The enormity of delivering a true skyscraper in Australia's new development market is often overlooked.

Gosford’s commercial landmark, the Gateway Centre, has been listed for sale -- the first time in a quarter of a century -- with expectations of $44 million. 
The mixed office and retail asset, located at 221–237 Mann Street, is being sold in one line with adjacent properties at 249 Mann Street and 135–137 Faunce Street.
The combined properties generate a net yield of 7.25 percent on the asking price, according to listing agency Raine &amp; Horne.

The colonial-era GPOs are being used by chief executive Ahmed Fahour in a bid to save the postal business from financial ruin.

The rescue plan to attract property investment into a fund run by Eureka Funds Management is revealed in confidential investment documents obtained by The Australian Financial Review.
Long at the heart of each capital across Australia, many of the GPO's are over 150 years old and stand as some of the country's landmark buildings, particularly Melbourne's GPO in the Bourke Street Mall and Sydney's GPO at 1 Martin Place.
Each GPO in the seven capitals are on offer, representing a 207 year old postal service which is struggling in the modern day.
Since the posted loss last year, Fahour has cut 900 workers, increased the price of ordinary stamps and introduced a two-speed mail service in an effort to stem the record losses in its mail business.
The proposed deal suggests that Australia Post would initially retain a 40 percent stake in the unlisted Australian GPO Trust, to be run by Eureka.
An incoming investor would take the remain 60 percent.
"The portfolio represents a compelling blue chip investment proposition, being well diversified by location, use and tenants," the EOI documents said, setting a May 20 deadline for bids.
The Far East Organisation and Sino Group have an 80 year tenancy at Sydney's GPO in Martin Place where there is now a Westin Hotel.
Super fund investor ISPT also has a 85 year lease at the old GPO in Melbourne which now homes Swedish fashion store H&amp;M.
The portfolio is forecast to deliver $16.5 million in net income in 2017 with an average lease expiry of 32 years.
Australia Post spokesman Mark Gardy said that the proposed sell off plans are in the early stages.
"We are in the early stages of reviewing our GPO properties to evaluate if there are opportunities to maximise return on these assets so that we can reinvest in our business to ensure our long-term sustainability," he said.
"If we decided to proceed, we would ensure the heritage significance of these properties is maintained."

Financial services company Computershare has listed its two level global headquarters for sale in Melbourne with frontage to Johnston Street and the Yarra River.
The site, 452-484 Johnston Street, comprises 16,920 square metres of Commercial 2 zoned land, two levels of commercial office space totaling circa 16,000sqm and space for around 485 cars.
Real estate firm Pepper Group will act Computershare’s behalf, with the sale through CBRE’s Mark Wizel, Mark Coster, Tim Grosmann and Kiran Pillai.
Computershare will take an initial seven-year, triple net leaseback over the facility with options until 2029. The commencing rental is $5.3 million per annum.
The expressions of interest campaign closes May 26, 2016.

Melbourne businessman Lloyd Williams has listed property developer Hudson Conway's HQ with $9.5 million expectations, and a DA approval.
Williams, owner of Hudson Conway, has held the property for 20 years and is selling the building with a permit for a 16-level project with 91 apartments.
Last year Williams plans for a twisting 123 metre tower on the site were rejected by Victoria's Planning Minister Richard Wynne with concerns that many of the buildings planned 228 apartment would not have adequate sunlight.
Hudson Conway are said to be looking at the Southbank market.
CBRE has been appointed as the selling agent for the site, and senior director Mark Wizel said a lack of quality inner city Melbourne development opportunities is expected to underpin interest in the property. 
The building is located next to Melbourne's Arts Centre at 250 Stuart Street in Melbourne.
