Not all apartment amenities are immediately visible.

Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.

Increasingly, buyers are placing value on the practical aspects of day-to-day life. Fast internet, EV charging, secure bike storage, flexible workspaces and parcel management are becoming just as relevant as lifestyle amenities, reflecting changing habits and expectations.

Online shopping has been one of the biggest drivers of that shift.

Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally, making parcel deliveries a routine part of everyday life rather than an occasional convenience.

For apartment residents, however, receiving those deliveries isn't always straightforward.

Without someone home to accept a parcel, deliveries can be redirected to a nearby Post Office, left in building foyers or common areas, or require building management to temporarily store packages. As apartment living continues to grow across Australia's cities, parcel management has become an increasingly important consideration for both residents and developers.

Australia Post's Parcel Locker network is one response to that shift.

Rather than relying on home delivery, eligible parcels can be directed to a nominated Parcel Locker, where they're securely stored until collected. Once a parcel arrives, residents receive a notification through the AusPost app or SMS and can retrieve it using a one-time code or QR code at a time that suits them.

The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.

That growing presence reflects a broader change in how apartment buildings are being planned.

Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.

It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.

For buyers comparing apartments, these everyday details are becoming part of the decision-making process.

Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.

Parcel delivery is joining the apartment amenity checklist

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

<a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.

"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.

"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.

Thompson said Dawn had been designed specifically for owner-occupiers and downsizers, a buyer profile that has driven demand across Inca's recent Upper North Shore developments.

"The majority of buyers in our recent North Shore projects have been downsizers, and we are learning exactly what this market is looking for. Beyond the location itself, we have included resort-style amenities to deliver a genuine lifestyle offering," Thompson said.

Located within walking distance of Mona Vale Beach, the town centre, Mona Vale Golf Club and the Royal Motor Yacht Club, Dawn represents Inca's first Northern Beaches project following the sell-out of Tara on Park in Waitara and Ellis Residences, currently under construction in St Ives.

Construction will be undertaken by Inca's in-house construction arm, GOP Constructions.

Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.

New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.

IPM is also planning its third project in Mona Vale, significantly increasing the scale of its previous developments with an 82-apartment proposal at <a href="https://www.apartments.com.au/new-apartments/159-167-darley-street-west-mona-vale-nsw-2103">159-167 Darley Street West</a>, opposite Bayview Golf Course and less than 800 metres from Mona Vale town centre.

Yesterday’s announcement follows the news that Ritz-Carlton had partnered with FEC to develop a new hotel at Elizabeth Quay in Perth.
Australia's first Ritz-Carlton was established when property veteran Sid Londish, the chairman of Comrealty, developed the Ritz-Carlton on Macquarie Street in the late 1980s for a Japanese millionaire singer, Masao Sen.
That was around 140 years after Cesar Ritz, a shepherd's son, was born in Switzerland.
Described as "the hotelier of kings and the king of hoteliers" by King Edward VII, Ritz opened his first hotel in Paris in June 1898 with finance from Marnier La Postolle, an old friend and the originator of the liqueur Grand Marnier, and culinary wizardry from Auguste Escoffier.
His idea was not to create a "grand hotel" but a new and original one - a home that would equal the comforts, security and service that discriminating patrons would provide for themselves.
Both Ritz and Escoffier had an interest in the Carlton Hotel in London and they combined their efforts to establish a Ritz-Carlton management company.
In 1910, the Ritz-Carlton opened in New York City.
Sydney's Ritz-Carlton was the 15th member of The Ritz-Carlton group and the first in the Pacific Basin.

Far East Consortium to develop Melbourne's first Ritz-Carlton

The future of Clive Palmer’s Sunshine Coast dinosaur park is in doubt, with the mining magnate turned billionaire closing the doors to the Palmer Coolum Resort yesterday.
Palmer purchased the former Hyatt Regency Coolum in 2011, promising to invest $2 billion into the resort to boost tourism on the Sunshine Coast. The resort includes a golf course, an auto museum, the Palmer Grill restaurant and the infamous Palmersaurus Dinosaur Park.
The <a href="https://www.couriermail.com.au/travel/australia/clive-palmer-closes-coolum-resort-for-multimillion-dollar-refurbishment/story-fnjjv0r9-1227264985584" target="_blank">Courier Mail reports</a> the resort’s accommodation has closed, with general manager Simon Stodart announcing “an extensive overhaul” of the property will now begin.
The resort’s golf course is still open, as is the dinosaur theme park, the museum and the restaurant.

Clive Palmer’s Coolum Resort closes

A four lot, 2,800 square metre facility has been sold by the Salvation Army.
The former youth leadership facility is located on a waterfront block in New South Wales' Lake Munmorah. The Salvation Army had owned the 1960s era building, originally called Kiwi Ranch, for almost 20 years.
Four main buildings built over four lots at 38-44 Greenacre Avenue in Lake Munmorah included office space, a separate cottage, assembly halls and a commercial kitchen, with accommodation.
It was marketed by Ray White Thompson Partners selling principal Luke Thompson, who said the property was "one of the most iconic properties on the very best block of land". It includes a jetty and abuts a private reserve.
The facility first went to auction in July 2014 but failed to sell. The property found a buyer last month, after a 10 month campaign.
During its sale campaign Thompson said he expected interest from developers but also other organisations and institutions who may wish to renovate the facilities.
No sale price has yet emerged.

Salvation Army sell four lot Lake Munmorah facility

The Chinese dev­el­oper, Jiyuan “Louis” Li, has secured the Prince of Wales hotel at St Kilda.
St Kilda's iconic Prince of Wales Hotel was <a href="https://cbre.realcommercial.com.au/property-hotel+leisure-vic-st+kilda-501285447" target="_blank" style="line-height: 1.3em;">listed</a> by the syndicate headed by the van Haandel family, who revitalised the formerly decrepit hotel.
John van Haandel, with his brother, Frank, paid $4.3 million in 1995 for the freehold property before Frank later exited his stake.
The classic corner pub comes with frontages to Fitzroy and Acland streets.
It is a four level freehold building providing 5,802 square metres space, along with a multi-storey car park.
There are leases to seven retailers and venue operators. The net income is $2.3 million.
The agents suggest there is immediate development potential with approved plans and permits for four additional levels of 60 apartments with plans done by architects Woods Marsh.
The sale of the freehold was tipped to fetch well over $25 million, according to industry sources, but fetched around $45 million according to both Fairfax Media and The Australian.
The site, with its various businesses, including Circa restaurant, has been leased to Melbourne Pub Group (MPG) since 2011. Prince Bandroom is one of Melbourne's most prominent live venues, previously hosting acts such as Lenny Kravitz, Jack Johnson, Scissor Sisters, Pink and Coldplay.
It was bought by Pub Li City Pty Ltd, a company registered to Chinese-born national Jiyuan Louis Li, with two other shareholders, Jie Li and Wenxiu Zhao.

Politican businessman Clive Palmer quashed the local rumour which the local paper, the Daily Mercury chased up last week.
"The property's not for sale, not offered for sale," he told them.
He said the resort was still owned by Coeur de Lion Investments, which was "100% owned by me".
He said he liked the resort, intended to keep running it as a resort and had no intention of selling.
Palmer said the rumour seemed to do the rounds periodically.
"It's just not true," he said.

An Echuca owner is selling a fleet of three paddlesteamers after 18 years of ownership.
Vendor Max Vulling initially purchased the paddlesteamers as a business venture, entering the Echuca-Moama tourism industry.
He says the paddlesteamers are one of the main attractions in the town.
The PS Canberra was built in 1912 at Goolwa in South Australia. The vessel launched in 1913 as S.S. Canberra, and was used continually until 2002, when it took a nine month break for a restoration.
PS Emmylou was commissioned by an expatriate englishman, Anthony Bromwell, and designed by Sydney based naval architect Warwick Hood. It was used as a private charter for the first couple of years of its life after its completion in 1982, before being used as a tourism vessell.
The third paddlesteamer, the Pride of Murray, was built in 1924 by Charlie Felshow at the Murray River Sawmills. The former outrigger barge is 82 feet, 6 inches long and 16 feet wide.
The sale of the fleet includes leases for all three vessels.
Handel Aubrey of Ray White Echuca is marketing the three paddlesteamers, with the sale including their leases.
"One's got overnight accommodation and all are fully licensed," says Aubrey.
"We anticipate that interest will come from business-minded buyers, people involved or interested in buying into the  hospitality and tourism industries as well as historical enthusiasts," Aubrey says.

A Tamanian buyer outbid national and international contenders to secure The Sebel Launceston.
It is a 4.5-star CBD apartment hotel sold for close to $10 million, the first time since opening in 2005.
It was listed through national specialist accommodation and hospitality property agency, Resort Brokers Australia by its original developer, Tasmanian Boutique Hotels Pty Ltd.
Resort Brokers Australia national sales manager Trudy Crooks says there were 30 genuine enquiries.
The sale of the freehold land and buildings component showed a 9% return while the leasehold sold on a 26% return, she said.
The Sebel Launceston, on the corner of St John and Williams streets, features 49 self-contained one and two bedroom suites, the popular Market Square Restaurant, two dedicated conference venues, a gymnasium, courtyard and large reception and lounge with open fire.
Designed by Launceston’s Artas architects, it features Tasmanian stone and timbers, showcases locally-commissioned art, and promotes local growers, producers and vineyards through its menus.
The buyer, a local investment company, has a background in tourism and hospitality, having previously owned motels and hotels in NSW and the ACT, Crooks said.
The hotel will continue to operate as part of the growing Sebel portfolio, Accor’s upscale apartment hotel brand.
Latest trading figures show The Sebel Launceston achieved a very healthy occupancy rate of 79.3% for 2013-14, compared to the Tasmanian average of 58.5% for the year (ABS, Hotels Motels &amp; Serviced Apartments 15+ rooms).
Occupying a 3,651 square metre site, the eight-storey mixed-use building also incorporates 35 strata titled residential apartments on the upper three levels, which are individually owned and were not part of the sale.

The purchase of the five-hotel Ayers Rock Resort, overlooking Uluru, by the Indigenous Land Corporation (ILC) is to be investigated by the federal government. 
Fairfax Media reported that Finance Minister Mathias Cormann has been convinced of the need for an inquiry into the $317 million acquisition in 2010.
After lobbying by the new board of the ILC, the minister has asked Indigenous Affairs Minister Nigel Scullion to take charge of a review.
The new board of the ILC has complained that the acquisition has burdened the corporation with debts of $200 million.
After two write downs it is worth nearly $120 million less than when it was bought from the listed GPT group.

Inquiry set for $317 million Ayers Rock Resort purchase

Singapore’s Government Investment Corporation has listed the Westin Sydney hotel for sale.
There are reported hopes of more than $400 million for the five star hotel purchased in 2002 for $160 million. 
The sovereign wealth fund sold the Park Hyatt in Melbourne for $135 million last year to Fu Wah International.
The 414-room Westin Sydney has been listed through JLL Hotels.
