Repeat buyers are one of the strongest measures of confidence in any apartment development.

Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

For Aimee and Lyle Goodman, the journey started almost by chance.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

"We actually catch up more as a family now," Aimee says.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Residence five was the second most expensive offering, surpassed only by residence six, which was priced at $4.25 million at the east-facing riverfront site only 800 metres to the CBD.
The sales were off the plan two years ago, with two residences up for sale.
Place Kangaroo Point agent Simon Caulfield is asking for offers in the high $2 millions for Residence 10.
Spanning 425 square metres, the home features painted exposed brickwork walls, raked timber ceilings, solid hardwood timber flooring and a galley style kitchen.
Each of the four ensuited bedrooms opens to covered decks. The main living space flows to a wraparound balcony with views of the Brisbane River underneath the Storey Bridge. 
Residence 1 has been put up for lease by the owners, a couple who are involved in architecture and interior design.
After committing to a long-term project in New South Wales, the couple who split their time between Sydney and Brisbane, have sought a $2,250 a week tenant.

North South Real Estate Brisbane leasing agent Tom Kralikas said the enquiry had been varied.
"Interest has been quite varied, with several local enquiries from downsizers looking to sell their current larger residences and move in to an exclusive, heritage listed property," Kralikas said.
"Additionally, I am working with several interstate business people who are relocating to Brisbane and are specifically looking for something unique."
Kralikas says there are very few comparable buildings to Yungaba House and the design of the property is truly stunning, with the modern touches complementing the heritage structure extremely well. 
The building on its construction in 1887 by colonial architect John James Clark was known then as Yungaba Immigration.
On arrival on the river, immigrants were ferried to Yungaba by way of smaller tugs where they were then accommodated before settling elsewhere.
During the late 1800’s Yungaba House was used to house and accommodate bush children.

It was added to Queensland's Heritage Register in 1992.

The Kangaroo Point residence offers about 900 square metres of internal living space on its 1820 square metre block which has been reportedly held by the Steiger family for about four decades.
Listed last November with $12 million hopes, the six-bedroom residence has a private beach, jetty, pontoon and boatshed.

It was sold two years later for $6 million to boss of Glad Cleaning company Nick Iloski and his wife Lucy.
Last year a waterfront house on Cronulla’s Darook Park Road was sold for $10.3 million to Sonya Boxall, wife of UBS co-head of equities Steve Boxall.

Kangaroo Point home sets Sutherland Shire record

Sales at one of Brisbane’s The Residences at Yungaba House have passed the halfway point.
Launched mid last year, The Residences represents Frasers Property Australia’s restoration of the 130-year-old landmark building fronting the Brisbane River at Kangaroo Point.
Some six of the 10 resulting luxury bespoke apartments have sold.
Amongst the purchasers is a Hong Kong-based ex-pilot who collects heritage properties around the world.
A Brisbane-based couple who have renovated several homes and have another property in Sydney, have also now chosen The Residences.
Other buyers are a Gatton couple in their 60s who use the property during visits to Brisbane, and the Residences’ first buyer, a young family from Bulimba, who secured Residence Five for $3.6 million shortly after the flagship project’s launch.

Brisbane heritage project The Residences more than half sold

Two adjoining commercial properties in the Brisbane suburb of Kangaroo Point, opposite the Shafston Hotel, have been snapped up for $1,940,000 in an off-market deal through Savills.
A local investor purchased the properties at 289 and <a href="https://www.realestate.com.au/property/291-shafston-ave-kangaroo-point-qld-4169" target="_blank">291 Shafston Avenue</a>.
The recently refurbished buildings provide nearly 350 sqm of net lettable area.
The properties sit on a 767 sqm site and feature a digital billboard leased to GOA on a 10-year term.
The sale marked a passing yield of 4 percent.
The selling agents were Nick Russell and Jack Morrison of Savills.
Russell said the properties appealed to the investor for a number of reasons, including their prime location, closeness to the CBD and their potential for solid returns and long term capital growth.
“The purchase represents a yield play for the investor as well as a solution for his own office requirement," said Russell.
"One of the buildings is leased to an architecture firm, however the other is available, allowing the investor to move his own office into half of the available building’s space and lease out the remainder.”

Corner in Kangaroo Point sells for just under $2 million: Savills

One of Brisbane's top hairdressers has snapped up the first commercial tenancy at Kangaroo Point's new apartment development, The Marc.
Sarah Seymour, a leading hair stylist who has worked with some of Australia's top models, Sydney Fashion Week and runs Brisbane's most regarded salons for the past decade, will open the doors to her first New York style, loft salon The Mane Attic, on August 26.
Seymour committed to a 48 sqm street level tenancy on a five-year lease, with options at the <a href="https://www.themarcapartments.com/" target="_blank">616 Main Street</a> development.
The space shares a floor with the apartment building's lobby and will spill out onto Main Street.
Three tenancies remain at The Marc, a short walk from the Kangaroo Point lookout, with leasing rates priced from $700/sqm and spaces ranging in size from 60 sqm to 121 sqm.
Seymour said in addition to The Marc's chic architecture, its prime location and proposed Boulevard style streetscape were key attractions.
"The Marc is a very contemporary building and while it's located just a few minutes from the city, it's out far enough out to allow my clients to switch off for a few hours in a more relaxed environment," she said.
"My salon will radiate a New York loft style design and will complement it perfectly.”
The Brisbane City Council has cited Kangaroo Point's Main Street as the east side's 'high street' and Seymour says the street's Boulevard style development covenants were great signs of the area's future growth.
The Marc consists of 69 contemporary apartments and is almost 85 percent sold with sales in excess of $30 million. The building is expected to be completed by the end of August.
Development partner Anthony Conomos said in addition to The Marc's location close to the CBD, Main Street's boulevard-style development covenants were proving key benefits to prospective tenants.
"Kangaroo Point is the first eastern suburb outside of the Brisbane CBD and Brisbane City Council granted Main Street the trophy 'high street' status, meaning the area has great appeal for both residents and visitors from surrounding regions," he said.
The four commercial spaces are on the ground floor. Bulk of the foundational work, such as installing air-conditioning, grease traps and exhaust ducting have already been done.
The eight-level apartment project, developed by joint venture partners - Artaria Developments, Main St (Bris) Pty Ltd and Chad is the third project by the group in Kangaroo Point.
