Developers and apartment buyers have a narrowing window of opportunity before Brisbane's Olympic infrastructure pipeline begins competing directly with residential construction, pushing up costs, tightening labour supply and making new projects increasingly difficult to deliver.

While Brisbane's apartment market continues to benefit from strong population growth and limited housing supply, industry research suggests the years leading up to 2027 could prove to be the most important period for developers looking to secure builders and buyers hoping to purchase before the next wave of price increases.

A new Colliers report, Brisbane 2032 Olympic and Paralympic Games: Creating Solutions, highlights the scale of the challenge. While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.

The broader construction pipeline paints an even clearer picture.

Construction Skills Queensland's Horizon 2032 report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.

The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.

Colliers Queensland Residential Director Andrew Scriven said the convergence of these projects is creating a clear window of opportunity for both developers and buyers.

"From 2027 onwards, the market will shift dramatically," Scriven said.

"Labour will increasingly be locked into government-led infrastructure and Olympic projects, which means private residential developments will face higher costs and tighter margins. The developers who move now are the ones most likely to get projects off the ground."

Scriven said the same dynamic would also affect buyers, with fewer apartment projects expected to launch once construction capacity tightens.

"If you're looking to change your lifestyle over the next five years, now is your window of opportunity to buy."

Developers are already positioning themselves ahead of that window.

Following the success of Monarch at Toowong, Consolidated Properties is preparing to launch two new Brisbane apartment projects in the second half of 2026. They include <a href="https://www.apartments.com.au/new-apartments/gloriette-30-bedivere-street-yeerongpilly-qld-4105">Gloriette</a> at Yeerongpilly Green, a 25-storey tower within one of Brisbane's key Olympic precincts, and <a href="https://www.apartments.com.au/new-apartments/castile-47-skyring-terrace-newstead-qld-4006">Castile</a>, a recently approved 25-storey riverfront development at 47 Skyring Terrace in Newstead.

Hutchinson Builders will deliver both projects, with early works already underway at Yeerongpilly and Newstead expected to commence later this year.

The timing comes as Brisbane's fundamentals continue to strengthen, with strong interstate migration, population growth and vacancy rates remaining below 1.5 per cent.

Colliers Queensland researcher Pragya Sharma said Greater Brisbane is forecast to require around 40,000 new apartments between 2021 and 2031.

"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.

"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."

Inter-generational living drives demand for COMO’s dual key apartments as housing pressures reshape buyer priorities 

Builder-developer&nbsp;<a href="https://www.apartments.com.au/developers/ceerose">Ceerose</a> has doubled down on its Leichhardt ambitions, lodging its second State Significant Development Application (SSDA) in the suburb in the last six months.

Their newest proposal seeks to transform a former industrial precinct into a new residential community centred around the adaptive reuse of one of the site's heritage warehouse buildings.

The new project, on a 6,930 sqm block at&nbsp;<a href="https://www.apartments.com.au/new-apartments/40-76-william-street-leichhardt-nsw-2040">40–76 William Street</a>, will bring more than 200 apartments to a suburb that has seen little to no new supply in recent years. It follows Ceerose's late 2025 SSDA for a mixed-use apartment project on nearby Parramatta Road, signalling the developer's growing investment in Sydney's Inner West.

Ceerose Founder Edward Doueihi told Apartments.com.au the developer’s long-standing presence in Leichhardt and the Inner West had given it a strong understanding of how the area has evolved and where its future opportunities lie.

“Ceerose has had a long-standing presence in Leichhardt and the Inner West, giving us a unique understanding of the area’s evolution and future potential,” Doueihi said.

“Having delivered projects throughout the region, we have witnessed the suburb’s transformation first-hand and understand the opportunities for its continued growth.”

Doueihi said that understanding also informed the planning process, with a comprehensive Stakeholder Engagement Outcomes Report prepared before the application was lodged.

He said the delivery of additional housing would also play an important role in supporting the revitalisation of Norton Street and the Italian Forum.

“By increasing the local residential population, the development is expected to strengthen demand for local businesses, encourage further investment, and help restore the vibrancy that made the precinct a thriving destination in the early 2000s.”

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the redevelopment would involve the demolition of four existing industrial buildings while retaining and adaptively reusing the site's most significant warehouse. The retained structure would anchor a new residential precinct comprising five interconnected buildings arranged around a large central landscaped courtyard, with heights stepping from five storeys along the surrounding residential streets to 11 storeys at the William Street corner.

According to the Architecture Design Report by Woods Bagot, the proposal "seeks to create a residential village centred around a generous green heart while celebrating the site's industrial heritage through the adaptive reuse of the existing warehouse building."

The development would comprise 203 apartments, with 188 proposed as build-to-sell residences, alongside 15 affordable housing apartments.

Rather than treating the retained warehouse as a standalone heritage object, Woods Bagot has sought to weave the site's industrial history throughout the masterplan. The proposal retains the north and west facades of the landmark corner warehouse, while new buildings reinterpret the site's brick-and-steel industrial language through their material palette and architectural expression.

The design is organised around what Woods Bagot describes as a "green heart", a landscaped communal open space that reinstates the leafy character removed when the site became an industrial storage facility. A new pedestrian laneway running through the site would improve permeability between William, North and Francis streets, linking residents through landscaped public spaces while activating the ground plane.

Residents would have access to communal gardens and shared recreation areas distributed throughout the development. Sustainability has also been prioritised, with the project targeting an average 7.9-star NatHERS rating. Proposed initiatives include rooftop solar generation, rainwater harvesting, passive solar design, naturally ventilated lobbies, extensive cross-ventilation and the reuse of existing building fabric to reduce embodied carbon.

The adaptive reuse strategy became a defining feature of the application after heritage investigations found only one of the site's industrial buildings could feasibly be retained. The Heritage Impact Statement concludes that preserving the key warehouse façades while referencing the site's industrial character throughout the new development provides an appropriate balance between renewal and conservation.

"Retention and adaptation of the site buildings has been explored but found not to be feasible except for the tallest building, whose street facades will be retained," the heritage report states.

"The proposed building will interpret the brick and steel character of the subject site, including reuse of some components and construction of a large 'sawtooth' structure in the proposed open space."

The William Street site is located around 300 metres from Leichhardt North Light Rail station and a short walk to Norton Street's retail, dining and hospitality precinct. The surrounding area has increasingly become a focus for urban renewal given its proximity to public transport and the Parramatta Road corridor.

An iconic hotel in Maitland in NSW’s Lower Hunter Valley is up for auction on June 15. 
The Family Hotel is at the northern gateway to the Maitland CBD.
The two-story hotel sits on a large site of 2,136 square metres. 
The hotel is easily recognisable with its pitched roof and overhanging verandahs, says its description.
Built in 1860, the pub is believed to have a resident ghost, was supposed to be the scene of a murder, has a hidden attic still furnished with original furniture and a ballroom with a sprung dance floor, according to the Maitland Mercury.

Mackay Grande Suites, a 4.5 star hotel in central Queensland, is set to come to the market through CBRE Hotels.
The hotel has been marketed by several agencies over the past three years but now the ownership has been placed into administration.
The companies, directed by John Cowley, went into administration earlier this year and were also listed earlier this year with expectations of $30 million, according to the Northern Star.
Mackay Grande Suites has a site area of 2,029 sqm, and the seven-story building comprises 91 rooms, a bar and bistro, swimming pool, 45 electronic gaming machines and other amenities.
It has internal access to the adjoining Centrepoint Shopping Centre.
According to the brochure, the hotel has a  strong cash-flow business with diverse income streams and is being offered with vacant possession.

Although the decline of the resource sector in 2012/13 hit the economies of Mackay, Gladstone and Emerald, there has been renewed investor interest and activity in the Mackay region due to the recent announcement of the proposed $22 billion Adani Carmichael project, the approval of the $555 million Mackay Ring Road infrastructure project and the resurgence in major industries including agriculture and mining, says CBRE.
Added to that, in 2016, sugar prices surged to the highest level in four years, while the mining sector also recovered with mining services companies benefiting from increased production due to higher coal prices. 
Tourism in the region has also risen off the back of extensive tourism campaigns and the record low Australian dollar.
All these factors are expected to drive the recovery in the Mackay economy in the short to medium term, according to CBRE, and the acquisition of the Mackay Grande Suites could be counter cyclical opportunity. 
The agency also says that “it is not unlikely that the asset will be sold below replacement value”.

It’s the 22-room Wollongbar Motel, which is run by a private operator, along with a house next door on the road out of Byron near the abandoned railway line.
The listing agent Blake Goddard from JLL Brisbane said the site was already receiving buyer inquiry from Sydney and Brisbane developers.
Matthew Hogg said he was selling to focus on other investments in Melbourne.
The site is tipped to fetch more than $10 million.
The 4542-square-metre site at 17-21 Shirley Street has a development approval for 17 luxury apartments.

Byron Bay's $10 million plus beachfront offering

Sydney artisan jewellery designer Rosemary Luker and her tree surgeon partner Russell Freeman have dropped the asking price of Mallacoota's Karbeethong Lodge.
The historic 1903 residence now comes with $1.35 million plus hopes - down from $1.8 million - as the pair try and trigger a sale through Unique Estate's Nicolette van Wijngaarden.

A Brisbane pub asset that figures in the top 10 gaming hotels in Queensland is up for sale for an expected $30 million.
The hotel has hit the market amid a backdrop of high-profile hotel transactions in 2016, with the most recent being the Colombian Hotel in Sydney for about $20 million.
Ray White’s Andrew Jolliffe and CBRE's Glenn Price have been appointed to sell the large-format Acacia Ridge Hotel in Brisbane's South West Corridor. 
Joliffe has been instrumental in other prominent hotel deals in NSW such as Parramatta's $60 million Albion Hotel and The Colombian Hotel. 
According to him, market thirst for A grade freehold property such as the 18,450 sqm Acacia Ridge Tavern site remains unquenched. 
"We've seen the depth of the market tested several times this year in gateway cities across the Australian East Coast, and the almost invariable result has been that high quality assets which enjoy a confluence of both scale and opportunity remain compelling and commensurately sought after by well-informed capital,” said Jolliffe.

The Acacia Ridge Hotel is regarded as one of the most sought after hotel properties in Queensland, and recently underwent a renovation. It has figured consistently in the state’s top 10 gaming hotels ranked by profit. 
It has 45 gaming machines, a large format drive-through bottle shop, bars and conference facilities as well as a 34-room accommodation centre.
The hotel will be sold through an expressions of interest process ending late October. It is expected to draw wide investor interest.
The Commonwealth Games in 2018 are an added boost, said Joliffe.
“We are bringing to the market a prime 18,740 sqm commercial property holding, set upon a major arterial road and which has historically generated significant annual profit.”
The hotel was bought by Sydney investors Peter Calligeros and Stephen Farley for $16 million in 2014, according to the Australian Financial Review.

Brisbane’s Acacia Ridge Hotel hits the market with $30 million expectations

The Peppers Airlie Beach resort in North Queensland is on the market through an expressions of interest closing Thursday 20 October with price estimations between $15 million and $17 million, according to reports.
The resort, 9A Hermitage Drive Airlie Beach offering includes 56 self-contained freehold strata titled 1, 2 &amp; 3 bedroom apartments and 3 x 4 &amp; 5 bedroom villas with ocean views.
The receivership sale will be handled by CBRE Hotels and PRD Nationwide Airlie Beach on behalf of McGrathNicol.
Features of the property include Management Letting rights business for up to 106 apartments in the complex, resort facilities such as infinity swimming pool, gymnasium and Endota Spa.
CBRE agent Wayne Bunz said there was already significant interest in the area, pointing to the recent sale of Club Croc, Daydream Island and South Molle Island. 
"We have been inundated with enquiries for leisure assets of late, particularly from mainland China," he said. 
"Investors are looking to enter key leisure markets and capitalise on their potential for future growth, particularly in light of the softening Australian dollar, which is creating favourable market conditions for the local tourism market."
The $80 million resort was developed in 2009 by Josh Thompson's Latitude Development Group, which was placed in the hands of receivers McGrathNicol in March, according to the Australian Financial Review.

Fitzroy Island Resort off Cairns in Far North Queensland has been listed for sale amid surging growth in the region’s tourism sector.
Resort Brokers Australia will launch a six-week international campaign to sell the Fitzroy Island Resort tourism business.
The resort, the only one on the 339-hectare National Park island, is owned and operated by a Darwin-based property development and management group headed by Doug Gamble.
The family company, whose interests also include Darwin’s Crocosaurus Cove attraction, bought the property in 2010 as a partially built upscale resort fallen victim to the GFC.
Since then, they have painstakingly developed the resort, which covers 4.312 hectares with a 440-metre beach frontage to Welcome Bay on Fitzroy Island, 30 kilometres south-east of Cairns, within the Great Barrier Reef Marine Park.
Offered now for the first time since opening in 2011, it includes a 102-room 4.5-star resort hotel, multiple food and beverage outlets, conference and wedding venues, leisure facilities, dive shop, general store and mooring facilities.
Also part of the sale is a 190-seat high-speed catamaran ferry service, the ‘Fitzroy Flyer’, operating three services daily (45 minutes to the island) and packaged day tours from Cairns.
Resort Brokers Australia managing director, Ian Crooks, national sales manager Trudy Crooks, and FNQ senior broker Shane Mullins have been appointed with offers due Thursday, October 27.
“This is a rare and valuable tourism asset in one of the most desirable destinations on the planet, so we can expect substantial interest from both local and international buyers including large hotel operators and investors,” Ms Crooks said.
“Not only is this near new property already generating a steady and growing income, projected to exceed $2.7 million in FY17, it comes with outstanding growth opportunities and genuine barriers to entry from outside competition.”
Fitzroy Island Resort is selling with development approvals and plans for future stages, including up to 75 more rooms, and extensive infrastructure including a water supply spring, dam and pipeline on title, sewerage treatment and power plants, and staff accommodation.
Figures from Tourism Tropical North Qld (TTNQ) point to recent record growth for the region.
Domestic visitors grew 33.5 per cent to 2.2 million with a 35 per cent rise in expenditure to $2.4 billion for the year ended March 2016.  Domestic visitor nights rose 19% to 10.5 million.
International visitor expenditure was $1.1 billion, an increase of 13 per cent, and total international visitor numbers grew 11 per cent to 830,000.
Fitzroy Island Resort enters the market on the back of heightened investment interest in the Great Barrier Reef, hot on the heels of the recent sale of the South Molle Island resort in the Whitsundays to Shanghai-based China Capital Investment.
CCIG had earlier bought the nearby Daydream Island resort, where it is undertaking a major redevelopment, while another major Chinese company, White Horse Group, bought Lindeman Island in late 2012.
“We’re seeing a new wave of investor interest including the redevelopment of Hayman, planned expansion of Hamilton, and redevelopments on Daydream, Lindeman and Brampton islands,” Ms Crooks said.
“But while that activity is happening in central Queensland, Fitzroy Island Resort is the only island opportunity in Queensland’s tropical north, with proximity and easy access to the major international gateway of Cairns Airport.”
