Melbourne developer Spacious Group has completed Voyage Altona, one of the closest new apartment developments to Altona Beach.

Off the plan purchasers have started moving into the 49-apartment project on Pier Street, with the remaining move-in-ready one-, two- and three-bedroom apartments starting from just over $500,000.

Display apartments have now been fitted out, allowing prospective buyers to inspect the completed residences by appointment.

The completed apartments feature open-plan living and dining areas which extend onto private balconies and terraces, while full-height glazing maximises natural light throughout the interiors.&nbsp;

Gold Coast City Council has approved Lýon Residences, a 32-level tower that will deliver 178 two and three-bedroom apartments across a prominent corner site at 8-10 Acacia Avenue and 25-27 Oak Avenue.

The approval comes as developers continue to invest in premium lifestyle-driven apartment projects on the Gold Coast, where owner occupiers are increasingly prioritising amenity as much as apartment size and location.

Homecorp Founder and CEO Ron Bakir said Budds Beach provided the ideal location for the company's latest luxury apartment project.

Passenger said sustainability also played a key role in the design, with materials from the original industrial site salvaged and repurposed throughout the development.

Motiv CEO Carly Cottam said buyers had responded strongly to the combination of larger apartments, wellness facilities and the West End lifestyle.

Iwan Sunito's vision for a landmark mixed-use precinct in Sydney's Inner West has taken a major step forward, with approval granted for the $1.9 billion Five Dock development first unveiled earlier this year.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. It reflects the experience of our team, the strength of our consultant group led by Urbis, and our long-term commitment to delivering transformational projects that contribute to Sydney's future."

When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.

"I probably hadn't appreciated the uniqueness of the site until more recently when putting together the concept plans," Sunito said.

"The proximity to the water, and the golf course opposite, is unlike any other part of Parramatta Road. We have a unique position and view corridors over the water that makes this one of the best sites I've worked on."

The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.

The precinct will combine apartments with hotel accommodation, commercial workplaces, retail offerings and public spaces, creating a mixed-use environment intended to serve both residents and the broader Five Dock community. The proposal also continues the collaboration between One Global Capital and internationally recognised architect <a href="https://www.apartments.com.au/architects/koichi-takada-architects">Koichi Takada</a>, whose previous work with Sunito includes Infinity, Arc and Skye North Sydney.

Takada previously said the design was driven by a philosophy of integrating nature into the built environment.

"The concept for this development is born from our design approach to naturalising architecture," Takada said.

"The public realm benefits from biophilic design that integrates generous landscaping, and the development is optimised for natural daylight, airflow and water views to foster wellbeing, sustainability and spaces that foster community interaction."

Sunito has consistently described the project as a "city within a city", with a strong emphasis on creating a destination that extends beyond housing.

"We want to create a development that's not only to be seen, but to be experienced by the whole local community," he said.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

The precinct will also benefit from its proximity to the Parramatta Road corridor, nearby waterfront parklands and established retail and dining offerings that have made Five Dock one of Sydney's most tightly held Inner West suburbs.

Parramatta dips to 42% as Sydney nets clearance rate of 71.4%: CoreLogic RP Data

It was a quiet week for auctions this week due to the grand finals and the Labour Day long weekend. 
841 properties were taken to auction across the combined capital cities and the preliminary clearance rate was recorded at 69.6 per cent, the lowest clearance rate since the second week of February. In comparison, last week was the busiest week for auctions since the end of March with 2,835 auctions held, however the final clearance rate was only 69.7 per cent. Over the same weekend last year, when only the NRL grand final was being played (The AFL grand final was held a week earlier) almost twice as many auctions were held (1,650); however the clearance rate was a lower 66.9 per cent.

Across Melbourne, 90 auctions were held this week and the preliminary clearance rate was recorded at 67.7 per cent, the third lowest clearance rate for the year, compared to last week’s final clearance rate of 72.7 per cent across 1,201 auctions. This time last year, 69.1 per cent of the 912 properties taken to auction sold. Across Melbourne’s individual sub-regions, the strongest performer in terms of clearance rate this week was the North West region, where 8 of the 10 reported auctions were successful. Meanwhile, the South East region was host to the highest number of auctions (21).

In Sydney, preliminary results show a clearance rate of 71.4 per cent across 448 results, with a total of 567 auctions held across the city this week. Last week, the clearance rate was 71.7 per cent across 1,200 auctions. Looking at last year, there were 473 auctions held and a clearance rate of 76.4 per cent was recorded. The Inner West region of Sydney, where 32 auction results have been reported with a clearance rate of 90.6 per cent, is the strongest performing sub-region this week. City and Inner South (79.4 per cent), and North Sydney and Hornsby (78.2 per cent) also recorded strong clearance rates.

Brisbane was host to 118 auctions this week, down from 203 last week and similar to last years 117. Of the 87 results reported so far, 64.4 per cent have sold, up from last week’s final clearance rate of 54.9 per cent and the 47.4 per cent clearance rate recorded last year. This week, 28 Gold Coast auction results have been reported and the preliminary clearance rate based on these results is 42.9 per cent.

There were 32 Adelaide homes taken to auction this week with a preliminary clearance rate of 71.4 per cent across 28 results. This week’s clearance rate is higher than both last week, when 68.1 per cent of the 127 auctions sold, and this time last year, when a clearance rate of only 53.7 per cent was recorded across 63 auctions.

Grand finals upstage capital city auction markets: CoreLogic RP Data

Australian capital city auction markets have weakened over September, according to the Domain Australian Home Auction Report for September 2015. 
The report, compiled by property website Domain.com.au, suggests that clearance rates have fallen in most capitals under the impact of record numbers of early spring listings. “The first month of spring has provided mixed results, with all major capital cities except Adelaide reporting decreases in clearance rates over the month. September home auction activity is now generally tracking below last year’s September levels,” Domain senior economist Dr Andrew Wilson said. “While clearance rates may be down, auction prices have either risen or remained steady across the cities, reflecting the seasonal effects of higher-priced auction sales. “Record-high volumes of auctions will continue to test capital city markets for the remainder of the year, providing greater competition amongst sellers and more choice for buyers. This is likely to continue putting downward pressure on clearance rates – particularly in Sydney, and to a lesser degree Melbourne.” SYDNEY  Sydney’s September auction clearance rates dropped to 69.8 per cent, from 73.9 per cent in August. They are now sitting clearly below the 76.9 per cent recorded in September 2014.  At 69.9 per cent, Sydney’s September result is the lowest for the year so far and the lowest September result since 2012.  According to Domain’s Dr Andrew Wilson, Sydney’s auction clearance rates have fallen sharply since the all-time record of 83.3 per cent was recorded in May this year. “The high volume of listings will continue to test the Sydney market. September alone recorded a record average of 859 weekend auctions. This is well ahead of the August average of 738 weekend auctions and the 590 conducted over September 2014,” Dr Wilson said.

<li>Sydney’s September median auction price increased from $1,090,000 to $1,151,000 year-on year. This reflects the typical early spring impact of increased volumes of higher priced properties engaging the market. </li>
<li>Sydney auction prices have now increased by 15.8 per cent over the past year but the year-on-year growth rate comparisons have now fallen solidly over the past four months.</li>

MELBOURNE Melbourne’s September auction clearance rate dropped slightly to 73.2 per cent, from 75.2 per cent recorded in August 2015. The result is slightly below the 73.7 per cent which recorded in September last year. This September clearance rate result is the lowest rate recorded by the local market for the year so far.  According to Dr Wilson, the lower clearance rates may reflect the influence of a record surge in early spring listings. “With a remarkable number of auctions – nearly 1,000 per weekend over the month of September – Melbourne’s auction market is well ahead of where it was last year. The city averaged 977 auction listings every weekend over September, up from the average of 830 over August and significantly higher than the average of 640 over September last year.”

<li>Melbourne’s median auction price increased by an incredible 13.1 per cent year-on-year to reach a September average of $820,000.</li>
<li>The rising numbers of higher-priced, inner suburban homes offered for sale over September can account for the strong increase in the average September median auction price.</li>

BRISBANE Just like the majority of other capital cities, Brisbane’s auction clearance rate fell sharply over September, reversing the rising trend of recent months. The local auction clearance rate fell from 57.4 per cent in August 2015 to just 46.2 per cent. This is just slightly below the average auction clearance rate of 46.3 per cent recorded in September last year. Dr Andrew Wilson said that rising auction volumes have been a characteristic of the Brisbane market for most of this year and September clearly continued the trend.  “Brisbane averaged 123 auctions per weekend over September - a significant increase from the average of 106 auctions per weekend in August. ADELAIDE  It was good news for property sellers in Adelaide, with the city’s auction market bucking the downward trend of other capital cities. Adelaide recorded a stronger month for auction activity, with the September clearance rate reaching 65.3 per cent. This result is slightly ahead of the 65.2 per cent recorded in August and sits just below the 66 per cent auction clearance rate recorded in September 2014.    Domain’s Dr Andrew Wilson said that the Adelaide’s September clearance rate is the highest recorded for the city this year and is reflective of a steady revival of market confidence over the past year. “Not only was there an increase in Adelaide’s clearance rates over September, but there was also a significant increase in auction volumes. This reflects the growing confidence of sellers in the local market conditions. “Adelaide saw an average of 69 auctions each weekend over September. This is an increase from ans average of 57 auctions per weekend over August and well ahead of the 49 averaged over September last year. Sharply higher volumes are however proving no barrier to higher clearance rates.”

<li>Adelaide’s median auction prices continue to increase steadily, reflecting the increasing strength of the local market – second now only to Sydney. </li>
<li>Adelaide’s September auction median price of $597,500 was well ahead of the $531,000 median reported over August. The result was 14.9 per cent higher than the $520,000 reported a year ago. </li>

CANBERRA  Canberra’s auction market tracked backwards over September, following the strong clearance rate result recorded in August. September’s auction clearance rate of 64.3 per cent was down from the 70.7 per cent recorded the previous month. The result, however, remains well ahead of the 56.3 per cent recorded in September last year. Dr Wilson said that the despite the decrease in clearance rate from August, the September result was positive outcome. “The rate recorded over August was the highest monthly result for over five years. The underlying growth trend for the auction market remains encouraging and indicates the consolidation of solid housing market activity generally in Canberra this year.”
<ul>
<li>Auction volumes continue to rise in Canberra with 47 listings averaged each weekend over September – up from the 40 average over August and ahead of the 42 averaged over September last year.</li>
<li>Canberra’s media auction prices fell marginally over September – down from $685,000 over August to $675,000. Auction prices however remain 3.5 per cent higher than the $652,000 recorded over September last year.</li>

CoreLogic RP Data said 1,197 auctions were held, up from 1,127 held last week, with notable clearance rates in the Outer East region at 81.8%, and the Inner South region at 80%.

NSW auction results show preliminary clearance rate of 74%: Realestate.com.au

Sydney's busiest September auction Saturday on record had 900 plus homes listed to go under the hammer, well ahead of the 832 listed last weekend and the 723 auctioned over the same weekend last year.
The recent surge in supply has helped ease auction clearance rates, to their lowest in three years. 
APM's preliminary 729 results put the clearance rate at 69.6%.  
Domain Group’s senior economist, Dr Andrew Wilson said the market was evolving into a buyer’s market.
“Sydney’s great auction boom has clearly ended,” he said. 
Last weekend's preliminary clearance rate of 71.3% was revised down again
It was lower than the 72.4% recorded the previous weekend and significantly below the 83.9% reported over the same weekend last year. 
APM had the inner west as hosting the highest number of auctions on Saturday with 139 listings.
The next highest is the upper north shore with 130 followed by the south with 127, the city and east 111, the lower north 86, the west 84, the south west 74, the northern beaches 70, Canterbury Bankstown 66, the north west 59, the central coast 23 and the Blue Mountains 1.
The leading suburb for auctions this weekend was again Mosman with 17 followed by Baulkham Hills and Ashfield each with 13, Chatswood, Manly and Redfern each with 11 and a number of suburbs with 10 auctions listed on Saturday including Bexley, Carlingford, Blacktown and Paddington.

Slipping into the 60s on September's Sydney Super Saturday

There were 993 auctions reported to the REIV on the weekend, with 732 selling, reflecting a 73.7% success rate.
There were 261 passed in, 111 of those on a vendor bid.
The REIV was expecting about 1,200 auctions in 278 suburbs on the weekend.
The top auction locations were South Yarra (20 auctions), Reservoir (19 auctions) and Richmond (16 auctions).
There were 1050 auction on the prior weekend, when there was an initial 76% clearance rate.
A record 4,150 auctions have been held in September – up 39 per cent on the same time last year.
Next week, the REIV is expecting around 65 auctions due to the AFL Grand Final – the biggest event on Melbourne’s sporting calendar.
