Lewis Land's latest apartment release within its <a href="https://www.apartments.com.au/new-apartments/harbour-shores-biggera-waters-564-oxley-drive-biggera-waters-qld-4216">Harbour Shores</a> masterplan is targeting one of the Gold Coast's fastest-growing buyer groups, with almost a third of apartments at Solis priced below $1 million.

The seven-storey building at Biggera Waters will comprise 91 apartments, including 24 one-bedroom residences starting from $778,000, a price point Lewis Land says is aimed squarely at first home buyers struggling to enter the Gold Coast market.

<a href="https://www.apartments.com.au/developers/lewis-land-group">Lewis Land</a> Head of Development Michael Long said the developer deliberately allocated a significant proportion of the project to more affordable apartment types.

"First home buyers have been priced out of many parts of the Gold Coast, and we saw a clear opportunity to address this and play our part in a longer-term housing solution," Long said.

"That's why 24 of the 91 apartments being delivered at Solis have been designed and priced for the city's next generation of homeowners, quality one-bedroom apartments, half of which include an additional multipurpose room to maximise space and flexibility.

"This approach places 30 per cent of apartments in Solis under $1 million, and with close proximity to Harbour Town's future light rail extension connecting residents to the city's major employment and knowledge hubs, it's a win for buyers looking to secure their first property."

Designed by BDA Architecture, Solis will deliver a mix of one, two and three-bedroom apartments, with residences ranging up to 232 sqm. Apartments feature generous balconies and contemporary finishes, while residents will have access to Harbour Shores' lagoon pool, clubhouse, tennis court, gym, yoga studio and sauna.

The focus on first home buyers resonated with purchaser Holly Humphreys, who said she and her boyfriend spent more than a year searching for their first property before shifting their attention from houses to apartments.

"We fell in love with the first house we bid on and got our hopes up, but after repeated knockbacks we learned not to get too attached," Humphreys said.

"We offered at the high end of price guides, but sales kept going even higher. That's where we really struggled and we needed to re-evaluate our budget and our expectations. Standalone houses were off the table, and we pivoted to apartments and townhouses."

Humphreys said it was encouraging to see developers recognising the growing demand from first home buyers.

"There's a growing number of young buyers looking to enter the market earlier because they understand that getting in now can make a real difference as prices continue to rise," she said.

"It's fantastic to see a developer recognise this and then actively take measures to deliver an apartment with us in mind."

Solis is the first development planned within the second stage of the Harbour Shores masterplan, with early works expected to commence in September 2026.

Luxury apartment developer Abadeen has recorded $19.25 million in apartment sales across two of its Lower North Shore developments in the lead-up to the end of the financial year, headlined by the sale of a $6.75 million penthouse at <a href="https://www.apartments.com.au/buildings/koyo-crows-nest-5-rodborough-avenue-crows-nest-nsw-2065">KOYO in Crows Nest.</a>

The 6,000 sqm site was acquired by the joint venture partners in 2024. It is the largest amalgamated land parcel in the Sydney CBD and comprises eight individual sites fronting Castlereagh, Pitt and Liverpool Streets.&nbsp;

Billbergia, Metrics, approved for $3.5 billion Sydney skyscrapers

International developer&nbsp;<a href="https://www.apartments.com.au/developers/spg-land">SPG Land</a> is preparing to re-launch its long-awaited $1.5 billion <a href="https://www.apartments.com.au/new-apartments/paradiso-place-surfers-paradise-103-ferny-avenue-surfers-paradise-qld-4217">Paradiso Place</a> development at Budds Beach, bringing a new price point to the Surfers Paradise apartment market.

The developer will release one-bedroom apartments from $825,000 and two-bedroom apartments from $1.24 million in the three-tower development.

According to Urbis, the starting price for the two-bedroom apartments is more than $400,000 below the weighted average sale price for comparable two-bedroom apartments in Surfers Paradise during 2025, which was pinned at $1.7 million.

Construction to commence on Florin Parkside, Perth apartments 

The now national apartment developers,&nbsp;Sun Property Group, are heading back to Sydney’s Lower North Shore for their latest residential project, with plans submitted for a nearly 1600 sqm site in Mosman.

The group has previously developed in the area, with their award-winning central junction apartments, Ashton - which were named in honour of artist and teacher Julian Ashton – also in Mosman, along with projects across Cremorne, Lane Cove and Willoughby.

SPG’s latest acquisition at 64-66 Spit Road is the home of the old Mosman Post Office, which will be transformed into 34 luxury apartments, along with retail tenancy space.

A mix of one, two and three-bedroom apartments will be on offer, ranging from 80 sqm to 125 sqm internally.

Each adjoins to generous winter gardens, which have been designed as an extension of the living spaces, so that views and outdoor living can be maximised.

Crowning the building will be a communal residents’ area, complete with dining space and seating areas, basking in landscaped gardens and greenery.

The $28 million project will add to a growing list the group currently has in their pipeline.

Currently under-construction and designed again by a+ design, SPG will soon deliver a collection of apartments to Lane Cove, with, Lane Cove Central, along with 19 two and three-bedroom apartments at Neutral Bay with, Bala.

SPG recently branched out into the Melbourne market with Euroka in Toorak, one of Melbourne's blue chip suburbs.

Long-standing partners, Primeland and Pelligra are coming together again to create another residential project&nbsp;at 83-91 Albert St, East Melbourne.

The group, who are&nbsp;involved in a wide range of commercial and industrial developments, will add to their already impressive portfolio with the Albert St site, with plans to produce a similar set of residences like they constructed at 67-69 Well St, which were&nbsp;designed by prominent Melbourne architect, Christopher Doyle,&nbsp;in collaboration with landscape architect Jack Merlo.

Primeland and Pelligra partner for $80 million East Melbourne apartment development

The Justin Brown-led Abadeen Group, who specialise in high-end apartment developments predominantly on Sydney's Lower North Shore, have filed plans for another Neutral Bay development.

Following their recently launched Enso Neutral Bay, Abadeen will look to target the affluent downsizer again with their latest project at 7-11 Premier Street, near Forsythe Park.

They've had PBD Architects draw up plans for a part four-level, part&nbsp;five-level development with 18 apartments, broken down into 14 three-bedroom apartments and four-two bedroom apartments. The two penthouses feature full-width terraces and a separate study space.

In their design statement submitted to the local council, PBD said the built form will respond to the immediate environment, with open community space a focus in the design process.

"The articulation of the built form is designed to effectively reduce the scale of the height of the building perceived from Premier Street through the introduction of various setbacks, a selected natural material palette, horizontal pre-cast concrete band, as well as featured curved planters on balcony edges," the report noted.

"The interplay of curvaceous architectural form defines the spatial design, separating the building into two cores with a centralised passage into the entrance foyer.

"With a strategically layered façade, the design creates seven opportunities to maximise direct northern sunlight into the entrance space."

The upper-level penthouse apartments are crowned with a bronze-toned metal cladding to create a material contrast to the overall mass.

Abadeen have another project in Neutral Bay, Enso, a collection of just nine apartments designed by the renowned architect Koichi Takada.

There's a mix of one, two and three-bedroom apartments in the Grosvenor Street development.

Abadeen also had Takada design their newest Crows Nest project, Koyo.

Koyo, a Japanese terms which refers to the changing colours of the leaves in autumn, has been geared toward the owner-occupier, with its generously-sized living and outdoor areas.

Takada said he was inspired by the parks and the deciduous trees in the area.

"We really&nbsp;wanted to bring that external element of nature into the internal space", Takada said.

Abadeen also recently branched out to Queensland, where they've seen huge success in Palm Beach with their debut Gold Coast project,&nbsp;Villea.

Only three-bedroom apartment remain&nbsp;in the&nbsp;69-apartment tower at 26 Mawarra Street.

Justin Brown said Palm Beach&nbsp;is one of Australia’s premier beachfront locations.

“The location of the site is close to northern Palm Beach’s pristine beachfront precinct as well as Tallebudgera Creek and is located in an area where there are very few development opportunities for such a project.

“We know the market is running very strongly on the southern Gold Coast, in Palm Beach particularly, and&nbsp;believe the market is primed for this project."

First look: Abadeen Group set for second Neutral Bay apartment development

The family-owned Melbourne developer, Blue Earth Group, who consistently deliver amenity-rich projects across Melbourne, are back with their latest development, Porter, in the inner-western suburb of&nbsp;Spotswood.

Porter, which will&nbsp;&nbsp;offer both apartments and townhouses from its prime Birmingham Street location, a stones throw from Spotswood Oval, will be part of a wider masterplanned precinct, which will feature extensive amenity for residents.&nbsp;

There will be 143 apartments&nbsp;across the two buildings&nbsp;dubbed Porter and Flagman, delivered across three collections; Premier Collection, Penthouse Collection, and the Townhouse Collection.

The Premier Collection will offer a mix of one and two-bedroom apartments while the Penthouse Collection will home a suite of three-bedroom apartments.

Busy Sydney developers, ALAND, has secured&nbsp;one of Gosford&rsquo;s most sought-after mixed-use sites, which sold with development approval for two towers.

The 5656 sqm site at 108-118 Mann Street originally launched to the market at The Archibald in 2019, with development approval for a dual tower build comprising 289 apartments, along with a ground floor pub, level 28 sky bar, 167 hotel suites and a range of hotel amenity including an infinity pool, gym and conference hall.

The Gosford property is one of the CBD&#39;s last remaining consolidated sites, with street frontages to Mann, Donnison and Baker Streets.

Located close to Gosford&rsquo;s waterfront, the site is also&nbsp;well-connected to key amenities like the Gosford Train Station, Gosford TAFE and the Central Coast Stadium.

The site was demolished in preparation for construction, with the site placed on the market earlier this year.

Tadrosse said his team will now review the project but expects work to begin quickly.

&ldquo;We have an opportunity to make a significant contribution to the city, and we&rsquo;re excited to get this project underway,&rdquo; he added.

ALAND recently launched&nbsp;their $800 million master-planned precinct in Merrylands, in Sydney&rsquo;s west.

There has already been strong demand for the first stage of the project, with the prime 2.5-hectare site, located adjacent to the Merrylands train station, set to deliver 365 apartments across three buildings, up to 20 storeys in height.

The Gladstone Village&nbsp;is a rare offering for Merrylands and one of the last remaining pockets along Sydney&rsquo;s rail network to be developed.
