Melbourne developer Spacious Group has completed Voyage Altona, one of the closest new apartment developments to Altona Beach.

Off the plan purchasers have started moving into the 49-apartment project on Pier Street, with the remaining move-in-ready one-, two- and three-bedroom apartments starting from just over $500,000.

Display apartments have now been fitted out, allowing prospective buyers to inspect the completed residences by appointment.

The completed apartments feature open-plan living and dining areas which extend onto private balconies and terraces, while full-height glazing maximises natural light throughout the interiors.&nbsp;

Homecorp has secured approval for a $360 million apartment development at Budds Beach, paving the way for one of the Gold Coast's most amenity-rich residential projects to launch later this year.

Gold Coast City Council has approved Lýon Residences, a 32-level tower that will deliver 178 two and three-bedroom apartments across a prominent corner site at 8-10 Acacia Avenue and 25-27 Oak Avenue.

The approval comes as developers continue to invest in premium lifestyle-driven apartment projects on the Gold Coast, where owner occupiers are increasingly prioritising amenity as much as apartment size and location.

Homecorp Founder and CEO Ron Bakir said Budds Beach provided the ideal location for the company's latest luxury apartment project.

Passenger said sustainability also played a key role in the design, with materials from the original industrial site salvaged and repurposed throughout the development.

Motiv CEO Carly Cottam said buyers had responded strongly to the combination of larger apartments, wellness facilities and the West End lifestyle.

Iwan Sunito's vision for a landmark mixed-use precinct in Sydney's Inner West has taken a major step forward, with approval granted for the $1.9 billion Five Dock development first unveiled earlier this year.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. It reflects the experience of our team, the strength of our consultant group led by Urbis, and our long-term commitment to delivering transformational projects that contribute to Sydney's future."

When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.

"I probably hadn't appreciated the uniqueness of the site until more recently when putting together the concept plans," Sunito said.

"The proximity to the water, and the golf course opposite, is unlike any other part of Parramatta Road. We have a unique position and view corridors over the water that makes this one of the best sites I've worked on."

The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.

The precinct will combine apartments with hotel accommodation, commercial workplaces, retail offerings and public spaces, creating a mixed-use environment intended to serve both residents and the broader Five Dock community. The proposal also continues the collaboration between One Global Capital and internationally recognised architect <a href="https://www.apartments.com.au/architects/koichi-takada-architects">Koichi Takada</a>, whose previous work with Sunito includes Infinity, Arc and Skye North Sydney.

Takada previously said the design was driven by a philosophy of integrating nature into the built environment.

"The concept for this development is born from our design approach to naturalising architecture," Takada said.

"The public realm benefits from biophilic design that integrates generous landscaping, and the development is optimised for natural daylight, airflow and water views to foster wellbeing, sustainability and spaces that foster community interaction."

Sunito has consistently described the project as a "city within a city", with a strong emphasis on creating a destination that extends beyond housing.

"We want to create a development that's not only to be seen, but to be experienced by the whole local community," he said.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

The precinct will also benefit from its proximity to the Parramatta Road corridor, nearby waterfront parklands and established retail and dining offerings that have made Five Dock one of Sydney's most tightly held Inner West suburbs.

Auction activity has eased slightly this week, with 1,824 capital city auctions held, down from 2,230 last week and also lower relative to the same week last year when 2,232 residential homes were taken to auction.
The preliminary clearance rate across the combined capital cities strengthened slightly this week, from 67.7 percent the previous week to 68.9 percent. One year ago, along with the higher volume of auctions, the clearance rate was also stronger at 77.5 percent.

After Melbourne was host to 1,404 auctions over the final week in April, and 1,150 last week, the number of Melbourne auctions this week has fallen to 859. The clearance rate, on the other hand, has remained relatively steady, with preliminary results showing 70.6 per cent of Melbourne auctions clearing this week, compared to 73.2 per cent last week. At the same time last year, 78.3 per cent of Melbourne auctions were successful. The busiest Melbourne sub-region this week was the Inner region, with 160 auctions and a preliminary clearance rate of 76.3 per cent. In terms of clearance rates, the most successful sub-region this week was the West region (80.3 per cent).

Preliminary results for Sydney show a 75.6 percent clearance rate across 517 results this week. Over the week there were 614 Sydney homes taken to auction, down from 676 last week and significantly lower relative to last year (885). Sydney’s clearance rate last week was lower in comparison, at 71.8 per cent, while one year ago it was 85.0 percent. Across the individual regions of Sydney there was some varied performance this week with clearance rates ranging from as high as 93.1 percent in Ryde and as low as 26.3 percent in the Outer South West region where just 22 auctions were held.

Brisbane had 153 auctions last week, down from 195 the previous week, which was the busiest for the city in seven weeks. The preliminary clearance rate rose to 51.2 per cent from 41.2 percent the previous week, while last year half of the 136 homes taken to auction were sold. Across the Gold Coast, 34 results have been reported so far with a preliminary clearance of 41.2 per cent.

The preliminary clearance rate for Adelaide this week is 67.9 per cent, up from 59.8 per cent last week and also higher than one year ago (63.8 per cent). Despite the fall in auction activity on an aggregate level, there were more auctions in Adelaide this week (100) compared with last week (94). One year ago, 106 Adelaide auctions were held.

Across Perth, 41 auctions were held this week with 20.0 per cent selling, based on the 15 reported results. Last week showed 23.5 per cent of auctions were sold and 41.9 per cent last year, noting that the cities clearance rate tends to move around a fair bit on a week-on-week basis.
Canberra’s preliminary clearance rate was 58.6 this week, compared to 54.3 per cent last week and 70.3 per cent at the same time last year.  Auction volumes were relatively steady over the week, at 49 compared to 50 over the previous week.
In Tasmania 8 auctions were held over the week and of the 7 reported results, 2 sales have been recorded.

The weekly tug of war between Sydney and Melbourne in the quest for property market supremacy nears it autumnal finale.
There was a stellar <a href="https://www.realestate.com.au/property-house-vic-albert+park-122454754" target="_blank">$7,805,000 Albert Park sale</a> which headed off Sydney's top $7,025,000 price on the river at Hunters Hill.
Both highly coveted locations.
The 24 St Vincent Place, Albert Park offering through the Marshall White agency was a freestanding balconied Victorian residence overlooking the heritage garden square.
The pre-auction price guidance was $6.25 million plus. The bidding opened at $6 million and the property was announced on the market just after $7.3 million with three bidders.
The five bedroom house on its 480 sqm holding, now with the rear extension designed by Bates Smart, last traded in 1978 at $107,000, reflecting 12 percent annual price growth.
The two level house, built in the 1870s for Melbourne’s harbour master, Robert Fullarton, fell on hard times becoming a rooming house in the 1950s for around three decades.
The three bedroom, single storey, Hunters Hill riverfront home was a knockdown at <a href="https://www.realestate.com.au/property-house-nsw-hunters+hill-122433278" target="_blank">36 Viret Street</a> (above) on 695 sqm which sold through Tracey Dixon at McGrath Estate Agents at $7,025,000.
It had last sold in 1975 at $170,000, reflecting 9.5 percent annual price growth.
When it came to clearance rates, CoreLogic RP Data had Sydney having the edge securing in the mid-70s with Melbourne dipping unusually into the high 60s.
Sydney's house auction median price was $1.27 million - well inexcess of Melbourne's $860,000 auction median house price. For apartments the difference was even higher - $812,500 in Sydney to $515,000 in Melbourne, according to Domain.
Around 500 Sydney properties were scheduled to go under the hammer, below the 550 auctioned over the same weekend last year, with Marrickville and Mosman the busiest suburbs for auctions each with eight scheduled. 
Nearly 750 Melbourne auctions were scheduled to be held, also lower than the 830 held over the same weekend last year.
Richmond was the busiest suburb for Melbourne auctions with 14 offerings.
Weekend celebrity sales included the legendary Collingwood full forward Peter McKenna who secured <a href="https://www.realestateview.com.au/real-estate/8-malleson-street-richmond-vic/property-details-buy-residential-10151560/" target="_blank">$1.42 million for his Richmond home</a>.
It was a single fronted Edwardian cottage was bought at 1998 auction for $306,750.
Despite the cuts to mortgage rates, the seasonal effect of the approaching quieter winter selling market and the cyclical impact of declining underlying price growth was at work, Dr Andrew Wilson, Domain's chief economist suggested.
"The announcement of the federal election and a lengthy election campaign may also act to quell some buying and selling decisions, particularly given the potential for significant changes to the treatment of property taxes for investors," Dr Wilson said.
Brisbane had the nation's cheapest weekend sale when $220,000 was paid at Regency Downs. The <a href="https://www.realestate.com.au/property-house-qld-regency+downs-122388854" target="_blank">18 Bucknall Court</a> three bedroom house, listed through Elders in the Lockyer Valley region, last sold at $73,000 in 2002.
It was a mortgagee sale for the three bedroom weatherboard Queenslander on an 8000 sqm parcel.
Brisbane's weekend clearance rate sat close to 60 percent, one of the strongest results in recent times.
Over in the west the big news was West Coast Eagles star Nic Naitanui spending $3 million on a Mount Lawley home.
The star ruckman secured a five bedroom, four bathroom 2008 Zorzi-built house with home cinema. It was listed with high $3 million hopes mid-last year, selling earlier this year by private treaty.
His redundant Swan View home, which cost $1,285,000 in 2012, had been put up for rent.
Last month he sought $900 a week, which has been adjusted now to $800 a week.
Perth's weekend auction success rate sank to 20 percent, according to CoreLogic RP Data.

While auction volumes are lower in each of the capital city markets, Adelaide, with 92 auctions this week compared to 94 last week and Canberra, with 47 auctions this week compared to 50 last week have seen the number of auctions held week-on-week remain relatively steady (down less than 10 percent compared to last week).
On the other hand, in the two busiest auction markets, the number of auctions currently being tracked by CoreLogic shows a more substantial fall, with Sydney volumes down around 16 percent and Melbourne auction activity falling by 29 percent.

The busiest individual suburbs for auctions this week are all in Melbourne and located to the south-east of the city, with 14 auctions scheduled in Richmond and 13 auctions scheduled in Glen Iris, Glen Waverley and Mount Waverley.

The final auction clearance rate fell for the third consecutive week last week, down to 67.7 per cent from 69.4 per cent the previous week and 69.7 per cent the week prior to that. Both Melbourne and Sydney maintained a clearance rate above the 70 per cent mark last week, at 73.2 per cent across Melbourne and 71.8 per cent in Sydney. Melbourne’s clearance rate represented a slight fall from the previous weeks result of 73.5 per cent, while Sydney’s clearance rate was virtually unchanged, up only slightly from 71.7 per cent the previous week.

In all other cities, clearance rates fell over the week, while across Tasmania, both the clearance rate and volume of auctions were up week-on-week.
Outside of the capital city auction markets, regional markets saw a varied performance last week. On a week-on-week basis, clearance rates rose in Hunter, Wollongong and Geelong, while the two Queensland regions monitored, the Gold Coast and Sunshine Coast recorded a fall in clearance rates (and auction volumes) over the week.

National auction activity slowing: CoreLogic RP Data's Shana Miller

Melbourne, had 1135 auctions for the week ending 8 May for a preliminary clearance rate of 71.2 percent, according to CoreLogic RP Data. 
The strongest clearance rate was recorded in the Mornington Peninsula, 86.4 percent sold and the softest in Melbourne’s Inner East at 63 percent from 135 results.

Melbourne's Inner East clearance rate at 63 percent: CoreLogic RP Data

Sydney held 647 auctions during the week ending 8 May with a preliminary clearance rate of 72.6 percent, according to CoreLogic RP Data.
 The top performing suburb was the Eastern Suburbs with a clearance rate of 89.1 percent of the 55 results cleared.

Sydney's top auction performer the Eastern Suburbs: CoreLogic RP Data

Eleven suburbs across Melbourne secured 100 percent home clearance rates in April, according to Domain.
Melbourne had a very successful April under the hammer, with the more modest suburbs such as Keilor Downs and Taylors Hill batting above their average.
They lined up alongside the more traditional blue ribbon areas of Prahran and Canterbury who also enjoyed a 100 percent clearance rate in April.
Dingley Village in the city's south east recorded the highest number of auctions and Buxton director Jason Garlick said auctions have always been popular, but competition picked up in the last 12 months.
Garlick suggested the suburb was popular for its good schools such as Mentone Grammar, the new South Road bypass, the revitalisation of Dingley Village Shopping Centre and the introduction of Hawthorn Football Clubs HQ.
Domain chief economist Andrew Wilson said that there is a remarkably even spread in the Melbourne auction market.

Dr. Wilson said many lower-priced suburbs that had been relatively flat for a few years were now playing catch up due to the current low interest rates and an improving economy.
He said buyers had discovered their "almost irresistible affordability".
"Melbourne are also seeing a higher number of auctions in those areas, which is a reflection of that strong competition."
Buyers from suburbs closer to the city have been looking at Keilor Downs and Taylors Hill since the Melbourne market picked up about 18 months ago, according to Barry Plant director James Hatzimoisis.
“They realise they can buy more house for less money,” Mr Hatzimoisis said.
He said young families looking for more space for children were competitive for entry level properties.
Even upgrade buyers fought for higher-end properties because they were cheaper than the eastern suburbs.
The status quo still stands in unit auction clearance rates. Only five suburbs achieved a 100 percent rate across April.

Which 11 Melbourne suburbs are scoring 100 percent auction clearance rates?

This week will be the busiest for capital city auction markets since the week prior to Easter, with 2,419 auctions currently being monitored by CoreLogic.
 Compared to last week, auction volumes are higher in each individual capital city market and have almost doubled in Melbourne, up from 602 last week to the current scheduled number of 1,233. 
This week is set to be the busiest for auctions in six weeks for Adelaide, Canberra and Perth, while the number of homes being taken to auction across Brisbane remains relatively steady. Sydney, the nation’s second busiest auction market has 763 auctions scheduled this week.

 Summary of last week’s results
While auction volumes fell slightly last week with 1,565 capital city auctions held, the final auction clearance rate rose slightly, from 67.4 per cent the previous week to 69.7 per cent last week. Sydney was the best performing capital city auction market last week, with both the highest volume of auctions (643) and the strongest clearance rate, at 77.4 per cent, having risen substantially from 69.8 per cent the previous week when auction volumes were lower. Of the 15 individual sub-regions of Sydney, five regions recorded a clearance rate in excess of 80 per cent this week.
In Melbourne, 602 auctions took place and the clearance rate remained steady, at 71.5 per cent over the week. Unlike Sydney, no Melbourne sub-regions recorded a clearance rate above 80 per cent. Across the non-capital city auction markets monitored by CoreLogic, the Hunter region was the strongest performer, with 73.9 per cent of reported auctions successful, up substantially from 44.4 per cent the previous week. Clearance rates improved in each individual regional auction market on a week-on-week basis, with the exclusion of the Gold Coast, where the clearance rate fell from 45.5 per cent the previous week to 40 per cent last week.
