They are moving down The Esplanade, filing plans for 31 apartments on an amalgamated 1,236 sqm site at&nbsp;<a href="https://www.apartments.com.au/new-apartments/velare-444-448-the-esplanade-palm-beach-qld-4221">444–448 The Esplanade</a>, directly opposite the Palm Beach foreshore.

The family-owned developer, ran by Jacques Winterburn, has had&nbsp;<a href="https://www.apartments.com.au/architects/ellivo-architects">Ellivo Architects</a>&nbsp;design the nine-storey building that will comprise 15 two-bedroom apartments, 15 three-beds, and a four-bedroom penthouse.

A residents' lounge with work from home pods will sit on the first level, as will a gym, an alfresco deck with outdoor kitchen, and a lap pool with adjoining spa.

The building will sit next door to Solmare by Chanine Developments, which is set to launch soon, as well as the Casablanca Palms on the Beach resort.

Marquee is on track to deliver its 11th Gold Coast project, with La Belle slated for completion in late 2026. Only four-bedroom apartments remain in the 75-unit development. Marquee has delivered several central Gold Coast projects around Surfers Paradise and Chevron Island, but in recent years has shifted its focus to the southern end of the coast, completing Palm Beach Residences, Northshore Palm Beach, and SOL and Monterey at Kirra.

The NAB has cut its variable investor interest-only rate by 30 basis points to 2.99 per cent.

The big four lender also cut its variable principle and interest loan for investors with an 80 per cent or less loan/value ratio to 2.79 per cent last week.

“NAB wants a bigger slice of the action in the investor market and have been tweaking both their serviceability rules and their rates to attract new business, after losing ground to its competitors in this arena," 
RateCity.com.au research director Sally Tindall said.

With new lending to investors in March growing the fastest rate in 18 years, the NAB was attempting to increase its share.

“These are our lowest ever advertised variable rates for property investors,” NAB executive for home ownership Andy Kerr told The Australian.

NAB offers the lowest rate for that class of loan of the big four banks, but smaller lenders have lower offers.

Citi is offering 2.59 per cent, ING 2.64 per cent, HSBC and Macquarie 2.69 per cent and UBank 2.74 per cent.

Last week the NAB’s group chief economist Alan Oster noted the recent small rises in four and five-year fixed-rate home loans for owner occupiers reflected growing inflationary fears in the bond market however borrowers are unlikely to be caught out by steeper rises until 2025.

Oster said adjustments in longer term fixed-rate loans are the result of a sell-off on the bond market as investors worry there is too much stimulus in the market and central banks will need to begin tightening, the AFR noted.

Interest rates for investors are finally heading south with the average investor principal and interest rate dropping 35 basis points, according to financial comparison site mozo.com.au.
Falling from 4.76% to 4.41% following consecutive official rate cuts and changes to the APRA cap.
On average an investor with a $300,000 loan taken over 30 years will be $63 a month better off following the cuts.
Mozo Property Expert Steve Jovcevski said, “the RBA’s decision to cut 50 basis points off the official cash rate this year and the removal of the APRA cap on interest only loans has warmed up the paddles of life for property investors."
“It’s encouraging that as well as rate cuts for investors paying principal and interest, we’re seeing a downward movement on interest only loans."
“This time two years ago property investors were staring down average interest only rates of 5.12% and lenders were handcuffed around the volume of loans they could issue by the APRA cap," he added.

Following the RBA’s action on rates this year, Mozo found Westpac made the most significant cuts of the Big 4 banks slicing 35 basis points off its investor interest only rate in June, and 30 basis points in July.
CBA wasn’t far behind with two full 25 basis point cuts.
Jovcevski says, “while this rate relief is welcome news for investors, compared to owner occupiers, they are still in the hurt locker. At a time when rental returns are under pressure, it’s still difficult to lay a solid foundation for investing in property."
“Considering the current average investor interest only rate of 4.52% is still higher than it was before APRA introduced its cap in 2017, the investor loan market still has a lot of room to move in the coming months," Jovcevski concluded.

Median house prices over the June 2017 quarter increased nationwide with the exception of Adelaide and Perth, according to the latest REIA Real Estate Market Facts.
The report found the weighted average capital city median price increased by 1.8 percent for houses and 2.6 percent for other dwellings.
Malcolm Gunning, president, Real Estate Institute of Australia said the weighted average median price for houses for the eight capital cities increased to $768,227, with prices increasing everywhere except for Adelaide and Perth.

“The weighted average median price for other dwellings increased to $604,456, again driven by median price increases in Melbourne and Sydney and, to lesser extent, in Darwin, Adelaide and Hobart,” he said. 
“The largest increase in the median price for houses was seen in Hobart at 4.9 per cent, while for other dwellings Darwin’s 9.3 per cent increase was the highest. 
“In contrast median house prices decreased in Adelaide and Perth and median prices for other dwellings decreased in Brisbane, Canberra and Perth,” he said. 
"Over the quarter, median rents for three-bedroom houses decreased in most capitals except for Canberra. 
“Adelaide had the largest decrease at 2.9 percent, with the other capital cities having similar declines. Median rents for two-bedroom other dwellings increased in Canberra, Hobart and Sydney. In Melbourne, Adelaide, Perth and Darwin median rents for other dwellings declined with Brisbane having the highest decrease of 5.1 percent. 
“The weighted average vacancy rate for the eight capital cities remained steady at 2.8 percent during the June quarter. Both Darwin and Perth continue to have high vacancy rates at 7.3 per cent and 6.9 per cent respectively, while Canberra recorded the largest decrease of 0.4 percentage points. Perth was the only capital city to see an increase with a rise of 0.8 per cent,” he said. 
"Both investor finance and owner-occupied housing finance, excluding re-financing, showed strong increases of 12.8 percent and 13.6 percent respectively over the quarter. 
“Whilst both increased, over the last eight quarters we have seen owner occupied financing greater than that of investors. The decline in investors is in response to the more rigid lending criteria imposed by APRA on investment property lending which is cooling the residential markets, particularly in Melbourne and Sydney. 
“The past level of investor activity is flowing through in higher vacancy rates than has been the case for the last two years,” Mr Gunning said.
