The apartments, a mix of two- and three-bedrooms, will sit above a retail-focused ground plane and under extensive rooftop resident amenities.

BDA said in its planning submission that the project is intended to support the area’s transition toward higher-density, mixed-use living. “This project offers the opportunity to generate appropriate higher-intensity development within the future Light Rail corridor of <a href="https://www.apartments.com.au/developments/mermaid-beach-qld-4218">Mermaid Beach</a>,” the submission noted.

At ground level, Glenelg Residences will include eight retail tenancies designed to activate the street frontage, complemented by a basement bar offering an additional hospitality element. Above, residents will have access to a rooftop amenity deck featuring an infinity pool, hot and cold plunge spas, day beds, and barbecue facilities.

The architectural approach adopts a restrained material palette of brick, textured concrete, and integrated landscaping, with cantilevered concrete frames and cascading planting intended to soften the built form. BDA described the design as aiming to create “a memorable sculptural mid-rise mixed-use building” that responds to both its coastal setting and urban context.

A boutique apartment building looks set to rise on one of North Bondi's most sought-after streets.

Plans have been filed for a four-storey apartment block at 181 Blair Street, with the small project to comprise just nine apartments.&nbsp;

The architects at Bureau SRH have designed the apartments, which will deliver a mix of layouts, with two studio apartments on offer, in addition to three one-bedroom, one two-bedroom and three three-bedroom apartments. A portion of the apartments will also be dedicated to affordable housing.&nbsp;

The top level of the building will be extensively recessed from the rest of the building, with the building mass presented as a two to three-storey building, with an articulated roof top form.&nbsp;

Apartments will face both the front and the rear of the site, with fixed privacy screens added to side windows to maintain privacy from the surrounding residences.&nbsp;

A majority of the apartments will achieve solar access, while each will benefit from cross flow ventilation.&nbsp;

The building will be divided into two parts, with the north-east section encompassing views to the Bondi Golf and Diggers Club, as well as Hugh Bamford Reserve and beyond, with the other section of the building oriented towards North Bondi.&nbsp;

The design concept for the proposal has grown simultaneously from the consideration of the surrounding natural landforms and future urban requirements, said the architects in their design statement.&nbsp;

Protruding balconies and the articulated roof form establish a significant street presence, while the rear balconies and planters establish a distant presence from the rear neighbours and provide another level of privacy protection.

A public domain will be curated across the ground floor space, with an open landscaped private space.&nbsp;

Future residents will benefit from being within close proximity to the bus stops on Military Road, with the closest stop just 30-metres from the site, servicing regularly to both Bondi Junction and the CBD.&nbsp;

It’s now back up for sale with just a few further tweaks by the professional property flippers, who have made it a bit more beachy.
Theirs has been the only sale in the tightly held Hardy St block of 16 in the past five years.
Vicki Laing and Steven Bullock at Laing Real Estate have a guide of $900,000, which saw it attract strong interest from first-home buyers at its initial open for inspection yesterday.
“There were no investors,” Laing advised.
North Bondi currently has 13 apartments for sale. Its ­median unit prices over the past year has been $1,250,000, with investment apartments typically being rented for $688 a week, reflecting a 2.9 per cent rental yield.
Based on five years of sales, realestate.com.au calculates North Bondi has seen 6 per cent compound unit price growth.
The duo’s renovation in late 2018 saw them rip up the tired carpet to highlight its whitewash floorboards. There was also a new kitchen, with a wall knocked through so it is now part of the open plan living and dining area.
The apartment has been their home base before and after the television series.
Mitch and Mark brought controversy to The Block last year when they ended up finishing last among the contestant couples, albeit pocketing $384,000 when their terrace home sold for $3.374 million after the conversion of St Kilda’s Oslo Hotel.
Mitch and Mark, who had been backed as favourites ­before the Channel 9 series began given their extensive renovation history, lost out to Queensland newlyweds Tess and Luke Struber, who took home $730,000 after their ­terrace soared past its auction reserve.
The Sydney couple had pocketed $3.5 million in gains from their resales of properties over the prior 14 years, excluding $560,000 in stamp duties plus estate agent and conveyancing fees.

There were mixed pre-auction guides including $17 million while another report suggested it would be more like $20 million on its listing last month.

Upstairs there are six apartments, four two bedders and two one bedders, with the net income of the commercial and residential tenancies yielding $687,891 per annum.
The 689 sqm site with a gross floor area of 1,004 sqm was offered as 100 per cent freehold interest.

North Bondi mixed-use block sells for $25.4 million at auction

Winners of The Block 2018 Hayden and Sara Vale have sold their North Bondi home for well above expectations.
The aparmtment went to auction in late February with with $1 million plus hopes and sold for $1.225 million.
It last sold for $975,000 in 2018.
The couple, who took out the top prize refurbishing an apartment at St Kilda’s former Gatwick Hotel, sold the property at <a href="https://www.realestate.com.au/sold/property-apartment-nsw-north+bondi-132812122" target="_blank">2/62 Blair Street</a>.
Located within walking distance of the beach the unit has been renovated by the couple.
Before the auction Ms Vale told Domain she and Hayden were more nervous about the upcoming auction than the one for The Block 2018.
They have plans to move down the caost to Stanwell park in northern Wollongong and are in the midst of building their "forever home."
It will be a 5-storey affair 500 metres from the beach.

Afterpay co-founder Nicholas Molnar seems set to upgrade to the cliff-front at North Bondi.
There’s been a whisper-quiet $10 million sale, the highest price paid in the expensive suburb this year.
Molnar and wife, Gabrielle, who married in November 2015, have been residing in a smaller nearby North Bondi apartment that they bought together in 2013, a year before the buy-now, pay-later giant was founded.
The new penthouse acquisition was atop the recently completed triplex project by the Assouline family.
With ocean and beach views, the two level 210 sqm apartment with three car spaces is positioned on the coveted Ben Buckler peninsula.
In June Molnar (pictured) and fellow co-founder Anthony Eisen, who late last year spent $7.6 million in Byron, cashed out $100 million of shares.
Molnar, the 29-year-old former head of fintech Afterpay Touch, launched the firm on the ASX in 2017 at $2.95 per share. The shares are now trading at around $24.
Afterpay launched in the US just over a year ago, with Molnar now in the role of global chief revenue officer.
Afterpay has more than three million customers and over 20,000 retail merchants.

Afterpay boss Nick Molnar spends $10 million in North Bondi

Mitch Edwards and Mark McKie, who are being promoted as the ‘‘stylish grandads’’ on The Block’s upcoming series, are professional property flippers.
By my count these serial renovators have flipped 15 properties.
They have pocketed $3.5 million in gains over the past 13 years, excluding $560,000 in stamp duties, plus the estate agent and conveyancing fees.
And less whatever they spent on the renos.
They’re now seeking a buyer for <a href="http://www.laing.com.au/4715852/" target="_blank">their own North Bondi apartment</a> (above and below) which they’ve renovated since paying $855,000 last year. It has been listed by Tony Dowling and Vicki Laing at Laing Real Estate.
Their participation in the Channel 9 show has already been called into question by The Block’s diehard fan base who quickly recognised them from Channel 7’s renovation show Aussie Property Flippers.
Mitch, 56 and Mark, 57, were chosen from more than 45,000 entrants. Together 14 years, the couple have been flipping since they were a year into their relationship.
While they say that they have no practical building experience, and have never been “on the tools”, they are no strangers to the arduous parts of living through a renovation.

Their flipping has mostly been done around Kings Cross with the Elan apartment building having seen some of their money-spinning successes.
In 2009 they paid $890,000 for a two-bedroom 20th-floor apartment which sold for $1.34 million just 18 months later. They sold a 24th-floor two-bedder for $1,875,000 in 2017 having paid $1.47 million two years earlier.
They made $300,000 on a Tamarama apartment in just nine months, buying for $780,000 and selling for $1,065,000 in late 2016 just before the boom ended.
The Fletcher St offering was back for sale at $965,000, but recently withdrawn through Tom Murray at LJ Hooker.
The Block returns for its 15th season next month with a transformation of the Oslo hostel into five homes in Melbourne’s St Kilda. The workload was double last year’s Gatwick and six times the original Block in Bondi in 2003.
