Growing national developer Time &amp; Place has announced its fifth new apartment development.

With two projects in Manly and two upcoming in Surry Hills and Potts Point, the developer, which expanded beyond Melbourne just a few years ago, is now heading to Mosman. It is planning 53 new apartments on Redan Street.

The 3,233 sqm site, spanning <a href="https://www.apartments.com.au/new-apartments/40-48-redan-street-mosman-nsw-2088">40–48 Redan Street</a> with frontage to Redan Lane, is located just under 400 metres from Spit Junction Town Centre. It is reported the developer paid around $100 million for the five-site amalgamation.

Time &amp; Place, founded by Tim Price and backed by James Packer’s private investment firm NPACT, has submitted the project as a State Significant Development through the NSW Government’s Housing Delivery Authority pathway.

Of the 53 apartments, 42 will be released to the market, with the remaining 11 allocated as affordable housing in line with NSW Government requirements.

fjc Studio has designed the building. In its Design Report, the architect said the diverse mix of dwelling types and sizes, including 11 two-bedroom affordable housing units, 40 three-bedroom apartments, and two four-bedroom residences, will support a broad demographic, including families, downsizers, and key workers.

The development will rise to nine levels, a height encouraged by the NSW Government due to the site’s proximity to Spit Junction, which has been identified as a low- to mid-rise centre. Developments within a certain proximity to these centres are permitted increased height.

fjc said the project “achieves an appropriate density outcome for its setting by balancing increased housing supply with strong amenity performance,” adding that it “makes a measurable contribution to NSW housing supply targets through the delivery of additional dwellings and dedicated affordable housing.”

The new development will replace five existing two-storey homes.

“By aligning with the objectives of the Housing SEPP and applying careful architectural and urban design principles, the development provides high-quality residential accommodation that integrates sensitively within its established Mosman context and delivers enduring benefits to residents and the wider community.”

Mosman has become increasingly popular with developers in recent years.

Developer Abadeen has been particularly active, with Mosman Residences currently on the market and under construction on Clifford Street. It also has an upcoming Burran Avenue project, comprising just three apartments on the Balmoral Slopes, and recently secured the Midas and Honeysuckle nursery site on Military Road.

Prosker Property has a project on Redan Lane, just a few doors down from Time &amp; Place’s proposed development.

Developers including Toohey Miller, DARE Property Group, and WINIM also have projects underway in the area. In 2024, a five-year target was set for the Mosman LGA to increase housing supply by 500 dwellings by 2029.

Time &amp; Place entered the Sydney market with Two Tides, its under construction Manly development. Given its sales success, it has secured another development in the area, more boutique, facing the beach on North Steyne.

They are hoping to launch their redevelopment of The Chimes in Potts Point this year, and next year will look to take to market Marlborough House, an adaptive re-use of the landmark David Jones warehouse in Surry Hills.

Art collector Lisa Paulsen lists Kirribilli luxury apartment

The Kirribilli apartment of the MAFS star Cameron Merchant, was sold post-auction earlier this month. 
The one bedroom had been passed in at $875,000 at its lacklustre June auction.
Merchant, who is still with his now-pregnant wife from the Channel Nine show Jules Robinson, got just the two bids.
Jordan Black and Nigel Mukhi, from DiJones Chatswood, had the listing.
Their discussions appeared serious as he stared down the prospect of a serious loss on his investment.
Negotiations continued for 80 minutes after the auction.
The pair married properly after the 2018 series concluded.
Merchant bought the property for $941,000 in 2017, before he took part in the Channel Nine experimental show.
At the time he was working for cricket bat brand Spartan and was playing first grade cricket for Manly.
He was expecting to make a loss on the one bedroom Fitzroy Street unit, with around $900,000 being sought in its pre-auction price guidance. 
The mildly art deco Nottingham block has 12 units with its last one bedroom sale last December at $900,000.
The pair are said to be looking to upsize together.

His heart has long been at Collaroy Beach but increasingly it appears Sea Eagles coach Des Hasler’s head is in Kirribilli.

The NRL legend, who played more than 300 first grade games including two premiership wins, bought a two-bedroom Federation-style harbourfront apartment in Kirribilli for $3.1 million.

Agent chatter on the lower north shore cannot confirm if Hasler and his wife Christine will leave behind the northern beaches home they have lived in since 2014 to downsize in Kirribilli.

But one thing is certain, the harbourside suburb is an attractive investment for the footy coach.

Hasler bought a five-bedroom Victorian terrace in prestigious Carabella St, Kirribilli in December 2014 for $5.01 million and flipped it 18 months later after a thorough renovation for $6.2 million.

His latest investment in Holbrook Ave is in the 1918 boutique block The Walder and features high ceilings, oak floorboards and a bay window overlooking the harbour across to the eastern suburbs.

But it is unlikely Hasler will leave behind his long-term home right on the sand at Collaroy Beach, a postcode he shares with fellow NRL legends Matty Johns and Greg “Brandy” Alexander, and which is nice and close to the Sea Eagles training grounds.

Hasler bought the beach house in 2014 for $2.82 million and built up a retaining wall, which has allowed the home to survive storms.

The apartment, which sold quietly off-market recently, had been asking $8.5 million when it was marketed in 2015 (above and below). It sold for $10,796,400
Set in the Kirribilli Grande complex on the dress circle Kirribilli Avenue fronting the harbour, the apartment sits on the ground floor of the block of just eight.

That sale only bettered the record a few months earlier, again in the Kirribilli Grande complex, when a similar size unit on the floor above sold for $7.65 million.

Kirribilli apartment smashes suburb record with $10.8 million sale

The Edgewater, Kirribilli unit once owned by the late king of television variety, Graham 'Gra Gra' Kennedy has snappily sold for $3.35 million. 
The waterfront apartment block offering at 6/25 Waruda Street was sold by investor Elizabeth Stuart who was expecting $3 million.
It was 1984 when the television industry legend bought into the Waruda Street block. Kennedy, the six-time Gold Logie winner who died in 2005, sold in 1993 for $750,000.
It had been his Sydney bolthole after selling his Viret Street, Hunters Hill riverfront home for $820,000 in 1987 and then buying in the Southern Highlands at Canyonleigh.
At the time Kennedy dismissed reports of a departure from Sydney to his home town, Melbourne, one suggesting he was missing "the weddings and the restaurants."
"I think they might have meant I miss the wide streets," he told me.   
For a time the apartment block was celebrity city for ex-Melbournites as other owners included fellow television entertainer Daryl Somers and Peter Faiman.

Tiny offerings were popular at weekend auctions with big prices outlaid. 
A New York-style studio pad in St Kilda, with compact vogue styling, fetched $346,000.
The chic studio at <a id="x_mcntLPlnk990290" class="x_mcntOWAAutoLink" href="https://www.realestate.com.au/property-apartment-vic-st+kilda-128431886" target="_blank" title="www.realestate.com.au">18/33 Grey Street </a>(top) had a $220,000 plus price guide with a $240,000 reserve.
The 46 sqm studio space has been a $290 a week rental.
It last sold at $140,000 in 2003.

In Sydney a one-bedroom harbour front apartment in Kirribilli sold for $1,875,000 (below).

Listed for the first time in more than 50 years, the 60 sqm apartment, with sunroom, last sold for about £8000.
The <a id="x_mcntLPlnk302195" class="x_mcntOWAAutoLink" href="https://www.realestate.com.au/sold/property-apartment-nsw-kirribilli-128440198" target="_blank">2/11 Waruda Street offering</a> in The Venetian had a panorama encompassing the Harbour Bridge and Opera House.
There were 701 auctions held in Sydney returning a preliminary auction clearance rate of 55.8 per cent.

The highest preliminary clearance rate was recorded in Adelaide where 72.7 per cent of the 44 reported auctions were successful.
In Melbourne the Australian cricketer Peter Siddle sold his Parkville investment at weekend auction securing some $120,000 above his reserve.
The two-bedroom pad at <a id="x_mcntLPlnk291489" class="x_mcntOWAAutoLink" href="https://www.realestate.com.au/property-apartment-vic-parkville-128413806" target="_blank" rel="noopener noreferrer">202/228 The Avenue</a> came on the market with its first bid of $900,000.
Bidding swept past the reserve, with the second floor offering knocked down at $1 million to one of the two downsizer bidders (below). It sold to an owner occupier in her 50s.

Siddle had lived in Arcadia, the Fender Katsalidis-designed apartment set on the fringe of the Royal Park Golf Course for four or five years after purchasing it in December 2008.
“We were training at the MCG back then," the bowler told the Sunday Herald Sun.
"The access to the airport and with all the parks around it’s a nice area to be in,” he said.
The Parkville apartment last sold for $575,000 in late 2008, reflecting six percent annual price growth. It features two bedrooms, two bathrooms and a large open-plan layout that flows to a balcony overlooking parkland.
The agent Lou Rendina had been quoting $800,000 to $880,000 for the flat that had been last available to rent when advertised at $560 a week in 2013.
Siddle and wife Anna Weatherlake are currently building in bayside Black Rock.
In nearby Hampton, the childhood home of Shane Warne was passed in at auction when offered for the second time in less than 18 months (below).

The auction only saw vendor bids that topped out at $1.45 million for the three-bedroom house at <a id="x_mcntLPlnk29603" class="x_mcntOWAAutoLink" href="https://www.realestateview.com.au/real-estate/229-thomas-street-hampton-vic/property-details-buy-residential-11870149/" target="_blank" rel="noopener noreferrer">229 Thomas Street, Hampton</a>.
The bungalow was bought as an investment for $1.55 million after it passed in at April auction last year. It has been rented since at $1000 a week. 
Nick Johnstone agent Alan McGillivray said an offer matching the vendor bid had been received, but no sale had yet been achieved.
Its price guidance was $1,350,000 to $1,485,000.
It’s where the spin king spent his first years before relocating with parents Keith and Brigitte in 1976, aged seven.

Melbourne was the busiest city for auctions, with 988 homes going under the hammer, returning a preliminary clearance rate of 58.7 per cent.
Kevin Brogan, the CoreLogic auction analyst noted over the same week last year, there were 1,129 auctions held in Melbourne, returning a clearance rate of 71 per cent.
National auction volumes increased significantly over the week with 1,991 homes taken to auction across the combined capital cities, up from just 904 last week when auction volumes were lower due to the Queen’s Birthday long weekend.

Tiny spaces getting big prices at weekend auction

The images of Prime Minister Malcolm Turnbull and the French President Emmanuel Macron looked fantastique last week on the lawn at Kirribilli House.
But are taxpayers getting value for money, when these days the home is used principably for dinners and press conferences?
With views of the Harbour Bridge and Opera House, both Kirribilli House and the neighbouring Admiralty House, there for the Governor-General's pleasure, rank among the city's most prestigious real estate. 
The Gothic Revival residence has been the Prime Minister's Sydney home since the 1930s, but I'd suggest Treasurer Scott Morrison's budget tonight ought signal one or maybe both homes should be sold. Let them just entertain in Canberra at The Lodge and Government House.
It was last flagged in 2004 when the then Federal Opposition leader Mark Latham foreshadowed that he would sell the harbourside mansion.
John and Janette Howard stayed put.
At the time it elicited speculation it could fetch around $50 million which would be handy revenue, but more importantly send a stocktaking message.
Even had Malcolm and Lucy opted to downsize from their Point Piper harbour front, the question still needs to be asked.
While it might not go down well with those who politicians who like icons, the Federal Government should not be Sydney-centric.

Icon homes ought be considered for government selloff at Kirribilli

The former Stockland boss Matthew Quinn and wife Julie have snappily sold their renovated Kirribilli terrace for $3.45 million.
It's a <a href="https://www.realestate.com.au/sold/property-house-nsw-kirribilli-127738714" target="_blank">quick flip for the couple</a>, who only paid $2.6 million in late 2016.
McGrath Neutral Bay agent Nigel Mukhi had a guide of $2.9 million. After 90 groups went through and it sold to downsizers from Pymble.
The Quinn's are also selling their Berry weekender, an 1880s country weatherboard, which has been restored by the couple who paid $710,000 four years ago.
They're set to upgrade and base themselves in the South Coast village.
Quinn stepped down from Stockland Group in 2012.
