The new development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/glenelg-residences-2462-2472-gold-coast-highway-mermaid-beach-qld-4218">Glenelg Residences</a>, has been designed by BDA Architecture and&nbsp;will have just under 100 apartments across an 11-storey building&nbsp;at 2462–2472 Gold Coast Highway, on the corner of Glenelg Avenue just under 300m from the future Mermaid Beach Light Rail stop.

The apartments, a mix of two- and three-bedrooms, will sit above a retail-focused ground plane and under extensive rooftop resident amenities.

BDA said in its planning submission that the project is intended to support the area’s transition toward higher-density, mixed-use living. “This project offers the opportunity to generate appropriate higher-intensity development within the future Light Rail corridor of <a href="https://www.apartments.com.au/developments/mermaid-beach-qld-4218">Mermaid Beach</a>,” the submission noted.

At ground level, Glenelg Residences will include eight retail tenancies designed to activate the street frontage, complemented by a basement bar offering an additional hospitality element. Above, residents will have access to a rooftop amenity deck featuring an infinity pool, hot and cold plunge spas, day beds, and barbecue facilities.

The architectural approach adopts a restrained material palette of brick, textured concrete, and integrated landscaping, with cantilevered concrete frames and cascading planting intended to soften the built form. BDA described the design as aiming to create “a memorable sculptural mid-rise mixed-use building” that responds to both its coastal setting and urban context.

Big Projects secures approval for Glenelg Residences in Mermaid Beach

A recently launched investment tool is giving self-managed superannuation fund members access to invest in real property with a lower capital outlay.
The Fractional Property Investment Platform, released by DomaCom in early March, allows investors to buy shares in any property on the market through an Australian Securities and Investments Commission-registered managed investment scheme (MIS).
“We are targeting the SMSF sector because that’s the sector that we know wants to invest,” DomaCom general manager of sales and marketing Warren Gibson said.
The average SMSF balance was just over $1 million at the end of the December 2013, according to Australian Taxation Office data. The median balance for the funds is around half that figure.
Gibson told Property Observer that the high cost to buy real estate meant most SMSFs wishing to invest in the asset class had to borrow to do so or invest through a syndicate or managed fund. Funds that did not wish to borrow risked having an undiversified portfolio.
“Syndicates are costly to set up, once you are in the syndicate you are there for the duration and there’s no liquidity for the structure. What we set about doing was introducing equity market concepts into the product,” Gibson said.
Investors can choose from the 18,320 properties already been listed on the Fractional Property Investment Platform, or request that any other property for sale be included. Around 17,000 of the properties currently listed are residential, 1,000 are commercial and 300 are rural.
The company aims to increase the number of listing to around 100,000 by the end of the year and eventually have all properties for sale listed, Gibson said.
After selecting a property, the investor bids on what proportion they would like to hold and a price range they believe it is worth.
The platform allows them to create a book build to buy the property with other investors who also wish to purchase a stake. When enough investors have joined the book build to account for the expected full value, DomaCom engages a buyers’ agent to acquire the property. Property valuers and conveyancers are also engaged.
After purchase, the property is placed into an MIS with sub-accounts set up for each investor. Rent and property-related costs are allocated to each investor in proportion to their holding.
The minimum amount to open an account is $20,000 but investors can put as little as $2,000 into each property.
Management fees to DomaCom are around 1% a year.
Gibson said the DomaCom platform also offered a secondary market where investors could sell their holdings in the MIS to others.
Investors can only access the structure through financial planners, who must be accredited to advise on the products.
DomaCom is also working on a product that will allow home owners to sell part of the equity in their property to investors. Gibson said the company hoped to release that product in the third quarter of this calendar year.

New tool allows SMSFs to buy shares in properties

A preliminary auction clearance rate of 78.0% was recorded across the combined capital cities this week having increased from 77.3% last week. There were 1,777 auction results reported this week with a total of 2,205 scheduled auctions showing that auction volumes have remained virtually unchanged when compared to the previous week (2,268). The preliminary auction clearance rate across Melbourne was 78.5% this week, down from the previous weeks final result of 79.3% and stronger than at the same time last year (68.3%). So far this year, Melbourne’s weekly auction clearance rate has been, on average, 10.6 per cent higher than over the comparable week one year ago. Across Melbourne’s individual sub-regions, the strongest preliminary clearance rate this week was across the North East region at 85.8%, followed closely by the Inner East region where the preliminary clearance rate was 85%.

There were 887 Sydney homes taken to auction this week and a preliminary clearance rate of 83.5% across 747 results. Over the previous week, the final auction clearance rate was 82.4% with 862 auctions held across the city. At the same time last year, 71.1% of the 861 homes taken to auction recorded a successful result. This week, the strongest sub-region performance across Sydney’s sub-regions was the Ryde region, with 90.6% of the reported results clearing at auction.

The 10 most expensive sales of the week: RP Data

National housing affordability declined in the December quarter, affecting nearly all states and territories, a new report has found.
Victoria and the Northern Territory were the only places where affordability increased, research from the Real Estate Institute of Australia (REIA) and Adelaide Bank found.
Tasmania was the hardest hit, said REIA President Adrian Kelly.
“Rental affordability, for the quarter, marginally declined across the country,” Kelly said. 
“With the exception of New South Wales, Victoria and Tasmania, rental affordability declined in all states and territories with the largest decline in the Northern Territory. 
“Victoria was the only state or territory in which both housing affordability and rental affordability improved. “Despite the Christmas break, the number of loans has increased across the country by 3.3%, with increases in all states and territories except Queensland. 
Kelly said during the quarter, the number of loans to first home buyers has increased, with increases in all states and territories.
The number of loans to first home buyers as a proportion of all loans has also increased over the quarter.  “Tasmania, the Northern Territory and the Australian Capital Territory all had relatively large increases in loans to first home buyers,” Kelly said.

National housing affordability takes a hit in December quarter

Last Friday, the Australian government released its first report on our progress towards meeting the United Nations’ Sustainable Development Goals by 2030.
These 17 goals are a call to action to ensure economic prosperity and social inclusion, while protecting the planet. They cover issues ranging from health to reducing inequalities and clean energy.
According to the report, Australia has made some steady progress towards most of our goals.
However, to achieve the goals in just 12 years from now, we need transformative actions. These are missing in the report. Without a strong vision and new models of partnership between government, industry and communities, we will not meet the 2030 deadline.
What the report says
In 2015, most of the world’s nations signed up to the United Nation’s 2030 Agenda. In July this year, Australia will present its first voluntary review of progress towards the goals at the UN. These reviews are a crucial component of accountability.
Australia’s Voluntary National Review (for which I facilitated a consultation workshop to give input from the university sector) is a showcase of policies, actions and initiatives from across different sectors that are, in the report’s language, “relevant” to achieving the goals.
The report highlights that Australia is a prosperous and generally healthy country. But it also acknowledges significant challenges, such as improving the health and prosperity of Australia’s Aboriginal and Torres Strait Islander peoples, and helping workers in the resources or manufacturing sectors who are facing technological and industrial transitions.
The report highlights that local councils, statutory authorities, businesses and universities are taking actions that are explicitly aligned with the global goals. For example, a number of Australian universities have signed a commitment to the goals and are including the 2030 Agenda in their curricula.
However, no sector has fundamentally changed its practices in response to the Sustainable Development Goals, nor embedded the goals into its core business.
At the national level, there has been limited specific engagement with the goals. Most of the national policies outlined in the report were developed for other reasons, and some have been around for years or decades. Examples are the National Disability Strategy, which dates back to pre-2010, or the National Drought Policy, which began in 1992. In other words, at the national level, the report emphasises what we have already been doing – not new initiatives explicitly related to the goals.
Notwithstanding success stories from across different sectors, the reality is that we will not be able to meet the goals in just 12 years on a business-as-usual trajectory. Instead, we need transformative plans across all sectors.
What is transformative change?
Sustainable development, as opposed to conventional development, involves big systemic transformations. Let’s use the example of clean energy.
Taking carbon out of our energy system is not simply about using wind and solar instead of coal. It involves big changes in how we consume energy, in manufacturing technologies and in the ways governments help (or hinder) the adoption of new technologies and practices. It requires systemic transformation, rather than incremental improvements.
Research into systemic transformation has identified a range of factors for making change happen. Two critical factors are creative decision-making and strong partnerships across disciplines and sectors. If we are serious about achieving the Sustainable Development Goals by 2030, we need to act now.
Transformative decision-making
Conventional decision-making favours the status quo and is largely risk-averse. It can cope with small incremental changes, but not big ones. In transport, for instance, we often tend to augment or replicate existing infrastructure – building another highway, for example – rather than innovating by trying to get people out of their cars.
Conventional decision-making also prefers to react: we often wait for a crisis situation and then quickly respond. This almost always favours short-term over long-term benefits.
Transformative decision-making, on the other hand, is proactive and takes deliberate actions to shape a desired future. It works toward a long-term vision and doesn’t shy away from uncertainty and complexity along the way.
As Australia’s review correctly acknowledges, the Sustainable Development Goals are all about “longstanding, complex policy challenges with no simple solutions”. Solving complex problems requires a great deal of innovation and experimentation. We need governments, businesses and communities to be willing to try new things, even if they occasionally fail.
Developing partnerships
Improving the lives of people and the planet requires myriad skills, tapping into various networks and reaching out to all segments of society.
Universities, for instance, often play a key role in analysing problems, developing new solutions and providing the evidence base that a solution actually works. But it is only through partnering with communities, businesses and policy organisations that they can put these solutions into practice.
The Voluntary National Review has highlighted the role of cross-sectoral partnerships. What is missing is a plan for fostering the partnerships that can enable substantial change in just 12 years.

Over the March 2018 quarter, national data shows that dwelling values were down by 0.5%, however digging below the surface reveals the modest fall in values was confined to the most expensive quarter of the market.
The most affordable properties increased in value by +0.7% compared to a +0.3% increase across the middle market and a -1.1% decline across the most expensive properties.
Over the past year, dwelling values within the least expensive quartile increased by +0.7%, middle 50% values were +2.7% higher and top 25% values were +0.1% higher.
With value growth slowing, the trends of the past are being repeated with the most expensive properties experiencing the most rapid slowdown in value growth.
During the growth phase, it was these same properties that were also recording the highest rate of capital gain.
Of course trends vary substantially across the country.
The stratified hedonic index measures the change in values across three broad value based segments of the housing market: the most affordable 25% of properties, the middle 50% of properties and the most expensive 25% of properties. The Index provides valuable insight into how different segments of the market are performing.

Sydney Over the past 12 months, the most expensive properties have recorded the largest value falls (-5.7%) followed by the middle market (-0.9%) and the most affordable market managed some moderate growth (+0.6%).
Regional NSW The trends were somewhat different outside of Sydney, with the strongest annual growth recorded in the middle 50% (+5.6%), followed by the low 25% (+4.1%) and top 25% (+3.7%).
Melbourne Values have increased over the past year across each segment of the market, with the most moderate increases recorded across the most expensive segment (+1.6%), then the middle 50% (+6.2%) while the most affordable suburbs have recorded double-digit growth (+11.3%).
Regional Vic Outside of Melbourne, the most expensive suburbs have recorded the strongest value growth (+4.7%) followed by the middle suburbs (+3.2%) and finally the most affordable suburbs where values were +2.4% higher.
Brisbane Annual growth has been quite moderate however, the middle valued suburbs recorded the strongest growth (+1.1%) followed by fairly similar growth rates across the most affordable suburbs (+0.9%) and the most expensive suburbs (+0.8%).
Regional Qld The most expensive suburbs were the only ones in which values increased over the past year (+2.4%), with values lower over the middle (-0.8%) and affordable (-3.5%) market segments.
Adelaide Each sector of the market recorded growth over the past year with the greatest increase across the middle market (+1.5%) with the affordable and expensive segments each recording growth of +0.8%.
Regional SA Values have declined across each market segment over the past year with the biggest falls across the most expensive suburbs (-4.2%) followed by the middle market (-1.2%) and the most affordable market (-0.2%).
Perth Values have fallen over the past year across each market sector with the largest declines across the most affordable properties (-4.4%) followed by the middle market (-3.2%) with the most expensive properties recording the most moderate value falls (-2.4%).
Regional WA The most expensive regional properties have recorded the most moderate value falls over the past year (-3.8%) while the middle (-6.4%) and least expensive (-7.5%) market segments have experienced much greater value falls.
Hobart The strongest performing market for value growth has recorded value increases across each segment, the greatest of which has occurred across the most affordable properties (+13.9%) followed by the middle market (+11.6%) and the most expensive market (+10.5%).
Regional Tas Values are climbing across each segment with the greatest annual growth recorded across the most affordable segment (+8.1%) followed by the middle market (+5.5%) and finally the most expensive properties (+2.7%).
Darwin The city has experience substantial value falls over the past year, the largest of which have occurred for the most expensive properties (-9.0%) followed by the middle market (-8.2%) and the most affordable suburbs (-6.8%).
Regional NT Values have increased over the past 12 months for the most affordable properties (+2.9%) while they have fallen across both the middle (-0.6%) and the most expensive properties (-0.7%).
Canberra The most affordable suburbs have recorded the slowest annual growth over the past year (+1.7%) followed by the most expensive properties (+1.9%) and the middle market (+2.6%).
The data highlights, that particularly within the housing markets which have recorded the strongest value growth over recent years (Sydney and Melbourne) that growth across the premium housing sector is slowing more rapidly than the other sectors.
This mirrors the experience in other recent housing market slowdowns/downturns whereby it is the most expensive suburbs which slow first and have experienced the larger downturns.
Hobart and regional Tasmania are seeing values grow at a rapid pace and it is interesting to note that the growth in the market is being led by more affordable properties with the relatively expensive housing lagging in terms of growth.
In Perth and Darwin where the housing markets have been in a downturn for many years different trends are emerging. Perth is showing more signs of a recovery than Darwin and it appears the improvement in Perth is being driven by premium housing.
By comparison, in Darwin where the market shows few signs of improvement the most expensive properties are showing the greatest weakness.
The headline figures tell a broad story about the housing markets performance while the stratified hedonic index highlights the importance of also taking a more micro look at the market.
The data shows that even within cities there are very different trends at play between the affordable and expensive properties which is important to understand.

Expensive properties' price growth slowing the most: Cameron Kusher

The CoreLogic Pain and Gain Report is a quarterly analysis of residential properties which were resold over the quarter.
It compares the most recent sale price to the previous sale price in order to determine whether the property sold at a gross profit or gross loss.
It provides a proxy for the performance of each housing market and highlights the magnitude of profit or loss the typical seller of a home makes across those regions analysed.
Over the June 2016 quarter, 9.5% of all dwellings resold recorded a gross loss when compared to their previous purchase price. This figure was higher than the 9.3% at the end of the first quarter this year and the highest proportion recorded since March 2014. Across those dwellings which resold at a loss over the quarter, the total value of loss was $459 million with an average loss of $73,009.
Given less than 10% of homes resold at a loss over the quarter, more than 9 out of every 10 homes resold for more than their previous purchase price. Across these sales, the total profit was recorded at $15.7 billion and an average profit of $262,550 per resale. Also important to note is that over the quarter, 29.4% of resold homes transacted for more than double their previous purchase price.
The data also highlights the fact that ownership of property, whether for investment or owner occupier purposes, should be seen as a long-term investment. Across the country, those homes that resold at a loss had an average length of ownership of 6.3 years.
Across all sales recording a gross profit the average length of ownership was recorded at 10.3 years, while homes which sold for more than double their previous purchase price were owned for an average of 17.7 years.
The capital city housing markets continue to record a lower proportion of loss-making resales than regional areas of the country. The trends in regional areas are shifting with the proportion of loss-making resales trending lower in most areas linked to tourism and lifestyle.
On the other hand, housing markets linked to the resources sector are generally seeing an elevated level of loss-making resales after housing market conditions in many of these locations have posted a sharp correction.
National overview
Nationally, 9.5% of all houses and units resold over the June 2016 quarter, transacted for a lower price than they were previously purchased for. The 9.5% of resales at a loss was up from 9.3% at the end of the March 2016 quarter and the highest proportion of loss-making resales since March 2014.
Although the instance of loss-making resales has increased a little, the vast majority of homes continue to sell for prices above the previous purchase price.
The split between resales of capital city and regional homes shows that the proportion of loss-making resales is much lower in capital cities (7.1%) than in regional areas (14.1%). Both capital cities and regional areas have recorded a rise in loss-making resales over the quarter, up from 6.9% and 13.3% respectively at the end of March 2016.
Despite the rise over the quarter the proportion of loss-making resales is much lower than recent peaks in both the capital city and regional markets.
Capital cities have consistently recorded a lower proportion of loss-making resales than regional markets since the three months to March 2009. The 7.1% of resales at a loss is the highest proportion for capital cities since the three months to October 2013 and in regional areas the proportion of resales at a loss is at the highest level since the three months to July 2015.

Homes that sell for less than their previous purchase price are on average held for a shorter length of time than those reselling for a profit which highlights the long-term nature of housing investment.
Over the quarter, capital city dwellings which resold at a loss had been owned for an average of 5.7 years compared to 10.3 years for those sold at a profit and 17.4 years for those selling for more than double their previous purchase price.
Across the regional markets, the average hold period of loss-making resales was 7.0 years compared to 10.3 years for those resold at a profit and 18.4 years for those selling for more than double the previous purchase price.
Nationally there was $458.9 million in realised losses over the quarter at an average of $73,009 and $15.7 billion in realised profit at an average of $262,550. Across the combined capital cities there were $251.3 million in losses at an average of $83,198 compared to $12.8 billion in profit at an average of $321,917.
The combined regional areas recorded $207.7 million in losses at an average of $63,587 compared to $2.9 billion in profit at an average of $144,305. The average losses were greater in the capital cities, however they also generally experienced much greater profits, more than double those in regional areas.
Houses are seeing a proportionately lower number of loss making resales compared to units both across the combined capital cities and combined regional areas of the country.
The proportion of houses resold at a loss across the combined capital cities has increased over the past quarter while unit resales at a loss have remained steady. Over the June 2016 quarter, 5.9% of capital city houses resold at a loss, up from 5.7% over the March 2016 quarter and 9.5% of units resold for less than their previous purchase price.
There has been no recorded period in which capital city houses have recorded a higher proportion of loss-making resales than units.
The June 2016 quarter recorded $164,239,771 in realised losses from resales of capital city houses and $87,017,927 in realised losses from capital city units.
The average loss was recorded at $94,936 for houses and $67,456 for units, with the average loss for houses the highest since the three months to July 2004.
In comparison, there were $9,953,211,125 in realised resale profit for capital city houses at an average of $363,442. For capital city units, total resale profit was recorded at $2,828,164,261 and an average of $229,596.
12.2% of houses and 19.9% of units resold within regional housing markets over the June 2016 quarter transacted below their previous purchase price. These represented the highest proportions of total resales at a loss since the three months to August 2015 for houses and the three months to February 2016 for units.
The regional housing markets recorded $139,475,875 worth of house resales at a loss over the June 2016 quarter and $68,199,797 units resold at a loss over the quarter. The average losses were recorded at $64,423 for houses and $61,944 for units.
Looking at resales turning a profit in regional Australia over the June 2016, there were $2,400,837,922 in realised profits for houses and $475,731,130 in profit for units. The average profits were recorded at $154,773 for houses and $107,680 for units.

The proportion of loss-making resales has increased across each capital city except Melbourne and Canberra over the most recent three months. While the proportion of loss-making resales has generally risen, on an historic basis most cities are still seeing quite a low instance of homes reselling at a loss.
The exceptions are Perth and Darwin where the proportion of loss-making resales are at or close to historic highs. In Perth, an historic high 20.1% of homes resold at a loss and in Darwin 24.2% of homes resold at a loss, the highest proportion since December 2002.

The proportion of loss-making resales over the June 2016 quarter across the remaining capital cities was recorded at: 2.4% in Sydney, 4.4% in Melbourne, 8.4% in Brisbane, 10.6% in Adelaide, 10.8% in Hobart and 9.6% in Canberra.
Across the non-capital city markets the proportion of loss-making resales has increased over the quarter in New South Wales, Victoria, Queensland and Western Australia, is unchanged in South Australia and has declined elsewhere. Across the individual areas, the proportion of resales at a loss over the quarter were recorded at: 7.3% in regional NSW, 9.3% in regional Vic, 19.8% in regional Qld, 21.7% in regional SA, 33.8% in regional WA, 19.6% in regional Tas and 21.2% in regional NT.

Vast majority of homes continue to sell at prices above previous purchase prices: CoreLogic

Australia’s international reputation for innovative architecture has been reinforced with this year’s Australian Institute of Architects’ National Architecture Awards receiving more than 890 entries across 14 categories.
From a diverse and hugely competitive field, the 2016 jury has shortlisted 79 projects out of 209 entries deemed eligible following the extensive Chapter Award program held earlier in the year.
Immediate Past President and 2016 national Jury Chair Jon Clements described the projects as ‘exceptional and inspiring’, and said they had sparked much debate among jury members Rodney Eggleston, Abbie Galvin, Stuart Vokes and Fenella Kernebone.
‘These prestigious awards provide an unparalleled opportunity to showcase the extraordinary talent of Australian architects,’ Mr Clements said.
‘The evolution of the profession, coupled with the creativity and commitment of our architects continues to raise the bar in design and leading practice.
‘We have identified a number of projects that delivered admirable outcomes from limited means. These projects highlight the enduring value of architecture and the clear and demonstrable public benefit dividend it delivers. Invention is often explored over fashion and clear commitments to client aspirations, and environmental and social sustainability, are paramount.’
Shortlisted projects include a destination winery, a grass-roots inspired regional art gallery, a converted fire station and a record number of standout homes that explore new possibilities.
Members of the public will once again have the opportunity to vote for their favourite residential project in the People’s Choice Award that launches on World Architecture Day, Monday 3 October. Shortlist for Australia’s highest architecture honours unveiled

Yesterday, Property Observer shared Onthehouse’s data for Sydney’s top streets with $1 million plus properties, in regards to the percentage of houses valued at this amount.
In fact, <a href="/news/nsw/23-4-of-sydney-metro-properties-over-1-million-here-s-the-richest-street">almost 25% of Sydney’s metro properties were valued at $1 million</a> and upwards.
We don’t want Sydney to have all the fun. Onthehouse have also shared the mainland states and territories’ top streets with the highest percentages of houses over $1 million.
