Luxury apartment developer Abadeen has recorded $19.25 million in apartment sales across two of its Lower North Shore developments in the lead-up to the end of the financial year, headlined by the sale of a $6.75 million penthouse at <a href="https://www.apartments.com.au/buildings/koyo-crows-nest-5-rodborough-avenue-crows-nest-nsw-2065">KOYO in Crows Nest.</a>

The transactions also included the sale of a newly completed three-bedroom apartment at <a href="https://www.apartments.com.au/buildings/park-residences-cremorne-2-sutherland-street-cremorne-nsw-2090">Park Residences in Cremorne</a> for $6.35 million, with the residence selling shortly after the project's first public inspections following completion.

The sales come as completed, owner-occupier-focused apartments continue to attract strong demand across Sydney's Lower North Shore, particularly from buyers looking for certainty and immediate occupancy.

The penthouse at KOYO spans 491 sqm across a single level and was designed by architect Koichi Takada. The development is one of Abadeen's flagship boutique projects in Crows Nest.

Abadeen Executive Chairman and Founder Justin Brown said buyer activity lifted noticeably in the lead-up to the end of the financial year.

"We saw a clear increase in enquiry levels, inspection numbers and buyer engagement across our completed projects leading into the end of the financial year," Brown said.

"Buyers have become far more decisive over the past six months. The combination of improving confidence, limited supply and the ability to physically inspect completed residences is creating strong competition for premium apartments in the best locations."

The City of Sydney has approved plans for <a href="https://www.apartments.com.au/developers/billbergia">Billbergia Group</a> and Metrics Credit Partners’ $3.5 billion Castlereagh Place project in the heart of the Sydney CBD

The towers will be among the tallest in <a href="https://www.apartments.com.au/developments/sydney-nsw-2000">Sydney</a>'s CBD, with more floors than any other residential tower in the city.&nbsp;

The 6,000 sqm site was acquired by the joint venture partners in 2024. It is the largest amalgamated land parcel in the Sydney CBD and comprises eight individual sites fronting Castlereagh, Pitt and Liverpool Streets.&nbsp;

<a href="https://www.apartments.com.au/new-apartments/castlereagh-place-sydney-324-348-pitt-street-sydney-nsw-2000">Castlereagh Place</a> will transform an underutilised city block into a landmark mixed-use destination, anchored by two 82-storey towers comprising 607 luxury residences above an 8-level podium housing a 209-room luxury hotel. A 1,000 square metre civic park on ground level features a curated mix of food, beverage and retail.

The plans have been refined over the past year to rebalance the residential and hotel offering, and reconfigure the retail footprint to create a stronger, more dynamic dining experience.

A three-level flagship building on the prominent corner of Pitt and Liverpool Streets will be the gateway to the Castlereagh Place lifestyle precinct. Set to become a Sydney icon, the building is capable of housing multiple hospitality venues.

Castlereagh Place has been designed by architects <a href="https://www.apartments.com.au/architects/fjc-studio">fjcstudio</a> in collaboration with Trias Studio, Aileen Sage and Polly Harbison Design, joint winners of an international design competition in 2018.&nbsp;

Signature design elements from the original scheme remain unchanged, while the public domain has been significantly enhanced, delivering 60 per cent more open-to-sky space.

Pedestrian access will also be enhanced through new laneways linking Pitt, Liverpool and Castlereagh Streets, drawing people into a new civic park with outdoor seating, landscaping and integrated public art.

With activated laneways supported by strong hospitality offerings, Castlereagh Place is tipped to become a vibrant new dining destination in the heart of Sydney’s CBD.

It marks the largest undertaking to date for the Billbergia and Metrics Credit Partners partnership. Together they are developing other underutilised Sydney sites into mixed-use precincts, including the $2.2 billion Concord Central and the $1.3 billion Chatswood Grand Residences.

Billbergia, Metrics, approved for $3.5 billion Sydney skyscrapers

International developer&nbsp;<a href="https://www.apartments.com.au/developers/spg-land">SPG Land</a> is preparing to re-launch its long-awaited $1.5 billion <a href="https://www.apartments.com.au/new-apartments/paradiso-place-surfers-paradise-103-ferny-avenue-surfers-paradise-qld-4217">Paradiso Place</a> development at Budds Beach, bringing a new price point to the Surfers Paradise apartment market.

The developer will release one-bedroom apartments from $825,000 and two-bedroom apartments from $1.24 million in the three-tower development.

According to Urbis, the starting price for the two-bedroom apartments is more than $400,000 below the weighted average sale price for comparable two-bedroom apartments in Surfers Paradise during 2025, which was pinned at $1.7 million.

Convenience stores could reinvent themselves by selling alcohol, takeaway meals and pharmaceuticals, according to a new report that looks into the Amazon challenge and other technology related disruptors.
The report, commissioned by the Australasian Association of Convenience Stores, says that the while the $8.3 billion convenience sector is facing disruption from the entry of Amazon and driverless and electric cars, it can position itself to cash in on changing consumer trends for "extreme convenience" and instant gratification.
The study was carried out by the Australian Centre for Retail Studies (ACRS) at Monash Business School.
It said convenience stores needed to become destinations for goods and services, rather than relying on impulse purchases when filling up fuel, partnering if needed with suppliers and partners to sell fresh food, take-home meals and provide home deliveries.
They should also aim to improve in-store experiences and use technology such as mobile phone apps, digital payments and beacons to make their locations even more convenient for traditional customers and to attract tech-savvy millennials.
"Previously, convenience stores used to be about desperation rather than destination," AACS chief executive Jeff Rogut told  The Australian Financial Review.
"With so many changes happening around things like driverless vehicles and electric vehicles, the bastion of selling petrol and hoping people will buy something else is a thing of the past," Rogut said.
He added that retailers needed to be agile as it was about “keeping the core and appealing to more, it's not about alienating our current customers”.
For the project, Convenience 2030, the ACRS interviewed convenience retail sector leaders and looked at trends in Australia and overseas, where 7-Eleven, for example, is making home deliveries in Japan for orders as low as 600 yen ($6.70) and selling heat-and-eat meals in the US, according to the AFR.
In Australia, Caltex has already entered into partnerships with fastfood companies such as Sumo Salad, Guzman Y Gomez and Boost Juice while also offering services such as laundry, parcel collection and meal kit deliveries.
Geelong-based Apco Group has opened 24-hour-a-day cafes and drive-through outlets in several locations in Victoria.
Oil giant BP too has plans to sell takeaway food, prepared meals and groceries in partnership with Woolworths, drawing on its alliances with Marks &amp; Spencer in Britain and Rewe in Germany, if its $1.8 billion acquisition of Woolworths fuel business is approved by the competition regulator.
Meanwhile, several convenience chains retailers were seeking alcohol selling licences after a Senate committee recommendation in March that convenience retailers be allowed to sell beer and wine.
Citing Japanese retailer Family Mart, Rogut said convenience retailers could have co-tenancies with pharmacy retailers such as Chemist Warehouse to provide handy locations with longer trading hours.
"Both could very successfully trade off each other's customers – it becomes more of a destination and enables pharmacies to open longer and improves security," he said.
Amazon could be more of an opportunity than a threat for the convenience sector, Rogut added, particularly if it launched its business-to-business service in Australia and enabled retailers to buy goods at cheaper prices than they currently did through wholesalers such a Metcash.
"That may be an opportunity for smaller operators to buy their products more efficiently and sell more competitively.” 
The convenience sector grew 4.5 per cent in 2016, according to the AACS, outperforming the meagre 1.2 per cent growth in the $90 billion grocery sector, and Rogut expects similar rates of growth for the next few years.
"The industry is very optimistic and positive about the future," he said.

Amazon could be boon in disguise for convenience retail: Study

A 7-Eleven in Melbourne’s Heathmont is up for grabs at auction on May 18 through Colliers with expectations of more than $2.5million.
The convenience store on the corner of Canterbury Road and Campbell Street is fully leased to the 7-Eleven franchise on a 10-year term until July 2021, with one five-year option to renew.
The 1,091 sqm property makes a rental income of about $115,755.30 per annum, with an annual increase of three per cent.
He said she had already received strong interest from Melbourne-based investors wanting to shift their focus to commercial assets.
