Rising above the heritage-listed Eliza Tinsley building, the development reflects a broader shift toward adaptive reuse in the city, where historical assets are retained and reinterpreted as part of new residential development.

Designed by <a href="https://www.urban.com.au/architects/rothelowman">Rothelowman</a>, <a href="https://www.apartments.com.au/new-apartments/640-bourke-street-melbourne-640-bourke-street-melbourne-vic-3000">640 Bourke Street</a> incorporates the Eliza Tinsley building as its foundation, housing a grand gallery and lobby space that serve as both a functional and symbolic centrepiece. The heritage façade informs the tower’s design, creating a connection between Melbourne’s past and its contemporary skyline.

"It's a significant asset and wants to be celebrated and experienced by all residents every single time they go in and out of the building," Rothelowman Principal Stuart Marsland said.

Above this historic base, the 68-storey tower will deliver just over 600 residences, a notable reduction from earlier schemes, reflecting a deliberate move toward larger-format apartments and a stronger owner-occupier focus.

Unlike traditional CBD developments that prioritised investor stock, 640 Bourke Street has been repositioned to respond to changing buyer expectations.

"The discussion was all around making 640 Bourke Street the best residence to live in, to be much more focused on the people in the building rather than people looking at the building," Marsland explained.&nbsp;

This shift is evident in the development’s interiors, which emphasise practical luxury with spacious layouts, high ceilings, and floor-to-ceiling windows framing sweeping views of Melbourne and Port Phillip Bay.&nbsp;

“What it's meant for 640 Bourke is we've actually reduced the number of apartments. We've increased the overall size of the apartments. We don't have any studios in here, and what that does for a project is it elevates it," Lauren Sheldon, Far East Consortium’s Director of Sales and Marketing, said.&nbsp;

Rothelowman Associate Jun Chang added, "We were given the opportunity to be more generous. The apartments became bigger and squarer than any other apartments which had been designed in the CBD before that."&nbsp;

Amenities spanning more than 3,000 sqm across multiple levels further reinforce this focus on resident experience. These include a pool, gym, co-working areas, and a range of hospitality-inspired spaces such as a whisky lounge, library, and private dining rooms, many drawing reference from traditional bathhouses and Melbourne’s laneway culture.

"We wanted to make both the pool and the gym area to be absolutely destinational, and when you traverse across to these spaces, there is a gentle familiarity to the beautiful notions of the hammams and the Roman baths, a gentle nod to history," Chang noted.

Heritage-led design anchors Far East Consortium’s 640 Bourke St, Melbourne

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

“There’s very limited opportunity to secure this level of scale and absolute beachfront position in <a href="https://www.apartments.com.au/developments/burleigh-heads-qld-4220">Burleigh Heads</a>,” Tehle said.

“Buyers are increasingly seeking apartments that genuinely replace a standalone home, and this penthouse delivers that with its size, privacy, and direct ocean frontage.”

The sale comes as construction progresses on ONE Burleigh, a boutique development of 17 full-floor residences at 88 The Esplanade, scheduled for completion in early 2027.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Architecture for the project was led by Plus Studio, with landscape design by LDG Landscape Architecture.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its unique detailing and compelling design,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. BIG Projects is targeting a late 2027 completion.

Sydney’s YSG Studio makes Gold Coast multi-residential debut with BIG Projects at The Frederick

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The mix of 1, 2 and 3-bedroom residences will be complemented by a ground-floor amenity featuring private dining, a lounge bar, gym and wellness spaces, co-working, outdoor communal gardens, and retail.&nbsp;

The 17-storey building is a masterclass in adaptive re-use, with the existing commercial building’s façade, shell and internal structure to be retained, before high-end residences are built from the ground up in a newly built Albert Park facing addition to the building.&nbsp;

Interiors will bring together three metre high ceilings with waffle concrete in some spaces, natural timber, granite and Australian materials, culminating in crafted, generous and considered spaces that are defined by authenticity.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Melbourne’s property market growth is currently led by apartments. The push for residential towers on the fringe of Sydney&#39;s most central park continues.

Chinese-Australian billionaire Hui Wing Mao is the latest to file plans overlooking Hyde Park in the middle of the Sydney CBD.

&nbsp;Mao&nbsp;is aiming to demolish the two office towers at 175 Liverpool Street, which he bought for&nbsp;$390 million in 2014, and create two residential towers, which will home 289 apartments across both 118 metre buildings.

Mao, who heads the Shanghai-based Shimao Group, always had plans to redevelop the commercial space into apartments, with the proposal also set to include the renewal of the existing pocket park to the south of the site.

The two 36-storey mixed-use towers will be separated with a through site link and a newly developed public open space, in addition to over 11,000 sqm of retail and commercial space, which will be located in the lower six levels of the tower and in the basement.

Following the second-round deliberations, the Jury selected by unanimous vote the&nbsp;<a aria-label="Bates Smart - opens in new tab" data-uw-rm-brl="false" data-uw-rm-ext-link="" data-uw-styling-context="true" href="/architects/bates-smart" target="_blank" uw-rm-external-link-id="https://www.urban.com.au/architects/bates-smart$batessmart">Bates Smart</a>&nbsp;scheme as the winner.&nbsp;

The Jury praised the scheme for its more solid fa&ccedil;ade response, with the widened masonry frame providing additional depth in the fa&ccedil;ade, reducing the tendency for the project to appear as a dark, glazed box and improving its passive solar control.

&ldquo;Our aim is to build respectfully and quietly in the context of the War Memorial; neither replicating its materiality &amp; detail, nor negating them, but rather being a responsible supporting element in the of composition with the Memorial, and a complimentary backdrop,&rdquo; Bates Smart noted in their design application.

The scheme was also praised for its response to the ground plane, providing a successful through site link and Urban Room that responded to the wind issues on the site, and provided a useable space.

The Urban Room will incorporate an interpretative public artwork by Yhonnie Scarce, located off Liverpool Street, providing a connected, formal entry to the residential towers, as well as sheltered outdoor dining spaces and connection to the renewed pocket park.

&ldquo;Scaled to respond to the War Memorial it honours the historic sequence of spaces on the Memorial axis by extending it across our site to Surry Hills.&rdquo;

Bates Smart said their primary intention was to respect the axial symmetry of the War Memorial and Hyde Park, which led them to design a pair of identifcal towers framing the Memorial Axis.

&quot;To respect the primacy of the Memorial we designed a &lsquo;quiet&rsquo; building free from visual distractions and unnecessary formal manipulation, that would not distract from the visual prominence of the memorial,&quot; the statement read.

&quot;Finally, we have created a civic architecture that respects the formality of Memorial and the Hyde Park axis; and indeed Hyde Park itself, as one of Sydney&rsquo;s greatest urban rooms.

&quot;Recalling the War Memorial&rsquo;s stately materiality and paired back simplicity, we developed a recessive palette of honed and polished precast concrete and brickwork, with bronze metallic detailing. Using the elemental simplicity of a column &amp; lintel frame as a unifying language, the finishes adjust to the contrasting urban conditions.

&quot;The frames vertical proportions reference the Memorial&rsquo;s scale and proportions and the towers terminate on the skyline in an open air loggia, balancing the compositions symmetry in a civic celebration of Hyde Park&rsquo;s axis.&quot;

There&#39;s been a boom over the last 12 months around the leafy Hyde Park, with the supply of prime&nbsp;new CBD&nbsp;apartments not keeping up with the demand.

Currently selling&nbsp;is 111 Castlereagh Street, which sits just off Hyde Park, and Castle Residences, down the road at the other end of the park.

In the last year there&#39;s been plans submitted by Deicorp for their redevelopment of the Polding Centre, and Central Element has plans for a $100 million, 53-apartment tower to replace the 16-level Hyde Park Inn Hotel.

Last year the alternative asset manager&nbsp;<a aria-label="Fife Capital - opens in new tab" data-uw-rm-brl="false" data-uw-rm-ext-link="" data-uw-styling-context="true" href="/developers/fife-capital" target="_blank" uw-rm-external-link-id="https://www.urban.com.au/developers/fife-capital$fifecapital">Fife Capital</a>, led by Allan Fife, submitted plans for a 17-level tower to&nbsp;sit alongside a heritage-conscious redevelopment of the George Bosch Chambers and St James Hotel&nbsp;building that has stood since the 1920s.

The development of two lots,&nbsp;114-120 Castlereagh Street and 139 Elizabeth Street, will see just 26 apartments built, only starting from level 10, with the rest of the building being commercial.

Sydney CBD's residential push continues with new Hyde Park dual-tower development plans

Boutique Sydney&nbsp;developer Central Element, who are behind the luxury Neutral Bay apartment development Pienza, has lodged plans for the construction of a 19-storey mixed-use building on the fringe of Hyde Park.

There will be&nbsp;three retail tenancies at lower and upper ground floor levels, with 53 residential apartments above.

The plans involve the amalgamation of two lots at 262-266 Castlereagh Street and 271-279 Elizabeth Street, which will see the site area come to around 875&nbsp;sqm.&nbsp;

The subject sites are currently occupied by a vacant four-storey commercial building as well as the&nbsp;16-storey Hyde Park Inn hotel.

Central Element were granted special dispensation to forego the standardised&nbsp;design competition after engaging with Pritzker Prize-winner Glenn Murcutt and the respected architecture firm Candelapas, the latter also designing Shanghai Development Group's&nbsp;<a href="/buildings/castle-residences-sydney-116-castlereagh-street-sydney">Castle Residences</a>&nbsp;down the road.

The apartment design has been considered throughout the development to ensure that future layouts remain universal and flexible. Living rooms will be typically located on the façade adjoining the inset balconies, which allow for solar access. Further internal apartment areas and room sizes generally exceed the ADG requirements, with the one, two, three and four-bedroom apartment configurations outlined. &nbsp;

The apartments will feature&nbsp;generous private open space with views to the park and city, as well as spacious, open-plan living areas&nbsp;and well-designed communal open spaces.

“The development will provide housing opportunities within proximity to employment opportunities, major transport routes and community facilities in the City of Sydney,” Murcutt and Candelapas noted in the submission.

Sydney's Castle Residences: A rare location on the doorstep of Hyde Park

The Castle Residences just off Hyde Park is set to be one of Sydney&#39;s most exciting developments to be completed this year.

The luxury $380 million is being developed by United Development Sydney and will be their&nbsp;flagship mixed-use residential/hotel project in Australia.&nbsp;

The project, currently under construction by Hutchinson Builders and nearing its topping out stage,&nbsp;will have 131 apartments, a mix of studio, one, two and three bedroom units across levels 11 to 36. The first 11 levels will be part of the hotel.

Prices start from $1.24 million&nbsp;and range&nbsp;up to $ 20mil for a penthouse.

Urban has taken a look at the project and picked out five of its stand out features.

<h2>1. Its unique facade</h2>

The unique design sees the 36 floor residential tower cantilevered above the heritage building Porter House, which is being restored as part of the redevelopment of the site.

Rich in history, Porter House dates back to the mid 1870s and formerly homed the tobacco factory&nbsp;Dixson &amp; Sons. The rare surviving example of a commercial Victorian building&nbsp;features a sandstone facade, sash windows, original pressed metal ceilings and marble Art Deco stairs.

It makes for a welcome entry, adjacent to St George&#39;s Free Presbyterian Church and Scientology House.

<h2>3. The Architect</h2>

Castle Residences have been designed by the award-winning architect Candalepas and Associates, who are responsible for The Surry and Pelican Street Apartments, both in Surry Hills, as well as the QT Hotel in Melbourne and Perth.

Candalepas and Associates also handled the renovation of the Hellenic Club, just up the road from Castle Residences on Castlereagh Street.

<h2>4. The Design</h2>

The apartments have been compared to those you&#39;d find in New York&#39;s metropolitan hub of Manhattan.

The slick interiors&nbsp;combine classical and modern design elements, designed in&nbsp;concert with the external architecture. The subtle curve of countertops, etched mirrors and cabinetry echo the Porter House&rsquo;s scalloped windows, with unimpeded views of Hyde Park&rsquo;s verdant canopy.

Natural materials have been used throughout, with&nbsp;pale limestone, oak timbers, graphite and bronze used throughout the interior.

The apartments feature a Miele-kitted entertainers kitchen which meets the open plan living space, leading to a landscaped private balcony. Hyde Park, Sydney trophy apartment listed for $5 million

A number of recent deals have highlighted that project tenants have been active in securing office accommodation in Sydney, according to Ray White.
Hutchinson Builders was one of the latest tenants to lease project space, having secured an office of approximately 171.5 sqm in ‘as is’ condition at Level Six, 104 Bathurst Street.
The building near Hyde Park was known as International House.
The initial lease term was 18 months and typical gross effective rents for similar unrenovated suites were circa. $500psqm p.a. to $600psqm p.a.
The tenant was to provide an internal fit-out including offices and plumbed kitchenette to accommodate an administrative team for a nearby project.
The deal was negotiated by Ray White Commercial South Sydney's John Skufris - on behalf of a private owner.
“Stowe Electrical and Fredon Air both also leased offices at 75 King Street, just north of Town Hall to use as project space, and we've been contacted directly by two other project tenants with immediate short-term leasing requirements,” Mr Skufris said.

$250 million worth of apartments sold in King & Phillip Residences, Sydney

Construction will begin on an open plan cafe in Sydney's Hyde Park South this year.
Lord Mayor Clover Moore said the new café will be set back to allow better access and lines of sight to the park and recently upgraded ANZAC war memorial.
“Hyde Park is Australia’s oldest park and one of the most culturally and historically significant public spaces in the country,” she said.
“The Transport for NSW upgrade of Museum Station has coincided with our major improvement works on the ANZAC War Memorial, Pool of Reflection and the park path network.
“As part of the agreement between the City and Transport for NSW, we’ve committed to building the café, and we’re thrilled the stunning design is consistent with the heritage setting of Hyde Park and Museum station.
“These combined works will enhance Hyde Park’s status as an urban oasis and make it a more attractive place to visit for the 1.2 million people who live, work or visit the city daily. 
The project includes two unisex toilets with one accessible to park users, seating for around 90 people, a lift lobby with new paving, more accessible routes from Museum Station to the Anzac War Memorial, new garden beds, retaining walls and stairs; and paving in the café and station surrounds.
