One of North Sydney's best-known commercial buildings could become hundreds of new homes, with insurance giant Zurich Australia lodging a State Significant Development Application (SSDA) to transform 5 Blue Street into a mixed-use residential development above North Sydney Station.

Rather than demolishing the existing building and starting again, Zurich is proposing an adaptive reuse project that would convert the landmark office building into a 15-level residential development delivering 62 apartments, 86 affordable co-living dwellings, activated retail and significant upgrades to the Blue Street Plaza.

The proposal reflects a growing trend of commercial property owners repositioning ageing office assets into residential housing as Sydney grapples with housing supply shortages and changing workplace demand.

Located directly above North Sydney Metro and train station, the 3,051 sqm site occupies one of the most strategically positioned parcels of land on Sydney's Lower North Shore.

Designed by fjcstudio, the proposal seeks to retain and adapt much of the existing structure while creating a contemporary residential address that better connects with the public domain surrounding North Sydney Station.

The application proposes two basement levels, ground floor retail, affordable co-living accommodation across the podium levels, and apartments above, while preserving and enhancing the publicly accessible Blue Street Plaza.

Rather than pursuing maximum apartment numbers, Zurich has opted for a housing mix heavily weighted towards larger owner-occupier residences.

The proposal includes 62 build-to-sell apartments comprising 12 one-bedroom, 19 two-bedroom, 29 three-bedroom apartments and two premium penthouses. It also incorporates 86 affordable co-living dwellings, which would be managed in perpetuity by a Community Housing Provider.

That balance between traditional apartments and affordable housing reflects the NSW Government's push to increase housing diversity around major transport infrastructure.

The proposal has been lodged concurrently with a rezoning application, with Zurich arguing the site is ideally positioned to support additional housing given its immediate proximity to public transport, employment and services.

"The proposal aims to respond to the housing challenges facing Sydney through the delivery of diverse housing types in a highly accessible location," the design report by fjcstudio states. It also seeks to improve pedestrian amenity through upgrades to Blue Street Plaza while creating a high-performing residential building that responds to the surrounding context.

Rather than replacing the commercial building, fjcstudio has developed a design that works with the existing structural framework above the rail corridor, an approach that significantly reduces demolition while allowing the site to be repositioned as a mixed-use residential precinct.

The existing structural constraints have informed much of the building's design, including its relationship with Blue Street and surrounding public spaces.

The building has been designed as a slender tower rising above a clearly defined podium, with vertically expressed façades intended to reduce the perceived bulk while reinforcing North Sydney's emerging skyline.

According to fjcstudio, the architectural language responds directly to the surrounding commercial towers while maintaining a finer grain expression more closely aligned with the neighbouring Lavender Bay streetscape.

The tower incorporates articulated façade elements, landscaped podium edges and recessed upper levels to soften its appearance and improve pedestrian amenity below.

A significant component of the proposal is the revitalisation of Blue Street Plaza.

The existing public space has long served as one of the primary pedestrian connections between North Sydney Station, Greenwood Plaza and Blue Street, yet its role is expected to become even more important following the opening of Sydney Metro.

Zurich's proposal seeks to strengthen that role by improving landscaping, introducing new retail frontages, enhancing pedestrian permeability and creating more active edges throughout the day and evening.

Ground floor retail would wrap the plaza, while separate residential and co-living entries have been designed to improve wayfinding without reducing street activation.

Landscape design has been integrated throughout the podium and public realm, softening what is currently one of the most heavily urbanised parts of North Sydney.

fjcstudio has carefully oriented apartments towards Sydney Harbour and the CBD while using privacy blades and articulated façades to minimise overlooking between neighbouring buildings.

Large framed openings along the western elevation maximise harbour outlooks, while the eastern apartments have been angled towards the south-east to improve privacy from neighbouring development.

The project forms part of the continuing transformation of North Sydney from a predominantly commercial CBD into a genuine mixed-use city centre.

Since the completion of Victoria Cross Metro Station, developers have increasingly shifted their attention towards residential projects capable of leveraging the area's unparalleled transport connectivity.

Busy developer Aqualand Prestige has formally taken the next step in its expansion across Sydney's Lower North Shore, lodging a State Significant Development Application (SSDA) for its long-held Archer Street site in Chatswood.

The application covers <a href="https://www.apartments.com.au/new-apartments/51-55-archer-street-chatswood-nsw-2067">51-55 Archer Street</a>, a 1,767 sqm amalgamated site on the eastern edge of the Chatswood CBD, where the developer is seeking approval for a 45-level mixed-use tower delivering 114 apartments, including a significant affordable housing component, alongside retail, commercial space and six basement levels of parking.

The SSDA marks the latest milestone for a project Aqualand has been quietly progressing over the past two years. The developer first secured the site for its Aqualand Prestige platform before undertaking an alternative design excellence process with PTW Architects, ultimately avoiding a formal design competition through the Housing Delivery Authority pathway.

The proposal has evolved considerably from Aqualand's original concept. The revised scheme has been designed around larger owner-occupier product, with an unusually high proportion of three and four-bedroom apartments, targeting the more affluent buyer profile, and downsizer, emerging across the North Shore.

The 114-apartment mix comprises six studios, 27 one-bedroom apartments, 18 two-bedroom apartments, 50 three-bedroom residences and 13 four-bedroom homes. A quarter of the building will be dedicated to affordable housing, well above the mandated 15 per cent&nbsp;

PTW has structured the building vertically, with affordable housing across levels one to six, premium apartments through levels seven to 31, duplex skyhomes on klevels 32 to 43, a penthouse on level 44, and a rooftop plant level above. Six basement levels will provide resident parking and servicing.

The tower is proposed to reach approximately 154 metres, placing it among a growing collection of residential high-rises transforming Chatswood's skyline.

Rather than competing purely on height, PTW says the design has been driven by creating a slimmer tower capable of delivering significantly larger apartments.

"The primary objective of this project was to create a distinctive building that stands out from the recently approved or built structures in the Chatswood area," the design report states, noting the structural efficiency allows greater investment into apartment quality and resident amenity.

Residents would have access to more than 450 sqm of communal open space including landscaped gardens, swimming pool, rooftop entertaining areas, fitness spaces, community gardens, children's play areas and barbecue facilities.

A major focus of the design has been the public domain.

The ground plane has been opened up through landscaped terraces inspired by Willoughby's sandstone ridges, with native planting, public seating, artwork, retail activation and a series of gathering spaces intended to soften what has traditionally been a hard commercial streetscape.

The landscape strategy references Blue Gum forests once common throughout the area, while incorporating Indigenous storytelling, public art and lighting installations to strengthen the connection to Country.

Chatswood has been one of Sydney's busiest apartment markets over the past 12 months, with a steady pipeline of both new project launches and fresh development applications.

Hyecorp recently launched Celine, a 122-apartment development just along Archer Street, while Changfa and Huirong Group are progressing The Anderson, an 84-apartment project on Anderson Street.

Develotek recently secured approval for a 101-apartment tower on Pacific Highway, while Tian An LFD received the green light for Hammond Greens, its apartment development on the edge of the Chatswood Bowling Club.

Commercial property developer FiveX is also making its move into the residential market. Last month it lodged plans for a 61-storey tower with 490 apartments, which, if approved, would become one of the tallest residential buildings in Chatswood.

Aqualand is also expanding its development pipeline following the launch of its luxury residential brand, Aqualand Prestige. The developer has delivered a string of high-end apartment projects across Sydney's affluent suburbs over the past decade, most recently AURA by Aqualand on Walker Street in North Sydney.

It has since quietly assembled its next wave of projects.

Earlier this year Aqualand launched Boronia in Roseville, a boutique 111-apartment development on Larkin Street. Mass timber is becoming an increasingly popular construction material in apartment developments, but Adelaide developer <a href="https://www.apartments.com.au/developers/otello">Otello</a> is taking the approach a step further.

At its new <a href="https://www.apartments.com.au/new-apartments/flowe-bowden-18-gibson-street-bowden-sa-5007">Flowe Bowden</a> development, the exposed cross-laminated timber (CLT) structure isn't just about reducing the building's environmental footprint. It also forms the foundation of a broader wellness strategy, influencing everything from indoor air quality and natural materials to the way residents move through and experience the building.

The 115-apartment mixed-use development, designed by Melbourne-based architecture practice Fieldwork, will occupy a prominent island site opposite Bowden Village Reserve, combining one, two and three-bedroom apartments with retail and a dedicated wellness destination.

Wellness isn't confined to a gym or shared resident facility at Flowe. Instead, Fieldwork embedded the concept into the building itself.

The building's architecture also reflects Bowden's industrial heritage. The lower podium references the area's historic brick and sandstone buildings, while the upper levels transition to exposed CLT, allowing the timber structure to become a defining feature throughout the apartments and shared spaces.

The use of mass timber sits alongside a range of sustainability initiatives, including a fully electric, gas-free design, rooftop solar and a targeted 5 Star Green Star rating.

Inside the residences, the focus remains on natural, durable materials. Blackbutt engineered timber flooring, exposed CLT ceilings, porcelain surfaces and warm timber joinery create a calming interior palette, while low-VOC finishes and responsibly sourced materials have been selected to improve indoor air quality.

Kitchens have been designed as the centrepiece of each apartment, featuring porcelain island benchtops, timber-look cabinetry and brushed steel tapware, with layouts that maximise natural light and ventilation.

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

<a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.

"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.

"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.

Located within walking distance of Mona Vale Beach, the town centre, Mona Vale Golf Club and the Royal Motor Yacht Club, Dawn represents Inca's first Northern Beaches project following the sell-out of Tara on Park in Waitara and Ellis Residences, currently under construction in St Ives.

Construction will be undertaken by Inca's in-house construction arm, GOP Constructions.

Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.

New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.

Crowdfunding is disrupting property investment by fractionalising the asset to make it easier for people to invest a bit or a lot in one or more properties of their choice, giving investors opportunities in any type of property anywhere in Australia.
Australia’s leading property crowdfunder, DomaCom, allows investors to contribute towards the purchase of a property asset of their choice.  This includes residential, commercial, retail, and industrial and thematic sectors such as agriculture, energy, affordable housing, student accommodation, land banking and social infrastructure, among others.
Sometimes called fractional investing, crowdfunding is a modern form of syndication that DomaCom have taken to another level.
The DomaCom model is an online platform in two parts; the first facilitates the investment application and a strict due diligence process to ensure that every property is fairly valued, legally entitled and of sound structure.
The second part is a legal structure that fractionalises the ownership via a unitised structure.
This structure is called a managed investment scheme (MIS). Each property acquired is held in a segregated sub-fund of the MIS in which investors receive units in proportion to the amount they invest.
Crowdfunding requires cash on deposit before a property can be selected as this determines how much is available. DomaCom have a number of residential strategy or thematic campaigns running at any one time that investors can choose from.
So who chooses property to crowdfund?
DomaCom is a platform for investors to use but the company does not choose specific properties. We select residential strategies from analysed research then ask property advisers to select assets based on that research. Thematic projects are usually partially completed with due diligence enabling them to be posted to the platform for investors to participate. Thematic projects usually have a longer sale process and therefore time to raise the necessary capital. Residential properties on the other hand come to market for 4 or 5 weeks so it is necessary to have cash on hand to act quickly when the properties are identified. 
Investing is the easy part, but how do investors exit?
An exit strategy is just as important as the investment. The DomaCom Fund generally has a 5 year term for residential properties thereby guaranteeing an exit for investors if they wish. Those who wish to retain the property can do so by buying out those who wish to exit. If they don’t the property is sold and the proceeds are distributed to investors. 
Just as the sharemarket enables online trading in company shares, DomaCom has created an online unit trading facility within the platform, complete with buy/sell and market depth screens to enable investors to trade their units at any time provided there is a buyer, just like the sharemarket. A third facility exists where unit holders can vote to wind up a sub-fund and sell the property at any time, provided 75% of unit holders vote to do so.
DomaCom have recently been active seeking to raise $4.3 million working with Utilas Group to develop a BioHub project in Casino.
Landbanking has been popular venture too with funds being sought for near Sydney's second planned airport, with KSI Investments acquiring over 11 acres near Badgerys Creek.

Crowdfunding into property: DomaCom explains

Fractional property investment company DomaCom (ASX:DCL) could soon be able to implement a mechanism where its sub-funds can hold debt, in response to feedback from investors.
The move will allow <a href="https://www.domacom.com.au/" target="_blank">DomaCom</a> to offer new products by leveraging residential property. 
Melbourne Securities Corporation Limited (MSC) has been selected as the new Trustee/Responsible Entity for the DomaCom Fund, it said in a media release. 
The decision to move to MSC, a specialist in fintech and an experienced trustee for property investment and debt funds, will allow DomaCom to have debt within property sub-funds.
DomaCom has decided to call a meeting of unit holders to seek approval for the appointment of MSC.  
Perpetual, the current RE for the DomaCom Fund, will continue to act as custodian, it said in a media release.
Perpetual Trust Services Limited will retire as RE at a vote of unit holders to be held towards the end of October 2017.
DomaCom chief executive Arthur Naoumidis said the company expects it to be a key driver of future growth given the strong preference from advisers and investors to incorporate debt when investing in property, particularly given the tax breaks.
“The vast majority of property investors use leverage to improve the growth returns from their investment and we expect this development will substantially grow the current portfolio of properties from the current 47 which have been purchased with full equity,” Naoumidis said.
The new move will also allow DomaCom to offer investors the ability to invest in sub-funds that will lend the capital to the property sub-funds with the investors receiving 5.06% with the security of a first registered mortgage and a low LVR of less than 50%.
The lending option is expected to be rolled out by the end of 2017.

DomaCom working on debt holding formula by sub funds

Fractional investment fund manager, DomaCom will crowdfund buying land and and developing a $4.3 million bioHub in the northern NSW town of Casino.
Once the $4.3 million for the land and the development costs is raised, Brisbane-based bioHub developer, Utilitas, will sign a 10-year lease to operate the bioHub.
The rental income generated is expected to give investors an annual eight percent yield.
Arthur Naoumidis, DomaCom CEO said this is an exciting opportunity to merge a socially responsible energy investment in rural Australia with a projected healthy yield for investors.
“For a minimum investment of $2,500, investors can participate in the development of a bioHub project that will service the energy needs of the local sewage wastewater treatment plant, industries and communities in and around Casino, one of Australia’s major beef centres," he said.
“Every year Australia produces enough sewage, agricultural and processing residuals to power more than one million homes.
“Utilitas has a target of 100 bioHubs in 100 regional centres by 2025, and we are excited to be part of this energy project of the future.”

“At a time of rising energy costs across Australia, Utilitas is offering an environmentally sound service to rural Australia where our bioHubs use well proven, safe and reliable technology to convert organic waste and waste water into electricity, gas and fuel, create local fertiliser and other useful bioproducts,” she said.
“These plans can safely and reliably capture and utilise energy and nutrient from this waste that typically would have to be disposed at an economic and environmental cost.
"Demand for our bioHubs is being driven by three key factors – growing demand for food, increasing energy costs, and supply risks.
“Casino is an excellent example of how this energy technology can work to benefit a rural community.
“This northern NSW town of about 12,000 people is the regional hub of a large cattle industry, and, as a consequence, the sheer size of biomass from abattoirs and farms in this fertile beef region makes it an ideal location for a bioHub.”
Utilitas uses tanks to digest organic waste and convert it into electricity.
They have one plant operational under private ownership in Queensland treating animal waste, which generates sufficient energy to power 235 homes.
They have designed more than 5MWe (5,875 homes equivalent) of private projects including in New South Wales treating abattoir waste.

DomaCom crowdfunding to build northern NSW bioHub

DomaCom has signed an Agreement with Akuna Lifestyle Estates to launch the first crowdfunded resort-style residential community land development in regional Victoria.
The project, which is planned to be developed and sold in eight stages over three to four years starting this year, is the brainchild of the Melbourne-based Akuna group that has developed a community housing model it believes will better suit the needs of many baby boomers moving into retirement.
Akuna founding director Graeme Jacobs says the Akuna Residential Land Lease Community (RLLC) model is a more affordable and transparent option than the conventional retirement village model.
“Under our scheme there are no exit fees, with any future house sale only subject to the normal residential sales commission fee of 2.5%; there are no refurbishment fees or other costs imposed on the residents with residents getting all the proceeds from the sale of their houses.
“Residents only pay a weekly rental fee that covers all the maintenance of the community’s common areas and full use of the clubhouse, bowling green, swimming pool &amp; gym, as well as council rates, sewerage and water rates.”
DomaCom will use it’s fractional property investment platform to offer an attractive yield to investors for acquisition and development of the land.
A $6m capital raising comprising $1.65m to acquire the land and $4.35m for development planning, approvals and construction of the civil works and common facilities including a clubhouse, sports centre, pool and bowling green.
“This Cobram housing community will give investors the opportunity to secure high yielding returns from the development profit and land-rental activities in an exciting project that will deliver a real social objective – giving retirees affordable housing.”
Jacobs says the target market is those aged over 55 with a focus on retirees who have low superannuation balances and who qualify for Government Rental Assistance on the land lease.
“This target market is growing at 30 per cent per year, with a third of Australians estimated to be over 55 within a generation.
“What is often forgotten is that many Australians are retiring with low superannuation balances, with the equity in their current home being their largest asset.
“Under our proposal, Akuna will develop the land and then sell the homes with 49-year leases at an average price of $265,000 per house”.
“Residents will pay, on average, a gross rent of $175 a week, and typically many will qualify for Federal Government Rental Assistance of up to $65 per week.”
Cobram has been chosen for <a href="https://www.domacom.com.au/public-crowdfunding-campaigns/residential-properties/akuna-cobram-victoria/" target="_blank">Akuna’s first project</a> because of its proximity to major hospitals, health and community centres, major retailers, and recreational facilities.
Other towns in Akuna’s sights for similar Projects are Yarrawonga, about 35 kilometres east of Cobram on the Murray River and Paynesville in the Gippsland Lakes region, 16 kilometres south of Bairnsdale and other popular holiday destinations.
In yet another first for DomaCom, CEO Arthur Naoumidis said, “This project signals the start of our potential to provide a funding model for affordable housing across Australia whilst giving investors new investment opportunities with good yields and capital growth in socially responsible projects.
“Projects with a social conscious are important to many investors.
"Crowdfunding enables this to happen across a number of investments with only a small asset allocation to each so investors can feel good about their investment without going over the top.”

DomaCom launches first crowdfunded lifestyle community at Cobram

Listed fractional investment fund manager DomaCom Ltd is seeking a Federal Court ruling to declare that its sub-funds are not in-house assets or related trusts for the purposes of the Superannuation Industry Supervision Act. 
Such a ruling would confirm that SMSFs can invest in property sub-funds where the tenant of the underlying property is a related party of the SMSF, the fund said in an ASX statement.
It said that DomaCom subsidiary DomaCom Australian Limited has “supported  an action in the Federal Court for a declaration that DomaCom sub-funds are not inhouse assets or related trusts for the purposes of the SIS (Superannuation Industry Supervision) Act”. 
DomaCom chief executive Arthur Naoumidis noted that the ability to use superannuation to help people into a home was a topical issue and DomaCom Fund could play a key role in solving it while still protecting SMSF assets. 
“The unique arm’s length structure of the DomaCom Fund protects the SMSF assets whilst generating commercial rates of income and capital return that the underlying residential property delivers,” he said.
Gen X/Y investors could use residential property as an anchor asset class for their superannuation portfolios, expanding to other asset classes later in life. 
These investors could then rent the property and acquire more interest in the related sub-fund with time, he added.
“We have been working for several years to solve the growing problem of affordability among our young in their quest to buy a home and believe that our fund may provide the solution,” Naoumidis said.
Earlier this year, DomaCom invested in a property in Victoria’s prime Western Districts pastoral land and had 90 retail investors.

Crowd-funder DomaCom has 90 retail investors now holding a stake in a property in Victoria’s prime Western Districts pastoral land.
The 150-hectare property, Doyles is just outside Casterton near the South Australian border.
It is heartland prime beef cattle region with 11 paddocks of rolling high country fronting Lower Coleraine Road.
Prior to the contract to purchase the property the fund secured a local operator to be the tenant.
DomaCom’s head of property Jason Bennett said the purchased delivered a packaged opportunity to investors to enable them to invest into the rural sector.
"It is expected that investors will receive an estimated combined income and capital return of 10% per annum on their investment, based on historic returns, which is a significant improvement on bank interest," he said.
"More importantly they will have the ability to participate in the strong capital growth currently being experienced in the rural sector."
DomaCom CEO Arthur Naoumidis says the group is “enormously proud” to sign off on its first agriculture crowdfunding project, which has taken about two months to bed down.
“It’s our understanding that this is the first crowdfunding project for agriculture assets anywhere in the world.
"We knew from the Kidman bid that there was a thirst by ‘mum-and-dad’ investors to acquire agriculture assets, and we have been looking at other properties for quite some time.
"We have already more investors on our books looking to invest in this asset class, so we are confident that the Doyles deal is just the first of many.”
Elders’ Hamilton-based David Peardon, who handled the sale, said the first successful crowdfunding exercise to allow retail investors to collectively acquire an agriculture asset was an “exciting development” for the industry.

DomaCom investors sign off on first global agriculture crowdfunding deal in Victoria's Western Districts

Crowdfunding company DomaCom (ASX:DCL) has got regulatory approval to “deal in securities” and has also entered into an agreement with a US crowdfund that will expand the range of investment options for its clients.
The Australian Securities &amp; Investments Commission has given approval to DomaCom to vary its Australian Financial Services Licence that would allow it to launch mortgage bond sub-funds and allow for investment loans in the DomaCom property portfolio.
Chief executive Arthur Naoumidis said the “varied AFS Licence will allow us to offer peer-to-peer mortgage bond sub-funds and a fractional investment model for corporate bonds with work well under way to issue a new Product Disclosure Statement (PDS) to support these new products”.
They will offer a yield of 3.54% over the RBA cash rate with the security of a first registered mortgage and a loan-to value ratio(LVR) of less than 50 per cent.
Mortgage bonds will usually have a fixed term of five years and the current expected return of 5.04% with the security of a first registered mortgage and low LVR is expected to be attractive to the SMSF market, it said.
“What DomaCom can achieve with mortgage and corporate bond products is to offer investors the opportunity to lock in yields that are more attractive than bank deposits, use the fractional model to allow them to invest with a minimum amount, and to have potential liquidity of trading using our liquidity facility,” said Naoumidis.
DomaCom has funded 39 property acquisitions — mainly residential — which it claims to be the largest number of book-builds by any crowdfunder in Australia.
Meanwhile, the company announced this week it has signed an exclusive distribution agreement with Prodigy Network, a leading real estate crowdfunding platform in the United States that has raised more than $410 million of equity from the crowd for their portfolio of assets, valued at US$750 million. 
The agreement will pave the way for Australian investors and advisors to invest in prime commercial real estate assets located in Manhattan. 
Naoumidis said the agreement would open up more overseas property crowdfunding opportunities for Australian investors.  
“Whilst crowdfunding is still a relatively new phenomenon in Australia it is gaining significant ground overseas. There are over 125 such businesses globally with the 2015 transactions estimated to be around US$2.5 billion up from only US$20 million 4 years ago,” he said. 
“Enormous buying power exists in our large industry and retail superannuation funds and our growing A$600 billion self-managed superannuation fund (SMSF) market. There are vast sums of money sitting there some of which must be looking for an opportunity to invest in global real estate markets”.
Prodigy Network formally initiated its track record in January 2016, by providing 23% yearly after tax returns to the investors that participated in a 95 unit extended stay property called AKA United Nations, located at 234 E 46th Street. This was the first crowd funded project in the history of New York. 
Their success is explained by two main factors: 1) they both co-develop and co-invest in the deals they present to investors, 2) they have access to an extensive network of US and international mid-sized investors (capital raised from 26 US States and 29 different countries).
The investment platform and developer currently focuses primarily on investments in high-end collaborative workspaces and extended stay hotel developments in Manhattan.
 “We think partnering with DomaCom makes a lot of sense given their strong reputation and scalable distribution network in APAC” said Leonard Chinchay, VP of client relations at Prodigy Network. 
The deal was arranged by Tara Hill Capital in Sydney and Alpine Capital Advisors in New York.
