The Eveleigh brings house-like apartments to Broadbeach

A long-stalled Campbelltown development site is back in play, with new plans for 139 apartments set to supersede a mixed-use scheme approved almost a decade ago but never built.

The new proposal for 28 Cordeaux Street would deliver 116 market and 23 affordable apartments in a part 14-storey building, bringing a substantial new project into a Campbelltown market where new apartment supply remains limited.

Plans have been filed over the 3,092 sqm corner site at Moore-Oxley Street, around 600 metres from Campbelltown Railway Station and the city-centre retail core.

The site already carries a mixed-use residential approval dating to 2016. Doroch Architects has now been engaged on a larger replacement scheme, which is progressing as a State Significant Development Application following a Housing Delivery Authority determination in August 2025.

The apartment mix comprises 39 one-bedroom, 72 two-bedroom and 28 three-bedroom residences. Two-bedroom apartments make up just over half of the project, while three-bedroom homes account for 20 per cent.

Of the 139 apartments, 23 will be delivered as affordable housing under the in-fill affordable housing provisions of the Housing SEPP. The affordable component represents 15 per cent of the residential gross floor area and will be managed by a registered Community Housing Provider.

Doroch has sought to break the scale of the building into two distinct elements, with a masonry podium of around four storeys establishing the street edge before the residential tower steps back above.

The corner position has shaped that approach. Cordeaux Street faces toward the commercial and civic centre, while Moore-Oxley Street leads into the lower-scale residential neighbourhood to the south, and the design verification report describes the site as "bridging the commercial core to the north and established residential areas to the south."

The podium will be expressed predominantly in face brick, while the upper levels shift to brushed and grooved concrete cladding with darker metal detailing. Recessed sections, deep balcony edges and landscaping break down the upper form, with an approximately 11.8-metre setback to the northern boundary addressing the adjoining St Peters Anglican School.

Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

First look at MAYD's North Kirra mixed-use precinct

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Grand Rêve introduced larger, house-like apartment layouts and premium inclusions including Wolf and Sub-Zero appliances to the Castle Hill market.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

More than 80 per cent of the apartments will occupy corner positions, with Turner responsible for both the architecture and interiors.

ASX-listed Lantern Hotel Group is set to test Queensland’s regional market, with plans to sell the Central Hotel in Bundaberg as part of its divestment strategy.
The property would be sold via an expressions of interest campaign closing July 14. 
The hotel is on a 1,017 sqm landholding in Bundaberg CBD, and operated under a 3 am liquor licence. The hotel also includes 14 Gaming Machine Authorities.
The move to sell the Central Hotel in Bundaberg was in line with the firm’s strategy to divest non-core assets and focus on its NSW portfolio, said Lantern’s chief executive John Osborne. 
“The Central Hotel has been a passive investment for Lantern and is subsequently superfluous to our current business model,” Osborne said. 
The Central Hotel is being offered as a going concern, including both the business and property components. 
The listing follows a flurry of deal activity by Lantern, with the group recently placing the Cairns Courthouse Hotel on the market, apart from three successful hotel deals over the past nine months.

Trinity Bar, Surry Hills sells at $8.5 million

Patrick Gallagher and John Daly have sold PJ Gallagher’s in Leichhardt for $14.5 million to the hotelier Peter Walker.
Situated on the corner of Norton Street and Parramatta Road, it was the first venue co-owned by Gallagher and Daly.
It has been sold to raise capital for a larger as yet undecided joint project.
Gallagher and Daly completed a three-year, $2 million renovation on the hotel last year. The hotel also has 28 gaming machines and a 5am trading licence.
John Musca, national director of JLL Hotels &amp; Hospitality handled the sale.

The sale concludes an international expressions of interest campaign to find a buyer, which was run by Ray White Hotel's Andrew Jolliffe.
Constructed in 1938, The Australian Hotel was one of four pubs included within the original Carlton United Brewery site. 
The purchase includes the original hotel building located at the corner site of Broadway and Abercrombie Street as well as three heritage terrace houses fronting Abercrombie Street. 
Frasers Property and Sekisui House Australia are partners on the award-winning Central Park development at the former Carlton &amp; United brewery site, which is set to house 5,000 new residents once completed.
The purchase of the Australian Hotel by hotelier Bruce Solomon and renowned chef and restaurateur Matt Moran of Solotel Hospitality Group sees the continuation of the trend of experienced operators taking their products to new areas of Sydney.
"Both Bruce and Matt have enjoyed considerable success in both Sydney and Brisbane through their ARIA, CHISWICK and Opera Bar businesses to name but a few, and we anticipate their hospitality prowess will again deliver the dynamic Chippendale area with another flagship drawcard upon completion of their Australian Hotel project," said Jolliffe.

Solotel buys historic The Australian Hotel at Sydney's Central Park

The Novotel Melbourne on Collins and the new fashion and dining precinct, St Collins Lane, is up for sale with expectations of $500 million through an expressions of interest campaign.
The hotel and retail component are offered individually or in-one-line.
The Novotel Melbourne comprises 380 guest rooms, conferencing facilities, restaurant and bar, while the soon-to-be-completed St Collins Lane on the famous Collins Street will offer more than 9,000 sqm of GLA across four floors (plus a mezzanine level).

Novotel Melbourne and Collins St retail centre expected to sell for $500 million

The heritage-listed Terminus Hotel on the corner of Harris and John Streets, Pyrmont, has been sold by Auswin TWT for around $5 million.
The purchaser identity remains confidential. Justin Hemmes inspected but it seems decided, notwithstanding its exterior, it would not to be an addition to his ‘Ivy’ stable.
Zoned B4 Mixed Use, the hotel provides an opportunity for multiple bars, dining and accommodation options.
It was sold by Andrew Jolliffe of Ray White Hotels Australia and Steven Tsang and James Aroney of JLL Sales and Investments NSW.
Mr Jolliffe said the successful purchaser identified with the significant character of the property, and is understood to be considering a number of uses, including the reactivation of the licensed premises.
Mr Tsang said more than 60 private inspections were conducted with hoteliers, developers, owner-occupiers and community groups.
It was long owned the Wakil family.
Auswin TWT will still retain the 2,300 square metre carpark on the south-western side of the hotel where it plans to develop luxury terraces. Auswin TWT is also awaiting approval of a DA for a prestigious mixed-use development at nearby 495 Harris Street Ultimo which will contain 210 apartments and ground floor retail/commercial space. 
The <a href="https://www.propertyobserver.com.au/https://digitalcollections.anu.edu.au/handle/1885/9134" target="_blank">Terminus Hotel </a>is two storeys and sits on a 493 square metre site with a gross floor area of 543 square metres. 
Built in the early 1900’s Federation Style, the hotel was originally called <a href="https://www.lostcollective.com/gallery/1603-terminus-hotel/" target="_blank">The Cooper’s Arms Inn</a> but took its current name in 1911 in reference to the tram service which terminated on Jones Street.
The hotel retains many original features including the red brick façade and the distinct parapet skyline detailing. Despite remaining uninhabited for the past three decades, the interiors maintain the charm of a bygone era with their metal ceilings and ornate floor and wall tiling.

Pyrmont's heritage-listed Terminus Hotel sold

The historic Trinity Bar in Sydney's Surry Hills is being brought to the market for sale via an expressions of interest campaign.
It will be the first time in 20 years that the asset has been offered publicly for sale. 
Dating back to 1882, the hotel is an example of Victorian free classical style. It has undergone several modifications since its construction- most notably during the 1920’s by the former Tooth and Co brewery in the Inter-war style, according to the hotel's website.
Trinity Bar originally traded as ‘Somer’s Hotel’, the first of many titles including ‘Hotel Victoria’, ‘Surry Hills Inn’ and more recently ‘The Elephants Foot’. It has operated as Trinity Bar since 1998.
Daniel Dragicevich and Ben McDonald of CBRE Hotels are handling the campaign on behalf of Ray Reilly.
“Opportunities to acquire inner city freehold hotels of this calibre are becoming increasingly rare as hoteliers compete with buyers from various other segments for prime properties. The Trinity Bar definitely fits into this profile," said Dragicevich.
The national EoI campaign will run till May 12 and CBRE expect a mix of commercial property investors and traditional hoteliers to compete for the asset.

Property developer Sunland Group (ASX ) has acquired the popular 3-star Greenmount Resort in Coolangatta on the Gold Coast's southern beaches for $26 million (plus GST), the company said in a regulatory announcement.
The beachside property adjoining Greenmount Highland was bought as a going concern and the deal is expected to be complete by December this year. It will continue to operate as a resort pending future Council planning approvals, the announcement said.
The resort has 151 rooms and is a stone's throw from the Greenmount and Rainbow Bay beaches. It is also close to Coolangatta's retail and restaurant precincts and is 3.7 km to the Gold Coast airport.
"We see great opportunity on the southern Gold Coast, where the surge in urban renewal and investment is accompanied by a collective understanding that preserving the vibrant village atmosphere of these communities is fundamental to their success," said Sahba Abedian, managing director of Sunland.
“Our vision for this landmark site is to conceive an architectural outcome which complements the existing scale, character and beauty of Coolangatta, while contributing to its ongoing renaissance.”
There has been speculation that a new owner could demolish the old resort and create room to build two or three new buildings, adds the Courier Mail.
Sunland said earlier this year it had spent $40 million in site acquisitions through its first half, while reporting a dip in first-half profit to $3.2 million after taxes.

Sunland Group buys resort in Coolangatta for $26 million

The Alto Hotel in Melbourne's Bourke Street has found a new owner in a private Chinese investor.
Alto is Australia’s only 6-Star NABERS rated hotel.
It has won several tourism awards, including Conde Nast, Qantas, Trip Advisor, RACV and Tourism Victoria.
The hotel, which opened in 2006, comprises 50 rooms across six floors.
The CBRE listing CBRE sold via an international expression of interest at an initial yield of 4%.
The hotel was sold for about $19 million, according to the Australian Financial Review.
The freehold property is on a long term lease, with options until 2042.
The site was originally developed as the Railways Hotel around 1860, before being purchased by the Victorian Railways Union and demolished to construct its head office in 1914.
“This sale is further evidence of strengthening appetite levels for premium accommodation assets from Asian investors who consider Australia an attractive investment landscape,” said CBRE's Joseph Du Rieu, who helped broker the deal.

Melbourne's Alto hotel changes hands

Melbourne's historic Collingwood venue, from where the Barley Corn Hotel operated for about 140 years, is to be auctioned on November 12.
The <a href="https://www.realcommercial.com.au/property-retail-vic-collingwood-501731182" target="_blank">177-181 Johnson Street</a> address comprises the former Barley Corn Hotel, currently a 100-bed backpackers hostel.
Set on a 558 square metre site, the property has frontages to Johnston Street, Harmsworth Street and Little Francis Street. 
It has been listed by Michael Taylor and Tom Maule of Teska Carson, which is marketing the property. 
"The three-street frontages provide flexibility for any development, while the current lease provides a handy income stream during planning and permit application stages,’’ Taylor said.
The property will be sold subject to a three-year lease from April 2014 to The Barley Corn Pty Ltd with a further three-year option at a current rental of $88,209.49 per annum.
"Collingwood was once known as a working class area but it has been through a significant gentrification process in recent years with a number of new developments driven by a huge upsurge in popularity," Maule said.
Collingwood is one of the oldest suburbs of Melbourne and has several historical buildings.
The sought-after location is just 1.5 kilometres to the Melbourne CBD.
