The new development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/glenelg-residences-2462-2472-gold-coast-highway-mermaid-beach-qld-4218">Glenelg Residences</a>, has been designed by BDA Architecture and&nbsp;will have just under 100 apartments across an 11-storey building&nbsp;at 2462–2472 Gold Coast Highway, on the corner of Glenelg Avenue just under 300m from the future Mermaid Beach Light Rail stop.

The apartments, a mix of two- and three-bedrooms, will sit above a retail-focused ground plane and under extensive rooftop resident amenities.

BDA said in its planning submission that the project is intended to support the area’s transition toward higher-density, mixed-use living. “This project offers the opportunity to generate appropriate higher-intensity development within the future Light Rail corridor of <a href="https://www.apartments.com.au/developments/mermaid-beach-qld-4218">Mermaid Beach</a>,” the submission noted.

At ground level, Glenelg Residences will include eight retail tenancies designed to activate the street frontage, complemented by a basement bar offering an additional hospitality element. Above, residents will have access to a rooftop amenity deck featuring an infinity pool, hot and cold plunge spas, day beds, and barbecue facilities.

The architectural approach adopts a restrained material palette of brick, textured concrete, and integrated landscaping, with cantilevered concrete frames and cascading planting intended to soften the built form. BDA described the design as aiming to create “a memorable sculptural mid-rise mixed-use building” that responds to both its coastal setting and urban context.

The growth&nbsp;of North Sydney continues with plans lodged by development giant Cbus&nbsp;to create a new residential tower.

The tower will rise 28 levels&nbsp;from a prime 3,950 sqm across&nbsp;173-179 Walker Street and 11-17 Hampden Street, in an area known as the East Walker Street Precinct, up the road from the Aura by Aqualand development.

The new Walker Street project&nbsp;will home 189 apartments, a mix of studios through to four-bed apartments, as well as a handful of Walker Street Terraces.

Cbus Property&rsquo;s Chief Executive Officer Adrian Pozzo&nbsp;said the intention is to develop high-end owner-occupier residences in this fabulous location, with views across the eastern side of Sydney Harbour and northern Sydney.

&ldquo;In recognising the prime location of the site within close proximity of the vibrant and burgeoning North Sydney CBD, we seized the opportunity to create this partnership to deliver this outstanding residential development opportunity,&rdquo; Pozzo said.

Local architecture and design firm fjmtstudio has designed the latest plans for the tower. Plans had previously been submitted by SJB on behalf of Avenor, who sold the site to CBUS in a joint venture&nbsp;for around $150 million last year. Avenor planned for&nbsp;266 apartments when they had the site.

Cbus Property have reported the sale of three luxury apartments worth $66 million in the 111 Castlereagh St development.

The buyers came from the eastern suburbs and lower north shore.

The biggest sale was a 460sq m double-storey penthouse that fetched about $35 million.

It is called the Jones Residence,&nbsp;named after Sir Charles Lloyd Jones who led the success of the David Jones expansion on which the property sits.

The residence boasts 360‑degree views across the city and towards the Blue Mountains, capturing Hyde Park, Sydney Harbour, the Eastern Suburbs and beyond.

The two smaller sub penthouses in the 101-unit project sold for about $15.5 million each.

The sales marked "a resurgence in the return of Sydney city living and the ongoing appetite for high-end, primely located residential property, despite the challenges of the current COVID-19 climate,” Cbus Property CEO Adrian Pozzo said.

Selling agent Colliers Residential managing director Peter Chittenden said the four-bedroom penthouse occupies part of level 33 and the entire 34th level and includes two kitchens, living areas, a wine cellar and a butler’s pantry.

Cbus has two four-bedroom sky homes and a selection of expansive one, two and three-bedroom residences still for sale in the project set to be finished by the end of 2023.

Colliers managing director, residential, Peter Chittenden told the Weekend Australia he was also "close to selling" a $30 million-plus penthouse in the project being developed by Cbus Property.

It has 460 sqm space.

The cheapest units are one-bedrooms starting at about $3 million, while four bedroom units start from $13.5 million.

Most of the 101 apartments have views over Hyde Park in the tower designed by architects fjmtstudio.

Architects from New York, Chicago and Singapore have been shortlisted to take part in a competition for the design of Cbus Property’s second commercial office project in Brisbane’s CBD, 205 North Quay.
It plans to develop the project in conjunction with partner Nielson Properties.
HASSELL, REX (New York) and Richards &amp; Spence; Cox Architecture, SOM (Chicago) and Rapt Studio; BVN and SHoP Architects (New York); and Architectus and WOHA (Singapore) will compete for the opportunity to produce a concept design for the circa $600 million sustainable A-grade commercial tower that capitalises on its unique waterfront location and transforms the CBD precinct.
“The calibre of expression-of-interest submissions received from architects were of the highest quality, attracting both local and international interest and making the partnership’s analysis and decision-making process difficult,” Adrian Pozzo, CEO of Cbus Property, said.

International architects shortlisted for 205 North Quay design competition

Following January’s commencement of ground works at Cbus Property’s landmark development in north-west Sydney, The Langston, construction has now commenced the residential high-rise project. 
The project’s progression to the next phase of development followed the demolition at the former Westpac Credit Card Services building, between Langston Place and Chambers Court, Epping. 
Project contractors Hutchinson Builders have commenced drilling of the project’s foundations, prior to construction of the development’s basement levels. 
According to Adrian Pozzo, CEO of Cbus Property, the Epping community can expect to see construction of The Langston’s first tower take just over two years, with completion targeted for the third quarter of 2021.

More than half of Cbus Property's new development, 17 Spring Street, has sold since it launched last month.
The $300 million luxury residential tower designed by Bates Smart has 73 apartments over its 33 levels, although a number of apartments have been amalgamated already.
Construction on 17 Spring Street will commence in September 2019 by the industry super fund backed developer.
Cbus has issued a notice to vacate to Mercure Treasury Gardens, the current site occupant.
Sales so far have been dominated by the local owner-occupier market.
The tower has been proving popular with upgraders already in the city, affluent downsizers and purchasers looking for a new city base.
Cbus Property’s CEO, Adrian Pozzo says 17 Spring will "undoubtedly be the jewel in our crown."

Cbus Property sells over half of Melbourne's 17 Spring Street

Cbus Property has secured a second commercial office project in Brisbane’s CBD in a deal with local developer, Nielson Properties, to develop its 205 North Quay and adjacent 30 Herschel Street properties.
The partners will combine the two properties to create a 3,000 square metre riverfront corner site, with plans to develop it into a circa $600 million A-grade commercial building.
Savills agents Anthony Ott and John McDonald negotiated the transaction.
The new development, to be known as 205 North Quay, presents a landmark opportunity for Cbus Property to bookend its successful 1 William Street, Brisbane commercial project, tenanted by Queensland Government and recently awarded Property Council of Australia’s 2019 Queensland Development of the Year.
205 North Quay will add 50,000 square metres of net lettable area to the Brisbane CBD office market and responds directly to the emergence of the North Quarter precinct which has received record infrastructure investment.

Cbus Property locks in $600 million North Quay, Brisbane office project

Multiplex has pinpointed incomplete grouting as having caused crumbling of precast concrete columns at its $1.2 billion Collins Arch project.
The issue halted work at the Collins Street, Melbourne CBD work site of the CBUS project, nicknamed the Pantscaper.
The builder would not say how many columns had been affected or what levels of the 44-level twin-tower project had been affected.
The embarrassed super fund, which provides superannuation and income stream accounts to more than 790,000 members, prides itself as being a leading commercial and residential property developer across the country.
The concerns triggered an <a href="/news/precast-column-movement-concerns-stops-work-at-cbus-447-collins-street-pantscraper-twin-tower-project">investigation by structural engineers</a>.
"In limited locations the liquid grouting solution between the column and the floor slab has been found not to have fully penetrated, leading to minor spalling of the precast column edges," Multiplex said on Wednesday.
"The columns in question have since been remediated in accordance with the engineers’ recommendation and a full audit of all precast structural columns is expected to be complete later today."
The builder said there were no structural problems with the building, the design or the precast columns separating floors.
But is acknowledged that "spalling", or crumbling, of the pillars had occurred where pressure built up because the grouting was not evenly spreading the load of the column above.
RCP was appointed by Cbus Property in 2015 to project manage the redevelopment of 447 Collins Street, Melbourne. The quantity surveyor is Rider Levett Bucknall.
It is understood CBUS Property board members were briefed on the issue after the stopwork gained national attention on the Nine Entertainment website.

Grouting issues cause of embarrassing crumbling in CBUS's Pantscraper construction project

Multiplex has halted construction work at CBUS's high-rise jewel, the 447 Collins Street project after possible movement in precast structural columns on the half-built twin-tower project.
The concerns have triggered an urgent investigation by engineers at Collins Arch.
The decision comes after Sydney's Opal Tower issues with precast over the Christmas-New Year period.
The exact nature of the Pantscraper problem was not clear, according to a report by Nine Enertainment, with neither Multiplex nor its consultant engineers 4D Workshop giving more than limited details.
"A small number of minor column settlements have been identified on the 447 Collins Street project currently under construction," the companies said.
"The builder, Multiplex, places the utmost importance on safety and quality and has already commenced a detailed investigation into the cause, with structural design engineers currently inspecting the columns. As a precaution, work has temporarily stopped while that investigation takes place.”
Rob DiBlasi, 4D Workshop director, assured Collins Street pedestrians that the building was safe.
"There’s no issue with the structural integrity of the building," he told The Australian Financial Review.
"There are some minor issues with regard to precast columns."
CBUS has boasted Melbourne's skyline was to be transformed following the construction of a $1 billion luxury high-rise.
Called the "Pantscraper", after its twin towers joined by a sky bridge, Cbus Property's 42-storey mixed-use development comprises 49,000 square metres of premium-grade office space, a five-star W Hotel and 202 residential apartments.
Designed collaboratively by Melbourne-based Woods Bagot and New York-based SHoP Architects, the Pantscraper will dominate the skyline given its unique silhouette.
Three major legal firms, including King &amp; Wood Mallesons, HWL Ebsworth Lawyers, and Gadens have committed to office space.
Completion was anticipated for late 2019.
The current design is the third, after earlier plans for a 100-storey tower and then a 47-storey tower were rejected, in part because of the shadow they would have cast on the nearby Yarra River.
Heritage groups have criticised the proposed park for being smaller than the 2800-square-metre plaza in front of the previous revered brutalist-style building on the site.
Above ground, the two towers meet at level 33. 
The possible fault of precast concrete on a $1.2 billion project in the heart of Melbourne's CBD will ignite to calls for reforms to Australia's construction industry.
The state have yet  to implement recommendations of last year's Shergold-Weir Building Confidence report.
