S&amp;S Projects is boosting its investment at Rainbow Bay to more than $1 billion after the prolific Gold Coast developer acquired a new site for $20.25 million and immediately laid plans for a new luxury apartment project in the sought-after precinct.

The site, which is the company’s fifth acquisition at Rainbow Bay in the past four years, will be home to the company’s largest project to date after delivering 3 sold-out projects and construction progresses on Radia worth a combined $215m. 
S&amp;S Projects is currently finalising plans for its latest strategic acquisition, a 1,518 sqm site located 209-213 Boundary Street in Coolangatta, with a development application expected to be lodged within weeks.

The luxury residential development will build on the company’s highly successful projects at Rainbow Bay, comprising Flow, Awaken, Esprit and Radia, with Radia currently under construction by Hutchinson Builders.

“We have been unflinching in our commitment to Rainbow Bay and the transformation we have helped drive in this incredible part of the Gold Coast, which is among the city’s most desirable residential locations,” said S&amp;S Projects founder and director Paul Gedoun.

“Our fifth project will reflect the best of what we have done so far to create a lifestyle precinct that is second to none.”

The latest development, which has yet to be named, is proposed to accommodate 88 luxury apartments in a design that will immerse residents in a unique wellness lifestyle that expands on the legacy of S&amp;S Project’s earlier developments at Rainbow Bay.

The development will feature an expansive rooftop garden and wellness centre with a resort- style pool, among a host of lifestyle amenities planned for residents.

“Rainbow Bay, with its beautiful, protected beach and alongside one of the world’s best surf breaks at Snapper Rocks, is the natural wellness heartland of the Gold Coast,” said Gedoun.

“We are taking every advantage to create a truly unique rooftop wellness experience with a natural feel for residents, offering stone features throughout and an underlying theme that emulates a botanical garden.”

The latest acquisition comes as S&amp;S Projects is at the completion of Esprit and construction continues on Radia, which are part of their significant portfolio undertaken by the company at Rainbow Bay since 2022.

The $215 million Radia, which comprises 38 apartments, is currently the flagship development by S&amp;S Projects at Rainbow Bay which is expected to be completed in 2027.

The State Significant Development approval clears the way for a large-scale mixed-use precinct at <a href="https://www.apartments.com.au/new-apartments/1-crescent-street-holroyd-nsw-2142">1 Crescent Street</a>, replacing an underutilised site with a coordinated residential community anchored by new open space, retail, and commercial uses.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a> for WA-based developer Tiberius, the approved scheme comprises seven buildings arranged across two precincts. In total, the development will deliver 1,227 apartments, including 201 allocated as affordable housing, alongside approximately 2,500 sqm of retail and 5,000 sqm of commercial space within a mixed-use podium.

Located approximately one kilometre south of Parramatta CBD, the 3.6-hectare site is bounded by Crescent Street, Woodville Road, and Holroyd Sportsground. It benefits from strong access to public transport, including nearby bus routes and train stations, and sits within a rapidly evolving corridor earmarked for increased residential density. The design also strengthens connections between surrounding green spaces, including Holroyd Sportsground and Parramatta Parklands.

The approval follows several years of planning, including a rezoning process that enabled significant uplift in height and density across the site. Ray White Commercial Oakleigh scores a lockdown hat-trick

The former home of the Port Melbourne Building Society, built in 1887, is set to go to auction in early March.
Constructed in the Victorian Free Classical style, the vacant 508 square metre two-level building is on a triple-fronted site of 254 square metres, with a 10-metre frontage to busy Bay Street.
The Port Melbourne Building Society originated in 1884, and a provisional committee of more than 100 members was formed.
The Society’s success in Port Melbourne, South Melbourne and the surrounding suburbs prompted expansion within 18 months, and Allotment 20 of Section 20 was purchased due to its central location.
The building was converted to a maisonette by a Dr. Potter in 1942. It has been home to Meeco (Australian Medical &amp; Scientific Systems Ltd), and, earlier this century, travel agents Port Travel.
It will go to auction March 4, with interest is expected in the early to mid-$3 million range.

Port Melbourne Building Society's former home listed

A former hotel-turned-commercial office building in Carlton has sold for $6.8 million.
It is the first and only sale on the iconic Lygon Street strip for 2019
Colliers International’s Daniel Wolman, Oliver Hay and Dave Walker and MMJ Real Estate’s Joel Wald were appointed to auction the 659 sqm double storey corner freehold at 186-190 Lygon Street.
Their price expectations were around the $6 million mark.

A freehold warehouse with office space in Brisbane has been snapped up by an investor after successful post-auction negotiations for $4,000,000.

Virginia warehouse site sold post-auction for $4 million

The home of the Fratelle hair salon, has sold for $2.4 million under the hammer.
It transacted at a tight 5.2% yield on behalf of a local family who owned the asset for almost 30 years.
Chris Kombi and Chris James, of Fitzroys real estate, sold the property.
Kombi said the fierce competition between five investors at auction pushed the sale price well beyond reserve, while the building rate of $11,428 per square metre was remarkably high for a strata-titled retail property in the area.
A local investor purchased the property for their self-manager super fund.
The 210 square metre fully self-contained premises is securely leased to Rokk Ebony Properties Pty Ltd on a 10+5+5-year deal with a return of $125,200 per annum.
The triple-fronted property is positioned at the front of Wheelers Hill Shopping Centre, with 38 metres of corner frontage to the car park and Jells Road, plus an additional 9-metre frontage inside the shopping centre.

Three Padella Gardens retail holdings sold in one line

Nissan Motors has been secured as the anchor tenant for Frasers Property Australia (Frasers Property) and ESR Australia (ESR1) newly purchased Mulgrave site
The 4.67 acre 254 Wellington Road site has received planning approval for 60,000 sqm of commercial space, a 752 sqm café/retail area and 2,497 car spaces.
A community hub is also envisaged incorporating a gymnasium, restaurant and activated outdoor open space.
The business park is expected to have an end value of A$400 million when completed.

The joint venture is a 50:50 split between Frasers Property and ESR. Frasers Property secured the 245 Wellington Road site, while ESR will undertake the development. Nissan Australia’s building is anticipated to be completed by May 2020 while the entire development is forecast for completion by late 2025.
Practical completion of the facility is due in May 2020.

Zenith towers in Chatswood sold for $440 million

Centuria and BlackRock sold their jointly-owned Zenith office towers in Chatswood to US giant fund manager Starwood.
It sold for $438.2 million, a record price for an office building outside of the Sydney CBD.
The Connecticut based Starwood Capital made the acquisition with New South Wales' Arrow Capital Partners.
Knight Frank’s Tyler Talbot and Ben Schubert, in conjunction with CBRE’s Michael Andrews and Scott Gray-Spencer, brokered the deal.
The deal was struck at a yield in the range of 6 percent and 6.5 percent. 
Early last year, Starwood Capital, Arrow Property Investments and Pindan Capital completed a $160 million purchase of the seven-level, 17,792 sqm St Leonards building at 29-57 Christie Street. 
The Zenith is A-Grade office complex comprising twin 21 level towers and basement parking.
