BDA said in its planning submission that the project is intended to support the area’s transition toward higher-density, mixed-use living. “This project offers the opportunity to generate appropriate higher-intensity development within the future Light Rail corridor of <a href="https://www.apartments.com.au/developments/mermaid-beach-qld-4218">Mermaid Beach</a>,” the submission noted.

At ground level, Glenelg Residences will include eight retail tenancies designed to activate the street frontage, complemented by a basement bar offering an additional hospitality element. Above, residents will have access to a rooftop amenity deck featuring an infinity pool, hot and cold plunge spas, day beds, and barbecue facilities.

The architectural approach adopts a restrained material palette of brick, textured concrete, and integrated landscaping, with cantilevered concrete frames and cascading planting intended to soften the built form. BDA described the design as aiming to create “a memorable sculptural mid-rise mixed-use building” that responds to both its coastal setting and urban context.

Big Projects secures approval for Glenelg Residences in Mermaid Beach

Sherpa Group is ramping up its investment in the southern Gold Coast by lodging a development application for <a href="https://www.apartments.com.au/new-apartments/flourish-viver-87-griffith-street-coolangatta-qld-4225">Flourish Viveré</a>, a new $350 million project in Coolangatta.

Seven Metro Petrol service stations set for auction

A new fast food and Caltex service station in NSW’s Goulburn with long leases to Woolworths and Red Rooster fetched $4,530,000 at Burgess Rawson’s portfolio auction.
The yield on the sale was a strong 5.06 percent. It was sold to a Chinese investor with settlement yet to be registered.
The <a href="https://www.realcommercial.com.au/property-retail-nsw-goulburn-502419342" target="_blank">180 Hume Street</a> property is on a large 4,317 sqm corner site surrounded by Bunnings, McDonald’s, Subway and Shell.
There is a 15 year lease to Woolworths that started in 2017 and has options till 2052. 
Fast-food chain Red Rooster is on a 10 year leases that started in 2017 and has options till 2047.
It is opposite the “Big Merino” tourist pit-stop landmark.
The development was completed in 2017 and comes with depreciation benefits.
The total net income from the property is $229,073 pa + GST.qm.
The selling agents were Simon Staddon and Darren Beehag at auction in June this year.
Back in 2013, a local investor Rodney Thompson had bought the site for just over $1 million, and over the past four years he redeveloped it into a Red Rooster outlet and Woolworths Caltex service station, according to the Goulburn Post.

Service station in NSW's Goulburn sells on strong yield of  5 percent at Burgess Rawson auction

A well performing Red Rooster outlet at Mt Annan has recently sold for $3,165,000 on a yield of 3.96 percent at Burgess Rawson’s portfolio auction.
The fast-food retailer has a secure 10-year lease to 2023 plus options through to 2033. Corporate lease in place to Red Rooster Foods Pty Ltd
The shop at <a href="https://www.burgessrawson.com.au/properties/proven-perfomer-next-to-mcdonalds-10-year-head-office-lease/" target="_blank">249 Waterworth Drive</a> is on a 2,287 sqm site including a drive-thru facility.
The property earns a net income of $143,262 pa plus GST. 
Lessee pays all usual outgoings including Land Tax.
It has access to the busy Narellan Road – major connector road to Sydney CBD via Hume Motorway.
The selling agents were Raoul Holderhead and Kieran Bourke of Burgess Rawson.
The property last sold in 1997 for $750,000. The vendor was Amalgamated Food &amp; Poultry Pty Ltd, CoreLogic RP Data reveals.
In another deal, a shopping centre  in Toowoomba's northern suburbs which has a Red Rooster has sold for nearly $2 million at Burgess Rawson’s portfolio auction.
The centre at <a href="https://www.realcommercial.com.au/property-retail-qld-harlaxton-502577202" target="_blank">281-285 New England Highway, Harlaxton</a>, sold for $1.8 million, according to The Chronicle.
In 2015, Red Rooster's outlet at NSW's Coffs Harbour sold under the hammer for $2.2 million at another Burgess Rawson auction.
The 5/380 Pacific Highway eatery is on a renewed lease to April 2021 with three five year options.

Retail space in Sydney's Potts Point set to go under the hammer

A 94-year old local newsagency in the Southern Highlands town of Bowral has sold under the hammer at Burgess Rawson’s  Sydney Portfolio Auction for $2.88 million on a net yield of 4.1%.
The freehold property at <a href="https://www.realcommercial.com.au/property-retail-nsw-bowral-502577690" target="_blank">313 – 317 Bong Bong Street</a> is in the heart of Bowral’s bustling retail precinct.
It was listed for the first time in nearly a century.
It is on a short term lease to Cameron’s Newsagency and currently produces a net income of $118,115 per annum.
The auction was on October 31. The newsagency was one of 12 assets to go under the hammer at Burgess Rawson’s Sydney portfolio auction.
The selling agents were Simon Staddon and Sam Horwitz of Burgess Rawson.
Staddon said the 470 square metre land area offers future development potential.
“Bowral just 1.5 hrs drive south of Sydney is a vibrant town with an affluent demographic of long-standing residents and an increasing number of empty nesters from areas like Sydney’s Eastern Suburbs, which has led to a thriving commercial precinct with little to no retail vacancy,” he said.

Bowral Newsagency sells under the hammer on 4.1% yield

An Abbotsford site, currently home to a former National Bank building, has been listed with expectations of more than $3 million.

A Canberra office building is set for auction after being fully leased to Seeing Machines for a 10-year term plus option.
The <a href="https://www.realcommercial.com.au/property-offices-act-fyshwick-502563922" target="_blank">165 Canberra Avenue</a> asset in Fyshwick is being auctioned on October 26. Hyperion Property Group has appointed Colliers International to market the campaign.
Seeing Machines is a Canberra start-up and now global organisation listed on the AIM of the London Stock Exchange and currently employ just under 200 people in Canberra.
It develops computer vision related technologies that help machines understand people tracking and interpreting human faces and eyes.
It is a standalone building that has recently undergone cosmetic upgrades, and future tenant works are estimated at $4 million.
Seeing Machines appointed Canberra-based interior design studio, Core Interiors, to design their fit-out.
The two-level building, constructed in 1994, was purpose-built for a technology company.
Colliers International’s Matthew Winter, who is the listing agent, said the 5,256 sqm corner site "presents purchasers with an outstanding long-term proposition.”
“The property lies within the East Lake Precinct which is currently under investigation by the ACT Government for future re-zoning to encourage urban infill via residential development,” said Matthew.
