Developers and apartment buyers have a narrowing window of opportunity before Brisbane's Olympic infrastructure pipeline begins competing directly with residential construction, pushing up costs, tightening labour supply and making new projects increasingly difficult to deliver.

While Brisbane's apartment market continues to benefit from strong population growth and limited housing supply, industry research suggests the years leading up to 2027 could prove to be the most important period for developers looking to secure builders and buyers hoping to purchase before the next wave of price increases.

A new Colliers report, Brisbane 2032 Olympic and Paralympic Games: Creating Solutions, highlights the scale of the challenge. While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.

The broader construction pipeline paints an even clearer picture.

Construction Skills Queensland's Horizon 2032 report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.

The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.

Colliers Queensland Residential Director Andrew Scriven said the convergence of these projects is creating a clear window of opportunity for both developers and buyers.

"From 2027 onwards, the market will shift dramatically," Scriven said.

"Labour will increasingly be locked into government-led infrastructure and Olympic projects, which means private residential developments will face higher costs and tighter margins. The developers who move now are the ones most likely to get projects off the ground."

Scriven said the same dynamic would also affect buyers, with fewer apartment projects expected to launch once construction capacity tightens.

"If you're looking to change your lifestyle over the next five years, now is your window of opportunity to buy."

Developers are already positioning themselves ahead of that window.

Following the success of Monarch at Toowong, Consolidated Properties is preparing to launch two new Brisbane apartment projects in the second half of 2026. They include <a href="https://www.apartments.com.au/new-apartments/gloriette-30-bedivere-street-yeerongpilly-qld-4105">Gloriette</a> at Yeerongpilly Green, a 25-storey tower within one of Brisbane's key Olympic precincts, and <a href="https://www.apartments.com.au/new-apartments/castile-47-skyring-terrace-newstead-qld-4006">Castile</a>, a recently approved 25-storey riverfront development at 47 Skyring Terrace in Newstead.

Hutchinson Builders will deliver both projects, with early works already underway at Yeerongpilly and Newstead expected to commence later this year.

The timing comes as Brisbane's fundamentals continue to strengthen, with strong interstate migration, population growth and vacancy rates remaining below 1.5 per cent.

Colliers Queensland researcher Pragya Sharma said Greater Brisbane is forecast to require around 40,000 new apartments between 2021 and 2031.

"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.

"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."

Inter-generational living drives demand for COMO’s dual key apartments as housing pressures reshape buyer priorities 

Builder-developer&nbsp;<a href="https://www.apartments.com.au/developers/ceerose">Ceerose</a> has doubled down on its Leichhardt ambitions, lodging its second State Significant Development Application (SSDA) in the suburb in the last six months.

Their newest proposal seeks to transform a former industrial precinct into a new residential community centred around the adaptive reuse of one of the site's heritage warehouse buildings.

The new project, on a 6,930 sqm block at&nbsp;<a href="https://www.apartments.com.au/new-apartments/40-76-william-street-leichhardt-nsw-2040">40–76 William Street</a>, will bring more than 200 apartments to a suburb that has seen little to no new supply in recent years. It follows Ceerose's late 2025 SSDA for a mixed-use apartment project on nearby Parramatta Road, signalling the developer's growing investment in Sydney's Inner West.

Ceerose Founder Edward Doueihi told Apartments.com.au the developer’s long-standing presence in Leichhardt and the Inner West had given it a strong understanding of how the area has evolved and where its future opportunities lie.

“Ceerose has had a long-standing presence in Leichhardt and the Inner West, giving us a unique understanding of the area’s evolution and future potential,” Doueihi said.

“Having delivered projects throughout the region, we have witnessed the suburb’s transformation first-hand and understand the opportunities for its continued growth.”

Doueihi said that understanding also informed the planning process, with a comprehensive Stakeholder Engagement Outcomes Report prepared before the application was lodged.

He said the delivery of additional housing would also play an important role in supporting the revitalisation of Norton Street and the Italian Forum.

“By increasing the local residential population, the development is expected to strengthen demand for local businesses, encourage further investment, and help restore the vibrancy that made the precinct a thriving destination in the early 2000s.”

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the redevelopment would involve the demolition of four existing industrial buildings while retaining and adaptively reusing the site's most significant warehouse. The retained structure would anchor a new residential precinct comprising five interconnected buildings arranged around a large central landscaped courtyard, with heights stepping from five storeys along the surrounding residential streets to 11 storeys at the William Street corner.

According to the Architecture Design Report by Woods Bagot, the proposal "seeks to create a residential village centred around a generous green heart while celebrating the site's industrial heritage through the adaptive reuse of the existing warehouse building."

The development would comprise 203 apartments, with 188 proposed as build-to-sell residences, alongside 15 affordable housing apartments.

Rather than treating the retained warehouse as a standalone heritage object, Woods Bagot has sought to weave the site's industrial history throughout the masterplan. The proposal retains the north and west facades of the landmark corner warehouse, while new buildings reinterpret the site's brick-and-steel industrial language through their material palette and architectural expression.

The design is organised around what Woods Bagot describes as a "green heart", a landscaped communal open space that reinstates the leafy character removed when the site became an industrial storage facility. A new pedestrian laneway running through the site would improve permeability between William, North and Francis streets, linking residents through landscaped public spaces while activating the ground plane.

Residents would have access to communal gardens and shared recreation areas distributed throughout the development. Sustainability has also been prioritised, with the project targeting an average 7.9-star NatHERS rating. Proposed initiatives include rooftop solar generation, rainwater harvesting, passive solar design, naturally ventilated lobbies, extensive cross-ventilation and the reuse of existing building fabric to reduce embodied carbon.

The adaptive reuse strategy became a defining feature of the application after heritage investigations found only one of the site's industrial buildings could feasibly be retained. The Heritage Impact Statement concludes that preserving the key warehouse façades while referencing the site's industrial character throughout the new development provides an appropriate balance between renewal and conservation.

"Retention and adaptation of the site buildings has been explored but found not to be feasible except for the tallest building, whose street facades will be retained," the heritage report states.

"The proposed building will interpret the brick and steel character of the subject site, including reuse of some components and construction of a large 'sawtooth' structure in the proposed open space."

The William Street site is located around 300 metres from Leichhardt North Light Rail station and a short walk to Norton Street's retail, dining and hospitality precinct. The surrounding area has increasingly become a focus for urban renewal given its proximity to public transport and the Parramatta Road corridor.

Busy down in St Kilda filming the upcoming season of The Block, busy interior designer Shelley Craft has listed the Byron Bay building block she bought just over 12 months ago.

Construction on Christian and Shelley's home nearer town has been completed. Its most recent addition was a swimming pool, which was filled in just before Christmas to delight of daughter Eadie.
They spent $3 million on a 1,010 sqm land parcel near the centre of town in 2016 before commissioning the build of their family home.
Its purchase came after they sold their luxury hinterland home at McLeod Shoot for $2.55 million which sold to the former Bronte based entrepreneur Justin Butterworth who pioneered online holiday home rental websites in Australia.
Craft had got some design tips from fellow Block stars Darren Palmer and Shaynna Blaze after the property was bought from the McGettigan pioneering family who first settled in Byron Bay in 1882.
They made some effort to begin the Belongil project, again enlisting their builder Ben Joliffes at Jbuilds Byron Bay to draw up plans which came with an estimated cost of $800,000. 
Those plans come with the sale, which is being handled by Sergiacomi's colleague Jeremy Bennett at Byron Bay Property Sales.
Sergiacomi told me he and Shelley were prepared to go ahead with the build if the right offer doesn't come in.
"We have our DA and looking to explore the market with the block," the former film crew member on the Block said.
"There is some good energy currently in Belongil and we believe our block is one of the best positioned there."
The parcel is located opposite celebrity chef Shannon Bennett's Byron holiday home.
Harvey Norman heir Glen Norman is also rebuilding a beach house on a beachfront block that previously belonged to Paul Hogan's former sidekick John 'Strop' Cornell.

The home sold for $3.76 million through McGrath Byron Bay agent Ruth Gotterson to a Brisbane buyer.

It also comes with a 14,000 tree rainforest plantation.
There are two 45,000 litre water tanks.
Moore, who considers himself an “economic green” and his wife, Di, spend most of their time in their Sydney home.
Initially had it with a price guide of $4.2 million last year, with no price guidance more recently from McGrath selling agent Ruth Gotterson.
Moore also served as the Head of Corporate Finance at Bankers Trust Investment Bank and has been an Independent Non-Executive Director of Challenger Listed Investments.

Eco-friendly Byron Bay hinterland home sells for $3.76 million

The Gold-Logie winning television presenter Carrie Bickmore is the latest star to buy at Byron Bay.
The Melbourne based Project panelist has secured a charming $3 million holiday home. 
The home in the sought old town district was a flip after its renovation having fetched $1.55 million two years ago.
The property has been bringing in $1,000 a night as a holiday let, with its peak season costing $10,000 a week. 
It was described as the ultimate holiday pad.

Bickmore was no doubt checking out properties when she was up there over the Christmas break with her partner Chris Walker and their three year old daughter Evie.
They spent plenty of time at the beach. Bickmore shared two pictures with Evie at the water.
'Love watching the kids play at the beach,' she captioned the photo, suggesting they 'never get bored' at the 'best playground ever'.
The purchase is just a short walk to Clarkes Beach.
Set on 935 sqm, the renovated four bedroom 1920s original cottage retains its heritage features.
It is set in lush gardens complete with an outdoor bath and copper shower. There's also a bridge, waterfall, boat, swing, veggie patch, exotic feature plants and a garden studio cottage.
Festoon light illuminate the large back deck kitted out with a fire pit. It has been described as "your own secret garden in the heart of Byron Bay."

The quintessential Byron property was sold fully furnished by First National Byron Bay agents Tara Torkkola and Su Reynolds.
It spent 110 days on the market with the most recent price guide $2.8 million to $3 million.
There were initial $3.3 million hopes.
It has been bought through her investment company which is co-directed by her father, Brian, one of the founding members of Austereo.
Bickmore was born in Adelaide to Brian and Jennie who relocated the family to Perth when she was young.
Bickmore moved to Melbourne in 2001 having been a regular newsreader in Perth.
She joined Nova 100 in Melbourne and a year later became the co-host of the drive show with Andy Ross.
Byron has been a hot bed for recent celebrity activity, with even the world's biggest stars seeking to gain a slice of the remote paradise.
There are whispers Hollywood A-lister and Gold Coast girl Margot Robbie has bought an eco-friendly home near the beach, while Matt Damon and his family has rented the Broken Head property next door to good mate Chris Hemsworth.

The Project's Carrie Bickmore buys at Byron Bay

Forget whale watching.
It's been hectic keeping up with the recent comings and goings of the international A-team around Byron Bay.
Some buying, some renting, and all understandably very laid-back in their dealings.
Now Australian model Gemma Ward and her photographer partner David Letts have joined the heightened period of property market activity.
The couple have been periodic visitors to the coastal town since paying $1.6 million in 2015.
But earlier this month they put their Suffolk Park retreat up for permanent lease.
The Suffolk Park home was only ever an occasional retreat for the couple, who have ongoing work commitments across the world.
Using the same photos used from the sale listing three years ago, Byron Beach agent William Green is seeking $1,250 a week tenants.
He is marketing it as an "ideal family home."
The three bedroom beach home is bordered by dense trees, shielding it somewhat from Tallow Beach which can be accessed via a sandy track.
The living and dining area and master bedroom open to a deck which features a heated spa and the swimming pool.
The home is being offered fully furnished.
Ward was up in Byron late last month when she spotted a Koala crossing the road, promptly uploading the video to her Instagram. 
Meanwhile the Bourne Identity trilogy star Matt Damon has been somewhat of a regular visitor to the popular tourist spot, with whispers he'd bought near good mate, Thor actor Chris Hemsworth.
Damon's seemingly has secured a rental. Damon’s rental, Blackwood House had been a holiday rental for his Liam Hemsworth and Miley Cyrus over the summer, and Chris Hemsworth and his wife Elsa Pataky have the lease over the adjoining property, Titijaru, while their nearby $7 million home is under renovation with an $8 million rebuild.
Any permanent move down under by Damon - having reputedly become fed up with the policies of US President Donald Trump - have been dismissed by his publicist.
Fellow A-lister Margot Robbie is also rumoured to have bought an eco-friendly home on Byron's outskirts, but there's no documentation showing the home has actually been sold.
The actress, who's been in Australia for the premiere of her new animated movie Peter Rabbit, has previously suggested she struggles with homesickness and would like to return to Australia a few times a year with her husband, the British film director Tom Ackerley who married in Byron in 2016.
Gemma Ward's plans are unknown. Last year Ward sold her unrenovated Avalon shack for $1.65 million, which had been bought in 2016 for $1.6 million.
The couple have two children after the birth of baby boy Jett Ocean earlier this year joining three year old Hawaiian born daughter,Naia.
From Perth, Ward made her Australian Fashion Week debut at only 15 years old and went on to become the youngest model to appear on the American edition of Vogue.
The pair's appreciation for the far north coast emerged when they were attendees at Byron's Bay's popular Easter jazz festival Bluesfest in 2015, attending with her model friend, Nicole Trunfio.
They'd been there is 2009 when Ward, who divides her time between Australia, Los Angeles and New York, spent weeks renting a beachside mansion at Suffolk Park with Nicole Trunfio.

The popular designer has paid $4.3 million to be back on the exclusive strip, having sold off it back in 2006 for the hinterland. 
He's recently secured a Christine Vadasz-redesigned 1960s timber-clad beach cottage, on an elevated 830 sqm parcel.

A Hong Kong based private investor has paid $6.48 million on a tight 4.7 per cent yield for Lawson Arcade, a prized retail asset in the heart of Byron Bay, one of Australia’s most popular beach resorts.
Teska Carson Director Michael Ludski, who brokered the deal with Byron Bay Property Sales’ Kath Vaubell, said the fully let property attracted 100 enquiries predominantly from Melbourne, Sydney and off-shore, with nine formal offers lodged.
Ludski said investors had recognised the tremendous growth potential in one of Australia’s most popular beach resorts and the limited retail space available in the town.  
He said Byron Bay’s popularity, attracting high levels of tourists – currently more than 2 million a year -  and new residents, was a key factor.
"These resident and tourist numbers continue to provide significant returns and excellent growth potential underpinning local businesses,’’ Mr Ludski said.
The <a href="https://www.realcommercial.com.au/property-retail-nsw-byron+bay-502693282" target="_blank">17 Lawson Street</a> property comprises a modern, double storey, brick building of 594 square metres (GLA) comprising three shops, two restaurants and four office suites with a central arcade providing pedestrian access to the rear shops and car parking on an 866 square metre site.
The arcade had recently undergone a $250,000 refurbishment.
The property was sold fully let at a gross annual income of approximately $465,000.

Hong Kong purchaser pays $6.48m for Byron's Lawson Arcade

Queensland racing identity Tony Quinn and wife Christina have spent $3.4 million in Byron Bay.
The entrepreneurial Main Beach Gold Coast rich-lister secured the retreat in the town's dress circle in an off-market deal.
Set a few roads back from Clarke's Beach, the home sits on 530 square metres.
It has four bedrooms and two bathrooms.
Seven metre wide concertina glass timber doors open to an expansive deck.
Excluding Byron's bookend beaches, Belongil and Wategos, the sale is the highest price within the tow for eight months.
Tony and Christina made their fortune initially from their VIP Petfoods empire, selling it for $410 million to Quadrant Private Equity and then buying Darrell Lea confectionery.
They spent $25 million on the iconic Australian confectionary company Darrell Lea, selling it earlier this year for around $200 million.
They own a $2.62 million apartment on Main Beach in the Axis building.
The Quinns are no strangers to buying and selling Queensland property, but this is their first known NSW acquisition.
They also own two motorsport racetracks in New Zealand where he hopes to build a world-class golf course along with residential development.

It last traded for $5.26 million in 2003, so slow price growth for the commercial investment.

Lawson Arcade on 865 sqm comprises a modern, double storey brick building of nearly 600 sqm. 
It has three shops, two restaurants and four office suites, with a gross annual income of around $465,000.
There was a recent $250,000 refurbishment which included interior exterior paint, new LED lighting, tenant signage and landscaping.
