Builder-developer ALAND has drawn back the curtain on its first city-focused new apartment development.

The North Sydney development, <a href="https://www.apartments.com.au/new-apartments/the-walden-north-sydney-173-179-walker-street-north-sydney-nsw-2060">The Walden</a>, is the first time the company has ventured this close to the city, having previously completed thousands of apartments predominantly in Sydney's west, and more recently in Gosford.

<a href="https://www.apartments.com.au/developers/aland">ALAND</a> acquired the prime North Sydney site, spanning Walker and Hampden Streets just down the road from the Victoria Cross Metro station, for $240 million in June.

Now they've unveiled the new project, a mix of one-, two-, three- and four-bedroom apartments across a 30-level building designed by Rothelowman.

The Walden will capitalise on the site’s front-row position on the eastern fringe of the <a href="https://www.apartments.com.au/developments/north-sydney-nsw-2060">North Sydney</a> CBD, which offers uninterrupted Sydney Harbour views stretching from the Sydney Harbour Bridge all the way to Sydney Heads.

The main tower will be flanked by a small four-level amenity building known as The Pavilion, offering exclusive resident-only amenities including a dedicated concierge service, a sauna and private wellness studio, a gymnasium and fitness studio, a resort-style rooftop pool and sundeck.

There will also be a&nbsp;residents’ lounge, private dining and a wine cellar, and co-working facilities with an on-site meeting room and boardroom.

Sunshine Coast-based <a href="https://www.apartments.com.au/developers/devcon-property-group">Devcon Property Group</a> has acquired one of Maroochydore’s most prominent development sites for $12 million unlocking the potentialfor a mixed-use project in the Cotton Tree precinct.

&nbsp;

The 4,178 sqm site at 41–43 Aerodrome Road—well known locally as the former home to one of Australia’s last Sizzler restaurants—was sold via an off-market expressions of interest campaign by Colliers agents Nick Dowling and Baydn Dodds. More than 70 targeted buyer groups were approached, resulting in multiple competitive offers for the property.

Devcon Property Group Managing Director Michael Kain said the acquisition was a strategic move in line with the company’s focus on delivering high-quality projects in prime coastal locations.&nbsp;

“We’re excited about the possibilities this site, in one of the Sunshine Coast’s most iconic beachside &nbsp;communities, offers for a broad range of development outcomes,” Kain said.

Hambledon Park, the North Richmond farm, has been sold for $60 million. The 253ha property, 70km north of Sydney, has been bought by Fairway Thoroughbreds businessman John Camilleri, the breeder of Winx.
His acquisition wasn’t equine driven nor for Camilleri’s Baiada Poultry enterprise, which controls the Steggles and Lilydale brands.
Instead it is a long-term residential subdivision opp­ortunity. There is approval for a small rural subdivision of 25 lots, which dates back to 2008. 
But the demand for smaller housing lots in the Hawkesbury municipality has rocketed over the subsequent dozen years.
“Hambledon Park will one day be a new suburb of Sydney,” Cushman &amp; Wakefield selling agent Anthony Bray said.
Any eventual residential development market will follow the nearby successful housing estates including The Ponds, Elara, and The Hills Carmel.
Hambledon Park, the North Richmond dairy farm, initially hit the market with expectations of $120 million to $140 million, but the lack of developer interest saw the price expectations dampened.
The Camilleri family’s Celestino Developments recently sold Stockland, the unbuilt two-thirds of its 293ha masterplanned site, The Gables at Box Hill with the listed developer paying $415 million over seven years.
Bray had expected to see stronger interest from developers, the tertiary education and agricultural industries for Hambledon Park, but the absence of Chinese buyers from the buying mix meant it sold for under its $120 million expectations of two years ago.
The property was a 1200-cow dairy farm at its peak after being purchased in 1974 by the Peel family who were a major dairy supplier into Sydney.
More recently it has been a feed lot, along with operating a breeding herd of about 300 black angus cows.

The plight of Australia’s dairy farmers is on the political agenda this week, after One Nation leader Pauline Hanson narrowly failed in her Senate bid for a minimum milk price. But getting fair payment for their goods is far from the only challenge dairy farmers face.
Pressure has been mounting on the industry for the past decade. Existing milk alternatives are growing their market share, helped by a rise in veganism and public concern around animal welfare. The agriculture sector is under pressure to reduce its contribution to climate change, and technology advances mean milk may one day be produced without cows at all.
All this has been compounded by devastating and prolonged drought. So here’s the full story of the hurdles farmers face, now and in the future, to get milk into your fridge.
Fluctuating farm gate price
The rate at which processors pay farmers for milk is known as the <a href="https://www.dairyaustralia.com.au/industry/prices/farmgate-milk-price" target="_blank">farm gate price</a>. The prices are not regulated and are set by market forces.
In 2016 <a href="https://www.aph.gov.au/About_Parliament/Parliamentary_Departments/Parliamentary_Library/FlagPost/2016/June/Dairy_industry_developments" target="_blank">the milk price crashed</a> when Australia’s two largest dairy processors, Murray Goulburn and Fonterra, lowered the price they would pay from about 48 cents a litre to as low as 40 cents.
This dramatically cut the incomes of milk suppliers. The number of dairy farmers in Australia fell by 600, or 9% <a href="https://www.dairyaustralia.com.au/industry/farm-facts/cows-and-farms" target="_blank">over four years</a>. This exit has been <a href="https://www.theguardian.com/food/2019/feb/24/drought-and-low-milk-prices-push-dairy-farmers-to-the-brink" target="_blank">exacerbated by drought</a>.
Since then, the farm gate milk price has increased and in 2019–20 is <a href="http://www.agriculture.gov.au/abares/research-topics/agricultural-commodities/sep-2019/dairy" target="_blank">expected to be 51 cents per litre</a>, due to a weaker Australian dollar and demand from export markets. But forecast global prices for butter, cheese and whole milk powder this financial year remain below that of previous years.

Methane, and milk alternatives
Methane and other livestock emissions <a href="http://www.agriculture.gov.au/ag-farm-food/climatechange/australias-farming-future/livestock-emissions" target="_blank">comprise about 10%</a> of Australia’s greenhouse gas emissions.
As the Intergovernmental Panel on Climate Change made clear in its <a href="https://www.ipcc.ch/srccl-report-download-page/" target="_blank">land use report in August</a>, changes must be made across the food production chain if the world is to keep global warming below the critical 1.5℃ threshold. For beef and dairy livestock, this means changes such as land and manure management, higher-quality feed and genetic improvements. Meeting this challenge cost-effectively, while improving productivity, is no small task.
Technology may help in curbing greenhouse gas emissions from cows, but it also threatens to replace the dairy industry altogether. Advances in biotech may enable liquid analogous to milk to be <a href="https://theconversation.com/lab-grown-dairy-the-next-food-frontier-117963" target="_blank">produced through bioculture systems</a>, <a href="https://www.nationalgeographic.com/news/2014/10/141022-lab-grown-milk-biotechnology-gmo-food-climate/" target="_blank">without a cow in sight</a>.
Elsewhere, the rise of plant-based alternatives derived from soybeans, almonds, oats and other sources threatens traditional milk products. This can partly be attributed to increasing numbers of people adopting a vegan diet. 
Taking calves away from cows
For a mammal to produce milk, it must usually become pregnant and produce offspring. Female calves generally go into a farm’s pool of replacement animals, while male dairy calves are sold.
Pure-breed male dairy calves do not naturally lay down a lot of muscle and so do not generally make good beef livestock. Many are sent to the abattoir for slaughter, typically between 5 and 30 days of age. This practice has prompted welfare concerns and means the industry must carefully manage the handling and transport of vulnerable young calves.
Potential solutions include artificial insemination of cows using only semen that will produce female calves. The use of this technology is limited because it reduces conception rates.
There is also growing public concern about the separation of cows and calves not sent to the abbatoir. The calves are typically taken within the first 12-24 hours and reared together in a shed, where they are fed milk or milk replacer. This is thought to maximise the amount of saleable milk and minimise disease transfer from cow to calf, <a href="https://www.animalhealthaustralia.com.au/what-we-do/endemic-disease/johnes-disease/jd-and-dairy-cattle/three-step-calf-rearing-plan/" target="_blank">particularly Johne’s Disease</a>. However, <a href="https://www.sciencedirect.com/science/article/pii/S0022030219304175" target="_blank">recent research</a> has found <a href="https://www.sciencedirect.com/science/article/pii/S0022030219304369" target="_blank">little evidence</a> to support these practices.
<a href="https://www.sciencedirect.com/science/article/pii/S0022030219304369" target="_blank">Research has shown</a> that calf-cow separation in the first day of life causes lower distress than abrupt separation at a few weeks of age or older, when the bond is stronger. This is not to say that early separation is not a concern. Rather, in the face of consumer demands for certain ethical standards, simple fixes may be hard to implement.
The message for consumers
Challenges to the dairy industry will take time and effort to address. Some, such as drought, are out of farmers’ control. Dry conditions and high cost of water, fodder and electricity have <a href="http://www.agriculture.gov.au/abares/research-topics/agricultural-commodities/jun-2019/dairy" target="_blank">forced farmers to cull less productive dairy cows</a>, leading to a decline in production.
The pressures, and associated debt, create intense stress for farmers, increase family tensions, and have negative flow-on effects throughout rural communities.
Putting aside the political push for a regulated milk price, the key message for dairy consumers is clear. Bonnie Doon, Gold Coast’s last family-owned dairy farm in Numinbah Valley, has been listed after more than 110 years in the Yaun family.
They have reluctantly decided to sell their five generation farm as they no longer make a living off the land following the deregulation of the dairy industry in 2000.
It was in 2007 when they ceased dairy farming.
It has Lamington National Park on one side and Springbrook National Park on the other.
It has been listed by Ray White Rural Queensland agent Rob Wildermuth, who is marketing the property with Peter Douglas.

It was offered by John Rowe and Evan Broadbent from Harcourts Warragul. 
The farm situated at<a href="https://www.realestate.com.au/sold/property-diary-vic-labertouche-7988614" target="_blank"> 385 Labertouche North Road</a> consists of six titles, with four houses, laneways, fencing, and a state of the art operating dairy cow unit.

Labertouche dairy cow farm sale at $6,650,000

Billionaire investor Gerry Harvey sold his disappointing Victorian dairy farming venture to the Sydney billionaire father and son combination Tony and Michael Perich.
They have bought <a href="https://regionalvic.eldersrealestate.com.au/rural/sale/coomboona-vic-3629-vic-3629-19224581/" target="_blank">his company’s rural holdings</a> for more than $40 million.
The pair, together with NSW-based dairy operation Moxey Farms, have purchased Harvey Norman’s Coomboona dairies.
It spans a 2000 hectare operation north-west of Shepparton in Victoria, with Goulburn River frontage.
Harvey Norman told the ASX the property had been sold.
The sale price didn't cover full outlay of Harvey Norman’s $75 million exposure.
Harvey Norman took an “impairment loss” of $28.78 million on the venture’s debts in June and said it had recognised a total of $54.01 million in losses in the last financial year.
Harvey Norman put the Coomboona dairies operation on the market in July after the company fell into the hands of administrators Ferrier Hodgson and receivers McGrathNicol, who were appointed by National Australia Bank in March.
Elders’ Nick Myer and Anthony Stevens sold the property which milks about 2500 Holstein cows and produces more than 30 million litres of milk. 
The Perich family has a 54% stake in the listed Freedom Foods which has a Shepparton dairy plant near Coomboona.

Gerry Harvey sells Victorian dairy farm

Hambledon Park, the North Richmond dairy farm, has hit the market with expectations of $120 million to $140 million.
The 253 hectare property, some 70 kilometres north of Sydney near the Hawkesbury River, was originally purchased in 1972 by the Peel family.
It has operated as a major dairy supplier into Sydney.
The property, comprising open and improved pastures, also includes four working cottages.
There was approval for a small rural subdivision of eight lots no less than 10 hectares each, and more recently in 2008 the subdivision plan was increased to 25 lots.
Cushman &amp; Wakefield expect to see strong interest from developers, the tertiary education and agricultural industries.
"We expect that the most likely purchaser is an upmarket developer of residential subdivision, and we believe Hambledon Park is capable of competing with neighbouring successful housing estates such as; The Ponds, Elara, and The Hills Carmel," agent Anthony Bray said.
 “Properties such as Hambledon Park transact once in a century, and when the site changed hands in 1972, the fundamentals supported agriculture use.
"Today, evaluating comparable land holdings, approval for subdivisions, and future development upside pending approvals, suggests far greater potential land value.”
Bray is marketing the property with James Lincare.

Hambledon Park, Sydney's $140 million dairy farm, for sale as housing site

New York-based investment adviser Anchorage Capital Group is set to sell its Victorian and NSW dairy farms.
There are expectations they could fetch $50 million.
The properties include two in the south-west in Victoria, two at Finley, NSW, and one in Gippsland. 
PWC has been appointed to sell the five farms which are milking about 5000 head of cows.
Anchorage purchased the properties over three years from 2014 for about $40 million.
Fairfax Media suggest three or four groups pitched on a tender to sell the dairy portfolio, which is managed and operated by ACE Farming, founded by Jeremy Bayard.

Anchorage Capital Group lists its dairy farms

There is confidence returning back to the marketplace in dairy regions within south-west Victoria, according to the valuation firm Herron Todd White (HTW).
It noted the regions had "been somewhat removed" from the continuing strong land values in grazing and cropping sectors experience by the majority of the state as a result of the milk price clawback during the 2016/17 season.
"However, on the back of farm gate prices opening higher than initially forecasted and the Murray Goulburn/Saputo transaction now finalised, there is likely to be strong demand for milk and a change in the current milk supply landscape present in the market."
HTW noted similar to other dairying locations throughout southern Australia, corporate interest is again on the rise after being relatively subdued for the previous 12-24 month period.
Enquiry and demand for well established dairy farms had increased with several corporate entities either acquiring or looking to acquire well-established dairy farms situated within close proximity to Cobden and Warrnambool.
"Although the demand has risen, institutional buyers are asset conscious and only well-improved farms are receiving this increased interest," valuer Benjamin Mugavin said.
Farms that are poorly presented or have obsolete dairy infrastructure are receiving little interest in the marketplace.
These are commonly being purchased by large neighbouring farmers wishing to expand, Mugavin explained
