Currently under construction and due for completion in late 2027, <a href="https://www.apartments.com.au/new-apartments/solis-cronulla-8-ewos-parade-cronulla-nsw-2230">Solis</a> is one of a small number of new developments in the Sutherland Shire to carry Resilience LDI coverage, a distinction that carries increasing weight as buyer confidence in the off-the-plan sector continues to be shaped by how developers stand behind their product.

Latent Defects Insurance, which entered the Australian market in 2022 when Resilience Insurance was approved to offer the cover, protects buyers against major structural or waterproofing defects for ten years post-completion. Unlike traditional statutory warranties, it operates as a first-resort policy, if a covered defect arises, the insurer responds directly, without the buyer needing to pursue the builder or developer through a lengthy claims process.

Resilience Insurance CEO Corey Nugent has noted that the product addresses something fundamental to the new apartment market.

"The overarching feedback from prospective buyers in the new development space is that they want more confidence and assurances around the quality of the build," Nugent says.

"Resilience Insurance Latent Defects Insurance not only gives them complete peace of mind for 10 years, but it shows the developer they are buying from is standing by their product."

For Solis, the Resilience LDI policy adds a meaningful layer of accountability to an already considered project. The development comprises nine two-bedroom and seven three-bedroom residences, including one dual-level three-bedroom apartment, across a five-storey building on Ewos Parade, positioned between Shelly Beach and South Cronulla.

Garden apartments connect directly to private landscaped courtyards, while upper-level homes capture beach views to the east from level four and above.&nbsp;

All 16 residences include at least one balcony or courtyard, and select apartments on the upper floors feature bar areas and secondary flexible living spaces.

Investors may soon find themselves with fewer reasons to buy established property and more incentives to look towards the new apartment market.

Proposed changes to negative gearing and capital gains tax concessions would see new and off-the-plan apartments retain access to the tax benefits, while established properties would miss out, creating a clear advantage for buyers purchasing newly built housing.

The policy direction aligns with what many developers have been saying for several years. Australia needs more housing supply, and governments are increasingly looking for ways to encourage investment into new stock rather than existing homes.

The challenge for investors is that suitable product is becoming harder to find.

For much of the last decade, one-bedroom apartments were the cornerstone of investor demand. They offered a lower entry price, strong rental appeal, and were a common feature across most apartment developments.

Today, the development pipeline looks very different.

Across both New South Wales and South East Queensland, developers are increasingly targeting owner-occupiers and downsizers, delivering larger two, three and four-bedroom apartments in response to changing buyer preferences. While one-bedroom apartments still exist, they now form a much smaller portion of many new projects.

That shift has created a shortage of investor-friendly stock, particularly in well-located projects close to transport, employment hubs and lifestyle amenity.

At the same time, rising apartment prices have pushed many new developments beyond the reach of traditional investors. On the Gold Coast and across South East Queensland, it's becoming increasingly difficult to find new apartments priced around the $1 million mark, particularly those offering strong rental fundamentals and long-term growth prospects.

We've rounded up four new apartment developments where investors can still secure a foothold in the market for around $1 million or less.

Popular Palm Beach developer Sherpa is soon to officially launch its newest local apartment development, Flourish Soleira.

The one-bedroom apartments in the building were only offered to first home buyers rather than investors, and all of those have been snapped up. The two-bedroom apartments will start from $1.07 million, and the three-bedrooms, still a good investment given the popularity of Palm Beach for owner-occupiers, starting at $2,045,000.

Flourish Soliera will comprise 153 apartments across two buildings, connected by a skybridge, the first ever delivered in the suburb.

For investors, the appeal lies in Palm Beach's continued transformation from a laid-back beachside suburb into one of the Gold Coast's most sought-after residential markets. Jamie Bourke, Director of Bourke Projects, says every buyer secured so far intends to use Lumara as a lock-up-and-leave residence, combining holiday use with the ability to work remotely when required.

Often when it comes to purchasing property, the biggest barrier to entry is the deposit. Buyers of established homes typically aim for a 20 per cent deposit to avoid the added cost of Lenders Mortgage Insurance, while most property transactions require around a 10 per cent deposit when contracts are exchanged.

The off-the-plan market works differently, with buyers typically paying a deposit during construction and settling the balance upon completion. Sydney developer Hyecorp's roots on the Lower North Shore stretch back three generations, and that deep understanding of the market continues to shape where and how it develops today.

From high-rise towers to boutique apartment projects, the family-run developer has built its reputation by focusing on a part of Sydney it knows intimately. Founded by Michael Abolakian in the early 1990s, Hyecorp is now led by his sons Stephen, Troy and Patrick.

Stephen Abolakian, joint managing director alongside Troy, has spent more than two decades in the business, overseeing development, planning, finance, marketing and sales.

Abolakian says the developer's disciplined focus on where it chooses to operate has been, and continues to be, one of Hyecorp's greatest strengths.

“We know the buyer profile exceptionally well,” Abolakian says.

“The demographics between places like Willoughby, Chatswood, St Leonards and Roseville are very similar. There are nuances between suburbs and projects, but culturally and from a buyer perspective, there’s a strong overlap.”

That buyer has historically been overwhelmingly owner-occupier driven.

Unlike many Sydney apartment developers that have traditionally relied heavily on investor demand, Hyecorp’s projects have typically attracted downsizers, upsizers, rightsizers and family owner-occupiers seeking long-term homes rather than short-term investments.

“Historically, investors have been a much smaller portion of our demand profile,” Abolakian says.

“We design for owner-occupiers. We don’t design for yield, we design for comfort, amenity, family living and long-term usability.”

That philosophy extends well beyond apartment layouts.

From landscaping and communal gardens to shared amenities and circulation spaces, Hyecorp’s developments are designed around how people actually live, something Abolakian believes has become increasingly important in Sydney’s apartment market.

“There was probably a period where having an approved project in market was enough,” he says.

“There wasn’t as much competition and if you built it, buyers would come. That’s no longer the case.”

“There’s more supply in the pipeline now, particularly with TOD precincts and low and mid-rise reforms opening up opportunities across Sydney. Buyers have more choice, so if you get the product wrong, they’ll simply go elsewhere.”

The shift has forced developers to become more sophisticated in how they approach apartment design, particularly as owner-occupier expectations continue to rise.

For Hyecorp, that means thinking beyond who the buyer is today and designing for who they may become in five or 10 years' time.

“People buying now often aren’t moving in for several years,” Abolakian says.

“You might have a young couple buying today, but by the time they move in they may have children, older children, or changing lifestyle needs. You’ve got to think about how families evolve.”

That thinking also shapes Hyecorp’s approach to amenity, which positions wellness at the forefront.

While resort-style facilities have become increasingly common marketing tools across Sydney apartment developments, Abolakian says the challenge is ensuring amenities are genuinely usable and appropriate for the scale of the project.

“If amenities are done right, they can materially improve the living experience,” he says, adding however that if you&nbsp;overdo it or get it wrong, you can end up with facilities nobody uses that simply create ongoing strata costs.”

That balance is something Hyecorp is aiming to strike with projects like Roseville Avenue, one of the group's upcoming Lower North Shore developments, which Abolakian describes as bringing a resort-style living experience into a metropolitan setting.

“It’s about creating something that feels special without being excessive,” he says.

“Good gardens, quality apartments, thoughtful amenity. Creating that resort feeling in a metro location.”

The focus on owner-occupier product comes as Sydney’s apartment market continues to navigate a difficult development environment.&nbsp;For Hyecorp, maintaining an in-house operating model across construction, sales, marketing and development management has become increasingly important in navigating that environment.

“We’ve always believed in keeping a lot of the process in-house,” Abolakian says.

“It creates efficiencies, but it also creates quality control. You can make faster decisions and ensure the end product stays aligned with the original vision.”

Despite the challenges, Abolakian believes demand for quality owner-occupier apartments across Sydney remains strong beneath the surface, particularly across established Lower North Shore suburbs where downsizers continue to seek new housing options close to existing communities.

“There are definitely people waiting,” he says.

“Once some of the broader uncertainty settles, whether that’s the global environment or some of the local economic noise, I think the right projects will perform very strongly.”

Hyecorp currently has three residential developments on the market across Sydney’s Lower North Shore.&nbsp;Audrey, St Leonards, positioned opposite Newlands Park, is nearing completion and preparing to welcome its first residents, with the project now almost sold out.

Villa del Mare, the much offered hillside Point Piper home of the headhunter Julia Ross, has its latest marketing campaign launched for spring 2014.
Her grand Point Piper property has been on and off the market for several years.
The six bedroom non-waterfront home on Wolseley Road still has its old price tag of about $40 million.
It has now being <a href="https://doublebay.ljhooker.com.au/J7YF93" target="_blank">marketed with Bill Malouf of LJ Hooker in conjunction with Ken Jacobs of Christies International</a>.
“That price hasn’t changed,” Malouf told News Ltd.
“It’s the right timing for Julia. It’s not like we haven’t had suitable offers in the past, but this time the property is going to move,” he said.
Ross bought her Point Piper pad ten years ago for $21.5 million from Nati Stoliar who awaits sentence in the United States. Last month he pleaded guilty in a federal court in Las Vegas to a series of fraudulent schemes connected to biodiesel credits with sentencing to come in October.

I recall the Wolseley Road offering was discreetly put on the market in 2011 by Julia Ross. It came very close to a sale to Chinese buyers. Designed by architect Chris Tsioulos in the late 1990s, it’s almost certain to sell to Chinese buyers. Not sure why Nati Stolliar ever bulldozed the Espie Dods-designed Roche family house on the prominent corner location.
While the trophy limestone palazzo has sat on the market for the past three years, plenty of rival offerings have been listed, and the one I fancied has only recently been sold.
It was the prized Professor Leslie Wilkinson designed house sold by the retired shirt maker-cum-property developer Charles Scarf and his wife, Maria. The 1959 Wentworth Street property was the second-last of Wilkinson’s house designs. It was listed back in March 2012, selling only last month.

The antithesis of understatement, Villa del Mare, qualified as one of Sydney’s tizziest houses when developer Nati Stoliar put the finishing touches on it during completion in the late 1990s. Thank goodness recruitment queen, Julia Ross, bought the place and subsequently toned down the tizz with the assistance of a swathe of interior designers including stylemeister Charlotte O’Neil who designed its most recent décor.
I was fortunate to take a peek inside the ornate limestone palazzo at the time of 2000 completion when Nati threw open the doors for a Jewish women’s committee fundraiser. Due to immense curiosity surrounding Nati’s interior design talent, the event was extremely well attended – and the throng were agog at what was inside.
An extraordinary mix of Hollywood glitz meets gaudy glamour from who knows where, the house was adorned with a confection of French washed yellow walls, ornate Corinthian columns, sparkling new chandeliers and acres of ceilings decorated with flocks of hand painted cherubs – including one bearing a remarkable resemblance to Nati, as I recall. 
But the piece-de-résistance within the three-level residence (which has about 2000 square metres of living space) was the remote-controlled billiards table. At the flick of a switch, the massive piece of furniture descended slowly below the floor, and then three rows of chairs rose to replace it. When another button was pressed, the room’s curtains closed and wooden wall panelling slid away to reveal a cinema screen. 
Another of Nati’s bold design features was an enormous tile placed in pebbled paving outside the front door. Measuring the 1.5 metres by 1.5 metres tile, it was decorated with a huge S (for Stoliar) fashioned from oak leaves. One could be forgiven for thinking Nati hadn’t heard the saying “money can’t buy you class”.
The harbourfront house of John Piven-Large, which last traded in 1991 when it was a duplex, is still the one for me. Brad Pillinger has the Edwardian-era mansion with more than $30 million hopes, down from $40 million hopes of 18 months ago.

Villa del Mare, Point Piper back for formal spring 2014 marketing: He Said/She Said

The 225 Victoria Street, Darlinghurst time warp has been sold for $1.34 million to an investor before auction.
It has been the longtime home of the local colourful identity, Theresa Kompara, aka Mrs Christmas, who has tentative plans to head to Melbourne where she still regularly partipates in dancing competitions. She often teams up with Paul Cruddas.
It was her dolls-house. The one with the dolls seeming just gathering dust in the shopfront window for the past few decades.
Inner city eccentricity at its most obvious.
"Bring your hard hat and your architect and check out the potential of this rare property," its <a href="https://www.dijones.com.au/1650402/" target="_blank">Di Jones agent, Jeremy Clinton advised</a>.
It was apparently inherited by the entertainer from a shoe maker and his Tivoli chorus girl wife who took Theresa in.
"She tells us she's 60, but she's been there for a good four decades." he said.
Our property contrarians Jonathan Chancellor and Margie Blok lament the sale as it represents the further diminishment of an eccentric era in Sydney's inner city.

When ever I walked passed the tiled shop window and saw the curiousities, I always imagined the life stories that lay behind the shopfront facade. Theresa's eccentric reputation stretches way back, though the highlight for mine must have been when she met Princess Diana at the nearby Dr Victor Chang clinic.
She's been described as a wonderful inner city mix of eccentricity and sweetness.
Theresa taught tap and ballroom dancing to the deaf and ice skating to the blind children. 
She has also been an Easter Bunny at The Royal Easter show for over 40 years.
She was an ice skating champion in the 1960s.
Then in the 1980s an occasional face on Red Faces, Kerrie Anne, Mike Walsh et al.
Her most recent appearance was in the 2007 coming out surf film, <a href="https://www.youtube.com/watch?v=jnQhdiaZn4o" target="_blank">Tan Lines</a>.

Surely the Powerhouse Museum could add the dolls to its collection rather than see Theresa put them mostly into storage. I trust too her portrait goes off to the National Portrait Gallery.
Set amid Victoria Street's vibrant restaurants, between Liverpool and Burton streets just footsteps from Green Park, the building certainly does present an opportunity for complete redevelopment with its B4 zoning mix for residential and commercial usage.
The 133 square metre holding offers high-exposure with its wide shopfront.

Theresa Kompara's Darlinghurst dollhouse shop sold: He Said/She Said

The winners of the 2014 Houses Awards, organised by Architecture Media, publisher of Houses magazine, have been a hot topic of discussion for architecture aficionados - including our property contrarians, Jonathan Chancellor and Margie Blok - since the recent announcement.
Last week <a href="/news/invisible-angel-with-wings-in-harsh-hampton-hamlet-he-said-she-said">Jonathan and Margie reviewed Invisible House</a>, a Peter Stutchbury designed residence which took out two awards, “2014 Australian House of the Year” and “New House over 200 square metres”.
Now in contrast to last week’s bushland location at Hampton, a harsh hamlet west of the Blue Mountains near Jenolan Caves, it is a designer shack at <a href="/news">Congo</a>, on the NSW South Coast, that captures their attention.
Off the beaten track and best known among surfers for its wave break called “The Suck”, Congo is located eight kilometres south of <a href="/news">Moruya</a> in the Eurobodalla Shire. A tiny village community with about 100 modest dwellings, Congo is about four hours drive from Sydney, and two hours drive from Canberra. 
Built on a hillside outside the village, the unusual holiday house took out the award for “New House under 200 square metres”. 
Known as Dogtrot House, it was designed for a family of committed campers. Their request to the architects was for a building capturing everything they loved about camping without the end of a holiday pack up. They wanted a permanent and civilised campsite.
Designed by Botany based architects, Dunn &amp; Hillam, Dogtrot House was completed late last year. Constructed by Smith and Primmer, builders of Moruya, it is a combination of two modest pavilions (one public, one private) joined by a covered open breezeway or ‘dog trot’ corridor. 
The form of Dogtrot House can be traced back to the early one room cabins that were built by farmers and fishermen. As a family grew, another cabin would be built and connected with a common roof. 
During the evolution of the design for Dogtrot House, one of the architects was re-reading author Lee Harper’s To Kill a Mockingbird which made reference to the vernacular ‘dog trot’ houses of America’s south eastern states. The name comes from when the “old dog was too hot to trot” – and a covered breezeway provided the perfect escape from the heat of the day. 
A dogtrot house historically consisted of two log cabins connected by a breezeway or "dog trot", all under a common roof. Typically one cabin was used for cooking and dining, while the other was used as a private living space, such as a bedroom. 
Architects continue to build dogtrot houses using modern materials but maintaining the original design.
Complimenting the intrinsic Australian flavor of Dunn &amp; Hillam’s design, the jury commented: “Although in an obvious lineage of Australian shed architecture, this simple shelter is convincingly a permanent camp site, where the experience and delight of being in the place are more important (and rejuvenating) than conventional comforts. Yes, you will occasionally get wet and cold, but genuine immersion in a special place has clearly underpinned the development of this scheme”.
“Careful consideration of the plan reveals that the major room at the north is essentially a covered outdoor room – the caravan annexe or tent fly. It is the space for community, from which daily activities are planned, launched and celebrated. Truly interior spaces are the all-weather places that permanent camp sites require – for sleeping, ablutions and cooking.”
“Considerable effort has been made throughout this house in plan, section and materiality, all of which contribute to the sense of care and privilege. Although base camps can be made in multiple (and often destructive) ways, Dogtrot House is rendered in an articulate and rigorous manner by architect and builder while never presuming that buildings are more significant than landscape.”

I love the roofline, but am left a little underwhelmed by its modest exterior.
It makes up inside with its unexpectedly high quality, comfortable and practical interior.
As a fan of the South Coast, I appreciate, of course, it simply doesn't need to have all the North Coast Boomerang Beach pretensions.
And nor is it typically suburban, as Margie points out below. So it's a thumbs up from me.

Dogtrot House is perfect for someone like me who loves unwinding at old-style coastal holiday shacks with a few creature comforts. And it is perfect for someone like Jonathan who was born in a tent. 
I love its simplicity and also its direct connection with the great outdoors. This uncomplicated holiday shack style is much more prevalent in the bachs of New Zealand than the NSW coastline where enormous designer holiday houses and hideously suburban homes have mushroomed during the past two decades. 
I think it would be a joy to spend time at Dogtrot House with family and friends - cooking up a storm in the kitchen with its tranquil lagoon views; chilling out in the Japanese bath; and reading and relaxing in the big indoor/outdoor room with its built-in banquette seating. 
I’m all for getting back to the simple life, so Dogtrot House gets the thumbs up from me.

Dogtrot House, camping out in Congo on NSW far south coast: He Said/She Said

The Peter Stutchbury designed retreat, Invisible House, at Hampton near Lithgow in the western foothills of the NSW Blue Mountains, was crowned 2014 House of the Year, the awards presented by Houses magazine, affiliated with the Australian Institute of Architects.
It was designed several years ago as a bush retreat for a filmmaker and painter in rugged bushland overlooking the Megalong Valley, some four hours west of Sydney. 
The jury gave the top prize saying it was “absolutely Australian”.
“The form, materials and details are mastered in this house, running from inside to out and then into the landscape as one,” said the jury.
“From both inside and out, changes in nature are apparent, in wet and dry, hot and cold and through the seasons of the year.”
It said it came with “modesty, clarity, resourcefulness and consequential delight”.

Judges’ comments: There is something absolutely Australian about this project, pictured above, not just its connection to an undeniably spectacular setting but also its modesty, clarity, resourcefulness and consequential delight. Its magic is created through balance, such as the griddled rigour of the plan balanced with the bloated curve of the long section, or the transparency of the simple exterior balanced with the solid, albeit sliced, nature of the interior rooms. This elegant building, looking out from its position nestled into the hilltop, has left us drawn to see more.

It appears to be made largely of concrete just below the brow of the escarpment on the 75 hectare estate, apparently all but invisible on approach hence its name. Of course those rusting Ned Kelly helmut-like rooms are the first hint of its construction. Could almost be an abandoned rusty John Deere grader left in the former sheep paddock.
 One critic Joe Rollo rightly likened the home to Hugh Buhrich’s 1972 Castlecrag, Sydney home with its waving sinusoidal roof of copper sitting lightly over a band of glass over a concrete beam.
The curved ceiling looks stunning, but not sure about the overall internal harshness, but I guess it reflects the texture.
I love that it can be rented, known as Angel Wing on the <a href="https://www.contemporaryhotels.com.au/blue-mountains/angel" target="_blank">contemporaryhotels.com.au</a> website, though its $1,000 a night minimum so you'd need deep pockets or as many friends as Margie Blok has.

As an unabashed fan of the creative genius of architect Peter Stutchbury, I am mad about this house.
For starters I love its unmistakably Australian stamp with a raw palette of materials – stone, wood, concrete – working in connection with the landscape. 
Also, I love its balance, its elongated form stretching across the site, its curved internal ceilings reflecting shapes of neighbouring hills, and its vast expanses of glass capturing magnificent views of rugged bushland across the vast expanse of Megalong Valley.
Having spent much time in the Blue Mountains during each of the four seasons, I think this house has an interesting collection of spaces providing a calming and peaceful retreat at any time of the year – and not only inside. 
The outdoor areas are well designed for rest and relaxation too. I particularly like the central outdoor firepit, with its exposure to the sky and sawn log stools - an ideal spot to perch with a sundowner and watch the distant cliffs change colour in evening light. 
I see the house is named Angel Wing – presumably after the 9-metre limestone formation shawl dominating the Temple of Baal Cave discovered in 1904 at nearby Jenolan Caves.
Listed as a holiday house on the Contemporary Hotels website, the house, if you have eight staying, could work out at $175 a night each or $125 per night with discounted summer rates.
It is listed at $1,400 per night for two to four nights (with a minimum stay of two nights) or $1,200 per night for stays of five or more nights – and discounted summer rates (December to February) of $1,100 per night for two to four nights and $1,000 per night for stays of five or more nights.
Perched high on a hillside in the isolated hamlet of Hampton on Jenolean Caves Road, this house is a wonderful piece of architecture.
In my view, it is a well deserved winner of the Australian House of the Year in this year’s Houses Awards, organised by Architecture Media, publisher of Houses magazine.

Invisible Angel with wings in harsh Hampton hamlet : He Said/She Said

Glenn Davies, the Anglican Archbishop of Sydney is set to become the church's eighth archbishop to reside in Bishopscourt, the neo-Gothic Darling Point trophy home, after the historic property failed to sell over the past year.
<a href="/news/bishopscourt-darling-point-for-sale-with-probable-25-million-plus-hopes">The landmark 6,210 square metre property was listed last September</a> after the church synod voted to seek buyers.
The decision was timed around Archbishop Peter Jensen's retirement.
The synod authorised a five-year window for the sale, so Archbishop Glenn Davies will presumably have Craig Pontey, of Ray White Double Bay, pop in periodically as he seeks to nudge his buyers closer to the $20 million level. 
The sale timetable window lasts until October 2017, but could be extended.
The Anglican Church has owned it since 1910, when its fifth archbishop John Wright moved into the sandstone trophy home. The new Anglican archbishop Glenn Davies, the 12th Anglican archbishop, has been based at his Chatswood home for about 12 years during his time as archbishop of North Sydney.
Our property contrarians Jonathan Chancellor and Margie Blok went head to head on its listing <a href="/expert-insights/investing/bishopscourt-the-anglican-church-s-1850s-trophy-sandstone-offering-he-said-she-said">last September after an inspection of the property</a>.
Discussing the merits of Bishopscourt, at 11 Greenoaks Avenue, as one of Sydney's most historic homes, Jonathan Chancellor said it wouldn't work well, and Margie gave a qualified yes, both signalling the difficult sales task ahead.
This week they were both righteously claiming the merits of their prior outlook.

The gothic sandstone home - especially the south-east facing wing - would just be too cold in winter. And the upkeep would be far too expensive - about $100,000 annually to keep the building in good repair.
The vast size of this mansion demands more cheques for a live-in housekeeper as well as several cleaning staff. The 6216 square metre grounds require a full-time gardener, as well as a gofer to do a daily sweep of leaves falling from the fig trees that line the gravel driveway and front garden. By the way overlooked by neighbouring blocks of flats. It would cost a bomb to renovate even if $2 million was spent recently on the chimneys and slate roofing.
It would also cost a motza to maintain the gorgeous leadlight-pane windows, let alone keep them clean - heaven knows how much the Moran family pay for window cleaning at their nearby historic mansion, The Swifts, which was previously owned by reclusive property investor, Carl Spies. I'd follow the approach of Spies who enjoyed a Howard Hughes-like reputation at The Swifts where he kept the front gates locked and the blinds drawn during his six-year ownership until 1992 when St George Bank took over as mortgagee-in-possession.
And let’s be honest, who needs a chapel in the house? So little wonder the market seems to have bought the expectations back a bit, seemingly to below $20 million.

For starters any Bishopscourt buyer will best revert it to one of its earlier names, either Percyville or Greenoaks. It really does rank among a handful of pioneer homes to have survived from the 1850s to now. Flowered in sandstone Gothic extravagances, its dates back to the pioneer Thomas Sutcliffe Mort, who built an empire on wool, dairy, meat, mining and shipping. A mansion that displays extraordinary self-made wealth.
Of course, as Jonathan maintains mansions are the palaces and cathedrals of mortals desirous of emulating the enduring permanency of the church and state. This one is the Brideshead of Sydney and perfect for a modern-day family of Marchmain-esque wealth and devout religious sensibilities.
One of Sydney’s most palatial and historic mansions, this opulent sandstone residence is truly magnificent, especially the superbly proportioned formal rooms with intricately detailed ceilings - but the piece-de-résistance is the private chapel with its sandstone walls, elegant timber panelling and towering ceiling. An inspired designer, such as Thomas Hamel, could do wonders with the interiors of this palatial home and transform it for 21st centruy living.
Last traded 114 years ago for £6,750, the Bishopscourt estate presents a once in a generation opportunity to purchase a significant holding on Double Bay’s doorstep. The only other heritage eastern suburbs estate sold during recent times is Bellevue Hill’s Rona – it was snapped up for just $20 million in 2006 by property developer Terry Agnew, one’s of the shrewdest real estate players in Australia.
Nothing at Hunters Hill, the suburb famed for 19th century sandstone houses, holds a candle to Bishopscourt – and city commuting is much quicker from Darling Point than Hunters Hill. As far as privately owned historic mansions go, Bishopscourt is without peer in the eastern suburbs – apart from the Moran family’s The Swifts in Darling Point Road with its ballroom bigger than Government House.
I recall The Swifts came with the Tooth family's latin motto (Perseverantia Palman Obtinebit) cut into its façade which translated means "Perseverance yields the prize." And this is the prize that many have prayed for the opportunity to buy. The church contemplated selling it in 1963, 1982, 1991 2001, and most recently in 2010 when defeated in the synod by the narrowest of margins. Given John Schaeffer, a heritage mansion collector who sold Rona to Agnew, now directs his attention to towering harbourside apartments, there's at least one obvious contender out of the running for the Bishopscourt estate.
This heritage estate is unlikely to attract nouveau riche mining types with a penchant for glamour and glitz. I maintain they'd much prefer fake gothic architecture sans heritage authorities telling them what they can and can't do. This one is for property bluebloods …..who won't be rushed into the purchase. The Marchmains always took their time.

Unsold Bishopscourt, Darling Point gets eighth archbishop: He Said/She Said

Bali… Bucolic Bliss or Beach Bellini? 
The dream of buying a second home in Bali is a reality for many Australians, particularly retirees, people working in the Asia region and those with fly-in, fly-out jobs. 
One of our most popular destinations for a quick and cheap tropical getaway, Bali has a broad range of property options. But prices are not cheap anymore due to strong consumer demand driven by wealthy Indonesians (mostly from Jakarta and Surabaya), buyers from Australia and Europe, and Asian expats from Hong Kong and Singapore. 
During the past five years, Bali has become a major investment opportunity, especially for the luxury property market. Since early 2012 land prices have skyrocketed - particularly in Legian, Seminyak and Petitenget, thriving beachside lifestyle areas with a plethora of luxury villas, upmarket hotels, shopping boutiques, world-class restaurants, bars and clubs.
Given soaring prices around Seminyak, developers and villa buyers have looked further afield. Many moved north up the coast and also inland to areas such as Canggu, Tabanan and Tanah Lot, and in the other direction to Uluwatu, a windswept area on the island's most southern tip.
A <a href="https://www.theguardian.com/world/2013/mar/09/bali-property-frenzy-islanders-boom" target="_blank">report in The Guardian</a> states: “Development can be seen pretty much everywhere along the southern coast, with old buildings bulldozed to make way for new commercial properties, among them glittering cafes and restaurant ventures to cater to the ever-burgeoning market of wealthy clientele.”
“In the upmarket beachfront Canggu area, Echo Beach is now home to an InterContinental hotel and the Sea Sentosa project, a resort that calls itself "the benchmark for unparalleled luxury", while a Sunset Road extension is planned to link the capital, Denpasar, with Bali's more western beaches.”  
Land prices also have surged around seaside Sanur (an area inhabited since the 1960s by bule, the Balinese term for foreigners) and the cultural mountain village of Ubud, known for its yoga retreats, art galleries and brilliant green rice terraces. According to research by Elite Havens, Ubud’s land prices increased by about 55% during 2012. 
There are a range of alternatives for structuring one’s property ownership in Bali, but that is a story for another day.

I prefer Bali’s inland regions for the peace, privacy and traditional village life. For me, this is the real Bali. 
I enjoy waking to crowing roosters, the distinctive sound of gamelan music drifting across rice terraces at sunset, and the ubiquitous village religious ceremonies with temple dancers wearing elaborate head dresses, women balancing enormous offering baskets on their heads, and men carrying umbrellas for the gods. 
All this and more is on offer at a blissfully bucolic villa in the charming village of Buduk in the Canggu region. While it feels miles from nowhere, the beautifully appointed 450 square metre villa is a five minutes minute drive from the new hotel/restaurant precinct of Echo Beach, and 8 kilometres (or 25 minute drive) north-west of the trendy restaurant area of Seminyak.

It’s the beach for me - but not busy tourist precincts or seaside villages that take hours to reach by car.
I love Bali’s East Coast. In particular, the quiet coastal village of Saba, 15 minutes drive from Sanur, 30 minutes from the airport (via the new Benoa bypass road), 20 minutes from Denpasar and 40 minutes from Ubud.
The Saba property I would buy (if I had US$4 million to throw around) is a <a href="https://www.elitehavenssales.com/property/63/East-coast-luxury" target="_blank">magnificent 5,000 square metres beachfront estate</a> with approximately 70 metres of beach frontage, and a superb five-bedroom villa compound consisting of two dwellings that combine Bali’s traditional elements with western luxury.

Since Bali property prices skyrocketed, it is impossible to find a beachfront property of this size with such close proximity to Sanur. When you consider the cost of land in this premium beachfront precinct, you are practically getting the house for nothing in the property’s US$4 million price.

Bali… Bucolic Bliss or Beach Bellini? He Said/She Said

Construction on the former Yorkshire Brewery heritage site<a href="https://www.theyorkshire.com.au/index" target="_blank" style="line-height: 1.3em;"> </a>in Collingwood has begun with a six-storey complex with a mix of one and two and three bedroom apartments along with townhouses. 
It is a 358 apartment development in Melbourne’s inner northeast where the one bedders start at $455,000, the two bedrooms from $595,000, and townhouses from $700,000. The site was bought for $9.79 million in 2010.
The heritage site on Robert Street and Waterloo Road includes an 1887 six-storey brew tower - the tallest building in Melbourne for a decade on its construction in the late 19th century.
There will be a series of laneways that connecting into the nearby streets, with the tower forecourt acting as a piazza-like setting.
Working closely with Lovell Chen heritage architects, <a href="https://www.theyorkshire.com.au/index" target="_blank" style="line-height: 1.3em;">Hayball architects viewed the development as on the scale of a small village</a>, with its own piazza and shops. 
Interestingly two of the apartments – a one-bedroom and a two-bedroom – are being held back to be retained by the developer for the sole use of visitors of permanent block residents. The share apartments are billed as a worthy step up from share parking spots or cars which other developers have embraced.
A concierge will manage reservations for the guest apartments. 
Costs have been suggested as likely between $90 to $150 per night, including cleaning and utility services.
Stays will be capped at several nights for each visitor to stop long-term occupancies.
Martin Strode from SMA Projects conceived the novel idea which Victoria’s Urban Development Institute of Australia boss, Tony de Domenico reckons will work especially as Melbourne gets more international visitors.
Early buying interest has been from local empty nesters, second-home buyers and investors, visiting the display suite at 84 Wellington Street, Collingwood.

It is a great idea especially given so many residents have one bedders and would like friends close, but not on their apartment floor or couch.
Visitors too will have their own privacy and space, but in close proximity.
The developer has to commit long term to ownership and then operating the arrangement otherwise it will become quite fly by night hazard. 
It's not for all, so it is important that usage charges would not be added to everyone's body corporate fees.

It's a great idea... a bit like airbnb for the lazy. And of course a better return for the landlord developer.
Owner buyers will save money as they won’t need to spend more for that extra bedroom.
Getting a booking could be a challenge especially during the football season finals apparently and even over Christmas time in the heat of Melbourne summer.
I'd imagine the rates might need to get a bit more commercial, especially with the cleaning thrown in.

Designated guest apartments in new residential blocks: He Said/She Said

With 14 properties, the eastern suburbs dominate <a href="/news/eastern-suburbs-dominate-title-tattles-list-of-sydneys-top-20-sales-of-the-2013-14-financial-year">the top 20 Sydney house sales list for the 2013-2014 financial year</a>.
Among these were four Point Piper mansions including a Wolseley Road harbourfront (pictured above) which tops the list at around $38 million. Point Piper retained top spot and had the four also in the 2012-2013 list. 
But when we looked at the recent Savills analysis of the prestige market of the Sydney luxury residential resale prices its showed a significant drop in the high end Point Piper achieved prices between Q2 in 2013 and 2014. 
Bellevue Hill and Vaucluse also fell back, while Mosman remained the same price wise on the harbour.<img src="/images/2014/07/04/he-said-july-4-one.jpg" alt="">

While Chinese buyers have been increasingly active, they are certainly not throwing huge dollars around. Chinese buyers accounted for less than a handful of the Top 20 house sales during this financial year. 
The four sales we have been able to spotlight were in <a href="/news">Point Piper</a>, <a href="/news">Hunters Hill</a> and two in <a href="/news">Mosman</a>. Maybe one more when settlements take place. 
The challenge posed by land tax for second homes restrained the northern beaches market, especially <a href="/news">Palm Beach</a> which doesn't make an appearance. <a href="/news">Clareville</a> is the only representative of the northern beaches peninsula with a $12 million sale making this year’s cut. Last year the only northern beaches property on the list was a <a href="/news">Whale Beach</a> residence sold for $13.1 million. There had been a Palm Beach property heading the list in 2011/2012 with the sale of Kalua.
This year heralds the return of the local entrepreneur - apparent with <a href="/news/aged-care-entrepreneur-peter-wohl-buys-ron-medich-point-piper-mansion">the $38 million Peter Wohl purchase</a>. He's into aged care homes.
There's also strong whispers that David Singh has bought the <a href="/expert-insights/buying/simon-family-point-piper-sale-swings-pendulum-back-to-the-harbourfront">Simon house on Point Piper</a>. He's into waste management at Global Renewables. There also appear to be a few more expatriate financial white collar buyers who went awol with the decline of the post-gfc big bonuses. Their re-emergence was evident when I wrote that <a href="/news/bank-of-america-boss-matthew-koder-buys-bellevue-hill-trophy-home-market">Angela Fleming sold to Matthew Kodor</a> at Bank of America Merrill Lynch in <a href="/news">Bellevue Hill</a>.

After a lacklustre few years, Bellevue Hill bounced back during the past 12 months with five homes on the latest Top 20 list, while I recall <a href="/expert-insights/investing/altona-reigns-in-title-tattles-top-20-house-sales-in-the-2012-2013-financial-year">last year’s list featured only one</a>. And maybe another two sales could emerge once official settlements emerge.
It seems the hillside inland suburb experienced a reversal of activity levels while harbourside Vaucluse with seven last year, but just the three this year – and one's an apparent small loss maker.
Point Piper retains poll position for the second year in a row - but of the suburb’s four properties on the list, two homes had languished on the market for years.
It took time for vendors to realize where prices actually stood, even with the benchmark <a href="/news/altona-the-point-piper-harbourfront-sells-for-possible-50-million-plus">sale of Altona</a>, the Wunulla Road trophy waterfront sold for $52 million in March 2013, atop the 2012/13 top 20 list. Altona’s price set the pace for Point Piper vendors (and their estate agents) to evaluate the worth of a property.
However, it must be noted the Lowy family offered $55 million for Altona in 2007, six years before last year’s sale. When the Medich property (which tops this year’s list at around $38 million) was quietly listed in February 2011, it had ambitious $55 million hopes. In May 2012, the price guide was revised down to offers of more than $40 million. 
Sales activity saw Mosman improve on its presence on this year’s list to four properties featured this year, up from the two last year. There were the two Chinese buyers this year in Mosman in the top 20.

Point Piper price weakening within Sydney top 20 home sales in 2013-14: He Said/She Said

It almost got a little chilly this week, even with the winter sun. The cold came from a frosty exchange between our property contrarians, Jonathan Chancellor and Margie Blok, concerning the use of the term "winter garden", its definition and best application.

They reached agreement that a winter garden must have floor-to-ceiling external glass walls, with adjustable glass louvre panels. The space must be long and wide – not a box-like enclosed balcony. Ideally, a winter garden should also have an internal glass wall which can fold back to allow seamless flow with adjacent living areas.

Of course over recent years, urban real estate agents have hijacked the term "winter garden" in an attempt to glamorize glass-enclosed balconies within apartments. 

The term was used during the early 19th century for grandly proportioned conservatory-style glass pavilions designed for growing plants in grand houses.

The history of winter gardens is <a href="https://melbourneblogger.blogspot.com.au/2011/05/what-wasis-winter-garden" target="_blank">well documented by a Melbourne blogger</a> who notes “the winter garden dates back to the early modern era where European nobility liked to build a large conservatory...and it had two functions: to house luscious plants that wouldn’t normally grow in that climate and to become an extension of the sociable living space.” 

The blogger further noted:

By the late 19th century, winter gardens had three defining factors:

<ol>
<li>They continued to grow warm-climate plants in a cool country; </li>
	<li>They had space for music, pleasure and strolling inside the building; and </li>
	<li>They were made of vast areas of glass to maximise the natural light and the natural views.  </li>
</ol>
Our columnists recalled the landmark Wintergarden apartments, at 57 Darlinghurst Road, Kings Cross.

It was designed in the 1920s to be sympathetic to its environment with its foyer then boasting indoor conservatory-style gardens.

Winter gardens were a signature of the architect John Burcham Clamp who'd also incorporated them into the 1912 Farmer’s CBD store. 

The designs used attributes of the then new “Daylight Principle”. 

The Kings Cross Wintergarden, which has lost much of its finest details, was one of Sydney's first Chicago-style apartment buildings, using steel frames to give added strength and height.

Almost a century on, our columnists now cast their eye over some recent loose usage of the term and suggest their favourite apartments worthy of the glamourous winter gardens description.

I'm not a huge fan of winter gardens. Especially those that let in the draft and traffic noise. So sadly that rules out some apartments in the Renzo Paino Macquarie Apartments block, given its Macquarie Street position above the Cahill Express entry. The one's above the Royal Botanic Gardens work better. Conservatories in family homes don't do it for me either. I don't mind the old fashioned sunroom, but that's for another day. I've been impressed by the winter gardens in the newly completed <a href="https://www.metroresidences.com.au/interior" target="_blank">Metro</a> project in Chatswood. Ditto the Central Park project at Broadway where they were marketed as ‘loggias’ - weatherproofed with high-tech vertically-sliding glass panels, allowing the residents of blocks, such <a href="https://www.centralparksydney.com/live/the-mark" target="_blank">The Mark</a> to open the space to the elements as a balcony, or close the windows and enjoy bonus indoor space. With no change internal apartment floor level, the loggia seamlessly connects to the living space, and can be used as a dining room, study, extra living space or just an urban garden. 

One knockout winter garden I've spotted is at <a href="/news">Newcastle</a>, NSW, not the UK. Occupying a coveted spacious north east corner position on the sixth floor of The York luxury apartments, there's a winter garden with electronic louvres offering both views of Nobbys Headland and Fort Scratchley and the rolling sound of the surf from Newcastle Beach.

Pictured below, the 601/61 Shortland Esplanade sold at $1.075 million early last year <a href="https://www.realestate.com.au/property-apartment-nsw-newcastle-112905739" target="_blank">through PRD agent Mark Kentwell</a>. I'd have liked a little more furnishings with better than the one pot plant in the corner.

In Melbourne's Eureka Tower I see they have actually been taking some of the winter gardens out. Not unsurprising, as they always looked too clunky, with their framework in tight odd shaped spaces, for my liking. I see 2101/7 Riverside Quay has been listed through MICM agent Brent Schapel sans winter garden in the 120 square metre abode. Looks like the black granite kitchen, pull-out pantry, and laundry were preferred. 

Harry Triguboff's high-rise, Miramar on Pitt Street, Sydney didn't market the block as having winter gardens when offered in 1993. But it didn't stop Lisa Wang and Yvonne Wong from the Cubic estate agency recently marketing, then selling their Miramar apartment offering supposedly with a winter garden. The apartment at <a href="https://www.realestate.com.au/property-apartment-nsw-sydney-116027911" target="_blank">170/398 Pitt Street</a> fetched $700,000 earlier this year, despite having sliding windows rather than the requisite louvres – though it was correctly marketed as low maintenance, with $730 weekly market rental potential (pictured below). I recall the 38-floor block with 267 apartments was one of the first with very strong Chinese ownership, with the then president of the Real Estate Institute of NSW, John Nicoll noting at the time that the trend in demand for inner-city apartments had been fuelled by uncertainty over the Hong Kong changeover in 1997.

Winter gardens have been bandied around the Sydney real estate scene since the Renzo Piano designed Macquarie Apartments building was sold off the plan during the late 1990s.

Estate agents and their copywriters often use the word erroneously when describing a glass-enclosed verandah.

While Jonathan worries about winter gardens being drafty, I argue winter gardens can work well if designed appropriately. In Sydney, glass louvres, a sunny aspect and generous proportions are paramount.

During my real estate travels, the best winter gardens I have seen are in Macquarie Apartments, as evidenced in Apartment 28 which sold last November for $3.75 million <a href="https://www.realestate.com.au/property-apartment-nsw-sydney-114788639" target="_blank">through Wilson Property Agents</a> (pictured below). The landmark CBD building designed by Italian architect Renzo Piano saw all 62 apartments sell off-the-plan for an average $2.1 million. The typical internal space was 200 square metres to 220 square metres with 16 square metre to 25 square metre winter garden.

When I inspected this apartment, the winter garden impressed me because it works well with the other living areas, and it makes the most of natural light and the magnificent harbour views. Also, its wide glass frontage is fitted with electronically controlled glass crystal louvres which can be adjusted easily to control wind and rain.

2) An example of the exaggerated use of the term “winter garden” is a Melbourne apartment <a href="https://www.realestate.com.au/property-apartment-vic-melbourne-114155231" target="_blank">listed through Buxton Albert Park agents James Hatchman and Darren Male</a> (pictured below).

In a modern Karl Fender designed building situated on St Kilda Road, this one-bedder has a 26 square metre living area with sliding metal and glass doors opening to a glass-enclosed balcony with two half-height louvre panels – it could be described as a winter garden at a stretch. And the sad singular pot plant doesn't assist.

3)  An advertisement for a one-bedder, at Zetland in Sydney, inappropriately uses the word 'winter garden'. <a href="https://www.realestate.com.au/property-apartment-nsw-zetland-117141391" target="_blank">Listed through Compass Realty agent, David Ho</a>, the apartment (pictured below) is described as a “Stunning Near New One Bedroom with enclosed winter garden”. 

With a masonry wall and sliding glass windows, this “winter garden” space is no more than an enclosed verandah measuring nine square metres.

Apartments with winter gardens: He Said/She Said

Bluestone v sandstone?

There's not really much choice when its comes to the two distinct building materials across Australia. 

It really comes down to what is or was quarried in the various states. The stones make for inspiring homes, either heritage or recyled.

Sydney sandstone dominates NSW, but blue stone exists too. Perhaps not as much of the honey-coloured sandstone in other states though Castlemaine in central Victoria is known for its sandstone buildings.

For a longtime it was believed that the sand grains that form the Sydney sandstone had come from central NSW, however studies revealed the grains had been transported from the trans-Antarctic mountains.

Bluestone was one of the favoured building materials of the 1850s during and after the Victorian gold rush. In South Australia the name bluestone is seemingly given to a form of slate which is much less durable than Victorian bluestone, but was certainly valued for its decorative appearance. The interior of the stone is usually pale grey or beige in colour.

1) I love the baronial starkness of the grand stone residence featuring a <a href="https://www.realestate.com.au/property-acreage+semi+rural-vic-flinders-115045263" target="_blank">traditional Scottish Castle style turret at 217 Gwenmarlin Road, Flinders</a> (pictured below) on the Victoria coastal peninsula. It is on 50 acres, abutting Greens Bush National Park. The home is approximately 38 squares.

2) Minerva, the 1861 Kyneton <a href="https://www.realestate.com.au/property-house-vic-kyneton-114864687" target="_blank">bluestone Victorian home</a> (pictured below) sits proudly in its surrounds, fully renovated with wonderful proportions. It is located in the heart of the Macedon Ranges. Set in the former market precinct. 

While it can be a family home, Minerva House also presents opportunities for use as a home office, or as a bed and breakfast on its 1232 square metre elegant garden, block. There's historic stables, complete with bluestone flooring.

3) I see the interior designer Darryl Gordon has relisted his cluttered Oberon weekender, Bluestone Cottage. Set inland of the Blue Mountains, the Georgian-style cottage sits on about 1.5 hectares of gardens. <a href="https://raywhiteruralemmsmooney.com.au/nsw/oberon/1124924/" target="_blank">There is a $550,000 asking price through Mary David of Ray White Emms Mooney Oberon</a>. Bluestone Cottage is built from local bluestone construction with timber sash windows and brush box floors.

There are two dormer attic bedrooms, along with the main bedroom downstairs. Its modern kitchen has stainless steel Ilve stove with gas cooktop, Lefroy Brook tap ware, and Dura Limestone Island bench. The new bathroom has European fittings, underfloor heating and laundry nook. The cottage is well heated with large open fire place and pot belly stove. The house sits on 3.8 acres surrounded by gardens featuring acers, conifers, lavender parterre, cold-climate perennials, bulbs and fruit trees. There is a new 20,000 litre aqua plate rain water tank, bore irrigation and new fencing.

With one of the finest sandstone basins in the world, Sydney has magnificent 19th century stone residences, with the highest concentration found at Hunters Hills where 195 out of 4,800 homes are built of sandstone.  

Constructed during the 19th century by French stone masons, these houses are collector’s items of unrivalled beauty and historic appeal.  

1) Recently Jonathan and I visited Hunters Hill to inspect <a href="https://www.realestate.com.au/property-house-nsw-hunters+hill-116402151" target="_blank">Windermere</a> (pictured below) - considered one of the suburb’s jewel properties.

For sale at more than $11.5 million through McGrath agents Tracey Dixon and Lee Dowdall, Windermere was constructed in 1857 by Jules Joubert, a prominent French pioneer and early entrepreneur.

Set on an elevated 3,569 square metre parcel of waterfront reserve land (occupying two titles), the house has sweeping 180 degree northerly views across Lane Cove River to St Ignatius College at Riverview. 

10 years ago, after an extensive renovation and extension including a 460 sqm wing designed by architect John Rose of Tanner &amp; Associates, Windermere was deemed the best house for 2004 at the NSW HIA Housing Awards.

3) Adelaide in South Australia has sandstone houses without the lofty Sydney price tags. A beautiful sandstone house in desirable suburb can be snapped up for less than $1 million.

In the suburb of Fullarton, a four-bedroom sandstone house (pictured below) is for sale with a price range of $890,000 to $950,000 <a href="https://www.realestate.com.au/property-house-sa-fullarton-117229719" target="_blank">through Cocksaulg Real Estate agent Bernie Altschwager</a> with offers closing on 2 June.
