June 2018, largely in line with the 10-year Compound Annual Growth Rate (CAGR) of 1.95 percent per annum. 
“Interestingly, rental growth across B Grade assets was more pronounced, with net face rents growing 8.5 percent throughout the past financial year, far exceeding the 10-year CAGR of 0.7 percent per annum,” Ms Doogan said.
Ms Doogan noted that a slight increase in incentives across secondary-grade assets has meant that growth on an effective basis has been flat. 
“Based on leasing deals we are currently looking at and witnessing, there appears to be a divergence in rental growth in prime and secondary grade buildings,” she said.
“Given the wide range of buildings available in Canberra (based on quality), lessees are able to negotiate more favorable terms on secondary-grade space, while the pendulum remains firmly in the landlord’s favour, particularly in those sub-precincts with record low vacancy rates.”

Savills on what the future holds for Australia's office market

Centuria has settled on its 80 Grenfell Street, Adelaide purchase with half of the property to be held in a single asset fixed-term unlisted fund.
 Demand for the fund was unprecedented with the offer closing 200% oversubscribed in only four and a half days. 
Centuria raised $57.1 million, with 30% coming from major overseas investors. 
Jason Huljich, head of real estate and funds management for Centuria, said Adelaide offers some of the best value in the country right now.
"The infrastructure pipeline for South Australia will drive economic and job growth…the $90 billion submarine and frigate contract is forecast to create up to 8,000 direct and 25,000 direct roles," Huljich said.
He added as of 1 July stamp duty was zero in South Australia, "which means transaction costs are significantly lower than in other states”.
It is one of the Adelaide CBD’s most high tech buildings added to its $4.7 billion portfolio.
The ASX listed Centuria Capital Group has exchanged unconditional contracts for the purchase of a 50% stake in the Bendigo and Adelaide Bank headquarters at 80 Grenfell Street for $92.3 million. 
Acquisition of the $184.6 million office tower was made in partnership the Lederer Group, which will take up the remaining 50% stake.
80 Grenfell Street is a A-grade office building, that is 96% let to Bendigo and Adelaide Bank.
The weighted average lease expiry (WALE) is long, at 7.3 years and rental increases are fixed at 3.75% annually.
Huljich said the Adelaide market has become increasingly attractive to property investors.
“The SA government’s decision to reduce stamp duty has been a positive strategic move to help drive investment into the state,” he said. 
“Compared with other states, where stamp duty averages 5.5%, SA’s is zero from July 1. 
“When transaction costs are lower, yields are higher, which means better returns for investors.”

JLL has negotiated two lease deals at 82 Eagle Street, as Brisbane’s office activity shows signs of recovery.
A 12 storey office building situated in the Brisbane CBD, 82 Eagle Street has gained two new tenants, the first, Bryant and Co and the second, Jereh Group.
Bryant and Co, a local accounting and auditing firm, will relocate from Wharf Street to lease 110 square metres on level seven at the market rate of $525 per square metre.
Jereh Group an international group specializing in oil and gas, power, and environmental management and has taken 122 square metres on level three, also at the market rate.
Both levels featured a fully-fitted office space.
Leasing agent Brandon Ciocca said the Brisbane CBD market was heading in the right direction with an increase in tenant demand set to offset recent office vacancy. 
“Brisbane’s office market will continue to see a notable fall in office vacancy as a result of the improving economic conditions and positive sentiment around tenant demand with lower-grade stock owners investing in new fit outs to attract tenants,” he said.

Brisbane office lease may be sign of city's office market recovery

Low demand for office space in Toowoomba continues, according to report from Herron Todd White (HTW).
Leasing demand for commercial office accommodation in Toowoomba continues to be subdued.
The valuer firm stated that this has resulted in limited growth in rentals over the past three years and has also resulted in the introduction of some lease incentives to secure tenants.
Rents can vary from under $100 per square metre gross (often poor quality inner CBD first floor tenancies with no car parking or PWD access) to $400 per square metre gross for modern premium accommodation with good car parking the report noted.
A small premium can sometimes be achieved for medical suites, especially in the precinct surrounding St. Vincent’s Hospital.
There were no new major office building developments in Toowoomba during 2017 or early 2018.
Any leasing demand during this period has been fulfilled by existing stock.
There are several vacant commercial sites in Toowoomba ready to be developed however the reduced leasing demand has delayed most projects according to the valuers at HTW.
The valuers forecast "it is unlikely that any project will proceed in 2018 unless significant lease pre-commitments can be secured".
"The projects will also likely need to achieve market leading rentals to make projects feasible."
A new office building has been proposed on the corner of Campbell and Raff Streets in the northern fringes of Toowoomba’s CBD.
The building is to be multi-levelled and will contain a food/café tenancy on the ground level.
This project appears to be driven by multiple owner occupiers, the report notes.

Fewer leasing transactions are occurring at Coffs Harbour.
The office market in Coffs Harbour features a slight but reducing oversupply, limited enquiry for leasing at stable rental levels and incentives for new leases, according to the latest report from Herron Todd White.
There are a number of office project developments that have commenced after pre-leasing agreements.
These projects range from smaller strata title office projects to larger developments.
The financial valuers found that the eastern precinct of the CBD remains prime with rental levels at $330 to $400 per square metre.
There is a strong pre-lease to a major tenant for the office component of the new Gowings development.
The impacts of reduced government spending, limited availability of grants and the retraction policies are clearly evident in the Coffs Harbour regional office market.
Rental levels remain sensitive at from $200 per square metre for lower quality to $280 per square metre for average secondary located space.
There is a lack of sales and leasing transactions within the office sphere of the market.
The valuers found that yields within Coffs Harbour remain firm based on the prevailing low interest rate climate.
Leasing activity is restricted with serious owners offering lease incentives or rent free periods to attract tenants.

The office market on the Sunshine Coast is heavily oversupplied due to a number of projects completed in 2017, according to the latest report by the valuation firm Herron Todd White (HTW).
They suggested it has led to a reduction in rental levels across the Sunshine Coast market over the past nine months for new tenants.
This oversupply was predominately in the Maroochydore area.
"We have generally seen all but the most prime tenancy areas in quality buildings with good views have reductions in effective rentals of circa 10% to 30%," HTW said.
The valuers suggested effective rents within A grade style premises on the Sunshine Coast were from circa $400/m² gross pa to circa $480/m² gross pa, "though have now fallen and the market remains volatile."
It had begun to impact on the traditional owner-occupier strata titled market, which generally has a value range from $3,500/sqm to $5,000/sqm depending on the location, size of the strata and overall quality.
HTW noted office sales over the past 12 months had begun to slow in this market as business owners have begun to look at the cost of owning or leasing and the quality of space that is available.
The largest of these developments, Kon Tiki in Maroochydore, is a mixed-use development with a range of retail uses to the ground level and medical uses within one of the two towers.
Kon Tiki is a mixed-use style development, the first of its type on the Sunshine Coast (above).
"While take-up of the office space has been slow, the majority of the lower level retail space is now taken up with the medical space also mostly taken up."
HTW forecast the new CBD development within Maroochydore will see further construction of large office complexes, but more in line with the mixed-use nature of developed CBD rather than the business park style developments that have been developed previously.

The Sydney office market is experiencing increased demand for non-traditional and traditional office space, according to the latest report from Herron Todd White (HTW).
The office market in Sydney has grown over the last 12 months as a result of increased demand for good investment assets, growth in rental income, stock reduction and generally lower vacancy rate, said the report. 
The valuation firms suggests large amounts of office stock have been removed either temporarily or permanently from the market.
The main reasons being residential conversions and redevelopment in the inner city.
Office stock withdrawals are set to outweigh new supply over the next 24 months, it forecast.
There has been an accompanying uplift in prices, an increase in rentals and a tightening of yields over the past 18 months in the North Western office markets, such as Chatswood, Macquarie Park and Norwest as well as other key office locations such as North Sydney (above) and Parramatta. 
Demand remains strong for good quality office space in the North Western office markets.
There is new development is centred around Parramatta, Norwest and Macquarie Park with improvements in infrastructure and continued growth of demand driving the market.
These areas have substantial new office developments underway or in the planning stages meaning more offices will be on the market from next year onwards.
Opportunities in emerging office markets also exist in other areas of Sydney.
The commercial centre of Liverpool is thought to be benefiting from the continued residential development in the southwest, proposed construction of the Badgerys Creek Airport and the extension of the Sydney Metro.
Areas that remain in demand and popular with owner occupiers and tenants are the inner city and city fringe areas such as Surry Hills, Alexandria, Woolloomooloo and Pyrmont.
The update concluded the outlook for Sydney’s office market looked "positive" for 2018 as demand continues to drive the market for both traditional type offices and more non-traditional options.

The Melbourne office market upswing is continuing strongly, according to BIS Oxford Economics.
They said net absorption was solid again in 2017 having been backed by strong economic and employment growth in Victoria.
Minimal net additions to stock in the year helped vacancy rates to contract in both CBD and non-CBD markets.
The metropolitan vacancy rate of around 5% is the lowest in almost a decade. Leasing incentives are being scaled back and rents are growing strongly, a recent BIS report found.
BIS did caution however that once rental growth stops – and reverses – yields are likely to correct sharply.

In the investment market, robust demand has pushed yields down – and prices up – further.
Some are concerned that the upswing in prices has run its course, however BIS suggest they do not share this view.
In the company’s latest Melbourne office market reports, it assesses prime grade CBD offices as being fairly valued (in relation to prospective returns) over a five-year horizon, while non-CBD assets are considerably undervalued.
“We’re looking at a prospective five-year IRR of around 10% on average across Melbourne’s non-CBD office markets” says Lee.

This forecast is based on a continued favourable demand/supply balance that will push vacancy rates lower and rents markedly higher over the next five years –albeit BIS Oxford Economics expects a temporary hiccup in the leasing market around 2019 and 2020 as the wave of development currently under construction comes on stream.
The strong returns forecast comes despite the company’s expectation that rising bond rates will result in softening yields. The critical thing here is the timing.“Certainly, falling bond rates were a key factor in promoting investor interest in property and driving down investment yields” states Lee, acknowledging that “On the face of it, rising bond rates will put upwards pressure on yields.”
However, there are several factors that BIS Oxford Economics considers will offset this impact over the next few years; indeed, near term yields could firm further. Firstly, the extent and timing of rate rises is uncertain. Moreover, the company points to the healthy buffer between office yields and bond rates, and to the lag, historically, before changing bond rates affect yields.
“In addition, and importantly, bond rates aren’t everything," Lee says.
"Investors are not consistent in the importance they attach to bond rates. As we’ve seen in the past, strong rental growth can take over as the driver of firmer yields. That’s what we believe will happen in the early 2020s.”

Melbourne office market going from strength to strength: but BIS Oxford Economics issue warning

Supply lines for Parramatta and North Sydney are set to increase in size over the next few years, according to the Colliers International Q1 Metro Office Research and Forecast Report for 2018. 
The light rail is continuing to transform the dynamics of Parramatta, who has seen grade B vacancy slash more than half.
From the six months to January 2018, it dropped from 6.3% to 2.7%.

"Sizeable B grade space becoming available is when Property NSW vacates 5,700sqm in 93 George Street, moving to Parramatta Square."

"2021 will deliver new developments and much-needed opportunities not only for large occupiers but medium sized businesses.”
“Adding to demand is interest from co-working / serviced office groups who are seeking A grade quality as either majority or whole-building occupiers i.e. over 3,000sqm, delivering scale.”

“Its an exciting time for North Sydney; the market is going through a transformation and we are seeing high profile corporates choosing North Sydney as a location,” said Louise Rowe, National Director of Office Leasing at Colliers International. 
“The quality of amenity, the affordability of workspaces and the accessibility to the CBD and outer suburbs is giving tenants what they want in a location for their business.”

Parramatta and North Sydney office market primed for increase: Colliers

A new tower in Brisbane’s inner-city, designed by architecture practice Architectus, in collaboration with Brisbane-based Bureau Probert, is set to create a dynamic composition on the skyline.
The 62 Mary Street development will introduce a fourth neighbourhood tower.
It will also be connecting three major existing commercial buildings with a pedestrianised street.

Architectus managing director, Ray Brown, said the design utilised complex dimensions in order to meet the location’s size constraints. 
“A major design challenge was to provide large floor plates within a restricted envelope. We achieved this through an efficient laminated core design that maximises the net area and by increasing the floorplate once above our neighbour at 54 Mary Street.
