BDA said in its planning submission that the project is intended to support the area’s transition toward higher-density, mixed-use living. “This project offers the opportunity to generate appropriate higher-intensity development within the future Light Rail corridor of <a href="https://www.apartments.com.au/developments/mermaid-beach-qld-4218">Mermaid Beach</a>,” the submission noted.

At ground level, Glenelg Residences will include eight retail tenancies designed to activate the street frontage, complemented by a basement bar offering an additional hospitality element. Above, residents will have access to a rooftop amenity deck featuring an infinity pool, hot and cold plunge spas, day beds, and barbecue facilities.

The Southern Railway Hotel in Goulburn has sold for $3.6 million to the same syndicate that recently bought the nearby Empire Hotel.
There two recent transactions account for a third of the six pubs in Goulburn which has a population of nearly 30,000.
The Southern Railway Hotel at <a href="https://www.realcommercial.com.au/sold/property-southern-railway-hotel-188-sloane-street-goulburn-nsw-2580-503355490" target="_blank">118 Sloane Street</a>, across the road from Goulburn train station, was established in 1872 as Clifford's Hotel and was renamed the Railway Hotel in 1876.
It later was known as the Great Southern Railway Hotel before becoming the Coolavin Hotel which is still etched on the top of the building's facade.
The hotel has an annual revenue of $2.37 million from its 18 accomodation rooms and downstairs bar and bistro.

Goulburn's Southern Railway Hotel sells for $3.6 million

Goulburn has remained reasonably quiet over the past 12 months like most areas in New South Wales with the recent slump spooking investors out of the market, according to the latest Herron Todd White (HTW) residential report. 
The valuation firm took a look at rental yields across the nation. 
"In late 2016 right through 2017, we saw Goulburn boom as a popular hotspot for Sydney investors purchasing properties largely due to the affordability, future growth prospects and solid rental yields," the valuation firm said.
The report notes this is a result of low vacancy rates attributed to the police academy, correctional centre and major institutional style organisations, the ongoing talk of the high-speed rail network, the affordable median house price of $405,000 and the considerably high rental income.
For example, a reasonably new four-bedroom, two-bathroom project style home within the developing areas north of the CBD can be purchased from $475,000 up to $675,000 in the current market with rental returns ranging from $400 to $500 per week.
"Moreover, we are seeing a duplex market emerging in the new larger subdivisions attracting Sydney buyers due to the high rental yields of approximately 4.5% to 5% for each individual semi-detached dwelling or apartment style property," the valuation firm continued. 
"The older heritage style dwellings closer to the CBD start from $320,000 and return from $300 up to $500 per week for a fully renovated three-bedroom home in close proximity to the central shopping hubs and attract yields of 4% to 5%."
Investors are also drawn to the area due to the steady growth the region has seen over the past few years.
More young families and first home buyers from Canberra and the Southern Highlands are seeing Goulburn as an affordable lifestyle alternative with easy access to the Federal and Hume Highways, Canberra City and Airport, HTW said.

Archibald Prize winner Cherry Hood fails to sell Goulburn home

One of regional New South Wales’ most stately historic manors has sold for $2.15 million.

The buyers were from farming land at Stubbo, just over a four hour drive north of Goulburn, and purchased the property to be closer to family.
“Farming and earth moving is their history,” Gay said.
“Many years ago the gentleman used to stay around the corner in a big boarding house-like accommodation, and fell in love with Hurstville. He was at the auction of the property when it was derelict and sold previously, and had kept his eyes on it over the years.” 
Sydney-based sellers Peter Caucino and Yvonne Aris extensively renovated Hurstville after purchasing it in 2004 from the Anglican Church, when it was six rundown flats.

The five-bedroom house, on a 2567 square metre parcel of land, contains formal living rooms, two studies, a wine cellar, garden room and vast entertaining terrace.
The interiors feature chandeliers, fireplaces, bay windows, soaring 3.6 metre ceilings, French doors, marble benchtops and stone floors.
The Victorian Italianate house was designed for Anne Hurst, the widow of the wealthy Methodist Minister, The Reverend Benjamin Hurst, who died in 1857.

Historic Goulburn manor Hurstville sold for $2.15 million

The southern New South Wales farm, Pejar Park, located just north of Goulburn, is being offered for sale by Sydney rural property specialists Meares &amp; Associates.
The offering is via Meares Online Auction to be conducted on 17 and 18 December this year.
Located 25 kilometres north of Goulburn adjoining the village of Woodhouselee, Pejar Park comprises 573 hectares (1,416 acres).
Meares says it could be regarded as a classic high country property (710 metres to 900 metres ASL) with its 75% basalt soils; the balance being granite and loams, its easterly aspect running to a 6 kilometre frontage to the large Pejar Dam.

Meares commented the current owner Nicholas Rowe has not only preserved, but developed the property.
Taken up in 1939 by Len and Beatrice Bligh, the Pejar homestead was designed under the guidance of leading Sydney architect John Mansfield.
It is set amid award winning gardens with English trees including claret ash, golden elms, maples and deodars.
Nicholas Rowe continued the development of Pejar Park improving the homestead and gardens under the guidance of well known designer Donald Campbell.
It has been running between 2,200 and 2,500 cross-bred ewes plus some cattle, including its Sydney Royal award winning Poll Hereford stud.
Recent sales in the Goulburn/Roslyn/Crookwell area have seen land sell for upwards of $3,500 to $4,300 per acre.
