Perth’s new apartment market recorded its strongest quarter of sales since Q4 2021, with 412 apartments sold in Q1 2026 and a record quarterly sold value of $537 million, according to Urbis’ latest Apartment Essentials results.

Urbis said the March quarter result reflects strong, highly product‑specific demand across both ends of the market, from more attainable projects delivering at scale, through to premium stock being absorbed by equity‑rich downsizers.&nbsp;

David Cresp, Partner at Urbis, said the key story in Perth is not demand, it is the market’s ability to convert demand into delivered housing.&nbsp;

“This is the strongest sales quarter since Q4 2021, and it reinforces that demand in Perth is real and it’s local,” David Cresp said. “But the task now is delivery, turning that demand into projects that can actually be built and completed.”&nbsp;

Sales in Q1 were led by more affordable projects, with The Boulevard (SKS Group) recording 115 sales in the quarter, the presentation noting this is only the second time a single project has surpassed 100 quarterly sales. The project was able to offer more affordable housing product right next to a train station.&nbsp;

Palmyra West (Finbar) also delivered strong results with 28 sales in Q1, following 84 sales in Q4, with an average price of under $800,000, underscoring depth of demand for well‑located, attainable new stock.&nbsp;

At the premium end, Urbis said downsizer demand is continuing, with the results highlighting Romeo (Applecross, Finbar) recording 75 sales and reaching almost 50% sold in one quarter.

Jual (Shenton Park, Celsius Property) also posted a strong quarter with 28 sales, reaching 39% sold in one quarter.

Urbis noted that Perth apartment demand is not speculative, not investor‑led, and not uniform, describing it as localised, often equity‑driven and highly product‑specific, a pattern reflected in the polarisation between strong “attainable” performers and premium downsizer product.&nbsp;

Urbis said pricing pressure is cost not demand‑driven: construction costs and delivery risk are now a central constraint, with the results noting build costs remain elevated and volatile, and that energy, fuel and labour uncertainty weigh on feasibility.

David Cresp said a growing challenge for private Build‑to‑Sell developers is simply securing a builder in the current environment.

“Developers are really feeling the pressure from a building market that was operating at capacity and securing a builder is challenging,” David Cresp said, adding that even where a builder can be secured, “trying to get to the price that makes the development financially viable is incredibly challenging in the current market.”&nbsp;

Urbis’ broader WA commentary also notes that industry remains at or above capacity with lot and housing creation, and that many builders are limiting new sales to manage stretched workforces and fixed‑price contract pressures, conditions that flow directly into apartment feasibility and delivery timing.

<h2>Supply: improving later, but still constrained, and Perth lags eastern benchmarks</h2>

While near‑term supply remains constrained, Urbis’ forecast shows completions lifting “Supply is forecast to be back above 1,500 apartments per annum for the first time since 2019”, with 1,775 completions forecast for 2026, and volumes remaining above that level over the following years.&nbsp;

Looking further ahead, completions are forecast to reach 2,500 in 2028, with the report noting 32% of that total is social/affordable, reflecting the role of government‑supported delivery in rebuilding the pipeline.&nbsp;

However, Urbis said Perth remains behind comparable markets on pipeline scale. In a national comparison of projects under construction, the report shows under construction Perth Build‑to‑Sell (BTS) at 3,446 apartments versus the Gold Coast at 7,922. Mr Cresp said “The challenge for Perth is how to we grow the delivery pipeline”.

Urbis’ conclusion is that Perth’s market is increasingly defined by product discipline and delivery certainty, with the research identifying “delivery certainty is key” and calling out builder risk and procurement models as core success factors, alongside “timing and staging”.&nbsp;

The approved project at <a href="https://www.apartments.com.au/new-apartments/44-glen-road-toowong-qld-4066">44 Glen Road, </a><a href="https://www.apartments.com.au/developments/toowong-qld-4066">Toowong</a> will deliver a 15-storey riverfront apartment building with 42 residences, significantly increasing the scale of the site’s previous approval for a smaller luxury scheme. Designed by Bureau^proberts, the development will comprise a mix of predominantly four-bedroom and two-bedroom apartments positioned to maximise Brisbane River and city views.

Sammut Director Julian Sammut said the group had been actively searching Brisbane for several years before identifying Toowong as the right fit.

“Brisbane was the right step for Sammut,” Sammut said.

“With the success of Coast we thought we should definitely look to do more in Queensland alone. We then pushed up to look at Brisbane. We've been looking for I'd say two to three years actually and it was hard to find the right location.”

Sammut said suburbs including New Farm and Teneriffe were considered before the group ultimately focused on Toowong due to its strong downsizer demographic and limited supply of developable riverfront land.

The site was acquired off-market after what Sammut described as a lengthy negotiation and planning process, with the developer pursuing an uplift to the original approval.

“We are DA approved now which is very exciting,” Sammut said.

“We've had our change approval come through and we've obviously doubled the height, 15 storeys plus rooftop. We've got 42 amazing apartments that are going to be coming to market soon.”

Bureau^proberts said the design responds to Toowong’s evolving urban character, balancing contemporary apartment living with the area’s established residential identity.

“A place where traditional Queensland living has taken place for centuries; Toowong is seeing a shift of contemporary influence, commercial and retail hubs mixed with well-considered residential offerings – all the while maintaining its character and charm,” the architect noted in planning documents submitted to Brisbane City Council.

The architecture practice said the project’s form was shaped by its riverfront setting, flood considerations, neighbouring building scales, and view corridors.

“They said the mix of four and two-bedroom apartments capture the ‘fundamental qualities of Queenslander living,’ translated into the context of a contemporary subtropical building.”

The development sits just off Coronation Drive within walking distance of Toowong’s retail precinct and the upgraded Regatta ferry terminal, while also benefiting from proximity to the incoming green bridge connection to West End. Sammut said the accessibility and amenity offering were central to the site’s appeal.

The approval adds to growing residential activity along the Toowong riverfront, joining nearby projects including Consolidated Properties’ Monarch Residences and Spyre Group’s ARC Residences.

Sammut secures approval for debut Brisbane apartment development in Toowong

Developer Lanevick is heading back into Sydney’s apartment market after focusing more heavily on the luxury townhouse and terrace sector in recent years.

Lanevick, founded and directed by Steve Maroun, is expecting to receive approval in the coming months for a new apartment development in Gladesville, with the aim to launch it to the market later this year.

The 51-apartment project, designed by Studio Johnston, will comprise a mix of one-, two-, and three-bedroom apartments positioned toward the Hunters Hill downsizer market.

“Traditionally it’s been difficult for people in that market to downsize because there just hasn’t been the right product available,” Maroun said.

“We’re targeting buyers who might have 30 to 40 per cent of their house value sitting in the bank after downsizing.

“They still want good spacious entertaining areas, they still want quality design, but they also want flexibility and the ability to enjoy life a bit more after working hard for a long time.”

The project sits near Boronia Park and within close proximity to the Parramatta River foreshore, an area Maroun says offers more of a Hunters Hill lifestyle than a traditional apartment precinct.

“From a lifestyle perspective, it’s really more Hunters Hill than Gladesville,” Maroun said. “You’re close to the foreshore, close to parklands, and still connected back into the village precinct.”

From level four and above, apartments will capture water views&nbsp;toward Sydney Harbour. Communal amenity will include rooftop entertaining areas, wellness spaces, and a gym tailored toward owner-occupier buyers.

“We’ve really designed these apartments around that buyer coming from the Hunters Hill LGA and what they’re actually looking for in their next chapter.”

The proposed development has also been designed to respond to the changing character of the broader Gladesville town centre, where a growing number of mixed-use and residential proposals are expected to emerge over the coming years.

“Gladesville presented a rare opportunity to deliver a genuinely design-led residential project within an evolving lifestyle precinct, just moments from the growing Gladesville town centre, and we’ve approached the project with a strong focus on architecture, liveability and long-term community value,” Maroun said.

Maroun said Lanevick saw a first-mover advantage within the precinct as planning controls continue to evolve to accommodate greater housing density.

“We think there’s a real opportunity there that hasn’t really been serviced properly yet,” he said.

“There’s going to be a broader evolution of the whole Gladesville village precinct over time, particularly with more activation and mixed-use outcomes.”

The Venus Street proposal will include a commercial and retail component at ground level designed to contribute to that evolving streetscape activation.

“A big part of the thinking was how do you activate that area properly and create more vibrancy and amenity, which is what Hunters Hill has been looking for,” Maroun said.

Lanevick’s focus since 2020 has largely been on smaller-scale luxury townhouse and terrace developments. The developer recently completed Royale Randwick, also designed by Studio Johnston, where prices reached $3.65 million. The project was featured in the UDIA NSW 2026 Professional Development Prospectus and was also named a finalist for Development of the Year.

Lanevick to cater for Hunters Hill downsizers with new Gladesville apartment development

Property developer One Living, backed by former Macquarie banker turned investment manager Chris Green’s investment firm, has unveiled plans to bring more institutional capital into housing to help address the national supply crisis.

The New York-based investor has focused his firm, GreenPoint Partners, on addressing the supply shortage hitting middle market housing in Australia.

It is backing the new One Living business to develop more than 1000 units along the eastern seaboard. The new firm is starting with a development on Mona Vale Road, on the border of Mona Vale and Pymble, in Sydney’s Northern Beaches, with around 140 apartments planned. They are eyeing off more sites across the city.

With cost pressures rising in the industry, One Living’s model is to be a vertically integrated developer-builder, so it can respond directly to the housing gap by removing the cost inefficiencies embedded in traditional residential delivery.

“We are building a platform designed to operate at scale and starting in a market where there’s a clear need for quality, attainable housing,” One Living joint managing director Joseph Scuderi said.

“It’s that missing middle – it’s that attainable end of housing… that’s what most Australians invest into and what Australians can actually afford.”

Green praised local policy settings.

“The NSW government is being very supportive, strategic and pragmatic in terms of how do we generate more supply of housing,” he said. “We think it’s actually positive for development and the bit that’s been lacking at that attainable level is that it’s lots of relatively small private developers, whereas we want to create an institutional platform.”

One Living is also&nbsp;looking at high-density projects and could take on more institutional funding in the future.

“The way we will be able to achieve economies of scale is through size,” Green added.

HTW said in the Kimberley the Yougawalla Pastoral Company properties including Bulka (2,745 square kilometres), Margaret River (1,771 square kilometres ) and Yougawalla (3,395 square kilometres) have reportedly contracted for sale to Chinese interests.
"The properties had been on the market since around late 2015 on the basis of either an outright sale or for a new partner to buy in and replace some existing stakeholders," HTW said.
"The sale in mid May (reportedly still to be FIRB approved) was reportedly an outright sale of the three properties for around $70 million WIWO with an unconfirmed number of cattle (however reportedly over 40,000 head).
"Yougawalla was originally acquired back in April 2008 for $3 million WIWO (or around $1.94 million assessed bare), then Baulka in March 2011 for $9 million WIWO ($5.15 million assessed bare) and lastly Margaret River July 2013 for $4.3 million WIWO ($2.2 million assessed bare).
"The properties were owned by a partnership (which included media identity Harold Mitchell) that undertook signi cant pastoral infrastructure development to lift carrying capacity.
"Yougawalla is principally red sand plain desert country, Bulka is predominantly red-yellow sand plains, extensive dune elds and a small proportion of alluvial plains, while Margaret River comprises cracking clays on the oodplains (only around 9 percent of total area), red loamy and red sandy/ gravelly soils to more inferior skeletal soils.

Continued strong demand for Kimberley cattle country: HTW

Advertising industry veteran Harold Mitchell has sold his cattle station empire in Australia's Kimberley region in Western Australia for more than $70 million, at a time when pastoral property values have been rising sharply. 
The sale of Yougawalla Pastoral Company includes APN Outdoor chairman Doug Flynn's stake as well. A Chinese businessman is understood to have bought the cattle stations, the Australian Financial Review reported.
Yougawalla Pastoral Company includes three main cattle stations spanning more than 850,000 hectares with about 45,000 head of cattle.
Mitchell declined to comment on the deal to the AFR, but the paper said he has already received approval from the Foreign Investment Review Board. 
The Pastoral Lands Board of Western Australia is still to approve the transaction.
KPMG and ANZ had been appointed in 2015 by Mitchell to sell the pastoral station.
It was reported earlier that Mitchell intended to sell up to 49 percent of his cattle station empire in Western Australia.
Yougawalla Pastoral also leases the 161,000-hectare Louisa Downs, the 141,000 ha Bohemia Downs, the 80,000 ha Carranya Station and the 182,000 ha Lamboo Station, but none of these properties are part of the deal. 
The timing to sell couldn’t be better with pastoral property values rising sharply in the last few years. 
The latest index shows values have risen 9.3 per cent in the last year. Major cattle station operator Australian Agricultural Company reported a 7 per cent rise in the value of its vast rural property portfolio in full-year results released on Wednesday.
Mitchell started buying during the financial crisis, picking up the main Yougawalla station for about $10 million. In 2011, he snapped up the 274,000 ha Bulka Station adjoining Yougawalla for about $9 million.
Then in 2013 when the live export cattle trade had been smashed and the drought and prices were squeezing the cattle industry, Mitchell shelled out $4.3 mil­­lion for another massive cattle station – the 177,100ha Mar­garet River Station with 6,000 head of cattle.
Mitchell, who played a vital role in negotiations with Indonesia on the live export trade, decided to sell after splitting with his wife of 50 years.

Three central Queensland cattle stations are up for sale by US coal mining giant Peabody Energy.
They are tipped to fetch around $60 million.
The properties known as Iffley, Deverill and Twenty Mile near Moranbah have a combined 41,500 hectares, currently leased to Australian Cattle and Beef Holdings.
The three cattle stations are being marketed by CBRE's Geoff Warriner and Chris Holgar.
Geoff Warriner said the property sizes, value and strength of current management match investment mandates of both major industry participants and institutional investors.
“The opportunity to secure an aggregation of this scale within such a renowned and highly productive livestock region that offers direct access to transport routes and close to end markets, is both unique and strongly sought after," he said.
Mr Holgar said the opportunity was also positioned to capitalise on the strength of Australia’s beef sector.
“Given the strong interest in large scale grazing land, the sale of these properties comes at an opportune time for the industry,” he said.
The properties are located approximately 38 kilometres south east of Moranbah, 130 kilometres south west of Mackay and 240 kilometres north west of Rockhampton.
The properties are offered in one line or as separate assets via a forthcoming expressions of interest campaign.

Peabody Energy lists three central Queensland cattle stations

Australia's richest woman Gina Rinehart has further expanded her beef cattle empire in northern Australia.
She has bought Aroona Station near Katherine in the Northern Territory, a 147,510 hectare property with 15,000 head of cattle.
Aroona Station sold for $13.5 million having previously sold for $6.4 million in 2006. The $13.5 million figure is for the land only and excludes cattle and plant.
It was bought from beef producers, John and Kate McLoughlin.
Rinehart says Aroona will complement her existing investments in the North.
"It is near to the Phoenix park export depot and it will assist part of the wet season growing program for Riveren and Inverway as well as help to provide better market timing options for some of Hancock Beef's Kimberley cattle stations," she said.

Some 400,000 hectares of pastoral land in Western Australia's Goldfields region has been sold to the Chinese real estate conglomerate Shanghai CRED.
Shanghai CRED is also part of a $365 million joint bid with Gina Rinehart's Hancock Prospecting to purchase the Kidman cattle empire.
Shanghai CRED has paid about $2 million to purchase Melita, Jeedamya and Kookynie stations, sold by WA cattle identity Jack Burton, from the Yeeda Pastoral Company.
The Chinese company has also sought FIRB approval for several other Goldfields stations including Yakka Munga, located 100 kilometres north of Derby.
"Although the property is a fair quality cattle station, it has good access and proximity to Broome and the ability for further development," HTW valuer Terry Roth said.
"If this sale does proceed, this will be the fourth sale to occur in the Kimberley for 2016," he said noting sales of Napier Downs, Mount House and Glenroy and Carlton Hill.
"There is continued momentum in the NT pastoral market, with Mount McMinn now offered for sale.
"This 809 square kilometre pastoral lease reportedly has a carrying capacity of about 5,000 head," Terry Roth said.
Mount House and Glenroy Stations, located 270 kilometres east of Derby have sold. The adjoining leases have sold to prominent businessman Kerry Stokes.
"This is the second holding in the Kimberley that Kerry Stokes has purchased this year with the purchase of Napier Downs at the start of the year.
"One of the main attractions of the two leases is the access to natural waters.
Roth noted the northern section forms part of the Isdell River catchment and drains into the Walcott Inlet and the southern section is formed by the Adcock and Hahn Rivers.
"At the time of the sale, the property was relatively undeveloped, however since settlement, the purchaser has embarked on a development program of pastoral infrastructure."

The offering included the pastoral leases of the main Tipperary Station along with Litchfield and Douglas West stations.
Barrister Allan Myers has been attempting to offload the original group of five stations for many years, selling Fish River in 2011, Elizabeth Downs in 2014, along with Douglas and Douglas South in 2015.
Mr Myers bought the Tipperary Group from property developer Warren Anderson in 2003.
When previously owned by Warren Anderson, the station was also used for a zoo of exotic animals. 
The latest deal with Booloomani was a direct deal which received Foreign Investment Review Board approval.
The other investors who have joined Mr Yeap in partnership with Mr Myers come from Australia and Hong Kong.

A Chinese company has purchased a historic cattle station featured in the Baz Lurhmann film, Australia, in a deal worth about $60 million.
Spanning 476,000 hectares across the Western Australian Ord River District, the deal was almost two years in the making.
Shanghai Zhongfu-owned Kimberley Agricultural Investments is the new owner of Carlton Hill and Ivanhoe, which operate as one station on the doorstep of Kununurra.
The properties, settled by the pioneering Durack family in 1893, are split by a 35km stretch of the Ord River.
Consolidated Pastoral Company will lease back the properties, which cover 662,900ha, and continue to use them to run about 50,000 cattle.
KAI gains 15,000ha of freehold land which it plans to develop for irrigated cropping after the sale was ticked off by Foreign Investment Review Board before the Federal election and approved by the State Government this week.
KAI general manager Jim Engelke said about half of the 15,000ha parcel of freehold land was suitable for farming.
Consolidated Pastoral Company is owned by the Britain-based investment firm Terra Firma.

Chinese buy Ord River cattle station from the Brits

Australia's richest woman, Gina Rinehart, has expanded her cattle business.
She has bought two more cattle properties located south-west of the town of Katherine in the Northern Territory.
They were bought from one of Indonesia's largest importers of cattle, Japfa.
The Rinehart-controlled Hancock Prospecting Pty Ltd made the announcement.
The financial terms of the deal were not disclosed.
"I am very excited about the acquisition of these two cattle properties and to be investing in Australia, particularly in the Northern Territory," Mrs Rinehart said in a statement.
"I am passionate about our agricultural industry and developing northern Australia."
The combined purchase of 550,000 hectares (1.36 million acres) and 40,000 head of cattle marks the latest agricultural acquisition from the mining magnate after Mrs Rinehart bought a West Australian cattle station last year.

Billionaire Kerry Stokes has bought another big cattle station in the WA Kimberley.
The Australian suggested Stokes, chairman of the Seven Network, bought the Mount House pastoral station near Halls Creek for $20 million plus.
The station was sold by the McAlary family, owners since the 1980s.
It was once a station with 30,000 head of cattle.
Stokes bought the nearby 400,000ha Napier Downs station for about $25 million last year.

Indicative bids for the S. Kidman &amp; Co sale are due on May 26. 
The highly politicised sale process for Australia's largest landholder S. Kidman &amp; Co has been officially reopened.
Already the crowdfunder DomaCom has joined forces with Lloyds Business Brokers to launch a fresh $370 million bid. 
DomaCom and Lloyds have entered discussions with Ernst and Young, which is handling the sale process for the Kidman shareholders, and has been given access to the sale documents.
Their plan is to buy S. Kidman &amp; Co in a matching bid to the bid from Chinese-backed consortium Dakang Australia which was rebuffed by Treasurer Scott Morrison last month.
DomaCom chief executive Arthur Naoumidis told the Australian Financial Review the fresh offer from DomaCom and Lloyds would see the land valued at $210 million and the operating businesses at $160 million.
"In a renewed effort to keep this massive pastoral estate in Australian hands, DomaCom will continue to crowdfund the acquisition of the land and Lloyds will find a buyer for the operating businesses."
