After years of uncertainty, false starts and stalled momentum, <a href="https://www.apartments.com.au/new-apartments/one-sydney-park-205-225-euston-road-alexandria-nsw-2015">One Sydney Park</a>, one of the more unique developments in Sydney overlooking Sydney Park at the junction of Alexandria, St Peters and Newtown, is set to be revived.

The long-dormant Alexandria site, a two-hectare parcel on <a href="https://www.apartments.com.au/new-apartments/one-sydney-park-205-225-euston-road-alexandria-nsw-2015">Euston Road</a>, is being brought back to life by Besgate, the private developer founded and led by Justin Gao.

Besgate is seeking to significantly increase the project’s scale, with its recent State Significant Development Application (SSDA) proposing a doubling in density. Previously earmarked for around 350 apartments, the revised plans outline approximately 700 residences above ground-floor retail, including 40 designated affordable housing units.

While details on apartment configurations have not yet been released, the submission indicates the development could accommodate around 1,400 residents once complete.

Further details are expected to emerge as the project progresses through the SSDA process and moves to public exhibition. The development is estimated to cost around $500 million to deliver.

One Sydney Park was originally earmarked for the prominent warehouse site by Chinese developer HPG Australia. The project was taken to market in 2018; however, a combination of economic uncertainty in China at the time, followed by the COVID-19 pandemic, meant construction never commenced. HPG had reportedly sold around 50 of the first 100 apartments released.

Initial plans proposed eight low-rise buildings comprising a mix of one-, two- and three-bedroom apartments, alongside penthouses and terrace-style homes. Many of those residences were designed to capture park views and include private courtyards.

Besgate to revive One Sydney Park apartments after eight-year delay

&nbsp;Joint venture developer partners <a href="https://www.apartments.com.au/developers/billbergia">Billbergia</a> and Legacy Property have unveiled plans for <a href="https://www.apartments.com.au/new-apartments/88-waterloo-88-waterloo-road-macquarie-park-nsw-2113">88 Waterloo</a>, a $1 billion-plus mixed-use development in Sydney’s North West.

Sales will kick off in a few months for the two towers, which will rise 60 and 52 levels from 88 Waterloo Road. There will be 858 apartments, 60 of which will be dedicated to affordable housing.

Beneath the towers, designed by AJC Architects, will be a four-level podium with shared dining, work-from-home and games rooms, with communal open space on the podium rooftop.

The podium rooftop has been conceived as an ‘urban backyard’, with a range of sought-after resident facilities. These include lawns and landscaped gardens with edible native species, a lap pool and children’s splash area, BBQ area, outdoor work-from-home spaces, yoga and wellness areas, a sauna and a cold plunge pool.

Positioned in an amenity-rich location at 88 Waterloo Road, the project is opposite Macquarie University Metro Station, adjacent to the Macquarie Park shopping centre and also fronts Elouera Reserve. 88 Waterloo will see the outdated walk-up apartment buildings on the site transformed into a thriving mixed-use residential community, supported by stand-out residential amenity and open space.

88 Waterloo will also deliver a critical boost of new homes for over 2,000 people, directly contributing to NSW’s National Housing Accord targets.

Macquarie Park is one of eight Accelerated Precincts identified under the State’s Transport Oriented Development (TOD) planning reforms. According to Billbergia, the plan for 88 Waterloo is consistent with TOD planning principles to increase density next to rail stations.

“We’re excited to see 88 Waterloo progress through the Housing Delivery Authority planning pathway," Billbergia Development Director Saul Moran said.

"It’s a great example of site optimisation and future-focused liveability, delivering new homes beside major transport, shopping, and parklands in the heart of a well-connected community."

Subject to approvals, construction is expected to commence by 2027, with completion expected in 2030.

Billbergia & Legacy unveil $1 billion vision to transform Macquarie Park

Prolific developer <a href="https://www.apartments.com.au/developers/deicorp">Deicorp</a> has secured an $11.6 million sale in its recently launched Lower North Shore apartment development,&nbsp;<a href="https://www.apartments.com.au/new-apartments/falcon-alexander-crows-nest-8-alexander-street-crows-nest-nsw-2065">Falcon &amp; Alexander</a>.

A family from the Upper North Shore, with three children studying at university, amalgamated two residences to create a 333 sqm spread on the 21st level of the Crows Nest building that is currently under construction.

NSW has the highest percentage of investors committed with 46.5% as of March this year while Tasmania is the lowest with only 25.8 percent of investors committed.
Conversely the percentage of owner occupier new loans in Tasmania is higher than that of NSW with Tasmania having 56.8 percent while NSW only has 36 percent.
Owner occupier loans are currently valued at $14.1 billion compared to investor loans of $13 billion.

Value of investor loans rises in March: CoreLogic

Lending: Total new loans (personal, business, housing &amp; lease) fell by 1.4 percent in April after rising by 1.3 percent in March and rising by 2.1 percent in February. Total lending is down 6.9 percent on April 2015. In trend terms lending fell 0.1 percent in April to be down 4 percent on the year.
Within personal fixed finance commitments, loans for new cars were up by 30.5 percent on a year earlier while loans for used cars were up 20.5 percent. Loans for residential blocks of land were down by 6.4 percent on a year ago.
Rural loans lift: In the year to April, loans to the Agriculture, forestry and fishing sector were up by 11.5 percent to $23.3 billion – a 61⁄2 year high and just off the record high of $23.5 billion.  The lending figures have implications for finance providers, retailers, and companies dependent on consumer and business spending.  
What does it all mean?
When you consider how low interest rates are, the fact that lending is still struggling to push ahead of the highs recorded 71⁄2 years ago is quite remarkable. Businesses and consumers are more inclined to pay down debt rather than take on new commitments showing that the global financial crisis is still affecting the collective psyche.
But there are some stand-out areas. Aussie consumers are keen to update their rides, borrowing a record $15 billion over the past year to buy new or used cars. And in the business space, loans to the rural sector totalled $23.3 billion over the past year, just below record highs. Record car affordability is boosting car sales. And keen global interest in Australia’s food and beverage products are driving interest in the farm sector.

If businesses do start taking on debt with more gusto, this should be a precursor to increased spending on equipment and therefore more investment. For the Reserve Bank, this is the last shoe to drop. The economy is running at the fastest pace in 31⁄2 years, consumer spending is above-normal, housing is strong and the job market is improving. If business investment starts lifting then rate hikes will finally be taken off the agenda What do the figures show?

Commercial finance: The seasonally adjusted series for the value of total commercial finance commitments fell 3.3 per cent. Revolving credit commitments fell 5.0 per cent and fixed lending commitments fell 2.8 per cent. Business loans are down 14.4 per cent on April 2015.
Personal finance: The seasonally adjusted series for the value of total personal finance commitments rose 5.0 per cent. Revolving credit commitments rose 14.2 per cent, while fixed lending commitments fell 0.9 per cent. Personal loans are up 2.0 per cent over the year.

Lending Finance is released monthly by the Bureau of Statistics and contains figures on new housing, personal, commercial and lease finance commitments. The importance of the data lies in what it reveals about the appropriateness of interest rate settings, confidence and spending levels in the economy.

What are the implications for interest rates and investors?
The latest lending data precedes the May interest rate cut, so we will need to wait a few more months to see how both the rate cut and Budget measures have affected lending. Business lending has eased over the past five months from 8-year highs. The pull-back in lending is something to monitor, and serves to keep rate cuts on the agenda.

CUA has reported a profit of $48 million for 2014-15.
Its profit from its banking business rose 10.7% to $48.79 million, while new loans grew by almost 55%.
CEO Rob Goudswaard says the credit union is considering making arrangements with peer-to-peer lenders.
CUA, the country's biggest credit union, said its focus was improving the net interest margin, which has fallen from more than 2% to 1.9%.
Rob Goudswaard reported new loan growth will not be as strong in 2016 as it must peg back growth in its investor loans, which is at 16%, above the banking regulator's 10% growth cap.
CUA's chief market is owner occupier loans, which makes up 80% of its mortgage book.
