Melbourne developer Spacious Group has completed Voyage Altona, one of the closest new apartment developments to Altona Beach.

Off the plan purchasers have started moving into the 49-apartment project on Pier Street, with the remaining move-in-ready one-, two- and three-bedroom apartments starting from just over $500,000.

Gold Coast City Council has approved Lýon Residences, a 32-level tower that will deliver 178 two and three-bedroom apartments across a prominent corner site at 8-10 Acacia Avenue and 25-27 Oak Avenue.

The approval comes as developers continue to invest in premium lifestyle-driven apartment projects on the Gold Coast, where owner occupiers are increasingly prioritising amenity as much as apartment size and location.

Homecorp Founder and CEO Ron Bakir said Budds Beach provided the ideal location for the company's latest luxury apartment project.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. Byron Bay property markets starting to decline: HTW National Property Clock

Darwin has experienced a few tough years and the weakening trend continued into 2019, according to a recent Herron Todd White (HTW) residential report. 
"The peak of the market (2013-2014) which was mainly inflated by the Ichthys gas project was going to end at some point and we are now experiencing the aftermath," the valuation firm said. 
"Since the start of the year, we have seen declines in both sales and median price for all suburbs across Darwin (REINT).
"All markets have been hit, from residential to commercial, dwellings to units and the suburbs of Parap to Darwin River." 
The weak market has been foreseen for some time now and it is now believed that home owners are coming to the realisation that their homes are not worth what they perceive.
The report notes this has been a difficult process and caused stress throughout the market and wider economy.
"We have seen some big reductions, especially in the Darwin CBD," the valuation firm added. 
There has been a 40% fall in the median unit and townhouse price from $565,500 in March 2015 to $330,000 in March 2019, according to the REINT.
Also looking Palmerston way, the suburb Moulden has experienced some big reductions; recent analysed sales of dwellings show a drop in the order of 30% or more from 2013/2014.
"Be that as it may, we should not be discouraged by the current state of the market," the HTW report said. 
"Unfortunately, it is a reality that we are seeing some heavy reductions but to put things into perspective, we need to take a look at Australia as a whole."

According to the Australian Bureau of Statistics (ABS), the latest release shows new lending for investment dwelling in Australia is at its lowest since 2011.
Additionally, lending for purchase or construction of a new home in Australia has fallen to its lowest level since 2013.
Lending to households has decreased year on year by 17.8% in the Northern Territory (ABS). 
Victoria and New South Wales have also both dropped year on year, 15.4% and 18.9% respectively.
There has been a downturn in nearly all states, with the only exception being Tasmania.
"The silver lining is that we are now in a period of market affordability; the dream of owning a home or unit is now realistic for Territorians," the valuation firm said.
"As mentioned earlier, we are seeing home owners slowly accepting the very weak property market. This is reinforced by looking at the recent statistics for the northern suburbs.
"Although sales are decreasing, we are seeing prices stabilising to only minimal decreases.
"It is only our opinion and we can only speculate that it means people will only sell if it is their last option, if not, they are holding onto their properties for a better market and thus price," the report said. 
The rental market has steadied in recent times and popular locations are still easily rented.
A current listing on the rental market is a three bedroom unit (pictured below) priced at $600 per week.

Since the start of 2019, there have been plenty of things done to pave the way to a more positive market.
"The government has introduced new inventive schemes (Territory Home Owner Bonus) and construction of new buildings in Darwin (new four-level below ground car Park) and Palmerston (police station). We also note the interstate relocation schemes (Welcome to the Territory incentives) introduced in August 2018 will also make a positive impact in 2019.
"To end things off, we have seen land prices increase in the Palmerston suburb of Zuccoli (specifically the Aspire development). This increase came as a surprise to us but it is showing that the supply of land is not meeting demand and ultimately this can be seen as evidence that the government incentive program is playing its role.
"There is a lot happening to kick start the economy and our office remains positive that there will be a brighter market; it will just take time for the government schemes to take full effect."

Weakening trend continues in Darwin residential market: HTW residential

The Canberra industrial market had been stable prior to the election in May 2019, however there are glimpses of increased activity which suggest the start of a recovery cycle, according to the latest report from Herron Todd White (HTW).
The property valuation firm found commercial agents are reporting increased activity on the back of a stabilising residential market and improved consumer confidence.
The ACT government’s Four Year Indicative Industrial Land Release Program is based on the current level of demand for industrial land.
The program is intended to achieve a number of objectives, but in essence it is to increase the ACT government’s responsiveness to market changes by developing an inventory of land stock, where serviced industrial sites are available for immediate release.
Land will be available across new estates in Symonston (2020-21), Fyshwick and Majura Valley (Pialigo, 2021-22) as well as Hume.
The program aims to release 110,000 square metres over the next four years.
"Queanbeyan continues to provide a desirable option for owner-occupiers in the market, as increasing municipal rates in the ACT continue to discourage activity," the report said. 
"A Legislative Assembly committee is currently conducting a formal inquiry into the commercial rating system and has made numerous recommendations; the long-term effects from this are yet to be determined.
"Investors and owner occupiers are currently attracted to the small scale industrial market, particularly for superannuation purposes and also to have an asset that has potentially appreciating value and the ability to provide collateral for borrowing power.
"The outlook for the remainder of 2019 is for much of the same, namely growth and increasing activity on the back of a stable residential market and political climate.
"Industrial leasing demand is improving, however rents remain stable generally with a continued need for incentives.
"Further proposed rate cuts will have an impact on the market in the long term and some rental growth may be observed when tenant demand levels increase and sales activity begins to soften.
"The outlook for the Canberra and Queanbeyan industrial market is for increasing take-up levels over the next 12 months."

Investors and major real estate investment trusts are looking to industrial property, as retail sectors such as department stores and clothing outlets recorded negative retail trade growth through the latter part of 2018 and early 2019.
HTW's property valuation experts stated: "Within the South Australian market, property remains tightly held in the sought-after northwest and inner-west industrial precincts.
"Limited sales of industrial properties occurred in these areas over the first half of 2019, making it hard for investors and owner-occupiers to enter the market.
"The majority of current industrial investment opportunities are available in outer suburbs such as Lonsdale and Edinburgh, which are 26 kilometres south and 35 kilometres north of the CBD respectively.
"Property remains tightly held in the north and western industrial sectors, with 14 sales of industrial use land in the first half of 2019 according to current sales data.
"The current low interest rate environment and recent cut in rates has resulted in further compression in property rents and yields."
Premium industrial space across the nation is currently fetching yields of 6.5%, while secondary space is generating yields of roughly 7.5%.
The Adelaide market is slightly better, with premium space measuring yields of 8% and secondary space nine%.
There has been no significant change in these figures since HTW's previous update in April.
Looking to affordable investments within the Adelaide industrial market, current offerings remain scarce amidst the shortage of recently completed industrial developments.
"Entry level stand-alone sheds within the north and innernorth industrial precinct are roughly $320,000 to $350,000, which would net the owner 305 square metres of industrial floor space in the northern suburb of Edinburgh and 180 square metres in the inner-northern suburb of Wingfield.
"Similarly, industrial investors can acquire a warehouse in the southern suburb of Lonsdale for $335,000.
"For the investor looking to enter the more popular west or inner-west industrial precincts, a warehouse and office in Marleston is currently on the market for $575,000.
"An industrial investor however can acquire a unit or a shed in these areas for almost half the price; sheds in Lonsdale are on the market for $175,000 for around 140 square metres of space, while a higher quality and larger unit (175 square metres) in the northern suburb of Mawson Lakes would set the purchaser back $275,000."
There have been no major shifts in industrial rents throughout the first half of 2019
Net rental levels for premium industrial space in the north are currently between $60 and $90 per square metre, $70 to $110 in the inner-north, $90 to $140 in the inner-west precinct and $60 to $80 in the south.
Slight upward pressure on rental growth is forecast throughout the latter half of 2019, as infrastructure investment and a decline in unemployment are expected to buoy the rental market for industrial property.
"The property market as a whole is predicted to stabilise throughout the remainder of 2019 as a Liberal government settles in for a new term.
"Investment in healthcare and renewable energy should fuel the demand for industrial space in South Australia as the market looks to recover from recent lows.
"Both the Darlington upgrade and the Northern Connector are expected to finish late this year, providing an upgrade to major freight and transport routes in the north and south of South Australia."

Adelaide industrial property market recovering: HTW Industrial

The Lismore industrial market is dominated by older style industrial development, according to the latest report from Herron Todd White (HTW).
The financial valuers found it comprises a mix of small to medium sized owner-occupied sheds and a scattering of larger complexes generally of a modest style and appeal.
As such, the found industrial properties tend to be sub- $500,000 for stand alone, single or twin tenanted properties.
When purchased by investors, they expect yields of 7-9% return with the lower yields more likely to be owner-occupiers where yield and return are not the driving factors.
The report authors noted,:"Larger complexes would tend to be eight per cent to 10.5%, however they are rarely transacted."
"Investors are less active in this market as yields tend to be relatively low compared to risk.
"This is a result of the owner-occupier market driving yields down and is compounded by the fact that the rental market is static.
"Despite this, Lismore’s industrial market is mature and tenants are relatively stable with well established businesses, not adversely impacted by the upward pressure on rents being experienced in coastal localities. As such the industrial economy has tended to avoid the boom and bust cycle."
A current listing on the rental market is a North Lismore 280 square metre storage shed (pictured below) priced at $1,278 per month.
The industrial shed at<a href="https://www.realcommercial.com.au/property-industrial+warehouse-nsw-lismore-503221606" target="_blank"> 1/67 Bridge Street</a> features double sliding doors, high ceilings in the first floor and toilet amenities. 
It is located within close proximity to the town.

Lismore industrial rental market remains static: HTW

There have been no major shifts in Australia's industrial property markets in the past month, according to valuation firm Herron Todd White's latest industrial property clock.
Four of the eight capital cities hold a positive position in their industrial property market.
Melbourne is the strongest as it holds the peak of market position, it is joined by Coffs Harbour.
Meanwhile, industrial space in Sydney and the Sunshine Coast is approaching peak of market.
Brisbane and Hobart are classed as rising markets.

Adelaide, Perth, Canberra and Darwin were not given a position on the HTW Industrial Property Clock this month.
Cairns, Gladstone, Ipswich, Rockhampton, Toowoomba and Townsville all remain at the bottom of the market.
The central Coast and Newcastle industrial property markets are both still in the starting to decline position, according to HTW.
Other areas that are approaching the peak of market include Lismore, the Southern Highlands and the Souther Tablelands.
Echuca, Illawarra, Mildura and Geelong are classified as rising markets while Horsham and Mackay are still in the start of a recovery.

No movement across Australia's industrial market in June: HTW Industrial Clock

The housing market in the Gold Coast is starting to decline, according to valuation firm Herron Todd White (HTW).
The Gold Coast housing market started to decline just over 12 months ago.
Last month Herron Todd White called the Gold Coast housing market a declining market, however have moved it to further back in the cycle, suggesting there is further to go in the downturn.

Herron Todd White says it seems to be a mixed market.
"The feedback from agents and volume of sales paints different pictures depending on the locality and looking at the various regions, it is evident that each locality offers something different.
"Overall, the underlying theme is that the market was cooling its heels in the lead up to the election and will more than likely continue to do so in the coming months. 
"Most agents are reporting a softening in buyer enquiry and demand across the board throughout this locality, with all reporting some softening in value levels and longer sale periods often required to achieve a sale.
"It is definitely a buyer’s market and they are more discerning with their choices and in no rush to sign up to buy.
Herron Todd White's report noted that a leading agent said there has been a drop of around 10% for Bundall and Sorrento from the generally accepted top of the market in late 2017.
"This was evidenced in a top end sale where the purchasers had submitted an offer at $4.5 million less than eight months ago and have just gone to contract at $4.1 million on the same property.
"The local market is well aware of the downward trend in the southern cousins of Melbourne and Sydney, however there appears to be a general consensus that local value levels here didn’t sky rocket like our southern counterparts and as such any market correction here is likely to be much more gradual and gentle in nature."
There were plenty of moves across the country in July as 2019 ticks into the second half of the year.
Sydney, the Illawarra and Southern Highlands region are approaching the end of their downturn cycle.
Herron Todd White now believe they are approaching the bottom of the market.

Gold Coast houses in decline: HTW

Sydney units are starting to approach the bottom of the market after spending 12 months in decline, according to Herron Todd White (HTW).
Apartments started to decline in June last year and became a declining market a month later, the valuation firm said.

The Illawarra market, which has closely tracked the decline in Sydney over houses and units, is also approaching the bottom, along with the Southern Highlands south-west of Sydney.
The Melbourne unit has officially hit the bottom, the valuation firm believe.
Mackay has too hit the bottom of the market, but will be looking fellow mining town Emerald in Queensland which is now starting to see a recovery in its apartment market.

Sydney units start to approach the bottom: HTW

House values in the Gold Coast are declining, but the nearby houses Sunshine Coast are going in the opposite direction, according to valuation firm Herron Todd White.
The Sunshine Coast housing market is currently peaking, whereas the Gold Coast has been classed as a declining market.
Last month the Gold Coast housing market was in the starting to decline phase, where it had been since June 2018.
The Sunshine Coast housing market has continued its steady rise having been approaching the peak of the market since October 2017.
Before then it was a rising market.

Their Commodore Drive, Paradise Waters home (below) <a href="/news/hoteliers-sell-surfers-paradise-holiday-home-for-loss">sold for $3.55 million</a>, less than the $4 million they paid in 2003.

They had been asking $4.75 million.
There was better news from the Sunshine Coast market.
While Herron Todd White reported the market has slowed, there are still sales.
"A significant number of agents have indicated that general enquiry has fallen which has effectively led to a lack of urgency in the market," the valuation firm said.
"On the back of this, stock levels have increased in some areas as well as the number of days on market.
'Whilst there has been a general softening in the market, there are still sales being made.
"Property that is well located with a good offering and is priced at the right level are selling. It’s just that instead of selling in the first week or two, it’s more like six to ten weeks - what would appear to be more like a normal market. 
"One thing that is certain is there are a lot more people around the coast. It used to be in holiday periods but now it seems to be all the time. This can’t be a bad thing to help support the market."
