Sydney developer Deicorp is set to officially open its <a href="https://www.apartments.com.au/new-apartments/hills-showground-village-castle-hill-2-mandala-parade-castle-hill-nsw-2154">Showground Village</a> precinct in Castle Hill.

NSW Premier Chris Minns will attend the opening on Sunday August 31, alongside&nbsp;Minister for Planning and Public Spaces Paul Scully, The Hills Shire Council Mayor Dr Michelle Byrne, Landcom CEO Alex Wendler, and Deicorp Founder Fouad Deiri.

Located just moments from Hills Showground Metro Station, the centre spans 9,500 sqm across four levels and features 26 specialty retailers as well as a 1,400 sqm public plaza, creating a new community meeting point for shopping, dining, fitness, and everyday convenience.&nbsp;

Showground Village forms part of the Hills Showground Station Precinct, an urban renewal initiative led by Landcom and Sydney Metro that will provide for around 2,300 new jobs over the next 20 years and around 9,000 new homes.&nbsp;

Deicorp was recently approved for another new development next door to Showground Village.

The new five residential buildings in the East Showgrounds Precinct, will see another 873 dwellings delivered, as well as&nbsp;3,500 sqm of open public space in the form of landscaped courtyards, a public park and communal outdoor recreational space including a playground, barbeque area, and outdoor seating.

“This approval will allow us to start construction on a range of beautifully designed, conveniently located apartments and create another vibrant, walkable and well-connected community,” said&nbsp;<a href="https://www.apartments.com.au/developers/deicorp" target="">Deicorp</a>&nbsp;Founder Fouad Deiri.

Deicorp has several thousand apartments in planning and under construction across Sydney, from Zetland and Five Dock to Crows Nest and Macquarie Park.

ASX-listed developer Cedar Woods is progressing its plans for its Southbank arts precinct site.&nbsp;

The developer has filed plans, which are now with the&nbsp;Department of Transport and Planning, for a new 20-level tower at&nbsp;<a href="https://www.apartments.com.au/new-apartments/141-151-sturt-street-southbank-vic-3006">141–151 Sturt Street</a>, a 2,718 sqm block opposite the Habitat Filter sculpture.

The proposal seeks to demolish the two-level&nbsp;commercial building, including a small supermarket and medical tenancies, and create a new building with 180 apartments and a focus on an&nbsp;active public realm and arts integration.

There will be a full mix of apartment configurations, including 28 studio apartments, 16 one-bedroom, 104 two-bedroom, and 32 three-bedroom units.

Retail, creative arts, and residential amenity functions are integrated across the lower levels. A food and drink tenancy is planned to front Dodds Street, while a retail tenancy fronting Sturt Street will be accessed via an elevated walkway. The first floor includes a substantial 734 sqm creative arts space, envisioned to support Melbourne’s growing cultural and digital industries.

Architecture firm <a href="https://www.apartments.com.au/architects/rothelowman">Rothelowman</a> has put together the plans. In their&nbsp;Urban Design Report they highlighted the project’s ambition to embed itself within Southbank’s evolving cultural fabric.

A central feature of the design is a through-block link connecting Sturt and Dodds Streets, landscaped with native plantings and embedded with universal access ramps.

“The ramp has been thoughtfully integrated as the primary access point, ensuring universal accessibility for all users,” the report noted, with the link offering “a direct response to the urban planning scheme of creating more green spaces within our communities”.

The building’s podium form responds to the mandatory height limits along Dodds Street and maintains a fine-grain interface to adjoining developments. Above the podium, the tower is articulated with recessed balconies and a focus on views toward the CBD and surrounding arts institutions. A communal rooftop recreation deck and indoor lounge are positioned on level four, adjoining seven apartments and providing over 900 sqm of resident amenity space.

Vehicle access and loading will be provided via Dodds Street, with 155 resident car spaces located across two basement levels and the first three above-ground floors. Bicycle storage is more generous, with 226 spaces distributed across resident, staff and visitor needs.

Rothelowman describes the architecture as “humanist,” with ground-level interfaces designed to encourage social interaction and provide a dignified entry for both residents and passers-by. “All street interfaces are crafted to invite and nurture human connections,” the design report states. “The façade transitions to a human scale, providing an approachable and engaging streetscape”.

Cedar Woods, while well-known for its large communities it develops outside of Australia's capital cities, they have recently developed in Melbourne's inner-ring before. They are approaching completion at <a href="https://www.apartments.com.au/new-townhouses/88-leveson-north-melbourne-88-leveson-street-north-melbourne-vic-3051">88 Leveson</a>, just 15 townhouses in the heart of North Melbourne.

Brisbane developers Core Property Partners and Vector Property Australia has teamed up for Brisbane's newest apartment development.

The duo identified <a href="https://www.apartments.com.au/developments/east-brisbane-qld-4169">East Brisbane</a> as their preferred suburb, on the fringe of the Gabba Precinct, where they've just revealed BANKSII, 72 apartments opposite Raymond Park.

MAS has interpreted this throughout the building’s curved form, façade detailing and interior palette.&nbsp;

The building’s flowing geometry and natural tones are complemented by large balconies and floor-to-ceiling glazing, maximising cross-breezes, daylight and views over the city, parklands and river.

“Having a strong narrative for a building helps us architecturally,” MAS noted. "We can choose colours that come off that species of flowers. The trunk and the trees and the flower elements all are now visible in our joinery on the inside and in our architectural finishes on the outside."

Apartments will feature timber floors, soft porcelain tiles, brushed bronze fittings, and stone benchtops with warm veining.&nbsp;

Kitchens feature premium SMEG appliances and generous storage, while bathrooms have been designed as calming retreats with curved cabinetry and twin sinks in the master ensuites.

The building will feature a suite of rooftop and wellness amenities. Residents will have access to an infinity-edge pool, BBQ and alfresco dining areas, sun lounges and a rooftop sauna.&nbsp;

A residents-only gym will be located on the podium level, while a ground-floor café and landscaped laneway will further activate the site and improve neighbourhood connectivity.

Williams said the team spent over a year searching for the ideal site before securing this location.

BANKSII sales launch in booming East Brisbane apartment market

The Minns Labor Government will deliver Sydney’s first new heavy rail station in more than a decade – enabling up to 10,000 new homes by rezoning land around Woollahra and Edgecliff stations, right next to the CBD, to tackle the housing crisis and rebalance growth across the city.

Recent reports by the NSW Productivity Commission have warned that Sydney is losing twice as many young people as it is gaining, while also finding that Woollahra is the most feasible Local Government Area (LGA) in New South Wales to build new housing.

Despite this, housing approvals in Woollahra consistently lag well behind other LGAs, and the population has declined by 11 per cent over the past 50 years while Greater Sydney as a whole has grown by 74 per cent.

The new station that will be an eight-minute trip from Sydney CBD, will be located on the Eastern Suburbs train line in Woollahra, where a station build was started in the 1970s but never completed.

To enable the delivery of new homes the NSW Government will lead a rezoning of Woollahra and Edgecliff stations similar to other state led rezonings to allow additional homes to be built around the stations.

Affordable housing will also make up a proportion of development on the site with the final amount of affordable housing required, to be determined as part of the rezoning process.

The area surrounding the new station is within walking distance of major green and recreational space including Cooper, Trumper, Rushcutters Bay and Centennial Parks.

The Eastern Suburbs train line between Bondi Junction and Sydney CBD also has the lowest passenger usage rates during the AM peak of any line on the Sydney network, with only 43 per cent of operating capacity during the AM peak currently being utilised by passengers.

Sydney Water and Infrastructure NSW have confirmed there is capacity in the water and wastewater systems to accommodate the proposed 10,000 dwellings without major upgrades.

The rezoning is expected to take around two years and will further support the Government’s housing targets that rebalance the delivery of new homes around existing infrastructure.

Heritage listed Grafton home hits the market

Macquarie, the oldest farm and oldest continuing residence west of the Great Divide, has been listed for July 5 auction.
The 1820s convict barracks and the homestead, built a few years later, have been restored by Paul and Bonny Hennessy, who became just the third owners of the property in 2012.
When the Hennessys secured the property, the homestead was uninhabitable.
Since then they have employed more than 250 tradespeople and labourers.

Lawson was to become fond of Macquarie and in his honour renamed Discovery Farm after him, apparently following a Vice-Regal visit during one of Macquarie's tours of inspection.
Macquarie, in it’s 200 years of colonial history, has only had two owners prior to the Hennesseys.   
It had remained in the Lawson family until 1918 when it was sold to the McKibbin family.
One of the McKibbin's was Tom McKibbin who lived at Macquarie with his wife, Edith.
A colourful character, Tom was an Australian Test cricketer n the 1890s whose 1896 tour of England saw his bowling action the subject of some controversy.

Chisholm, who was immortalised on the $5 note from 1967 to 1991, never lived in East Maitland.
The heritage-listed property with the original sandstone walls, original shingle roof under the iron roof and exposed beams in the lounge room later become Maitland's first hospital, and was known as the Maitland Benevolent Asylum.
It fetched $42,000 in 1994.
It last traded in 2010 for $256,500.
Tammy Allen, of Richardson &amp; Wrench East Maitland, had a price guide of $330,000 to $360,000.

East Maitland's Caroline Chisholm trophy home sold

Kokoda Property founder Mark Stevens has emerged as the $4.95 million buyer of Refinery House, a riverfront home in Brisbane's New Farm.
Refinery House was the <a href="https://www.realestate.com.au/sold/property-apartment-qld-new+farm-124109242" target="_blank">only stand-alone residence</a> created during the 2004 transformation of the heritage-listed CSR sugar refinery.
Set in the Cutters Landing precinct, the home last traded in 2004 when Margot McKinney, one of Australia’s best fine jewellery designers, and husband Peter Kedwell paid $2.5 million from developers Mirvac.

Refinery House, heritage CSR site home sold

The Strathmore house that featured in the cult film, The Castle has moved a step closer to heritage protection.
It's a long shot, but the Kerrigan's home from the 1997 film, The Castle, could still be saved from demolition by its “social significance”. 
Described as arguably Australian film’s most recognisable home, the Strathmore home, in Melbourne’s northern suburbs, faces the wrecking ball.
The classic Australian film of 1997 celebrates the triumph of the Kerrigans over the impending compulsory acquisition.
“This is not a house, it’s a home," was how the status was put in the High Court proceedings.
The house at 3 Dagonet Street attracts visitors knocking on the door and asking to speak to Darryl.
Set next to an airport, it was up for rental recently at<a href="https://www.domain.com.au/3-dagonet-street-strathmore-vic-3041-10654818" target="_blank"> $380 per week</a>.
Moonee Valley City Council confirmed a planning application for the construction of two dwellings was lodged in late May.
But the home at 3 Dagonet Street could be added to the heritage overlay of the Moonee Valley planning scheme, if the property is deemed significant for inclusion.
Moonee Valley councillor Narelle Sharpe has sought this week a report to investigate the potential for the site to be covered by the overlay based on “strong or special association with a particular community or cultural group for social and cultural reasons”.
She said the film, starring Michael Caton, Stephen Curry and Eric Bana, was probably the most iconic movie ever made in Australia, and that the outcome would be good for the community.

The Kerrigan's airport adjacent home in The Castle could be saved

A Victoria Street, Potts Point landmark terrace - one of the few with views over Woolloomooloo Bay - has been sold for $5.55 million.
<a href="https://www.domain.com.au/55-victoria-street-potts-point-nsw-2011-2012939166" target="_blank">The historic freestanding four level residence</a> at 55 Victoria Street dates back to the 1870's, set on the side of the McElhone stone stairs that since 1870 have connect Potts Point with Woolloomooloo.
It last sold in 2000 to the Moloney family for $1.5 million when offloaded by film producer Rebel Penfold Russell who paid $465,000 in 1983, then had to battle the adjoining Victoria Point development project.
It is one of Sydney's earliest heritage protected terrace homes. In the 1870s when number 55 was constructed on a steep, narrow parcel of land extending from Victoria Street to Brougham Street the area to the north was still largely covered with gardens and bush.
The area was described at the time as the "Regent's Park of Sydney".  It was built for Charles Elouis. The rate books indicate that in 1931 the Catholic Women's Association occupied the place. Alice Elouis was still alive but it became a boarding house known as Rosmoyne Flats.
In 1935 the title transfer of John Peza.
<a href="https://www.environment.nsw.gov.au/heritageapp/ViewHeritageItemDetails.aspx?ID=5045161" target="_blank">NSW Heritage records</a> show it appears that he continued the use and that the subsequent owners Hamilton (1949-51) and Blok (1951-70) occupied and managed the place as a boarding house and flats.
In 1970 Victoria Point Pty Ltd acquired it for redevelopment. The site then became associated with one of Sydney's most protracted and notorious development disputes involving passionate battles over the rights of tenants and the future of the city fringe. 
The six bedroom, three bathrooms had been listed by VanWhite agent Vanessa White and Richardson &amp; Wrench.
It is the street where battles raged against developers.
The historic terraces might have saved, but the high-rise development got built post-green bans.
The magic of Victoria Street - with the sunlight filtering through the plane-tree-lined Parisian-style strip - has pretty much survived.
It was among the first of the inner-city earliest heritage listings, though not until the 1980s. The initial ones were made on the 1962 County Register, including Elizabeth Bay House, University of Sydney Main Building and Victoria Barracks, Paddington and St. Paul’s College at Sydney University.
The earliest Register of the National Estate listings date from 1978, and were mainly a re-listing of the existing National Trust lists, including Tranby in Glebe, Juniper Hall in Paddington, Rockwall in Potts Point and Cleveland House in Surry Hills.
State statutory listing in the inner city began in 1979 with the making of a Permanent Conservation Order No. 6 over Elizabeth Bay House, followed in the same year over Rockwall, Tranby and over Tusculum in Potts Point.
In 1981 a permanent conservation order was applied to Boomerang at Elizabeth Bay, followed by the terraces at 197-201 Albion Street, Surry Hills and over the terrace at 55 Victoria Street, Potts Point.

Potts Point terrace sold at $5.55 million

The heritage listed former aged care facility, Darling House at Millers Point fetched $7.7 million at auction taking the proceeds for the NSW Government to over $120 million.
Another 10 offerings were sold. Other sales included a terrace at 60 Argyle Place, built in 1845, which sold for just short of $3.2 million, and an 1885 four-storey terrace on Lower Fort Street sold at $3.125 million.
The Darling House property is the latest, and most expensive freestanding offering, from the 50 houses that have been offloaded so far by the government.
Most have been Georgian terraces row houses. Some 293 government-owned properties in Millers Point and The Rocks, are set for sale after Treasury estimated it would cost up to $100 million to restore and maintain them.
Darling House sold through McGrath agent Richard Shalhoub inconjunction with Savills International.
The first sale in August 2014 saw a four storey terrace on Kent Street sold for $1.91 million, which got flipped 10 months later for $2.52 million.
The cheapest sale came in September when a two bedroom property on Kent Street sold for $1.55 million.
The record single terrace sale was on Lower Fort Street, where the five bedroom, 1879 Pointview in Milton Terrace fetched $6.67 million in December last year.
The Darling House sale set the benchmark for a freestanding home in the government selloff.
The previous freestanding record in the government sales saw the 1830's freestanding heritage listed Grimes Cottage on 410 sqm sell last year for $4.23 million.
The proceeds of the sell off of former social housing historic terraces is being directed towards new housing estates in outer Sydney suburbs. 
Shayne Harris and Robert Lowe of Savills marketed Darling House as having five more bedrooms and bathrooms than Grimes cottage.
Set on 760 sqm, the early 1840's home, with 1990s extension, had a price guide of $5.5 million to $6 million.
It was formerly known as the Rocks Cottage Type Hospital, the standalone house offers 10 bedrooms, 10 ensuite bathrooms and picturesque gardens in a quiet enclave.
It has a sandstone façade, a cantilevered Victorian verandah, a large entertainers deck and a separate office.
McGrath was appointed by Government Property NSW in January as the exclusive agent to market the sale of up to 50 terrace properties at Millers Point by June 30, 2016.
The next tranche of 12 Millers Point properties go to market through McGrath.
McGrath Edgecliff sales agent, Richard Shalhoub, said overall it was a very successful night with all 11 properties selling.
"I believe the results are reflective of the continued strength of the Millers Point market.
"There was healthy bidding on the majority of properties with an overall consistent flow of buyer activity.
"The sales were diverse in both price and style of property which catered to a wide buyer market looking to purchase in Millers Point," said Mr Shalhoub.
The 10 other Millers Point properties were auctioned with the following results: 
20 &amp; 22 Kent Street: Neighbouring two and three bedroom residences, sold for $1.985 million and $1.78 million respectively. 
28 Kent Street: The four bedroom two storey terrace sold for $2.46m million. 
46 Kent Street: Known as ‘Chelsea House’, this five bedroom, two storey terrace sold for $2.525 million. 
38 Argyle Place: A four bedroom residence, sold for $2.92 million. 
40 Argyle Place: A three bedroom terrace, sold for $2.75 million. 
60 Argyle Place: A wide three bedroom terrace, sold for $3.175 million. 
51 Lower Fort Street: Known as ‘Wendovir’, this four bedroom property sold for $3.125 million. 
63 Lower Fort Street: The three bedroom residence in Vermont Terrace sold for $2.555 million. 
71 Lower Fort Street: A three bedroom two storey residence, sold for $2.56 million.
