Malaysian developer <a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> is the latest to jump into St Leonards booming Transport Oriented Development precinct.

The developer, which has previously delivered Sapphire by the Gardens apartment development in Melbourne, identified the Atchison Street site in 2023. It filed a Scoping Report around 12 months ago, and now has revealed the designs for the new&nbsp;40-storey mixed-use tower.

The State Significant Development Application covers <a href="https://next-portal.urban.com.au/projects/14650/summary">20-22 Atchison Street</a>, a 1,374 sqm site positioned between St Leonards Station and the new Crows Nest Metro station.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the project would deliver 181 apartments, above a four-storey commercial podium, five basement levels, and new public domain works along Mitchell Street. The apartment mix comprises 35 one-bedroom apartments, 39 one-bedroom-plus-study apartments, 85 two-bedroom apartments, and 22 three-bedroom residences.

The proposal has been lodged as a shop-top housing development under the NSW Government’s TOD planning pathway, which allows increased density around key transport infrastructure. The site sits within the recently rezoned Crows Nest Accelerated TOD Precinct.

SP Setia acquired the Atchison Street site as part of its continued expansion into the Australian apartment market. In comments made to City &amp; Country (The Edge Malaysia) in 2023, SP Setia President and CEO Datuk Choong Kai Wai described the acquisition as “a strategic move” aligned with the group’s post-pandemic market recovery strategy.

“Our target for this exceptional development is local and overseas buyers, including first-home buyers, downsizers and investors,” Choong said.

The tower has been designed as a slender vertical form rising from a mixed-use podium, with COX Architecture positioning the development as a response to the evolving St Leonards and Crows Nest skyline.

“The purpose of the project is to facilitate the delivery of high-quality housing at a strategically located site and deliver a built tower outcome that is consistent with the desired future character of St Leonards and aligns with the TOD controls,” the design report stated.

The podium would incorporate retail uses fronting Atchison Street, commercial tenancies, landscaped communal areas, and pedestrian improvements along Mitchell Street. Vehicle access and loading would be consolidated via Atchison Lane.

Residents would have access to more than 665 sqm of communal indoor and outdoor spaces, while the development proposes 96 parking spaces across five basement levels.

The proposal also includes a commitment for 10 per cent of residential floor space to be allocated toward affordable housing through a monetary contribution.

COX said the tower form responds directly to the emerging high-density character of the precinct while seeking to maximise solar access, cross ventilation, and outlook from apartments.

“The building is orientated towards north,” the Apartment Design Guide compliance report noted, adding that the tower’s slim form was driven by the constrained inner-urban site dimensions.

The design also incorporates landscaped setbacks and communal open space at podium level, intended to soften the interface with surrounding streets and improve pedestrian amenity.

The project adds to a growing wave of redevelopment proposals reshaping St Leonards and Crows Nest following the opening of the Sydney Metro City line and the NSW Government’s push for higher-density housing around major transport nodes.

<a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has revealed plans for a new mixed-use tower at 10 Dangar Street, Wickham, advancing a proposal that would reshape the southern gateway to Newcastle’s city centre with one of the city’s tallest residential buildings.

The State Significant Development proposal, now on exhibition, seeks approval for a <a href="https://www.apartments.com.au/new-apartments/bowline-10-dangar-street-wickham-nsw-2293">43-storey tower</a> immediately adjacent to the Newcastle Interchange. The project would deliver around 200 apartments, including 42 affordable housing dwellings, alongside 99 co-living units, a 171-room hotel, retail space, and new public domain integrated through the site.

The scheme marks a significant escalation of plans previously approved for the site. Urban Property Group took over the prominent 2,904 sqm parcel, where excavation and demolition had already commenced under an earlier consent for a 14-storey mixed-use development.

Designed by <a href="https://www.apartments.com.au/architects/sjb-architects">SJB</a>, the tower has been conceived as a landmark transit-oriented development anchored to the Newcastle Interchange precinct. The proposal includes 245 build-to-sell apartments across a mix of one, two, and three-bedroom residences, as well as two penthouses. Fifteen apartments and one operational unit are earmarked for NDIS housing. The co-living component would add a further 99 units, while the podium would accommodate retail uses and hotel facilities.

SJB said the site presents “a valuable opportunity to anchor the precinct by setting the standard for design, active ground planes and character at the key southern gateway.”

The architecture responds directly to the site’s position beside major transport infrastructure and within one of Newcastle’s fastest-evolving urban renewal precincts. The tower form sits above a sculpted podium designed to frame new public spaces, including a through-site pedestrian link connecting Station Street to Hannell Street, landscaped plazas, and activated retail edges.

The design report describes the project as part of the broader transition of Wickham into “a vibrant, high-quality mixed-use urban precinct” that leverages proximity to the station, open space, and regional connectivity.

A detailed public art strategy has also been prepared for the development. The strategy positions the project as “a transit-oriented development of state significance at the gateway to Newcastle’s city centre” and outlines a series of integrated artworks responding to Newcastle’s industrial and transport heritage.

Creative Road’s curatorial framework for the project, titled Unveil, draws on “stratified surfaces, carved volumes, and light-filled apertures” while referencing Newcastle’s transformation from an industrial city into a contemporary education and technology hub.

The proposal is being advanced through the NSW Housing Delivery Authority pathway after being declared State Significant Development in June 2025. The accompanying scoping report states the development aims to “maximise the site’s proximity to the Newcastle Interchange by delivering transit-oriented development” while increasing housing supply and affordable housing provision within the Newcastle LGA.

Urban Property Group’s plans align with the long-term strategic vision established under the Wickham Master Plan, which identified the interchange precinct as suitable for substantial uplift in height and density. The current proposal would significantly intensify that vision, positioning the tower among the tallest developments proposed for Newcastle.

The site sits immediately north of the Newcastle Interchange, bounded by Dangar Street, Hannell Street, and Charles Street. It is surrounded by a rapidly growing cluster of residential towers and mixed-use projects that have emerged following the completion of the light rail and transport interchange.

Australia's 30+ day mortgage arrears will rise in the second quarter of the 2021 after only a small rise in the last quarter of 2020 as expected, Fitch Ratings says in a report.

Fitch expects losses to stay low due to the recovery in home prices.

The 30+ day arrears in 4Q20 rose by 2bp to 1.01% from the previous quarter, as borrowers struggling with the economic fallout from the coronavirus pandemic continued to take up payment deferrals offered by Australian lenders. 

The agency reported it does not expect the Dinkum RMBS index to "increase significantly" until the payment deferral periods ends on 31 March 2021.

The banking regulator has advised that deferrals do not need to be treated as arrears. 

Dinkum transactions had 1.7% of borrowers under payment deferrals at end-4Q20, 310bp lower than the previous quarter. 

Conditional prepayment rates for transactions issued by non-bank lenders have recently increased to 23%, significantly above those issued by banks, likely due to borrowers refinancing to take advantage of low fixed-interest rates offered by some banks.

Fitch expects prices to continue rising, supported by record low mortgage rates, along with a lower supply of housing stock and government incentives for housing, particularly for first-home buyers.

Losses in RMBS transactions from the sale of collateral property were the lowest in the last decade, with lenders' mortgage insurance payments and excess spread being sufficient to cover principal shortfalls in all transactions during the quarter.

Commonwealth Bank reported a much lower home loan arrears profile as compared to many of its peers today.
144,000 borrowers opted to take mortgage holidays, according to the trading update, equating to $50 billion in mortgage balances. 
S&amp;P Global also reported that Prime SPIN mortgage arrears were flat in March 2020, with 30-day arrears unchanged at 1.41 per cent.

Australian prime home-loan arrears fell in October, according to S&amp;P Global Ratings' recently published RMBS Arrears Statistics: Australia.

The Standard &amp; Poor's Performance Index (SPIN) for Australian prime mortgages decreased to 1.07% in October from 1.12% a month earlier.

The SPIN for Australian nonconforming mortgages also dropped in October, falling to 3.22% from 3.36% the previous month.

Low interest rates and competitive refinancing conditions are closely correlated with decreasing arrears because they help ease debt-serviceability pressures, S&amp;P advised.

It noted the level of loans under mortgage-deferral arrangements continues to fall as the gradual reopening of state economies enables more borrowers to resume repaying their mortgages.

"We believe mortgage deferral levels began to plateau in November because many arrangements were due to expire in October.

"Borrowers still under mortgage-deferral arrangements beyond October were likely granted an extension by lenders, following an assessment of the borrowers' capacity to resume mortgage repayments.

"The level of loans under mortgage-deferral arrangements after November therefore will provide more meaningful insights into the genuine levels of debt-serviceability pressures in the wake of COVID-19.

"We believe lenders will not want to rush into foreclosure processes at the end of mortgage-relief periods, choosing instead to work with borrowers by restructuring loans and moving them into formal hardship programs."

It expects borrower defaults to increase in 2021, but losses will be tempered by a recovery in property prices and the relatively modest loan-to-value (LTV) ratio profile of the broader RMBS sector and its limited exposure to negative equity and high LTV loans.

S&amp;P Global Ratings does believe there remains a "high degree of uncertainty" about the evolution of the coronavirus pandemic.

The Morrison government's tax refunds have been going toward paying off mortgages and credit card debt, Commonwealth Bank suggests.
Their September update showed a decline in number of lenders who are behind on their mortgages, and CBA have pinned that on the recent tax boost.

Home loan arrears are still higher than they were two years ago despite the recent fall.

"Personal loan arrears rates remained elevated due to lower portfolio growth and continued pockets of stress in western Sydney and Melbourne," CBA noted.
Commonwealth Bank's September update saw them post $2.3 billion profits, up five percent, in the three months to September.
Bucking the general trend of the other big banks, CBA's profits were driven by a huge increase in household deposits, put at an annualised pace of 10.4 per cent in the quarter.

Income tax refunds used to pay off mortgages, says Commonwealth Bank

Australian prime home-loan arrears fell in August, according to S&amp;P Global Ratings' recently published RMBA arrear statistics for Australia.
The Standard &amp; Poor's Performance Index (SPIN) for Australian prime mortgages declined to 1.41% in August from 1.49% a month earlier.
They found that while arrears typically fall at this point in the annual cycle, the magnitude of the decline in August suggests that interest-rate and tax cuts are filtering through to arrears.
Mortgages 30-60 days in arrears accounted for most of the improvement in August. This indicates that stronger refinancing activity has enabled more borrowers to self-manage their way out of arrears and shop around for cheaper home loan rates.
Arrears fell in all states and territories nationwide, with Western Australia recording the largest decline, slipping to 2.75% in August from 2.91% in July. Mortgage arrears levels improved for all lenders, with regional banks recording the largest improvement, falling 29 basis points to 2.18% in August.
S&amp;P Global experts said, "we expect arrears to continue to trend lower in the short term as the most recent rate cuts start to filter through."
"Consistent with what we have observed to date, these improvements are likely to come in the earlier arrears categories, which are more sensitive to interest-rate movements."
"We expect longer-dated arrears to remain elevated in a softer economic environment," they concluded.

Interest rate cuts helping a fall in home loan arrears: S&P Global

Mortgage arrears are on the rise across the country, according to Westpac.
In their quarterly Capital, Funding and Credit Quality update, Westpac research has pointed to an increase in arrears across the board.
Their 30+ day delinquencies have jumped by 25 bps over the last quarter and 90+ day delinquencies has risen from 82 bps to 90, reflecting a near two percent hike.

Westpac has the highest financial figure when it comes to past due loans greater than 90 days compared to the rest of the big four banks.
They've suggested a greater proportion of principal and interest loans in the portfolio is contributing to a higher delinquency profile.

Western Australia have been the main driver in the uptick in national mortgage arrears since the end of the mining downturn, however there are rises across most capitals and territories.
NSW delinquencies are up to 71 bps, but remain below the portfolio average.

Westpac mortgage delinquencies hit two decade high

Australian prime home-loan arrears rose again in April, according to a recently published report by S&amp;P Global Ratings.
The Standard &amp; Poor's Performance Index (SPIN) for Australian prime mortgages, rose to 1.53% in April from 1.51% a month earlier. Arrears in April were up 17 basis points year on year.
Arrears were mostly up nationwide. The Australian Capital Territory was the only place to record a decrease in arrears during the month, falling 0.11%.
Western Australia and Queensland recorded the largest month-on-month increases, rising to 3.10% and 1.94%, respectively.
Around 35% of loans in Australian residential mortgage-backed securities (RMBS) portfolios are domiciled in Queensland and Western Australia.

Investor arrears rose to 1.52% in April from 1.46% a month earlier and owner-occupier arrears reached 1.76%, up from 1.73% a month earlier.
Investor arrears have increased at a faster rate than owner-occupier arrears this year.
This could partly reflect the repayment shock of interest-only loans converting to amortizing loans.
Interest-only periods are more common among investor loans. Around 30% of the loans in Australian RMBS prime and nonconforming portfolios are for investment properties.
"Most of the increase has been for loans more than 90 days in arrears," the report authors stated.
"Recent rate cuts will help with debt serviceability, but we expect it to make more of a difference in the earlier arrears categories.
"Borrowers who are deeper in arrears are more likely to struggle due to the diminished refinancing prospects in the current lending environment."

Australian prime home loan arrears rose in January, according to a recently published report by S&amp;P Global Ratings.
The Standard &amp; Poor's Performance Index (SPIN) for Australian prime mortgages rose to 1.45% in January, up from 1.38% in December.
The increase however was down from its December to January hike 12 months ago.
Mortgage arrears are generally at their peak in January, following spending over the Christmas and summer holiday months.
The Northern Territory's SPIN is the highest at 3.16%, having seen the highest increase over January (+0.39%).
Western Australia's SPIN follows, up 0.21% to 2.94%.

Tasmania was the only state to see its arrears fall in January, from 1.12% to 1.10%.
Investor loans recorded a larger increase in arrears than owner-occupier loans, rising to 1.40% in January from 1.27% in December.
Owner-occupier arrears are still higher than investor arrears. Their 0.09% rise in January took them to 1.69%.
S&amp;P suggest the increases might reflect the ongoing transition from interest-only to principal and interest repayments, which is more common for investor loans.
"We expect refinancing pressures to continue in the current environment of tightened lending conditions. High household indebtedness increases borrowers' sensitivity to changing economic conditions and interest-rate movements," the S&amp;P report stated.
"This vulnerability is greater for borrowers with weaker credit attributes, such as those with high loan-to-value ratio loans. Exposure to loans with higher credit risk is not material in most RMBS portfolios and is unlikely to put any significant pressure on arrears in the short to medium term while employment conditions remain stable.
