Mark and Roy Makari are expanding their presence in Sydney’s South West with a second major proposal for Leppington, this time envisioning a 900-dwelling mixed-use development just 850 metres from their previously lodged tower trio on Fifth Avenue.

The latest application seeks approval for a multi-building project at <a href="https://www.apartments.com.au/new-apartments/230-rickard-road-leppington-nsw-2179">230 Rickard Road, Leppington</a>. The proposal seeks to establish a new focal point for the precinct through a high-density, transit-oriented development supported by diverse land uses.

According to the Scoping Report prepared for the Department of Planning, the scheme includes around 900 apartments across multiple towers, including 135 dwellings designated for affordable housing. A mix of market and subsidised apartments will be supported by ground-level activation through retail and office space, a childcare centre, and a hotel, forming a comprehensive urban precinct.

The Design Report by <a href="https://www.apartments.com.au/architects/studiosc-0">Studio SC</a> notes that the project “intends to deliver a high-quality, high-density built form that supports the vision for the Leppington Town Centre, integrating mixed-use outcomes and public domain upgrades.” The development is expected to be delivered in stages, although a precise timeline is yet to be confirmed.

The project will be assessed through a future State Significant Development Application, with the Scoping Report indicating the team will seek design excellence via a competitive process or through an expert design review panel. Early massing diagrams suggest a series of mid- to high-rise buildings framing a central landscaped spine, with emphasis on pedestrian permeability and public space.

The planning documentation flags a strong sustainability agenda, stating that the development will “respond to the urban heat island effect, incorporate water sensitive urban design, and prioritise active transport”.

The proposal follows in the footsteps of the Makaris’ nearby Fifth Avenue site, where they’ve submitted plans for three towers comprising nearly 500 apartments, with 10 per cent dedicated to affordable housing. That project features commercial podiums, a childcare centre, and a new public park that would occupy more than a third of the site.

Both developments are situated within walking distance of Leppington Train Station and fall under strategic precinct plans promoting higher density housing. The town centre is undergoing substantial transformation, driven by state government planning reforms aimed at fast-tracking housing delivery.

Together, the two projects represent a combined ambition of nearly 1,400 new homes across just under two kilometres of central Leppington.

When leading Brisbane-based residential developers, Rob and Andrew Gray of Graya, first laid their eyes on the potential New Farm site of their first multi-residential development, they knew they were onto something special.

The brutal aesthetic of the surrounding buildings is instantly softened by Maison&rsquo;s bespoke curved planter boxes which were a first of its kind for this project. The level of detail (and commitment to the project brief) is evident when looking closely at the planter boxes with their &lsquo;wood form&rsquo; look further elevating Maison&rsquo;s fa&ccedil;ade.

&quot;Drawing on the details of the Art Deco period, the architecture creates rich embellishments in glass, metal and concrete, architectural elements give character to what is ultimately a place the sophistication of New York City translated into the context of a vibrant subtropical city.

Led by founders, brothers Rob and Andrew Gray, Graya secured a sell-out of its maiden apartment development, Maison in New Farm, and&nbsp;is preparing to launch their second apartment development, Canvas, a mix of 21 two, three and four-bedroom apartments.

Speaking to Urban, Andrew Gray said the team at GRAYA are really&nbsp;focussed on delivering a quality product in a premium location.

&quot;York will be five&nbsp;full floor apartments in one of New Farm&rsquo;s best pockets.&nbsp;The level of detail and quality of finish will be a step up from Maison so we&rsquo;re really exited to see how the market responds,&quot; Gray said.

Gray says in 2021 the&nbsp;high-end unit market went from strength to strength,&nbsp;with all quality developments selling out well before construction was completed.

GRAYA set for luxury New Farm apartment development, York

The New Farm apartment development Arcilla, a collaboration between architect-turned developer Joe Adsett and&nbsp;Craig Purdy of Purdy Developments, has been given the green light by the Brisbane City Council.

Arcilla, a boutique $30 million block of just nine apartments in the&nbsp;prestigious cul de sac of Maxwell Street, draws inspiration from the character Spanish mission architectural styles which pervade the local streets of New Farm.

&ldquo;In our search for inspiration we chose the language of the Spanish Mission architectural style which is adored by many for its unique and beautiful architectural details like the fluted terracotta roof tiles and iconic arches,&quot; Adsett says.

Neville Court, the&nbsp;Spanish Mission heritage residence designed in 1936 by the prominent interwar architects Chambers and Ford, sits next door.

The project&nbsp;name,&nbsp;Arcilla,&nbsp;is&nbsp;a Spanish word meaning terracotta.

&quot;We took one of the red roof tiles and have used this shape as the mold for the concrete on the fa&ccedil;ade of the building and we will be adding terracotta accents to the mix of the concrete to achieve the beautiful coloring on the sun exposed faces of the building,&quot; Adsett added.

&quot;I am most excited about the structural concrete columns which curve and become the ceiling. It&rsquo;s a design language we can continue to refine across our portfolio of projects. With the Olympic spotlight upon Brisbane its important we design our boutique buildings to be unique and speak the language of Brisbane&rsquo;s place and identity.&rdquo;

Arcilla, at 28 Maxwell Street, will span five-storeys and will have&nbsp;eight three bedroom apartments and one four bedroom apartment, which will span the whole of the top level.&nbsp;

The 845 sqm Maxwell St block was bought for $4 million. It had an old four-storey apartment building on the property.

Craig Purdy said as a group, their&nbsp;focus is upon developing boutique buildings and delivering oversized apartments to targeted buyers who are seeking a genuine alternative to a house in the inner city.

&quot;Apartments of this size have historically been reserved for riverfront locations however we believe there is an increasing market for those buyers seeking lifestyle and good design in a premium location with river and city views from most residences.

Arcilla&nbsp;is the second development by the pair, following on from the success of the 16-apartment development Botanic, also in New Farm, which sold out in February this year. Botanic is now in the final stages of construction.

Just two apartments remain for sale in Maison, the off the plan New Farm, Brisbane apartment.

It is a collaboration between Graya, Frank Developments and Joe Adsett Architects at 60 Moray Street.

Each of the four-bedroom residences come with direct lift access.

All have been created for entertaining, with deep outdoor balconies and terraces that capture city, river and New Farm views with floor-to-ceiling glass.

There is a private rooftop retreat along with swimming pools, BBQ areas and relaxation zones.

Brisbane architect-turned-developer Joe Adsett and his development partner Craig Purdy are teaming up again for Arcilla, their latest project in New Farm.

The pair submitted plans to the Brisbane City Council shortly before Christmas to create a new five storey apartment block at 28 Maxwell Street, not far from their recently completed and sold out project Botanic on the nearby Sydney Street.

They paid $4 million for the 845 sqm Maxwell Street site which homed an original four storey apartment block.

Adsett has designed a five storey block which will comprise eight three bedroom apartments and one four bedroom apartment, which will span the whole of the top level. 

There's been a nod to the Spanish Mission heritage residence Neville Court next door, designed in 1936 by the prominent interwar architects Chambers and Ford.

The building also prompted the development's name, Arcilla, Spanish for clay. Adsett has incorporated its design aesthetics in to his design, with a sculpted facade and a direct imprint of the Spanish Mission tile.

There will be landscaping on all levels including a green roof. Levels one and will will have bigger open spaces, but each apartment will have a minimum of near 27 sqm of balconies and terraces.

The ground level will feature a communal gym and swimming pool.

"Arcilla epitomises contemporary classic architecture in the diverse and evolving suburb of New Farm through a refined material palette and sweeping, curved forms," Adsett wrote in the architectural plans.

"The building is enveloped by planting, providing a sanctuary for residents whilst giving back to its surroundings.

"The architectural language of Arcilla is strongly enlightened by the neighbouring heritage place’s arches, colonnades, and lush subtropical gardens.

"Expansive views across the Brisbane River to the CBD are afforded from each balcony and living space which are consciously designed to promote outdoor living.

The town planning assessment said the proposed development has been designed to respond to Brisbane’s subtropical climate and lifestyle.

“All units benefit from a dual aspect and well-proportioned living areas and balconies that create indoor/outdoor living spaces and maximise access to natural light and ventilation.

“The proposal provides a high quality and contemporary architectural design outcome that responds to the continually developing and diverse streetscape of Maxwell Street, while remaining respectful of the materiality and architectural themes of the remaining pre-1947 character of the street."

Purdy and Adsett have combined before, on Botanic New Farm, the 17-apartment development on the nearby Sydney Street (below), which is just getting its finishing touches.

Every apartment in the six storey building was snapped up quickly upon its launch.

Adsett and Purdy have previously teamed up to create Brick Lane in Teneriffe, the mixed-use residential development positioned on Teneriffe Hill, as well as the Jardin townhouse development in Hamilton.

Plans lodged for contemporary New Farm project Arcilla

Coffee king Dean Merlo has emerged as the $8 million buyer of a New Farm riverfront which sold at auction in September.

Merlo, who runs the family-founded Merlo Coffee, was landbanking the property, having been a neighbour since 2003 when he paid $1,035,000 for a red brick home on 531 sqm.

Merlo doesn’t need approval to demolish the xxx home which was swapping hands for the first time in 45 years when the late Peter Bettson, the owner of Brisbane Motor Auctions, got the block in a land swap with a friend.

Coffee King Dean Merlo spends $8 million on New Farm knockdown

Queensland developer Seymour Group has announced the appointment of BESIX Watpac as the builders for their New Farm development, The Oxlade.
Located at 80 Oxlade Drive, the riverfront residences offer a collection of 30 residences with up to 16 metres of river frontage.
The project will mark the first development led by Brisbane businessman Kevin Seymour’s grandson, Ben Seymour.
“You’ve got young Ben here who is taking over the reins and I guess it’s the first of the whole new era of the company and development”, Kevin Seymour said.
Over 21 residences within the $100 million, six-storey development already been sold, with the construction set to commence in the coming week.
“They’re all owner-occupiers, they’re all people from Brisbane”, said Place Estate Agents’ Sarah Hackett, who is marketing the project.
Designed by bureau^proberts, the apartments afford between 210sqm and 380sqm of living space, with views of either the Brisbane skyline or the Brisbane River.
The apartments offer herringbone timber flooring, natural stone finishes and multiple living areas.
“Each residence [is] individually crafted and elegantly designed to create free flowing, light-filled spaces”, the project marketing read.
The project’s construction is expected to complete in mid-2022.

BESIX Watpac appointed as builders for New Farm development, The Oxlade

Brisbane restaurateur John Kilroy has listed his New Farm penthouse, complete with its own rooftop garden.

Kilroy, who runs Cha Cha Char, the steak institution on Eagle Street, paid $3.6 million off the plan in 2013, three years before the building was finished.

The two-bedroom, three-bathroom apartment at <a href="https://www.realestate.com.au/property-apartment-qld-new+farm-134820450" target="_blank">11/170 Bowen Terrace</a> is being marketed by Alex Phillis of Phillis Real Estate.
