Melbourne developer Spacious Group has completed Voyage Altona, one of the closest new apartment developments to Altona Beach.

Off the plan purchasers have started moving into the 49-apartment project on Pier Street, with the remaining move-in-ready one-, two- and three-bedroom apartments starting from just over $500,000.

Display apartments have now been fitted out, allowing prospective buyers to inspect the completed residences by appointment.

The completed apartments feature open-plan living and dining areas which extend onto private balconies and terraces, while full-height glazing maximises natural light throughout the interiors.&nbsp;

Homecorp has secured approval for a $360 million apartment development at Budds Beach, paving the way for one of the Gold Coast's most amenity-rich residential projects to launch later this year.

Gold Coast City Council has approved Lýon Residences, a 32-level tower that will deliver 178 two and three-bedroom apartments across a prominent corner site at 8-10 Acacia Avenue and 25-27 Oak Avenue.

The approval comes as developers continue to invest in premium lifestyle-driven apartment projects on the Gold Coast, where owner occupiers are increasingly prioritising amenity as much as apartment size and location.

Homecorp Founder and CEO Ron Bakir said Budds Beach provided the ideal location for the company's latest luxury apartment project.

Passenger said sustainability also played a key role in the design, with materials from the original industrial site salvaged and repurposed throughout the development.

Motiv CEO Carly Cottam said buyers had responded strongly to the combination of larger apartments, wellness facilities and the West End lifestyle.

Iwan Sunito's vision for a landmark mixed-use precinct in Sydney's Inner West has taken a major step forward, with approval granted for the $1.9 billion Five Dock development first unveiled earlier this year.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. It reflects the experience of our team, the strength of our consultant group led by Urbis, and our long-term commitment to delivering transformational projects that contribute to Sydney's future."

When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.

"I probably hadn't appreciated the uniqueness of the site until more recently when putting together the concept plans," Sunito said.

"The proximity to the water, and the golf course opposite, is unlike any other part of Parramatta Road. We have a unique position and view corridors over the water that makes this one of the best sites I've worked on."

The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.

The precinct will combine apartments with hotel accommodation, commercial workplaces, retail offerings and public spaces, creating a mixed-use environment intended to serve both residents and the broader Five Dock community. The proposal also continues the collaboration between One Global Capital and internationally recognised architect <a href="https://www.apartments.com.au/architects/koichi-takada-architects">Koichi Takada</a>, whose previous work with Sunito includes Infinity, Arc and Skye North Sydney.

Takada previously said the design was driven by a philosophy of integrating nature into the built environment.

"The concept for this development is born from our design approach to naturalising architecture," Takada said.

"The public realm benefits from biophilic design that integrates generous landscaping, and the development is optimised for natural daylight, airflow and water views to foster wellbeing, sustainability and spaces that foster community interaction."

Sunito has consistently described the project as a "city within a city", with a strong emphasis on creating a destination that extends beyond housing.

"We want to create a development that's not only to be seen, but to be experienced by the whole local community," he said.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

The precinct will also benefit from its proximity to the Parramatta Road corridor, nearby waterfront parklands and established retail and dining offerings that have made Five Dock one of Sydney's most tightly held Inner West suburbs.

The first week of February shows auction market activity continuing to bounce back from the festive period slowdown, with almost twice the number of auctions held this week compared with last week.  
CoreLogic RP Data was tracking 854 auctions this week, compared with 987 auctions over the same week one year ago. The lower number of auctions was mostly due to a low auction numbers in Sydney where there were only 255 auctions held over the week compared with 421 at the same time last year.  
The lower number of homes put up for auction highlights that vendors haven’t been as willing to put their homes into the auction market as they were a year ago.  Auction numbers were actually higher than a year ago across Melbourne, Brisbane, Adelaide and Perth.  
Despite the lower number of auctions compared with last year, the preliminary auction clearance rate, based on the 621 auction results reported so far,  was recorded at  71.0 per cent across the combined capital cities. 
This week’s clearance rate was higher than at the same time last year (67.3%) however the clearance rate in Sydney continued to track lower than at the same time last year.  All cities recorded a stronger preliminary clearance rate than what was recorded at the end of 2015, however, with auction numbers still gathering pace over February we should get a better gauge over the coming weeks as to whether the auction market is truly staging a rebound on higher clearance rates.

This week, 262 Melbourne auctions were held and so far 206 results have been reported. The preliminary auction clearance rate of 80.1 per cent is higher than last week, when across just 151 auctions, 69.9 per cent were successful. One year ago, Melbourne’s auction clearance rate was 60.7 per cent across 255 auctions. Across Melbourne, the busiest region for auctions this week was the Outer East, where 40 homes went under the hammer. Of the 30 reported results so far, 83.3 per cent have been successful. Melbourne’s Inner East recorded the strongest preliminary clearance rate at 93.8 per cent, however there were only 19 auctions held within the region and 16 results reported so far

Clearance rates fell from the high 80 per cent mark to the mid-50 per cent mark towards the end of the year. Given this, it is likely that a lack of vendor confidence is currently being reflected with only 265 auctions held this week, compared to 421 at the same time last year. Although auction volumes across the city were low, this week Sydney’s preliminary clearance rate was 70.2 per cent, a strong result compared to 44.9 per cent last week (across just 61 auctions), but not reflective of the 80.6 per cent last year. The best performing Sydney sub-regions this week were Inner South West (85.7 per cent across 21 results) and North Sydney and Hornsby, with a clearance rate of 80 per cent across 35 results.

In Brisbane the preliminary clearance rate was 55.8 per cent this week across 77 auction results. There were 111 auctions held in Brisbane this week, compared to 60 last week, with a clearance rate of 52.7 per cent and 109 last year when 47.6 per cent of auctions were successful. Further south, across the Gold Coast there were 33 auctions reported this week with 13 sales.

Adelaide’s preliminary clearance rate was 79.4 per cent this week, higher than last week at 61.1 per cent and also higher than one year ago (58.2 per cent). There were 104 Adelaide auctions this week, 97 last week and 94 held over the comparable week last year.

In the westernmost city, Perth’s preliminary clearance rate was 35 per cent this week and there were 37 auctions held. Last week, 29 Perth auctions were held and 44.9 per cent were successful, while one year ago 31 Perth auctions were held with a clearance rate of 40 per cent.
Across Canberra 67 auctions were held this week, compared to 27 last week and 69 one year ago. Based on preliminary results this week’s clearance rate is 72.9 per cent, higher relative to last year (67.9 per cent).

Melbourne's clearance rate sat at 71.3% from a total of 151 auctions.

Sydney secures 45.2% clearance rate, Melbourne 71.3%: CoreLogic RP Data

Drummoyne vendors notched up near 90 percent auctions success in the 2015 December quarter, according to a CoreLogic list of the busiest 195 auction suburbs.
Houses in the inner west suburb have a median of around $1.8 million and units around $900,000 in the suburb that is surrounded by water on three sides.
CoreLogic RP Data noted while Sydney’s auction clearance rate over the December quarter was 59 percent there were pockets of the Sydney market where clearance rate performance sits much stronger than the broader market.
For instance the eastern suburbs came in with the highest clearance rate at almost 75 percent, followed by the inner south and inner west at 67 percent.
But Blacktown and Parramatta were in the low 40s.
The research will be handy when deciding just how to list your Sydney home this year, ie by auction or private treaty.
It would be wise to ask your prospective listing agents not only how their agency went late last year but contrast their results against the overall suburban trend.

Sydney's best and worst auction suburb guide

This week signals the beginning of the end of year auction slow down, with auction volumes falling over the week from 2,989 last week to 1,727 this week. Auction volumes are relatively similar to one year ago, when 1,702 capital city auctions were held.
The number of auctions held this week will be lower in all capital city markets except for Perth, where auction volumes remain virtually unchanged from last week. Melbourne will host 872 auctions this week, down from 1,572 last week, while one year ago just 639 auctions were held across the city. CoreLogic RP Data is currently tracking 457 Sydney auctions, compared to 891 last week and 648 over the same week one year ago.
This year has been the busiest year for auctions on record, with auction volumes expected to come in just over 108,500 for the year. To put this into perspective, there were 104,444 capital city auctions held in 2014, 81,473 in 2013 and just 62,713 in 2012.

Both Sydney and Melbourne, Australia’s two largest auction markets saw clearance rates improve marginally last week, up from 63.3 per cent the previous week to 64.9 per cent last week in Melbourne and Sydney’s clearance rate rose from 52.9 per cent to 54.7 per cent last week.
Adelaide, with a clearance rate of 49.3 per cent and Canberra (48.6 per cent) both recorded their lowest clearance rate for the year last week, while Perth’s clearance rate has remained virtually unchanged over the past three weeks.
Brisbane’s final auction clearance rate was 41.9 per cent last week, similar to the 41.5 per cent recorded across the Gold Coast.

 Beginning of the end of year auction slow down: CoreLogic RP Data's Shana Miller

The Hunter region in NSW posted a preliminary clearance rate of 39.3% from 51 auctions and Victoria's Geelong posted 75% from 44 total auctions.

Gold Coast posts clearance rate of 36.5%: CoreLogic RP Data

Melbourne's preliminary clearance rate for the week ending 13 December cam in at 65.7% from 1,561 auctions, according to CoreLogic RP Data.
The Inner South was the strongest performing sub-region with a 72.5% preliminary clearance rate from 193 auctions.

Melbourne's Inner South nets 72.5% clearance rate: CoreLogic RP Data

Combined capital city preliminary auction clearance rates for the week ending 13 December total 59.3% from 2,948 auctions, according to CoreLogic RP Data.
CoreLogic RP Data said both auction volumes and the auction clearance rate were stronger this time last year, with a clearance rate of 65.5% across 3,511 residential auctions.

New South Wales auction results for the week ending Sunday 13 December show a preliminary clearance rate of 55% from 869 scheduled auctions.

<div class="num">According to data from realestate.com.au, 236 were sold at auction within NSW, 216 passed in and 117 sold prior to auction.</div>

<div class="num">One standout sale in the Sydney suburb of Caringbah was a four bedroom home on a huge block of land that sold for $2,530,00 at <a href="https://www.realestate.com.au/property-house-nsw-caringbah-121313654" target="_blank">221 Burraneer Bay Road</a>. The median price for a home in <a href="/news">Caringbah is $1,046,125</a>, according to CoreLogic RP Data.</div>

NSW clearance rate at 55%: Realestate.com.au

Sydney's fatigued clearance rate fell for 10 consecutive weeks, but on Saturday gave the first sign things may have bottomed out.
With just one auction weekends remaining, the Christmas break couldn't come quickly enough to stop the marked deterioration in auction success.
The market has plenty of anxious unsuccessful auction vendors who have an unsold property heading into the long summer slowdown.
The latest auction results from CoreLogic RP Data have Sydney’s clearance rate under the 60 per cent mark for five weeks now, possibly heading into the low 50s.
These unsold homes will sit on the market for longer than their vendors ever envisaged, possibly only to sell if there is a considerable price change to attract the keen, yet cautious smaller pool of buyers.
The recent high levels of withdrawn auction listings presents a huge opportunity for buyers who missed out earlier this year, but the absence of enough buyer interest to warrant any auction, suggests these offerings may be B grade, that is houses and apartments that tick fewer boxes than others perhaps based on size, style and location.
The time to offload these was when the market was more robust. There are still buyers around, but as auctioneer Damien Cooley noted average auction registrations slipped from seven to three. And Cooley added only 49% of the sold property actually fetched at or above their reserve.
The beauty of the current conditions is that sellers can put their property up for sale and know they can buy back in, without hopefully paying the crazy prices of mid-year.
John Symond, executive chairman of Aussie Home Loans, says Sydney is now heading into a more healthy market.
"That's what we want.
"We don't want prices going skyrocket month after month, year after year because that inevitably causes problems."
Saturday auctions are scheduled through to December 19 this year, with most agents ideally, or more likely desperately, seeking to seal a deal ahead of the scheduled auction. I see there's seven Blacktown auction scheduled for three days before Christmas.
There's never a huge Santa rally when it comes to property. Just a few too many many December distractions. 
Private treaty negotiations will continue right until Christmas Eve and then a smattering through to New Year's Eve.
I recall the late 1980s guru agent Andrew Gibbons even sold a Vaucluse house on Christmas Day once.
If you are thinking of being a fresh seller in 2016, have a conversation with your agent now about the marketing. 
Select someone with a good track record of selling in market dips. Don't necessarily choose the agent who quotes the highest forecast selling price.
And for mine, yes the early bird does capture the worm. CoreLogic RP Data results show the fresh February auction results are almost always stronger than where December left off. Last December finished off at 69%, and rebounded in February this year at 83%.
It's that optimistic outlook that starts most years that secures a healthier auction outcome, but beware some years then just head backwards from there.
