<a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> has lodged plans for a $750 million, three-tower mixed-use precinct that would complete the long-running redevelopment of Carlton's former Carlton United Breweries site.

The proposal at <a href="https://www.apartments.com.au/new-apartments/185-195-queensberry-street-carlton-vic-3053">46-78 Bouverie Street and 185-195 Queensberry Street</a> spans a 6,468 sqm site, the last remaining undeveloped parcels within the former brewery's 2007 masterplan.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the development will comprise two purpose-built student accommodation towers and a third build-to-sell apartment tower above a shared commercial podium and basement.

Across the three towers, SP Setia is proposing 606 build-to-sell apartments and 1,499 student accommodation units containing 2,009 beds.

The apartments will sit in the tallest tower, which will rise nearly 200m and 55 storeys. It will become&nbsp;one of the more substantial new build-to-sell apartment projects at the northern edge of Melbourne's CBD.

The apartment mix is weighted toward smaller inner-city product, with 188 studios, 206 one-bedroom apartments, 192 two-bedroom apartments and 20 three-bedroom apartments

Part of the precinct will be a large-scale&nbsp;3,684 sqm supermarket and a further 2,198 sqm of speciality retail, creating close to 5,900 sqm of new commercial space within the precinct.

But one of the biggest components of the proposal is what sits between the buildings.

Around 4,650 sqm, or roughly 72 per cent of the site, will be publicly accessible open space, incorporating plazas, pedestrian connections, landscaped laneways and retail spill-out areas.

The ground plane is intended to finally complete pedestrian connections envisaged when the CUB masterplan was first approved nearly two decades ago, stitching together Victoria Street, Queensberry Street, Bouverie Street and Swanston Street through the former brewery precinct.

Urbis said the development would "complete the CUB precinct", with the public realm providing important north-south and east-west connections through what is currently the final undeveloped portion of the masterplanned site.

SP Setia is also exploring a new linear park within the Bouverie Street road reserve, with the concept to be developed further with the City of Melbourne through the planning process.

The proposal is being pursued through the Victorian Government's Development Facilitation Program under Clause 53.23 for significant residential development with affordable housing.

The planning report acknowledges the proposed heights exceed those contemplated under the original Comprehensive Development Plan and masterplan, but argues the built-form context has changed considerably over the past two decades.

Urbis said the three towers would instead create a stepped transition between Carlton and the Hoddle Grid, rising progressively from the 94.1-metre Tower One along the Queensberry Street edge to the 199.44-metre Tower Three closer to the established CBD-scale buildings to the south.

SP Setia plans to deliver the development across three stages.

Stage One would deliver the basement, podium and retail areas for the entire precinct alongside the first student tower. Tower Two would follow in Stage Two, before the 606-apartment Tower Three is delivered as the final stage.

If approved and delivered, the project would close out a redevelopment process that has been underway since the former brewery masterplan was approved in 2007, adding more than 2,600 student beds and apartments to a precinct already home to Swanston Central, the Barak Building, RMIT Design Hub and several large student accommodation developments.

Melbourne developer Lowe Living is seeking to add to its growing bayside apartment pipeline, filing plans for a boutique eight-residence development in tightly held Middle Park.

Lowe Living, which has built much of its development portfolio across Melbourne's affluent bayside and south-east suburbs, is behind the plans for the 730 sqm site at <a href="https://www.apartments.com.au/new-apartments/123-125-erskine-street-middle-park-vic-3206">123-125 Erskine Street</a>, just off Armstrong Street and within the Armstrong Street Neighbourhood Activity Centre.

The developer is seeking approval for a five-storey residential building above two basement levels, with just eight large-format apartments and 18 car spaces.

“This is a deliberately very different proposition for us,"&nbsp;Tim Lowe, Co-Founder of Lowe Living, said.

"Eight residences is exceptionally boutique, but that's precisely what this site calls for.

“There is a strong community in Middle Park and the surrounding suburbs who have spent decades building a life here. They no longer want the maintenance of a large period home, but they aren't prepared to compromise on space, quality or location. We think there is a real opportunity to capture that hyper local market. A site like this rarely comes to market.”

The low-density proposal has been designed by Cera Stribley and is being progressed through the Victorian Government's Great Design Fast Track pathway, having already secured eligibility from the Minister for Planning.

The Office of the Victorian Government Architect supported its eligibility after finding the proposal demonstrated consistency with the program's seven design principles, while the project's financial feasibility has also been independently confirmed by Invest Victoria.

The project is targeting the downsizer market, with the planning documents describing the homes as larger-format residences and noting the two penthouses could otherwise have been configured as four separate apartments.

The site has dual frontage to Erskine Street and Canterbury Place and currently comprises a collection of commercial buildings used as offices, including a former heritage bakehouse, a former stable, a later gabled addition and a central courtyard.

It sits within the Commercial 1 Zone and the Armstrong Street Commercial Precinct heritage overlay, with the existing property classified as a contributory heritage place.

Heritage has subsequently played a significant role in Cera Stribley's design.

The front section of the former bakehouse facing Erskine Street will be retained, including its return walls, street-facing hipped roof and chimneys, while the Erskine Street façade and part of the western return wall of the former stable will also be incorporated into the new development.

Levels four and five will be set back five metres from the retained stable façade, while bricks removed through demolition are proposed to be salvaged and reused within the new building where possible.

Rather than presenting as a single five-storey building to Erskine Street, Cera Stribley has broken the development into a series of distinct forms.

A three-storey infill element will sit between the retained bakehouse and stable façades, with the upper levels recessed behind the heritage fabric. Canterbury Place will similarly feature two three-storey podium forms, separated by a central pedestrian accessway, before the upper two levels step back from the street.

A pedestrian through-link will run through the centre of the project between Erskine Street and Canterbury Place, creating entrances from both sides of the site and introducing landscaping and communal areas through the ground plane.

Landscape architect Acre has designed planting across the ground level, private terraces and upper levels, including a feature canopy tree at level three and integrated planting and arbours across the level four terraces. Five existing Erskine Street trees are proposed to be retained.

Sustainability is also a significant component of the Great Design Fast Track application. The apartments are targeting an average eight-star NatHERS rating, with no residence below 6.5 stars, while the project has achieved a 75 per cent BESS score. Seven of the eight apartments are designed for cross-ventilation, with the remaining residence using mechanically assisted natural ventilation.

The plans also incorporate an 8kWp rooftop solar system, a 5,000-litre rainwater tank and infrastructure allowing future electric vehicle charging for every residence.

Lowe has a strong portfolio across Melbourne's blue-chip suburbs. Parking would be concentrated away from the public realm, with 145 car spaces proposed from the rear laneway rather than dominating the Centre Road frontage.

The proposal follows an extensive pre-application process with the City of Monash. Three formal meetings were held between the project team and Council from December 2025 to March 2026, with the scheme evolving through several concept iterations before the current design was lodged.

The project arrives as Clayton prepares for substantial change around its established activity centre and the wider Suburban Rail Loop precinct. Its position on Centre Road places the development within an existing concentration of shops, services and public transport, while the Green Street connection is intended to strengthen pedestrian access towards Clayton Railway Station.

Cricket star Nathan Lyon lists Vaucluse investment

Cricket Victoria has listed its East Melbourne headquarters.
It is a low-rise office on a 1,114 square metre block at <a href="https://www.realcommercial.com.au/property-offices-vic-east+melbourne-502769314" target="_blank">86-90 Jolimont Street.</a>
It is listed through Colliers International.
The cricket body hopes to attract investors willing to spend above $10 million.
Cricket Australia has occupied its Jolimont site for around three decades.
It recently moved to the Citipower Centre at the Junction Oval in St Kilda.
The development opportunity is opposite a public park next to the Melbourne Cricket Ground.
The property has been listed in conjunction with transaction advisors Charter Keck Cramer.

Sydney Sixers and New South Wales captain Moises Henriques has spent $3,125,000 in the coastal eastern suburbs.
He's staying in Clovelly, but upgrading from his townhouse.
Joining other big time cricketers who have marked on serious off-season renovations, Henriques has secured an original 1930s home.
Ray White Randwick Bondi Junction selling agent Michael Levy <a href="https://www.realestate.com.au/sold/property-house-nsw-clovelly-126558266" target="_blank">sold the freestanding home</a> (pictured above) saying it was offered for the first time in almost 100 years.
Title records show the blacksmith Craig family had paid £1,460 for the property in 1923.
Henriques, who has also played in the Indian Premier League T20 tournament, had time to get to work right away following his recent acquisition given the premature close of this year's Big Bash series.
He'll no doubt be seeking guidance from fellow cricketing renovators, Australian cricket captain Steve Smith and T20 captain David Warner, although he doesn't get to hang out on tour with them as much as he'd like.
Henriques, who has played for Australia in all forms of the game, starred for Australia in India last year but has failed to nail down a permanent T20 spot due to a run of injuries.
Henriques has been a mainstay in the Sixers team since the beginning of the T20 tournament in 2011.
The Portuguese born all-rounder has been living in a townhouse nearby with his long-term partner and now fiancee, former KIIS FM newsreader Krista Thomas, who he proposed to during a romantic holiday at Lake Wakatipu in New Zealand last October.
Thomas made headlines in 2015 after she was axed from Kyle and Jackie O breakfast show because she was too opinionated a woman for the station.
They've got a pet dog, affectionally known as 'King Mort.' Thomas loves living near the beaches, and says she will never get over how beautiful Gordons Bay is.
Henriques paid $1.17 million for the three bedroom Clovelly home in 2010.

Cricketer Moises Henriques upgrades in Clovelly

The ink was barely dry on the pay dispute resolution with Cricket Australia when Candice Warner, the ironwoman wife of cricketer David Warner,  added another investment property to the couple's expansive portfolio.
It was <a href="https://www.propertyobserver.com.au/%20https:/www.realestate.com.au/sold/property-unit-nsw-maroubra-125717262" target="_blank">another investment apartment</a> in Maroubra, their fifth in Sydney's coastal eastern suburbs.
Candice paid $975,000 for the recently renovated top floor apartment.
The two bedroom, 71 square metre unit comes with uninterrupted views over bushland towards Malabar Beach.

Like the other two Maroubra investment apartments, it quickly found a tenant. The $700 a week lease reflected a 3.7% yield.
Their total spend on investments sits at $2.8 million, though their overall outlay nearly tops $10 million.
The couple live in a $2.33 million night watchman home that they bought last year, while they wait for their knockdown rebuild on pricey Mermaid Avenue that cost $3.9 million this time two years ago.
The demolition on the 892 square metre Mermaid Avenue parcel recently got underway with plans for a brand new five level residence designed by Rolf Ockert. It has an estimated cost of $4 million. 
Dave Warner retains a Matraville investment apartment.
The former Matraville Public School student has a two bedder than cost $695,000 in 2010.
In 2014 Warner secured $650,000 when he offloaded the two bedroom Maroubra apartment which he purchased as a first home buyer in late 2009 for $562,000.
He broke onto the international cricket scene in the 2008/09 season with a series of explosive hitting performances.

Cricketer David Warner secures another Maroubra apartment

As a cricket tragic, I was thrilled a little over a year when we named our son Stanley, being in part a subtle or oblique reference to one end of the Gabba cricket ground in Brisbane (I felt a reference to the old Clem Jones stand - or even 'Sir Gordon Chalk'! - might have been pushing it...).  
There's been a tremendous amount of excitement in Brisbane this week as the English cricket team is in town to the play the first Test Match of the historic Ashes series.
The view of the Stanley Street End skyline today takes in many cranes, as well as the imposing $85 million Trafalgar Residences, a 20-storey apartment block at 855 Stanley Street (being a new development since the last time an Ashes test was played here). 
Looking back towards the opposite Vulture Street End of the ground, the television cameras picked up the apartments advertised for sale and for rent at 444 Vulture Street, where apartments are advertised for rent from $360/week for one bedroom units, and from $750/week and above for three bedders. 
At this stage of the construction cycle there's a risk of vacancy rates being understated as a single online advertisement can account for multiple new apartments.
The ubiquitous offers of rent-free periods for tenants, free internet (and so on) in Woolloongabba apartments reflect the clear weakness in the rental market.

Avenue of apprehension
The new high-rise apartment market can be a risky one for buyers, in part because the apartments can lack uniqueness or scarcity value, and partly because the duration of projects can span several years from approval to completion, at which point the market can suddenly become swamped with new supply. 
This cycle has played host to Queensland's greatest ever apartment construction boom, eclipsing even the post-recession boom of the early 1990s, although far fewer houses have been built this time around.

As we have seen in Perth since 2014, the long lead times mean that by the time projects are completed demand may have slowed significantly.
In fact, until relatively recently Western Australia was seeing the number of new dwelling completions exceed the growth in headcount, as population growth had slowed so dramatically, resulting in a surge of rental vacancies and falling rents. The city of Darwin went down a similar path.
Queensland has suffered from this dynamic too, albeit to a lesser extent. The good news for Brisbane landlords is that the Queensland economy, employment growth, and thus the three components of demographic change (natural growth, net overseas migration, and net interstate migration) are now aligning to create faster population growth.

Meanwhile new apartment commencements are slowing to a crawl, helping to rebalance the market over time.
The Brisbane apartment market is heading back towards equilibrium eventually, then, but 2018 will nevertheless be a splendid year for renters, especially in some of these inner-city unit markets.

Apartment glut on the Gabba's skyline obvious even to the Channel 9 cricket commentary team: Pete Wargent

Australian cricket legend Glenn McGrath is selling an investment apartment at Wentworth Point, in Sydney's riverfront western suburb.
The right-arm seamer, who in recent years has become a carbon farmer, paid $545,000 for the 110 square metre, two bedroom unit in 2009, just before he retired from all forms of the game.
The two bedroom apartment in the Palermo complex was just two years old when McGrath bought it direct from the developers Payce Properties.
He attempted a sale at $750,000 mid last year, but then pulled it from the market.
Cobden &amp; Hayson Drummoyne agents Shane Howley and Frank Colacicco are now marketing the unit, which has been a rental in recent years. 
They say this time round the apartment is vacant and presents very well.
McGrath donned the baggy green for the first time in 1993 having grown up on a sheep and wheat farm near Dubbo, where he still owns a three bedroom home.
He stuck to his roots and still owns a couple of hundred sheep and cattle in Bourke near the Gundabooka National Park.
The Cronulla local is Australia's most successful bowler and still has the highest number of Test wickets by a fast bowler, despite retiring from Test cricket 10 years ago.
His last test game was the fifth Ashes Test against England in Sydney in 2007 where he took a wicket with the last ball of his Test career.
The same year he retired from all forms of international cricket after Australia won the 2007 Cricket World Cup before spending the 2008 Indian Premier League season with Dehli.
