S&amp;S Projects is boosting its investment at Rainbow Bay to more than $1 billion after the prolific Gold Coast developer acquired a new site for $20.25 million and immediately laid plans for a new luxury apartment project in the sought-after precinct.

The site, which is the company’s fifth acquisition at Rainbow Bay in the past four years, will be home to the company’s largest project to date after delivering 3 sold-out projects and construction progresses on Radia worth a combined $215m. 
S&amp;S Projects is currently finalising plans for its latest strategic acquisition, a 1,518 sqm site located 209-213 Boundary Street in Coolangatta, with a development application expected to be lodged within weeks.

The luxury residential development will build on the company’s highly successful projects at Rainbow Bay, comprising Flow, Awaken, Esprit and Radia, with Radia currently under construction by Hutchinson Builders.

“We have been unflinching in our commitment to Rainbow Bay and the transformation we have helped drive in this incredible part of the Gold Coast, which is among the city’s most desirable residential locations,” said S&amp;S Projects founder and director Paul Gedoun.

“Our fifth project will reflect the best of what we have done so far to create a lifestyle precinct that is second to none.”

The latest development, which has yet to be named, is proposed to accommodate 88 luxury apartments in a design that will immerse residents in a unique wellness lifestyle that expands on the legacy of S&amp;S Project’s earlier developments at Rainbow Bay.

The development will feature an expansive rooftop garden and wellness centre with a resort- style pool, among a host of lifestyle amenities planned for residents.

“Rainbow Bay, with its beautiful, protected beach and alongside one of the world’s best surf breaks at Snapper Rocks, is the natural wellness heartland of the Gold Coast,” said Gedoun.

“We are taking every advantage to create a truly unique rooftop wellness experience with a natural feel for residents, offering stone features throughout and an underlying theme that emulates a botanical garden.”

The latest acquisition comes as S&amp;S Projects is at the completion of Esprit and construction continues on Radia, which are part of their significant portfolio undertaken by the company at Rainbow Bay since 2022.

The $215 million Radia, which comprises 38 apartments, is currently the flagship development by S&amp;S Projects at Rainbow Bay which is expected to be completed in 2027.

Drawing on the Japanese concept of wabi-sabi (beauty in imperfection) and the Scandinavian principle of hygge (comfort and cosiness), it creates serene, uncluttered and sustainable living environments.

A long-awaited transformation of a former industrial site in Holroyd has been given the green light, with the NSW Government approving the $1.2 billion Crescent Parklands masterplan that will deliver more than 1,200 new homes just south of Parramatta.

The State Significant Development approval clears the way for a large-scale mixed-use precinct at <a href="https://www.apartments.com.au/new-apartments/1-crescent-street-holroyd-nsw-2142">1 Crescent Street</a>, replacing an underutilised site with a coordinated residential community anchored by new open space, retail, and commercial uses.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a> for WA-based developer Tiberius, the approved scheme comprises seven buildings arranged across two precincts. In total, the development will deliver 1,227 apartments, including 201 allocated as affordable housing, alongside approximately 2,500 sqm of retail and 5,000 sqm of commercial space within a mixed-use podium.

The submission notes that “individual townhouses [were] removed for community based functions to Crescent Street to increase activation and surveillance,” reinforcing a more urban and publicly engaged street edge. Retail, commercial tenancies, and resident amenity spaces are concentrated along this frontage and within the podium to support day-to-day activity.

The landscape strategy underpins the project’s identity, with a network of pedestrian connections, landscaped corridors, and open spaces linking the site internally and to its surroundings. The design prioritises permeability, delivering “increased uninterrupted flow between spaces for pedestrian access” and improved connections through to the adjoining parklands.

The broader architectural response addresses both infrastructure and context, with taller elements capturing long-range views toward Parramatta while setbacks and separation distances mitigate impacts on surrounding residential areas. Sustainability initiatives, including solar optimisation, cross-ventilation, and integrated landscape systems, are embedded across the scheme.

Located approximately one kilometre south of Parramatta CBD, the 3.6-hectare site is bounded by Crescent Street, Woodville Road, and Holroyd Sportsground. It benefits from strong access to public transport, including nearby bus routes and train stations, and sits within a rapidly evolving corridor earmarked for increased residential density. The design also strengthens connections between surrounding green spaces, including Holroyd Sportsground and Parramatta Parklands.

The approval follows several years of planning, including a rezoning process that enabled significant uplift in height and density across the site. With determination now secured, Crescent Parklands is positioned to play a major role in delivering new housing supply within Greater Parramatta’s growth area.

Sydney developer Coronation Property has expanded its presence in the heritage-conservation suburb of Ashbury in Inner West Sydney.

They've secured the neighbouring development site to their current project, Ashbury Terraces, spending $45 million on the 1.64 hectare site that was listed by Michael Teplitsky, Felix Milgrom and Boris Markovsky.

The shovel-ready project at&nbsp;149-163 Milton Street has plans for 59 apartments and 68 multi-level townhouses designed by SJB.

Coronation's Managing Director Joe Nahas called the acquisition a "no brainer."

“Off the back of the incredible sales success at Ashbury Terraces with more than 50 percent of the terraces and over 50 percent of apartment sales, it was a no brainer for us to acquire the adjacent site to offer additional quality housing stock to our purchasers," Nahas said.

“SJB’s early engagement, coupled with the existing involvement of our in-house design team, dedicated development, construction, and sales and marketing teams working on Ashbury Terraces, it will be a seamless and efficient progression for us to extend our efforts next door."

The original Ashbury development was a shortlisted finalist in the 2022 World Architecture Festival (awards) for Future Projects. That too features a mix of apartments and terraces. They recently announced they've sold out 80 per cent of stage two of the project, with the final release of residences expected hit the market at the beginning of next year.&nbsp;

Ashbury Terraces is on track for completion by the end of 2024.

NSW Premier Chris Minns recently announced plans to help tackle the existing housing crisis by streamlining and accelerating the approval process, given the&nbsp;population of New South Wales estimated to increase by 85,000 residents per year until 2041, meaning there is an urgent need for 314,000 new dwellings over the next five-year period.

To expedite new housing supply, the Premier’s proposal will provide developers access to a fasttrack approval process through a ‘state significant development’ pathway for projects exceeding $75 million and comprising a minimum 15 percent affordable housing.

Nahas welcomed Minns’ announcement, saying it’s encouraging to see the Premier taking significant steps to facilitate an increase in affordable housing availability in the market and an overall boost in the number of new homes for the residents of New South Wales.

Coronation Property's Mason & Main Merrylands project hits over 60% sold

The great Australian dream of owning a home is getting further and further out of reach for many. House prices in Sydney have jumped 113 per cent in the last decade, while unit prices have gone up 64 per cent Sydney-wide, property data house CoreLogic note.

Earlier this year the housing market saw its biggest 12 month growth in two decades, up 26 per cent over the year to March, CoreLogic data found.

Stamp duty, and the now required 10 per cent deposit request by banks, has first home buyers needing to dig all the way to the lining of their pockets before even starting to pay off their mortgage.

The NSW government recently announced a sweeping reform of stamp duty which gives prospective home buyers in New South Wales a leg up. They can opt to pay stamp duty, which only kicks in for property higher than $650,000, or pay a smaller annual property tax, for properties under $1.5 million.

But before the government announced the reform in June, some developers were already consciously trying to help buyers get on the property ladder.

In March, local Sydney developer Coronation Property launched a new scheme that allows buyers looking for an apartment to be able to pay with just a one per cent deposit, opposed to the standard 10 per cent deposit upfront. The ‘1% Own Way scheme’ allows buyers to then save the rest of the deposit over the next 12 months and pay over monthly instalments. A win for the buyers to save, while also increasing the potential of further price growth the earlier the property is bought.

Joseph Nahas, the Managing Director of Coronation Property, says the program was primarily designed to support first home buyers and young families, who are consistently priced out of the housing market.

“As Sydney property prices continue to grow, and reasonable entry into the market continues to decrease, we understand there’s been little opportunity for first home buyers to get on the property ladder in emerging areas close by to Sydney’s CBD,” Nahas says.

“The Own Way Program has been designed to help first home buyers, and young families, to live in suburbs that have previously been inaccessible to them because of the daunting prospect of a 10 per cent deposit payment. Through the Own Way Program, they are able to buy quality assets in quality suburbs, at today’s prices, with just one per cent providing peace of mind. We ultimately hope to achieve for our buyers a brighter financial future, and an attainable entry into the property market.

"The Sydney property market continues to grow and grow, which has meant there's been little opportunity for first home buyers to get on the ladder in area's close to the city," Nahas says.

Coronation Property trialled the scheme in 2021 and had positive feedback and a strong uptake from buyers. First home buyer Soomin Lee, who purchased at Coronation Property’s Mason &amp; Main development, said she would have had to have waited another two to three years to buy her first property if she had to save up the 10 per cent deposit.

“I feel like we’re always told to buy house and land, but the 10 per cent upfront deposit wasn’t feasible,” Lee says. “By locking in an apartment on a one per cent upfront deposit instead, and then having time to save the remaining portion of the deposit, I was able to get into the property market straight away and have the convenience of being able to pay the remaining balance over a reasonable timeframe.

Coronation Property’s Head of Sales Cameron Porter says they know how tough saving for a home deposit can be in today’s climate.

“As property prices continue to climb, we believe it’s important to support aspiring home buyers to take a step up the increasingly competitive property ladder,” Porter says.

The scheme is part of Coronation’s ethos to build for the owner-occupier, an ethos which puts the design of a project even more in the spotlight.

“Our attention to design attracts a high number of owner-occupiers,” Porter says. Last year Coronation made the decision to build their own in-house design team, Studio Circle &amp; Co, who start thinking about the potential design of a project even before a site is secured.

Porter says the design-focused approach was a major driver at The Paper Mill Precinct in Liverpool. Around half of the buyers in the striking urban regeneration project were first home buyers. “The Paper Mill precinct set a new benchmark for design and architecture previously unseen in Liverpool, which attracted a high percentage of locals who hadn’t been able to find anything in their price range worth purchasing,” Porter says.

In a similar but very different vein is Coronation’s Ashbury Terraces, again aimed at the owner-occupier, but more geared toward downsizers and upsizers. The project of 59 terraces has been designed by SJB and focuses primarily on garden terrace homes filled with natural light which connects to the surrounding nature of the suburb.

“We understood that a large portion of our buyers for this project would be upsizers or downsizers, and designed the terraces to respond with inclusions such as large backyards and courtyards, oversized living and dining areas, multi-level gardens and generous master suites,” Porter added.

The owner-occupier focus sees Coronation secure a number of repeat purchasers, those who have been a first home buyer in a Coronation Property project a few years ago and are looking at upsizing and already have that developer trust that is needed in the off the plan industry.

Developing for the owner-occupier is generally considered a more rounded approach for developers. Owner-occupiers tend to care more about the building they own a part of, and its shared amenity, as well as a better sense of community and neighbourship when there are more permanent residents within the development as opposed to the transient nature of tenants.

While building for owner-occupiers naturally brings owner-occupiers and first home buyers, an owner-occupier approach will inevitably lead to investors buying the apartments, given that’s exactly the target market they’re seeking as a landlord.&nbsp;

While the majority of apartments were snapped up by owner-occupiers, The Paper Mill boasts a 0 per cent vacancy rate for those investors in the project, while apartments are only on the market for an average of seven days before being snapped up.

The small inner-west suburb attracting attention

The display suite is one of the most important parts in an off t​he plan buyers journey.

Construction for the Chatswood site is set to commence in 12 to 18 months, pending development approval.
