Sydney developer Podia has finalised what it intends to do with its prominent undeveloped parcel at the northern gateway to Kingscliff's well-known Salt precinct, where it is planning a mix of land, townhouses, and now apartments.

<a href="https://www.apartments.com.au/developers/podia">Podia</a>, the developer behind Bonobo by Raes in Byron Bay and Wirra in Neutral Bay, has filed a State Significant Development Application to the NSW Government for the final 4,455 sqm of the 1.59-hectare <a href="https://www.apartments.com.au/new-townhouses/4-8-bells-boulevard-kingscliff-nsw-2487">Bells Boulevard block</a>, at the entry to Salt Village between Cudgen Creek and South Kingscliff Beach.&nbsp;

Having already secured approval for a mix of 14 land lots and 12 terrace-style homes, Podia is now seeking to complete the community with a five-storey, 69-apartment building with&nbsp;ground-floor retail designed by&nbsp;<a href="https://www.apartments.com.au/architects/sjb-architects">SJB Architecture</a>.

SJB noted in its Urban Design and Architecture Report that the area is dominated by low-density residential and significant natural features, however a small mixed-use area is clustered around the Salt Precinct, creating a destination for the precinct.

"The site’s location at the heart of the precinct offers the opportunity for future development to complement existing mixed-use, to form a genuine town centre that enhances the experience for local residents and visitors. At the site scale, the opportunity to create a distinct marker and entry point for the town centre becomes apparent, assisting with legibility for people arriving by car, bike or on foot."

The architecture draws inspiration from coastal Kingscliff using natural, durable materials that echo the textures and tones of local landmarks like Salt Surf Life Saving Club and Peppers Resort. The building will wrap around a central courtyard for the wider community, while residents will have access to private facilities like&nbsp;indoor communal areas and a rooftop swimming pool.

WA's first mass timber office building set for Freemantle

Australia continues to lead the world’s green building sector with further growth predicted over the next three years, according to a new global report.
The <a href="https://www.construction.com/toolkit/reports/world-green-building-trends-2018" target="_blank">World Green Building Trends 2018 SmartMarket Report</a>, released by Dodge Data and Analytics today, indicates support for the green building sector is growing globally, with organisations across the construction industry shifting towards more sustainable materials and practices.
It noted third-party certification systems such as the Green Building Council of Australia’s (GBCA) Green Star rating system were being used to make buildings perform more efficiently yielding both commercial and environmental gains.
“The drivers for green building in Australia are noted as market demand, client demand and improving occupant health and wellbeing.” the report states.
“Australia is also notably higher than the global average for each of these factors, demonstrating the sway they have on encouraging the green building market in this country.”
More than 2000 industry stakeholders across 86 countries, including architects, engineers, contractors, owners, consultants and investors, were surveyed for the report, including GBCA members.
It found 94% of Australian respondents are involved in green building projects, and a two-third majority (67%) report at least a moderate level of green activity, with 30% share or more of their work in the sector. Notably, 46% of respondents reported more than 60% of their projects were in the green building space, the highest of any country, and 64% expected by 2021 the majority of their work would be in green building.
GBCA Chief Executive Officer Romilly Madew said the results were a testament to the continued commitment and leadership of the Australian property sector to sustainably transform the built environment.
“Australia’s green building sector is continuing to innovate and is leading the world,” Madew said.

It is designed by architects SJB. Crown Group chief Iwan Sunito said it will create a green revolution in Sydney’s architecture.
“With Waterfall by Crown Group we set out to revolutionize the use of green space in residential developments; breaking away from tradition to cater for people looking for an escape from the hustle and bustle,” he said.
“It is everyone’s desire to find a place of escape; a place of tranquility. 
“Waterfall by Crown Group provides a sense of place, where people can feel both a connection with nature and the urban environment at once,” he added.

Waterfall by Crown Group at Waterloo unveiled

Developer Mirvac Group [ASX:MGR] and joint owner AMP Capital have unveiled their landmark Sydney office building, 200 George Street.
The 37-storey ‘smart’ building will have EY as the anchor tenant and also be Mirvac’s new Sydney headquarters. It is to be known as ‘EY Centre’.
New South Wales Premier, Mike Baird, officially opened the building. The launch event was attended by Mirvac’s CEO and managing director, Susan Lloyd-Hurwitz and Carmel Hourigan, AMP Capital global head of property representing the joint owner of the site, AMP Capital Wholesale Office Fund.

The tower has a net lettable area of nearly 39,200 square metres of premium grade office space, with a world first high-performing closed cavity façade with timber blinds. It is set to be one of Australia’s most environmentally advanced and sustainable developments with a 6 Star ratings being targeted.
It is one of the first ‘smart’ office buildings in Australia, adjusting the internal environment according to the needs of the employees, said media release.
Mirvac’s headquarters will become one of Australia’s first WELL certified offices.
There are plans to fill the ground floor plane and surrounding laneways with food and beverage outlets, public art and leisure spaces.

Lloyd-Hurwitz said Mirvac’s vision was to create a cutting edge workplace for leading organisations.

Mirvac, AMP Capital's 'smart' building opens for business in Sydney CBD

Melbourne's Library at The Dock took out the top award at the annual Property Council of Australia Victorian awards. 
A finalist in three categories – innovation, best public building and best new sustainable development, the library got the “Development of the Year” award. 
Delivered through a tri-partnership between the City of Melbourne, Places Victoria and Lendlease and designed by architects Clare Design with Hayball as architect of record, Library at The Dock will now be in the running for the national award, due to be announced in Sydney next month.  
Chair of the City of Melbourne’s Environment Portfolio, Cr Arron Wood said along with its green design the building offers an extensive traditional library collection, music and sound recording facilities, digital gaming, and a performance space that holds 120 people. 
“The library pays homage to Docklands’ rich maritime heritage with reclaimed hardwood from the waterfront used throughout the building. It is located in a spectacular setting on the waterfront in Victoria Harbour and is anchored by a new park and children’s play space,” Cr Wood said.
Lendlease’s managing director of Urban Regeneration, Jonathan Emery said he was thrilled that the library continues to be recognised.  
City-shaping projects like the library are crucial in order for us to create the best places for people to live, work, visit and play across our large scale urban regeneration projects.”
Following its opening in mid-2014, the library has grown in popularity, with more than 123,000 visitors in its first year and over 15,000 attending library events.
The library is only the second building in Australia to be constructed from Cross Laminated Timber (CLT), which is carbon neutral, and the first public building to be constructed from the material. It is also the first public building in Australia to have achieved a six-star green star as-built rating from the Green Building Council of Australia’s public buildings rating tool.   
The national Property Council Awards event will be held in Sydney on June 3.

Melbourne's Library at The Dock wins at Property Council Victorian awards

The Green Building Council of Australia (GBCA) have said that funds to drive the national cities agenda, investment in 'urban forests' and a recommitment to the Clean Energy Finance Corporation (CEFC) are the winners for Australia's sustainable built environment agency.
They were left disappointed however that there was no new funding for carbon abatement.
The Turnbull Government has promised to plant 20 million native trees by 2020, with an additional $20 million allocated in the 2017 budget bringing the total investment to $70 million.
Romilly Madew, GBCA's chief executive offer says that the investment in urban forests is important, but suggests they'd like to see the development of a national green infrastructure policy.
"We’d like to see the development of a national green infrastructure policy that goes further than being just about trees, and include boosting biodiversity, enhancing the public domain, and building more resilient cities.”
The GBCA also welcome the Turnbull Government's commitment to retaining the CEFC and the Australian Renewable Energy Agency (ARENA).
“The $1 billion Clean Energy Innovation Fund to assist emerging clean energy technologies provides a much-needed investment injection and greater certainty for the industry.”
The Turnbull Government has shown that it is taking a whole-of-government approach to cities, which is shown by the budget's allocation of $4.6 million to expand the Cities Taskforce.
“Cities are squarely in the government’s sights, and industry is looking forward to working towards a large-scale city-building strategy,” Romilly says.
Treasurer Scott Morrison allocated $50 billion for "critical infrastructure" in his first Budget to reduce congestions, improve safety and better connect Australian products to domestic and international markets.
“We are pleased to see a renewed national focus on Australian cities, with more than $3.4 billion allocated to urban rail projects," Madew said.
"However, this critical infrastructure must meet best practice benchmarks for sustainability. 
"Only then will Australian taxpayers know they’ve invested in infrastructure that is resilient and that delivers the best value for decades to come”.
The GBCA were disappointed with the fact there was no new funding for carbon abatement.
“As well as driving productivity and economic growth, our cities also provide significant opportunities for reducing carbon emissions."
"It is disappointing that the Budget announces no new funding to assist Australia to reach its international commitments for emissions reductions and to transition to a low-carbon economy."
“The built environment represents significant opportunities for emissions reductions at relatively low cost, but there are no new incentives or support for the property and construction industry, or any other industry for that matter, to make the most of these opportunities.

The GBCA happy with urban forest investment

St.George’s Barangaroo branch has been rated 6 Star Green Star – Interiors, the highest level for sustainable interior fit-outs, becoming the first bank branch and the first retail fit-out in Australia to get the rating.
Green Star, awarded by Green Building Council of Australia (GBCA), is an internationally-recognised sustainability rating system for the design, construction and operation of buildings, fit-outs and communities. The St.George Barangaroo branch fit-out was assessed across nine categories and scored on use of building materials that are environment friendly, reduced internal air pollutants and lower water and energy consumption.
“This outstanding achievement is not just about minimising the bank’s environmental footprint – although this is important," said GBCA’s chief executive Romilly Madew.
"International research has found bank branches designed with sustainability in mind are also better places for customers and staff – and can cut costs, boost productivity, attract and retain employees, and provide a positive brand contact for customers. We applaud St.George’s achievement, which sends a signal to the financial services sector that sustainability is a strategic business decision.”

St.George retail general manager Ross Miller said the certification was proof of St.George’s focus on innovation to provide employees and customers with a great place to work and bank.
This latest rating also builds on Westpac Group’s list of credentials in this area. Recognised as the world’s most sustainable bank, according to the 2015 Dow Jones Sustainability Index, the group’s head office at 275 Kent Street in Sydney was also recently awarded a 6 Star Green Star rating, along with the 150 Collins Street, Melbourne site and new corporate office, Tower 2 at Barangaroo.

St.George branch in Sydney's Barangaroo earns 6-Star Green Star rating

Award-winning construction company Built has outstripped the Green Star target for its $110 million refurbishment of 20 Martin Place.
The company was contracted to deliver a five Star Office As Built v3 rating but instead achieved the As Built rating of six Stars at no extra cost to client Pembroke Real Estate.
The project involved the complete reconstruction of the out-dated, 20-storey, 1970's office building.
The project team identified two additional Green Star points and 10 innovation points after initial stages of designed had targeted 65 points.
By retaining the 22 storey structural steel frame within the building it saved 1291 tonnes of CO2e.
20 Martin Place is one of Sydney's first commercial office buildings to be delivered with LED light fittings installed to all office floors.
The building features a 100 percent outside air system served via chilled beams at perimeter. 
With a total score of 77 points awarded by the GBCA during the Round 1 submission, the green building received World Leadership status, a rare occurrence.
The building is projected to emit 107,000 tonnes of CO2e emissions in operational energy use over the building’s expected 60-year life.

Built exceeds Green expectations in Martin Place

The Commonwealth Bank will introduce sustainability in to their branches.
CBA is the first Australian financial institution to achieve a 5 Star Green Star from the Green Building Council of Australia (GBCA).
They received the star for the 'standard of design' of its branches.
The designed features a number of sustainable elements including low chemical paints, Forestry Standard certified timber, reduced water consumption and forty percent of energy saving when compared with existing branches.
A 5 Star Green Star assessment reflects 'Australian Excellence' and the design is one of the most sustainable fitouts in Australia.
The design can be replicated across CBA's network.
The head of group property for Commonwealth Bank Jennifer Saiz says that that Green Star assessment confirms CBA's efforts to make a positive impact through the way it does its business.
Commonwealth Bank Place in Sydney's Darling Quarter has recently achieved Australia's first 'quadrella' of six Star Green Star ratings for design, construction, interior fittest and operational performance.
