The enormity of delivering a true skyscraper in Australia's new development market is often overlooked.

It has taken the best part of a decade since plans for Chevron One were first unveiled, but the 41-storey tower is now complete, with residents collecting their keys and moving into what has become one of the Gold Coast's most recognisable new landmarks.

Rising 127 metres above Chevron Island, Chevron One stands almost twice as high as any other building on the island. Feld said yields in Richmond and Cremorne had continued to tighten over the last 12 months to around 5.75 per cent, but with vacancy at 2 per cent or lower and an extreme shortage of properties available for purchase at a time that demand remains at an historical high, recent transactions had fallen below that mark.
"This is Melbourne’s hottest city fringe market and recent sales bear that out with several properties having sold well below 5.75 per cent and one selling below an extraordinary 4 per cent.
"It is really vendor’s heaven at the moment,’’ Feld said.

Cremorne office to test yields in hot market

The heritage-listed Cygnet Theatre, located in the southern Perth suburb of Como, has been listed for sale for the first time.
The historic 1938-built cinema and coffee shop comes with a day spa.
It is expected to fetch more than $10 million.
Originally named The Como Theatre, it was designed by William Leighton for cinema pioneer James Stiles.
The art deco-style theatre is on the state’s Heritage Register.

The Como Theatre was renamed the Cygnet Theatre in 1968.
In 2013 the theatre got a $100,000 State Government heritage grant used to upgrade wiring and to install a digital projector.
The site is being sold by Mr Stiles’ son through Rob Selid of Burgess Rawson and Bryan Cousins of Allied Property Consultant.
The site is leased on a monthly basis as a single screen cinema as part of the Grand Cinemas franchise.
