Growing national developer Time &amp; Place has announced its fifth new apartment development.

With two projects in Manly and two upcoming in Surry Hills and Potts Point, the developer, which expanded beyond Melbourne just a few years ago, is now heading to Mosman. It is planning 53 new apartments on Redan Street.

The 3,233 sqm site, spanning <a href="https://www.apartments.com.au/new-apartments/40-48-redan-street-mosman-nsw-2088">40–48 Redan Street</a> with frontage to Redan Lane, is located just under 400 metres from Spit Junction Town Centre. It is reported the developer paid around $100 million for the five-site amalgamation.

Time &amp; Place, founded by Tim Price and backed by James Packer’s private investment firm NPACT, has submitted the project as a State Significant Development through the NSW Government’s Housing Delivery Authority pathway.

Of the 53 apartments, 42 will be released to the market, with the remaining 11 allocated as affordable housing in line with NSW Government requirements.

fjc Studio has designed the building. In its Design Report, the architect said the diverse mix of dwelling types and sizes, including 11 two-bedroom affordable housing units, 40 three-bedroom apartments, and two four-bedroom residences, will support a broad demographic, including families, downsizers, and key workers.

The development will rise to nine levels, a height encouraged by the NSW Government due to the site’s proximity to Spit Junction, which has been identified as a low- to mid-rise centre. Developments within a certain proximity to these centres are permitted increased height.

fjc said the project “achieves an appropriate density outcome for its setting by balancing increased housing supply with strong amenity performance,” adding that it “makes a measurable contribution to NSW housing supply targets through the delivery of additional dwellings and dedicated affordable housing.”

The new development will replace five existing two-storey homes.

“By aligning with the objectives of the Housing SEPP and applying careful architectural and urban design principles, the development provides high-quality residential accommodation that integrates sensitively within its established Mosman context and delivers enduring benefits to residents and the wider community.”

Mosman has become increasingly popular with developers in recent years.

Developer Abadeen has been particularly active, with Mosman Residences currently on the market and under construction on Clifford Street. It also has an upcoming Burran Avenue project, comprising just three apartments on the Balmoral Slopes, and recently secured the Midas and Honeysuckle nursery site on Military Road.

Prosker Property has a project on Redan Lane, just a few doors down from Time &amp; Place’s proposed development.

Developers including Toohey Miller, DARE Property Group, and WINIM also have projects underway in the area. In 2024, a five-year target was set for the Mosman LGA to increase housing supply by 500 dwellings by 2029.

Time &amp; Place entered the Sydney market with Two Tides, its under construction Manly development. Given its sales success, it has secured another development in the area, more boutique, facing the beach on North Steyne.

They are hoping to launch their redevelopment of The Chimes in Potts Point this year, and next year will look to take to market Marlborough House, an adaptive re-use of the landmark David Jones warehouse in Surry Hills.

Construction of the Charles Street Square upgrade is slated to be complete by the end of 2022 or early 2023.

The Sydney Metro West project is also underway, with the new underground metro railway set to connect the Parramatta and Sydney CBDs. The NSW Government committed $6.4 billion over four years to the project, which will achieve a travel time of 20 minutes, as well as unlocking housing supply and employment growth between the two CBDs.

With trains, buses and ferries connecting the Parramatta CBD with Sydney and the wider metropolitan area, the council also runs a free shuttle bus around the Parramatta CBD for those wanting to stay close by.

Further connection will be provided through the development of the Parramatta Light Rail. Stage One of the project will run 12 kilometres, connecting Parramatta CBD to Westmead and Carlingford. Stage One will be operational in 2023.&nbsp;

A new Museum of Arts and Applied Sciences will open on the river foreshore in Parramatta in 2025 as the new centre of arts, culture and innovation. It will include the newly relocated Powerhouse Museum and a revamped Riverside Theatres.

Further boosting the areas growth is the soon to be developed Western Sydney Aerotropolis, which is set to give Western Sydney residents a more convenient option for travel and boost overall population growth.

Sydney’s new airport is set to open to international, domestic and freight flights in 2026, providing much-needed aviation capacity for the entire Sydney region.

With the Westmead precinct Australia’s largest health and biomedical research precinct, the site is also undergoing revision with four hospitals, two universities, two large research institutes, NSW’s largest pathology service, and many allied health centres currently occupying the space.

The Merrylands lifestyle precinct in Parramatta's growing Olympic Peninsula corridor

After keen interest leading up to the official launch of The Gladstone Village in Merrylands, 32 units at ALAND&rsquo;s new $800 million development were sold.

Over 150 units have now been snapped up after the Stage One sales event for the 2.5- hectare master-planned precinct, including 116 which had sold prior to the three-day event.

As one of the last remaining pockets along Sydney&rsquo;s rail network to be developed, The Gladstone Village will include 365-apartments across three buildings - up to 20 storeys in height - with construction already underway.

ALAND CEO George Tadrosse said the success of the launch weekend is evidence that demand is still outstripping supply for quality apartments given the unprecedented pandemic-related roadblocks currently plaguing the construction industry.

Tadrosse added that the timely release of The Gladstone Village is good news for house hunters whether they&rsquo;re seeking to buy their first home, upgrade, or invest.

By March 2022, ALAND estimated the expected rental return for a two-bedroom apartment at The Gladstone Village would be $520 a week, versus the Merrylands average of $460 a week and greater Sydney&rsquo;s $495 a week.

The Gladstone Village is appealing to a large cross section of purchasers due to its diverse stock offering and range of price points. Of the 365 apartments available in Stage One, there are studios starting at $466,500, one-bedrooms priced from $544,000, two-bedrooms beginning at $599,000, and three-bedrooms from $819,000.

Shute Harbour Marina Resort will be the first major marina and residential development in the Whitsundays since 2006 and will create the ultimate waterfront lifestyle for residents and tourists in one of the world&rsquo;s most sought-after sailing locations.

The multi-use marina, located on a prime 28-hectare waterfront site, will tap into a critical shortage of secure cyclone protected boat moorings in the state&rsquo;s north.

The marina resort will provide a much-needed boost for post-Covid tourism in the Whitsundays region and create 700 jobs during and post-construction.

Shute Harbour Marina Resort will also include a new commercial hub known as Pier 61, as part of a master-planned marina plaza that will create a range of new retail and commercial outlets for the waterfront development.

The Shute Harbour Marina Resort master plan comprises 58 managed resort dwellings, each with their own private marina berths of 25 to 35-metres at their doorstep, along with managed apartments with resort club facilities, and a 100-plus room resort hotel, including function and meeting rooms, bars, restaurants, swimming pool and undercover parking.

The entire precinct will be linked by public boardwalks, lookout spaces and seating throughout, with plans to also establish new public parks and a community cyclone shelter on site.

Shute Harbour Marina Resort is poised to become a popular destination for residents, locals and tourists who will be drawn to the village-style precinct that will host a marina cafe and bar, marina club, supermarket, bottle shop, marina office, chandlery, marine electronics and charter operators.

The project is being undertaken by an Australian consortium headed by Mark Daniels, Mark McLachlan, Greg Phillips and Sam Wade.

The consortium members have a combined 70 years&rsquo; experience in the development industry with a collective delivery of projects to the tune of $1.25 billion, including Encounter Lakes, Encounter Bay SA &ndash; an award winning regional residential development set around a man-made environmentally sustainable saltwater self- flushing lake, Holdfast Shores, Glenelg SA &ndash; an integrated residential, tourism, retail and commercial development involving co-operative action between Commonwealth, State and Local Government, and Seaford, Noarlunga SA &ndash; a major urban &ldquo;Greenfield&rdquo; development comprising the transformation of 730 hectares into an integrated community development with a projected population over 15,000.

Daniels, who has extensive experience in project delivery in the Whitsundays region over the past decade, said the development is a game-changer for Shute Harbour which is set to benefit from the recent reopening of international borders.

Marina berths will range from 10 to 35 metres for mono and multi-hull craft, while the proposed land and berth packages will include marina facilities to accommodate boats up to 35-metres.

Berths are priced between $175,000 and $1 million, with each berth sold on a 99- year lease. Stage one will offer free-hold residential waterfront sites of 440 sqm which are earmarked for two and three-storey design concepts, with the land-and-berth prices starting from $1.75 million.

Expressions of interest are also being taken on future stages which will include marina loft apartments and plaza terrace homes. Development of the first stage of Shute Harbour Marina Resort, which will include the marina and the stage-one release of land and marina berths, is expected to take two years to complete.

Construction is targeted to commence in 12 months.

Shute Harbour Marina Resort has taken 20 years to gain all necessary approvals to proceed and was identified as a project of significance by the Queensland Government in 2006. The project benefits from its accessibility by air with three regional airports located within 30-minutes to 90-minutes drive.

Jinding Developments have commenced construction on a new master-planned community in Armstrong Creek, in partnership with Yolk Property Group and landowners, the Harkness family.

Construction begins on master-planned community in Geelong's Armstrong Creek

Sydney’s newest urban master-planned community, Wilton Greens, has secured 105 land sales valued at $30.8 million.
Developed by Risland Australia, the sales occurred within three weeks of the project’s launch, making it one of the fastest selling in New South Wales.
Located within Sydney’s south west growth corridor in the Wollondilly area, the Wilton Greens will comprise 3,600 land parcels spanning 433ha.
The project will be New South Wales’ first major master-planned community, following Risland’s successful launch of Windermere Estate located in Victoria’s Mambourin, two years ago.
Wilton Greens will eventually be home to over 12,000 residents, comprising schools, a shopping precinct, community facilities, transport links and green open spaces.
Prices ranged from $239,999 to $372,500 with land sizes between 275sqm and 540sqm.
“The masterplanned design, affordable price point, range of land parcel types and development approved land drove early results in Wilton Greens”, said Wilton Greens sales manager Damian Hogan.
The community is planned to have eight ‘villages’, each with a green open area at its heart, distinct native landscaping and wide home frontages
It is located at the gateway in the south west with Picton, Campbelltown and Wollongong all within easy reach.

Sydney's newest master-planned community Wilton Greens secures $31 million in sales

A masterplanned seaside development in Bundaberg has put the call out for large home building companies around the country.
An application has been lodged with the Bundaberg Regional Council for the reconfiguring of the first 170 lots in the $2 billion Southbeach at Elliot Heads project, a 246 hectare estate which will include 3,200 homes.
The project is a joint development between Sydney-based Stan La Vin and local Manera family who have consolidated 31 farming land titles adjoining the township and estuary over 47 years.
Development has been in the pipeline since May 2007 with approval granted in August 2013.
It has already received 1,400 registrations of interest for house and land packages over the past 10 months including over a third of these from NSW and Victoria.
Mr La Vin said the development would require several large scale home building companies to realise its 10 year development timeline.
“Timing is everything and when we first received approval in 2013 we were adversely affected by the mining crash so decided to slow things down,” Mr La Vin said.
“We’ve been running an early-bird buyer campaign to gauge interest and have been overwhelmed by the response, so now we need to start building.”
The development, which is 20 minutes’ drive south of Bundaberg and a gateway to The Great Barrier Reef Marine Park, will include a shopping centre, bistro, healthcare services and schools.
It will also open up the 20 kilometre coastal strip from Elliott Heads to the established resort precincts of Coral Cove, Bargara and the international port township of Burnett Heads where a 273-berth marina is to be built by French constructor Poralu Marine with adjoining luxury resort and residential development planned.
Southbeach has been masterplanned by renowned Canadian-Japanese architect Brian Toyota.
Engineering, infrastructure and environmental services has been provided by consultancy firm Cardno.
House and land packages start from $395,000 with land sizes up to 700 sqm and a ‘nothing taller than a palm tree’ edict to preserve the visual appeal of Elliott Heads.
Sales are expected to begin soon with construction of the first homes anticipated to commence in the first half of 2020.

The first stage of development within Marina Village Martha Cove, Victoria’s newest bayside town centre, is now complete.
The first stage, dubbed The Moorings, is designed by Karl Fender of Fender Katsalidis and developed by the Balmain Group. It is located at the base of Mount Martha on the eastern shores of Port Phillip Bay.
The Moorings comprises a residential building of 43 two, three and four bedroom apartments, with Martha's Table, a restaurant, bar, grocer and cellar occupying the ground level.
Martha's Table is set to open in early spring.

Serenity Cove, in the Hope Island and Helensvale precinct on the Gold Coast, has been listed for sale.

The 65 hectare waterfront estate is approved for a multi-staged masterplanned community.

Considered the final puzzle piece of the Hope Island masterplan, Serenity Cove has approval for 235 lots and dwellings in addition to balance land for future development.

There are plans for a 3,800 sqm retal and dining precinct.

A soft launch in 2017 saw 15 buyers of waterfront land spend a combined $10 million on their slice of Serenity Cove.

The first release of land included 48 waterfront lots along Saltwater Creek and on Lake Serenity – some with marina berths.

Located in the Hope Island/Helensvale precinct and some 10 minutes from the world-renowned 5-star resort and golf course of Sanctuary Cove, the subject site has extensive water frontage and is offered for sale via a two-stage tender process through Mark Witheriff and James Branch of Knight Frank in conjunction with Brendan Hogan and James Holland of Colliers International.

The Grove will comprise over 2,600 homes once completed, as well as a town centre retail precinct, proposed primary and secondary schools, a neighbourhood activity centre, sporting oval and community facilities, expected to include medical and child care, as well as a series of cycle paths, parklands, creeks and waterways.
