A long-stalled Campbelltown development site is back in play, with new plans for 139 apartments set to supersede a mixed-use scheme approved almost a decade ago but never built.

The new proposal for 28 Cordeaux Street would deliver 116 market and 23 affordable apartments in a part 14-storey building, bringing a substantial new project into a Campbelltown market where new apartment supply remains limited.

Plans have been filed over the 3,092 sqm corner site at Moore-Oxley Street, around 600 metres from Campbelltown Railway Station and the city-centre retail core.

The site already carries a mixed-use residential approval dating to 2016. Doroch Architects has now been engaged on a larger replacement scheme, which is progressing as a State Significant Development Application following a Housing Delivery Authority determination in August 2025.

The apartment mix comprises 39 one-bedroom, 72 two-bedroom and 28 three-bedroom residences. Two-bedroom apartments make up just over half of the project, while three-bedroom homes account for 20 per cent.

Of the 139 apartments, 23 will be delivered as affordable housing under the in-fill affordable housing provisions of the Housing SEPP. The affordable component represents 15 per cent of the residential gross floor area and will be managed by a registered Community Housing Provider.

Doroch has sought to break the scale of the building into two distinct elements, with a masonry podium of around four storeys establishing the street edge before the residential tower steps back above.

The corner position has shaped that approach. Cordeaux Street faces toward the commercial and civic centre, while Moore-Oxley Street leads into the lower-scale residential neighbourhood to the south, and the design verification report describes the site as "bridging the commercial core to the north and established residential areas to the south."

The podium will be expressed predominantly in face brick, while the upper levels shift to brushed and grooved concrete cladding with darker metal detailing. Recessed sections, deep balcony edges and landscaping break down the upper form, with an approximately 11.8-metre setback to the northern boundary addressing the adjoining St Peters Anglican School.

Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

First look at MAYD's North Kirra mixed-use precinct

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

Hills District developer Reve Group is looking to fill that gap with <a href="https://www.apartments.com.au/new-apartments/nova-r-ve-castle-hill-2-garthowen-crescent-castle-hill-nsw-2154">Nova Rêve</a>, a major new mixed-use precinct on the corner of Garthowen Crescent and Old Castle Hill Road, a short walk from Castle Hill Metro Station and Castle Towers.

The project will comprise three residential towers alongside a hotel, restaurants, cafes and a skybar, more than 1,600 sqm of ground-floor retail and almost an acre of landscaped gardens.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

More than 80 per cent of the apartments will occupy corner positions, with Turner responsible for both the architecture and interiors.

During the early panic-stricken days of COVID-19 in March, a number of agents in Western Victoria and southwestern South Australia advised of cropping and grazing buyers pulling offers on properties going to tender due to the significant uncertainty surrounding the pandemic, according to the June Herron Todd White (HTW) rural report.
The valuation firm looked at the influence of trade wars, pandemic outcomes and commodity prices on the rural sector, and provided an update of how rural real estate is performing across locations and industries.

"Weeks on, those offers being pulled from the market really seem immaterial as the properties sold regardless and farmers more generally have gained confidence that they are a required essential service, maybe more so than ever.  They are also probably the least likely to be stopped in their tracks due to social distancing requirements," the valuation firm said.
The current depth of demand in the market for cropping and grazing land is significant and demand still far outweighs supply in most areas.
Cropping and grazing farmers in this region have been lucky in recent times to avoid the bushfires and droughts of the recent past and continue to go about their daily business on farm.
Many farmers are currently getting ready to or have already started to sow their winter crops.
The report notes sales remain few and far between due to a limited supply to the market but every sale appears to be setting a new benchmark with cropping country in the Wimmera reaching over $9880 per hectare for smaller parcels and grazing land down south well over $12,350 per hectare.

Labour shortages may be an issue for the more northern fruit picking markets but from all reports, this region appears to be attracting its sons and daughters back to farms from hospitality and associated city lives during this crisis.
"With reports of daughters driving tractors and kids helping move sheep, ag is looking sexier than ever to some of the younger generation who are starting to appreciate the lucky country we live in," the valuation firm said. 
Some of the more intensive asset classes in this region are having mixed results from the pandemic, the report suggested. 
Vegetable producers in particular and producers supplying the major supermarkets struggled to keep up with demand during the early days of hoarding which resulted in a spike in vegetable prices to the farm gate.
On the flip side, those exporting produce overseas or selling into premium markets have been hard hit and left with excess produce in some instances. This is especially evident in the wine regions of the Coonawarra and Barossa where wineries, cellar doors and many associated food and tourism businesses have been decimated by the closure of their export or local markets and tourism.
The report notes the flow on effect to producers is evident. It is these sub-regions and intensive businesses that are generally the source of the largest proportion of employment in these areas.
"The impacts of the pandemic will likely have a lasting impact on these local economies, however, the Australian ag sector more generally remains incredibly resilient and it will likely take more than this pandemic to keep it down," the valuation firm said.

Western Victoria and southeastern South Australia rural markets remain resilient during COVID-19 pandemic: HTW rural

The COVID-19 pandemic has had broad-reaching implications for the commercial property sector and will continue to do so for some time, according to the latest report from valuation firm Herron Todd White.
"Whilst neighbourhood shopping centres currently resemble ghost towns and are struggling with often only the anchor tenants trading, we also have real concern for local retail shopping precincts," the firm said.
"These local retail strips, particularly in inner city areas, are usually the life of a suburb, however with local cafes, bars, pubs, restaurants, clothing retailers, beauty services and gymnasiums almost all being forced to close, these strips are also near deserted."
The report illustrated that established retail strips built almost entirely around restaurants and late night trade such as Crown Street in Surry Hills, Oxford Street in Paddington, King Street in Newtown and Darling Street in Balmain are bearing the brunt of these closures.
Other usually strong retail precincts including the CBD, Bondi Beach and Manly have also been severely impacted by the abrupt halt of tourism and additionally in the case of the CBD, the closure of most offices.
Understandably, based on this lack of trade, tenants are seeking rental relief from their landlords.
"In addition to this, we are seeing significant increases in vacancy rates with tenants not renewing existing leases and properties that were available preCOVID-19 remaining on the market with agents reporting little to no interest," the firm continued.
"There have been very few transactions from which to gauge how the rental market is performing."
Some limited evidence has indicated significant reductions in the rental rates being achieved in Sydney.
A recent example of a property in Darlinghurst, that only managed to achieve 30 per cent of the rental it had previously received in 2019, was provided in the report.
"On a more positive note, there are some locations that seem to have weathered the storm better than others," the report said.
"Macleay Street, Potts Point has seen many retailers continue to trade throughout the pandemic and as a result, the increase in vacancy does not appear to be as significant as we have seen in other retail precincts."
"This can be explained by the demographic and typical trade base for these retail shops, which is generally considered to be mostly locals.Further, the high proportion of the population living in units in this area has meant that many have relied on local businesses throughout the pandemic."
Much like the near halt in retail leasing activity, sales activity is minimal with often only properties that were on the market prior to the pandemic being transacted.
That said, the majority of campaigns have been withdrawn from the market or moved from being an active auction campaign to an expressions of interest campaign.
Therefore, the firm found that it is very hard to gauge where the market currently sits.
"We do note that there have been a few recent investment sales, indicating that there is some demand for well-located retail assets with strong lease covenants that are considered low risk."
"In completing valuations of retail assets during this period of uncertainty, we are reflecting the current risk associated with vacancies and adjusting letting up periods based on the current market activity and enquiry level being reported by local agents."
"Looking ahead, we are of the view that investors will shy away from retail assets as they are considered to be highly volatile, with the risk of lengthy vacancies higher than usual and the overall lack of demand for space likely to result in a decline in values."
The firm concluded that there is a defined path to recovery for the retail sector, however the sector faced significant challenges in the immediate future.

COVID-19 pandemic has deep implications for the Sydney's commercial property sector: HTW

The Adelaide metropolitan suburb profiles vary, each characterised by different property types, location characteristics and demographics, according to the latest report from valuation firm Herron Todd White.
Seven percent of the metropolitan area’s population was made up of people aged 30 to 34 years, which represented the highest percentage of persons within an age bracket.
“At this time, the average age for a first home buyer was 34 years,” the March report found.
“These buyers are heavily reliant on financial institutions and the bank of mum and dad.
“They seek out comfort before opulence within familiar surroundings, typically within range of the family home.
“Within the inner ring those brought up in Prospect (dwelling median price $685,000) look north of Regency Road to Blair Athol (dwelling median price $440,000) which represents a price differential of $245,000 while those brought up in Millswood (dwelling median price $880,000) look west of South Road to Glandore (dwelling median price $495,000) which represents a price differential of $385,000,” the firm continued.
Representing typical first home buyer properties within Blair Athol and Glandore are 65 Lionel Avenue, Blair Athol, a circa 2008 brick veneer dwelling disposed as three-bedroom, two-bathroom on an allotment of 376 square metres and 32 Grosvenor Street, Glandore, a circa 1930 semi-detached brick dwelling disposed as two-bedrooms and one-bathroom on an allotment of 314 square metres.
These properties achieved sale prices of $467,000 and $502,500 respectively.

“We are also seeing first home buyers moving into the developing suburbs at the extremities of the metropolitan area,” the report said.
“This has become ever prevalent north of the city with Munno Para West recording the lowest median age of 29 years for the metropolitan area. Located 35 kilometres north of the Adelaide CBD, Munno Para West has been extensively developed over the past decade and provides purchasers with an affordable product of a more comfortable standard relative to the surrounding suburbs.”
An example of the typical dwelling within Munno Para West is 7 Blossom Road which achieved a sale price of $293,000. This property provides a circa 2014 brick veneer dwelling disposed as three-bedrooms and two-bathrooms.
The property has a double garage and a basic level of site improvements situated on an allotment of 370 square metres.

Many of these come to market in a neat and tidy original condition.
Comparative affordability to the surrounding suburbs comes through the gradients of the land as the suburbs move further into the foothills.
Representations of this property type come in the form of 15 Caithness Avenue, Beaumont and 3 Darrell Avenue, Wattle Park, each achieving a sale price of $880,000.
Both properties provide neat and tidy original 1970s brick dwellings each with four bedrooms, multiple living areas and sloping allotments of greater than 950 square metres.

This resurgence has been particularly strong in Fyshwick.
“There is no doubt the current situation will set the market back, however our view is that Canberra is historically such a stable market outside of election cycles that in the current political climate the market will be well positioned to weather the storm and recover relatively quickly after the dust has settled,” said the firm in their April Month-in-Review report.
“In the interim, until the path for recovery has been laid out and the market is confident a bottom has been reached, we do expect some pain with sales and leasing activity to stall.” The boost that the hail storm provided to industrial leasing activity earlier in the year is expected to dissipate as vacant properties sit idle.
The market during this period of time will be skewed as it will be only financially exposed landlords who will be required to sell or enter into subleases at a discount.
“Herron Todd White’s commercial valuation team in Canberra is closely monitoring any sales and subleasing activity over this period of time as knowing all the details will be very important.”
As has been seen in all regions, the firm predicted that the disruption of global supply chains caused by the extended suspension of manufacturing in China may be seen as an opportunity for suppliers to establish local manufacturing facilities, while the rapid increase in online retailing which was already trending upwards may sustain and lead to increased demand for warehouse distribution centres.
“Nevertheless, it is uncertain how persistent and long-lasting the effects of the Coronavirus will be and at what point the global economy will begin to grow again,” the report concluded.

With the current restrictions surrounding property inspections and auctions still in place, the volume of commercial property sales have dropped in Adelaide, according to the latest report from valuation firm Herron Todd White.
The April Month-in-Review report found that throughout March and April of 2019 there were 15 sales of industrial properties in the Adelaide metropolitan area, compared to the ten sales recorded in this period for 2020.
“Whilst these are not exact figures of sales volumes, they provide a basic indicator that volumes of sales have dropped and we don’t expect investors, owner-occupiers or potential tenants rushing into the market at this point,” the firm said.
The success of South Australia in curbing the spread of COVID19 has created optimism that it could be one of the first areas to be reopened economically.
“All data aside, there is one major common feeling amongst property professionals and that is that the industrial supply chain to and from China will evolve as a result of the Coronavirus,” the report continued.
“Some view that the outbreak has accelerated a movement to become less reliant on China and create alternative industrial hubs around the world. There is already evidence of this occurring in Mexico (automobile industry) and Ethiopia (textile industry).”
“Whilst Australia may not return to its manufacturing roots of major automotive brands, post the Coronavirus we may see a revival of more meaningful levels of manufacturing or inclusion of manufacturing previously done off-shore.”
“At this point however, the local industrial market just desires a return to normality,” the report concluded.

The full effects of the COVID19 pandemic on the Melbourne commercial sector will not be known for many months to come, according to the latest report from valuation form Herron Todd White.
“Today’s sales are not truly indicative as they are the result of three to six months marketing, negotiation, due diligence and financing. In the coming months, the volume of sales is likely to slow as prospective purchasers consider their positions and the likely market and economic uncertainty over the coming months (potentially longer),” the firm said in their April Month-in-Review report.
“Vendors will be reluctant to list properties, particularly in light of the government’s economic support packages and rental assistance program.”
The report found that yields for industrial investment properties are likely to remain tight in the current low interest rate environment.
Properties with a long lease expiry profile, strong tenancy covenant and low maintenance improvements are likely to remain in strong demand for this reason.
This is particularly so for prime properties according to the report.
“For example, a listed company tenant on a seven year plus lease could well achieve a premium result as invested capital seeks a flight to quality. For city fringe and inner suburban industrial properties where there is a high underlying land value and redevelopment potential, demand and pricing is more likely to hold up.”
“Conversely, more dated industrial properties with a short lease and small business tenancy profile will be seen as at risk and will be priced accordingly. We are seeing a widening of the yield gap between prime and secondary industrial investments.”
“Properties offered with vacant possession will remain in favour, again as a result of low interest rates, however potential owner-occupiers will need to understand the impact of the virus pandemic on their business before committing to a purchase.”
The report suggested that, even if a business can withstand the economic pressures of a prolonged downturn, competitive tension is unlikely to be in place to support prices to the extent of the pre-pandemic market.
As the number of potential buyers decreases, so too does the likely realisation.
As with many owner-occupier purchases, the buyer is often an adjoining owner or a business in the immediate area.
The report predicted an increase in the number of off-market sales as cash-strong and opportunistic buyers with strong businesses look past the pandemic and position themselves for longer-term growth.
“The extent of rental decline, if any, will be a function of the length and severity of the economic downturn and it is too early to make a call on future pricing at this time,” the report concluded.

“There has been a minimal number of tenants requesting a rental waiver pursuant to the government-introduced code of conduct,” the firm said in their April Month-in-Review report.
“Most are requesting deferment of rent on a month to month basis.”
They added that the situation and reaction of landlords varies depending on the level of financial debt over the investment property.
Furthermore, the report found that the issue of compounding debt is creating concern among highly geared property owners.
“There have been few Coronavirus-related notifications from tenants vacating an industrial property, however we note that rental increases pursuant to leases are not being enforced.” “Some agents report continued investment enquiry, including potential purchasers from the Sydney market seeking leased investments in the $750,000 to $1.5 million price range willing to accept yields at 6.0%to 6.5%.”
A sector of the investment market also appears to be seeking to capitalise on property investment opportunities arising out of detrimental economic issues directly associated with the Coronavirus, according to the firm.
The commercial retail market sector is currently seeing broad-scale rent reduction agreements in place for between 25% and 50% of monthly rent.
This is initially set for a two- or three-month period, with a review scheduled for June.
