Gold Coast developer&nbsp;<a href="https://www.apartments.com.au/developers/big-projects">Big Projects</a> has secured approval for its second Mermaid Beach project.

The developer, currently selling <a href="https://www.apartments.com.au/new-apartments/the-frederick-mermaid-beach-2265-gold-coast-highway-mermaid-beach-qld-4218">The Frederick in Nobby Beach</a>, has secured approval for its next project just 1.5 kilomnetres up the road.

The new development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/glenelg-residences-2462-2472-gold-coast-highway-mermaid-beach-qld-4218">Glenelg Residences</a>, has been designed by BDA Architecture and&nbsp;will have just under 100 apartments across an 11-storey building&nbsp;at 2462–2472 Gold Coast Highway, on the corner of Glenelg Avenue just under 300m from the future Mermaid Beach Light Rail stop.

The apartments, a mix of two- and three-bedrooms, will sit above a retail-focused ground plane and under extensive rooftop resident amenities.

BDA said in its planning submission that the project is intended to support the area’s transition toward higher-density, mixed-use living. “This project offers the opportunity to generate appropriate higher-intensity development within the future Light Rail corridor of <a href="https://www.apartments.com.au/developments/mermaid-beach-qld-4218">Mermaid Beach</a>,” the submission noted.

At ground level, Glenelg Residences will include eight retail tenancies designed to activate the street frontage, complemented by a basement bar offering an additional hospitality element. Above, residents will have access to a rooftop amenity deck featuring an infinity pool, hot and cold plunge spas, day beds, and barbecue facilities.

The architectural approach adopts a restrained material palette of brick, textured concrete, and integrated landscaping, with cantilevered concrete frames and cascading planting intended to soften the built form. BDA described the design as aiming to create “a memorable sculptural mid-rise mixed-use building” that responds to both its coastal setting and urban context.

The approval comes as the City of Gold Coast continues to plan for significant population growth, with regional targets requiring more than 100,000 new high-density dwellings by 2046.

Big Projects secures approval for Glenelg Residences in Mermaid Beach

Sherpa Group is ramping up its investment in the southern Gold Coast by lodging a development application for <a href="https://www.apartments.com.au/new-apartments/flourish-viver-87-griffith-street-coolangatta-qld-4225">Flourish Viveré</a>, a new $350 million project in Coolangatta.

The move comes after the group’s $27 million acquisition of the 2,029 sqm site on the corner of Griffith and Warner Street, last year.

They will develop 194 apartments across a 26-storey tower, which will become Sherpa’s largest project to date.

Viveré will be the next chapter in the Flourish story, following closely behind Amargo, Oasis, and the Avenues in Palm Beach, as well as Symphony in Brisbane, all designed to deliver affordable housing in lifestyle-rich locations, giving locals a real chance to secure a residence close to the beachfront.

The HAL Architect-designed project will offer a diverse range of residences, from one-, two, and three- bedroom apartments to the premium Canopy range to luxury penthouses.

The site, which is the company’s fifth acquisition at Rainbow Bay in the past four years, will be home to the company’s largest project to date after delivering 3 sold-out projects and construction progresses on Radia worth a combined $215m. 
S&amp;S Projects is currently finalising plans for its latest strategic acquisition, a 1,518 sqm site located 209-213 Boundary Street in Coolangatta, with a development application expected to be lodged within weeks.

The luxury residential development will build on the company’s highly successful projects at Rainbow Bay, comprising Flow, Awaken, Esprit and Radia, with Radia currently under construction by Hutchinson Builders.

The latest acquisition comes as S&amp;S Projects is at the completion of Esprit and construction continues on Radia, which are part of their significant portfolio undertaken by the company at Rainbow Bay since 2022.

The $215 million Radia, which comprises 38 apartments, is currently the flagship development by S&amp;S Projects at Rainbow Bay which is expected to be completed in 2027.

Milsons Point sub-penthouse sold for $2.85 million

Sir Peter Cosgrove, who will step down as Australia's governor-general next month, and wife Lady Lynne Cosgrove, are downsizing in Sydney's north.
They will vacate the governor-general's official residence, Admiralty House on the Kirribilli waterfront, and will be moving in to a three bedroom apartment in Milsons Point.
Records show they paid $2.25 million for the 15th floor apartment in the Pinnacle building.
The apartment had sat idly on the market for around 50 days through Di Jones agent Nigel Mukhi, prompting the vendor to attempt the lease the investment apartment again at $1,500 a week before the Cosgrove's swooped.
The Pinnacle building was built in the late 1990s on Dind Street.
The Cosgrove's have called the lower north shore home for over a decade, having bought a Neutral Bay townhouse for $1.95 million in 2007.
They sold it for $2.1 million in 2014 given Peter's appointment as governor-general and the luxury of moving in to the 1840s Victorian sandstone Admiralty House.
The property on the tip of Kirribilli was built in 1842 by Lieutenant-Colonel John Gibbes. It was bought by the colonial government in 1885 and renamed Admiralty House.

He said QE Foodstores owners had recognised a gap in the Lower North Shore retail market for a boutique grocery store.

Boutique Milson's Point supermarket set for auction

International developer Zone Q Investments has awarded Sydney builder Ceerose a contract to build the $155 million boutique project Aqualuna Residences in Milsons Point.
The 63 apartment building designed by Koichi Takada is expected to be completed in the first quarter of 2020. Demolition has begun and main work is expected to commence later this month.
85 percent of residences have been sold already.

Celebrity couple Nicole Kidman and Keith Urban have passed up the chance to lock out the top floor of the Latitude building in Milsons Point.
The third and final apartment on the top floor had been listed for sale, however it was confirmed the pair were not the buyers after it sold for $8 million.
It last traded for $3,795,000 in 2007 when former CoreLogic boss Graham Mirabito and wife Michelle bought the two level, three bedroom apartment.
The purchase by Kidman and Urban would have seen a whole floor amalgamation with over 1,300 sqm of living space.

The New York apartment in Chelsea, the heart of Manhattan's art district, cost them $US9.67 million.

Kidman and Urban say no to Milsons Point penthouse

Celebrity couple Nicole Kidman and Keith Urban have an opportunity to create a whole floor penthouse at their already enlarged Milsons Point bolthole.
They own all but one of the three top floor apartments of the Latitude Building in Milsons Point.
They've previously merged two apartments and the latest listing would give them the chance to create a super penthouse overlooking Sydney Harbour no doubt with acclaimed Sydney interior designer Blainey North back to decorate.
The couple's first purchase in the block was a 420 sqm apartment they bought from Yellow Brick Road chairman Mark Bouris for around $6 million in 2009.
Three years later they secured the 380 sqm unit next door for just over $7 million.

The 1878 Georgian mansion with wide sandstone verandas, pressed-metal ceilings and 10 marble fireplaces was once leased as a vice-regal rural retreat for Lord Augustus Loftus, a governor of NSW in the colonial 1880s.
Nicole sold her three-storey Darling Point villa in 2009 for around $13 million which she bought with ex-husband Tom Cruise.
She was on the expansionary path then as they initially paid $4.2 million in 1995 to buy part of the Yarranabbe Road property, picking up the remainder for $4.75 million in 1998.

Nicole Kidman and Keith Urban eye Milsons Point expansion

Aqualand has settled on its latest acquisition, an office conversion property located at 61 Lavender Street, Milsons Point.
To be known as Blue at Lavender Bay, the 18 level commercial office building has been purchased with approval to develop 137 luxury residential apartments, comprising of studios, one-bedroom, two-bedroom and three-bedroom dwellings.
Over 80 per cent of apartments have views to the Harbour Bridge.
The name ‘Blue’ was chosen to echo the waterfront location of the property, and as a homage to the historical figures of Milsons Point, George Lavender and Susannah Blue.

The boss of Cranswick Wines Australia, Graham Cranswick-Smith, has sold his Milsons Point penthouse pre-auction.
He's bought another penthouse over in the eastern suburbs.
McGrath Neutral Bay agents Jordan Black and Nigel Mukhi <a href="https://www.propertyobserver.com.au/https://www.realestate.com.au/123055154" target="_blank">secured the Milsons Point sale</a> after having $3.9 million hopes. It sold to a family from the Macarthur region who plan on leasing it out for a couple of years and then downsize to it.

The family name Cranswick is thought to derive from Crane’s Wyke (the village of cranes) in Yorkshire, as recorded in the medieval Domesday Book (England 1066).
