The new <a href="https://www.apartments.com.au/new-apartments/yarraville-green-42-stephen-street-yarraville-vic-3013">Yarraville Green</a> development in Melbourne's inner west is showing that landscaping can be just as influential as architecture, with buyers responding strongly to the garden-first approach adopted from the outset by developer Excelon Projects and the project's design team.

The enormity of delivering a true skyscraper in Australia's new development market is often overlooked.

It has taken the best part of a decade since plans for Chevron One were first unveiled, but the 41-storey tower is now complete, with residents collecting their keys and moving into what has become one of the Gold Coast's most recognisable new landmarks.

Rising 127 metres above Chevron Island, Chevron One stands almost twice as high as any other building on the island. Its scale places it alongside the trio of towers at Jewel, arguably the last truly significant addition to the central Gold Coast skyline when they were completed around six years ago.

While there are several developments underway around a similar height to Chevron One, they are more concentrated within clusters of the highest towers in the city. The tower has been the talk of the town for years, says Ray White Projects Gold Coast agent Caitlin Rosenboom, who is selling the remaining apartments.

"People have been watching Chevron One go up for years," Rosenboom says, adding that many prospective buyers have been surprised by the scale of the views once they step inside.

Grbcic said Broadbeach remained an A-grade suburb for developers due to the high demand from downsizers looking to relocate to the city’s leading lifestyle suburb.

“Broadbeach is our key suburb during this property cycle and it will remain so during the next,” said Grbcic.

“There are limited sites this close to the beach; the closer you get to the sand, the harder it becomes to amalgamate sites.

“This is where locals want to downsize to because of the amenities – you’ve got the Star Casino, Pacific Fair, a really nice beach, the best surf club on the Gold Coast, the Oracle dining precinct – it’s all right there on the doorstep.”

A large development site in the heart of the Woolloongabba Olympic precinct is up for sale, with price expectations in excess of $45 million.

The 1.28-hectare rectangular shaped development site at 73 Ipswich Road in Woolloongabba&nbsp;is expected to attract apartment developers given its central location at the heart of the planned infrastructure in the precinct.

The site has three street frontages, to Ipswich Road and Henry Street and offers multiple development outcomes including residential, commercial, medical and hotel, subject to council approval.

Knight Frank agents Blake Goddard, Christian Sandstrom and Matt Barker in conjunction with Nathan Moore of Ray White Commercial Bayside on behalf of the vendor, a local private.

Goddard said the property was one of the largest privately owned infill sites within a two-kilometre radius of the Brisbane CBD and was expected to be hotly contested by buyers.

&ldquo;We expect a wide range of developers to be interested in this site, including residential, commercial, mixed-use and build-to-rent developers, due to its flexible zoning allowances,&rdquo; he said.

Developers to swoop on one of the largest sites in the Woolloongabba Olympic precinct

Mirvac has acquired an 80-hectare parcel of zoned land in Cobbitty, Camden, which it plans to turn into a new masterplanned community to respond to the surging demand for new homes in Sydney&rsquo;s south west.

The property development group secured the south west growth corridor site from Australian property funds and development firm, Roberts Jones.

Colliers agent Frank Oliveri, who was responsible for the deal, said the transaction helped reflect the strength of the residential development site market in Western Sydney.

&ldquo;This property was highly sought after by both institutional developers and a number of the large home builders in the region.

&ldquo;Residential lots have increased by over 25% in many parts of the market and developers have paid higher prices to secure land stock in the short to medium term&rdquo;, Oliveri said.

Adjacent to the existing suburbs of Oran Park and Harrington Grove, the future community is set to deliver approximately 950 land lots from 225sqm to 1,000sqm, playing fields, a future town centre and community facilities, subject to approval.

Mirvac secures 80-hectare site to deliver a brand-new masterplanned community in Sydney’s growing south west

A development site which is permit ready for a luxury residential development has been listed in Armadale with expectations around $6 million.

The property is being sold with a planning permit for a Ewert Leaf designed, four level luxury residential project, comprising 14 residences including eight x three bedroom apartments and six x two bedroom apartments.

Teska Carson, in conjunction with Kay &amp; Burton, is marketing the High Street site a a &quot;blue-chip development&quot; opportunity.

The 872-874 High Street property comprises two single level residential buildings on separate, Residential Growth Zone, titles.

It has a combined 1126 square metres with 21.3 metres frontage and secondary access via a laneway off Denbigh Road.&nbsp;

The properties are currently being utilised as a cosmetic surgery day clinic and are joined together internally with space for at least 14 cars.

The Australian Broadcasting Corporation&rsquo;s last remaining landholding in Elsternwick is soon to hit the market, in what is expected to be a hotly contested sale process for the prime landholding.

The property, 8 Gordon Street, occupies a large 11,740sqm (3 acre) site zoned for Residential Growth with height potential of up to 8 levels on some parts of the property and is being offered for sale with vacant possession. The property will be sold by Public Tender, expected to close in early June.

The Gold Coast Bulletin reported the amalgamation was initiated by a company linked to Sydney developer Lawrence Ryko, who took out options to buy Anglesea’s apartments two years ago.

The property was put on the market last year after the initial redevelopment approval being granted, with Fucrez Pty Ltd securing the options and exercising them.

One of the sellers had been in Anglesea Court since paying $78,000 in 1986.

The separate sale prices ranged from $609,000 to $1.4 million.

Other than the soon-to-be-completed $1.4 billion Jewel Residences, there has been no substantive opportunity for beachfront developments at Surfers Paradise in recent times.

Charter Hall Group has put No.1 Brisbane, comprising three adjoining buildings - 217 George Street, 60 Queen Street and 231 George Street - up for sale.

The properties were acquired in July 2018 with a development approval for an 81 storey residential tower scheme. 

It cost $93.96 million when bought from the Blackstone-backed 151 Property Group.

Approval to build an apartment tower to rival Brisbane’s tallest in the prime location had been secured just a month before it was offered for sale.

Brisbane has a long list of skyscraper project completion including the city welcoming the highly anticipated Brisbane Skytower, which topped out at an impressive 274 metres. 

Outlook for Brisbane’s apartment market is on the positive side, as domestic migration is seen to continue pushing up buyer demand and consequently, property prices since the onset of the pandemic.

Charter Hall lists former Brisbane residential tower development site

<html><body>Stockland has added to its residential pipeline with a western Melbourne site.

It has purchased the undeveloped portion of the Grand Central community at Tarneit in Melbourne.

The acquisition within the western growth corridor – 33 kilometres west of Melbourne’s CBD – cost around $50 million.

The 38 hectare site will see Stockland create 493 new homes within the existing community.

Stockland will commence development, marketing and sales following settlement.

“This acquisition enables us to extend our strong brand presence in Melbourne’s western growth area which accounts for more than one third of all Melbourne’s land sales and saw sales double in the 12 months to December 2020," Stockland’s general manager of residential for Victoria, Mike Davis said.

Stockland has over $2.7 billion invested in Victoria delivering some of the State’s most affordable communities, including Highlands in Craigieburn and Mount Atkinson and Grandview in Truganina.

“This acquisition enables us to extend our strong brand presence in Melbourne’s western growth area which accounts for more than one third of all Melbourne’s land sales and saw sales double in the 12 months to December 2020," he said.

There is a range of future amenity planned around the community as part of the Victorian Planning Authority’s Riverdale Precinct Structure Plan, including the Riverdale railway station, a major town centre and a regional indoor recreation facility.

Stockland adds western Melbourne Tarneit site to its residential pipeline

<html><body>The sale campaign for a Two Rocks residential development site spanning 38ha has been restarted in its prime coastal Perth northern suburbs location.

CBRE’s Ryan McGinnity has been appointed to manage the sale of the landholding, located at 99 Reef Break Drive, Two Rocks. 

The campaign follows the original sales process, which was paused in 2020 following the initial onset of COVID-19.

The property, which forms the balance of the original The Reef estate, is minutes to the Two Rocks Marina and shopping precinct.

The estate is designed to benefit from ocean views, with the land rising from west to east.

It will be in close proximity to the future Yanchep Train Station.

Mr McGinnity noted many developers are now running low of house and land packages or lots to sell.

“In the past eight weeks, nine of the 30 single residential lots remaining within the estate have been sold and enquiries continue to be received. 

"With the opportunity to develop approximately 640 coastal lots, we expect genuine interest from local and national developers.” 

Two Rocks – together with Eglinton, Alkimos and Yanchep at the northern edge of the city’s expanding north-west urban growth corridor – is tipped to cater for over 50% of the City of Wanneroo’s population growth in the next 20 years.

“With the northern suburb’s population expected to exceed 350,000 people by 2036, the State Government is focused on providing adequate infrastructure to enable affordable coastal living,” Mr McGinnity said.
