Growing national developer Time &amp; Place has announced its fifth new apartment development.

With two projects in Manly and two upcoming in Surry Hills and Potts Point, the developer, which expanded beyond Melbourne just a few years ago, is now heading to Mosman. It is planning 53 new apartments on Redan Street.

The 3,233 sqm site, spanning <a href="https://www.apartments.com.au/new-apartments/40-48-redan-street-mosman-nsw-2088">40–48 Redan Street</a> with frontage to Redan Lane, is located just under 400 metres from Spit Junction Town Centre. It is reported the developer paid around $100 million for the five-site amalgamation.

Time &amp; Place, founded by Tim Price and backed by James Packer’s private investment firm NPACT, has submitted the project as a State Significant Development through the NSW Government’s Housing Delivery Authority pathway.

Of the 53 apartments, 42 will be released to the market, with the remaining 11 allocated as affordable housing in line with NSW Government requirements.

fjc Studio has designed the building. In its Design Report, the architect said the diverse mix of dwelling types and sizes, including 11 two-bedroom affordable housing units, 40 three-bedroom apartments, and two four-bedroom residences, will support a broad demographic, including families, downsizers, and key workers.

The development will rise to nine levels, a height encouraged by the NSW Government due to the site’s proximity to Spit Junction, which has been identified as a low- to mid-rise centre. Developments within a certain proximity to these centres are permitted increased height.

fjc said the project “achieves an appropriate density outcome for its setting by balancing increased housing supply with strong amenity performance,” adding that it “makes a measurable contribution to NSW housing supply targets through the delivery of additional dwellings and dedicated affordable housing.”

The new development will replace five existing two-storey homes.

“By aligning with the objectives of the Housing SEPP and applying careful architectural and urban design principles, the development provides high-quality residential accommodation that integrates sensitively within its established Mosman context and delivers enduring benefits to residents and the wider community.”

Mosman has become increasingly popular with developers in recent years.

Developer Abadeen has been particularly active, with Mosman Residences currently on the market and under construction on Clifford Street. It also has an upcoming Burran Avenue project, comprising just three apartments on the Balmoral Slopes, and recently secured the Midas and Honeysuckle nursery site on Military Road.

Prosker Property has a project on Redan Lane, just a few doors down from Time &amp; Place’s proposed development.

Developers including Toohey Miller, DARE Property Group, and WINIM also have projects underway in the area. In 2024, a five-year target was set for the Mosman LGA to increase housing supply by 500 dwellings by 2029.

Time &amp; Place entered the Sydney market with Two Tides, its under construction Manly development. Given its sales success, it has secured another development in the area, more boutique, facing the beach on North Steyne.

They are hoping to launch their redevelopment of The Chimes in Potts Point this year, and next year will look to take to market Marlborough House, an adaptive re-use of the landmark David Jones warehouse in Surry Hills.

SABO fashion house founders secure approval for luxury Broadbeach apartment development Sola

The landscape of Broadbeach is changing ever year.&nbsp;

Nearly two years ago I wrote a <a href="/news/qld/why-its-all-about-broadbeach-in-2022">piece about Broadbeach and its lifestyle and location factors</a> drawing both buyers and developers, with&nbsp;Mosaic Property boss Brook Monahan and CBRE Residential Gold Coast Projects Director Nick Clysdale explaining what it was about <a href="/developments/broadbeach-qld-4218">Broadbeach</a> that buyers and developers saw in the suburb just south of <a href="/developments/surfers-paradise-qld-4217">Surfers Paradise</a>.

Monahan put his money where he mouth was so to speak, securing two sites for his first two projects in the suburb, Marella by Mosaic and Lily by Mosaic, both of which have had huge sales success since launching.

Broadbeach has remained a top spot for developers since then, with a number of development sites transacting. There's a healthy mix of large scale, full-floor apartments for the more affluent buyer, and higher density two and three-bedroom apartmens which cater to a wider market.

A number of projects are looking like they'll go ahead in 2024. We've taken a look at five developments which caught our eye.

<h2>Project: SOLA Broadbeach</h2>

<h3>Location: 158 Surf Parade, Broadbeach QLD 4218</h3>

<h3>Developer: Ature Group</h3>

The Queensland-based&nbsp;AtureGroup, well known for the popular fashion boutique Sabo Skirt and Zaco, will launch SOLA Broadbeach this year on one of Broadbeach's most popular streets.

SOLA, located at 158 Surf Parade, is designed to cater to owner-occupiers, comprising 20 three-bedroom apartments across 22 levels.&nbsp;

Designed by Prospect Apartment Architecture, the development focuses on high-quality architectural expression, orienting the building towards the east to maximise parkland and ocean views while ensuring privacy from neighbouring buildings.&nbsp;

Each 200 sqm apartment includes three bedrooms, a multi-purpose room, and a kitchen with a butler's pantry. The master suite features an ensuite and a walk-in wardrobe.

Residents will also have access to several amenities on the podium level including a wellness zone with a mineral spa, ice pools, gym, steam room, a sauna, a covered indoor-outdoor swimming pool and a communal deck area.

The Kouzoukas family, signalling confidence in the project, plans to retain several apartments for extended family use.&nbsp;

<h2>Project: Chelsea Avenue, Broadbeach</h2>

<h2>Location: 42-46 Chelsea Avenue, Broadbeach QLD 4218</h2>

<h3>Developer: Amalgamated Property Group</h3>

Following the successful launch of Amaya Broadbeach at 30 First Avenue, Canberra-based apartment developer Amalgamated Property Group (APG) is expected to launch its second Broadbeach project in as many years.

They snapped up an 1,820 sqm Chelsea Avenue site from Raptis, who had approved plans for a 41-level tower designed by Archidiom.

APG has had DBI make some amendments, changing the apartment mix to make 148 two-beds, a number with a study, and 37 three-bed apartments.

The recreational amenities for residents will be situated on the fourth level, offering a range of facilities such as a swimming pool, residents' lounge, community living area with barbecue and outdoor dining space, gardens, gym, sauna, and a yoga/meeting room.&nbsp;

<h2>Location: 33-37 Armrick Avenue, Broadbeach QLD 4218</h2>

<h3>Developer: Armrick Developments Pty Ltd</h3>

Former footballer Scott Crow is expected to launch his debut Gold Coast apartment development in Broadbeach after securing approval for the 33-level apartment tower in December.

The tower across an amalgamated 1,750 sqm triple site at 33 Armrick Avenue will home 203 one, two, three, and four-bedroom apartments.&nbsp;

Plus Architecture designed the tall, curved tower, with the intention of the design to embrace the sub-tropical coastal lifestyle of the Gold Coast.

The recreation level, located on the third floor of the podium, offers a range of amenities, including a gym, outdoor lounge with a fire pit, yoga deck, cold pools, a large pool, floating day beds, a spa, private cabanas, sauna and steam rooms, barbecue areas, and a bar nook.

Apartment levels start from the fifth floor, with eight units per floor up to level 21. The upper levels of the tower feature a collection of sub-penthouses and penthouses.&nbsp;

Level 31 includes four sub-penthouses, each equipped with a master suite, additional bedrooms and bathrooms, a laundry room, a multi-purpose room, a butler's pantry, and an open-plan kitchen, dining, and living space leading to a private outdoor area.

The development culminates in two mirroring two-storey penthouses featuring three bedrooms. The eastern side of the penthouses features a pool, sun deck, outdoor kitchen, barbecue area, dining space, and a fire pit.

The new tower will be located near Morris Property Group's Crest Broadbeach at 13 Armrick Avenue.&nbsp;

<h2>Project: Lusso Sky Homes Broadbeach</h2>

<h3>Location: 11 Anne Avenue, Broadbeach QLD 4218</h3>

<h3>Developer: Di Carlo Property Group</h3>

Brisbane-based Di Carlo Property Group is another who has development approval for their Broadbeach tower, Lusso Sky Homes.

Lusso, which means luxury in Italian, marks a return to the Gold Coast apartment market for the Brisbane-based developer.

The project at 11 Anne Avenue will comprise&nbsp;15 full-floor apartments designed by Hayes Anderson Lynch Architects.&nbsp;

The four-bedroom apartments offer over 200 sqm internally, complemented by a balcony of over 40 sqm.&nbsp;

Alfie Di Carlo anticipates strong interest from local downsizers seeking spacious living without compromising on luxury and from interstate or Brisbane-based holidaymakers and weekenders seeking a high-end holiday home.

"We produce boutique, owner-occupier developments in Brisbane so we definitely wanted to stay in our lane and produce something that would service that type of buyer on the Gold Coast,"&nbsp;<a href="/developers/di-carlo-property-group" target="">Di Carlo</a>&nbsp;told Urban.

"Its a really nice pocket of the Gold Coast and it's always been on the agenda."

<h2>Location: 155 Old Burleigh Road</h2>

<h3>Developer: Polycell Group</h3>

It might be ambitious for Polycell Group, developer of The Rochester in Broadbeach which is over 50% sold on Surf Parade, to get to the stage of launching their second Gold Coast apartment development on Old Burleigh Road.

Last year Polycell acquired 19 apartments in the Sandpiper building at 155 Old Burleigh Road, paying&nbsp;$15.5 million for the apartments from developer Peter Priest of Trenert.

The Sandpiper building was at the centre of a legal dispute earlier in the year when Trenert decided to abandon its plans to buy out the remaining owners, claiming that rival developers used confidential information to secure apartments and thwart the redevelopment.

What to look out for in the Broadbeach off the plan apartment market in 2024

Award-winning Melbourne developer Little Projects Co has joined local joint venture partners Bottega and 5Point to launch luxury full-floor apartments to the Broadbeach off the plan apartment market.

<a href="/new-apartments/broadbeach-qld-4218">Atelier Broadbeach</a>, at&nbsp;20 Mary Avenue toward the southern end of Broadbeach, comprises just&nbsp;14 full-floor apartments and two multi-level penthouses designed by Plus Architecture.

The tower is wrapped in floor-to-ceiling glazing which allows every apartment sweeping views of the ocean from both the living areas and the ocean facing balcony.

Little Projects <a href="/news/qld/little-projects-secure-approval-for-redesigned-luxury-broadbeach-apartment-tower">secured approval for the redesigned project in October</a> after Plus tweaked a previous design.

There's resident amenity in the form of a swimming pool with views over the South Lawn Broadwater Parklands and the extensive Gold Coast shoreline on the podium level. Additional amenities include a gymnasium and a sauna, while two allocated car spaces complement each residence.

<a href="/new-apartments/enclave-by-graya-118-old-burleigh-road-broadbeach">One Australia</a> consists of 32 three-bedroom apartments and one four-bedroom penthouse designed by DKO Architecture. This 37-level tower is positioned to cater to the luxury owner-occupier market in Broadbeach.

Atelier Broadbeach<a href="/news/qld/bottega-and-5point-launch-luxury-faro-broadbeach-apartments"> joins Faro Broadbeach</a> on the luxury full-floor apartment market. <a href="/new-apartments/faro-broadbeach-123-old-burleigh-road-broadbeach">Faro</a>, at 123 Old Burleigh Road, comprises 15 apartments.

Little Projects launch Atelier Broadbeach

Former footballer Scott Crow has secured approval for a Broadbeach apartment tower.

Crow, who played for both Collingwood and Hawthorn, is set to developer a 33-level tower on a large 1,750 sqm site at <a href="/new-apartments/33-37-armrick-avenue-broadbeach">33 Armrick Avenue</a>. Designed by <a href="/architects/plus-architecture" target="">Plus Architecture</a>, the 203-apartment tower will take on a tall, curved form that embraces the sub-tropical coastal lifestyle.&nbsp;

It will have a mix of one, two, three and four-bedroom apartments.

Crow filed the development application last September, around 14 months ago from application to approval.

In their design statement submitted to the Gold Coast City Council, Plus noted that the project&nbsp;embodies the nostalgic character of the Gold Coast, with a contemporary, well considered architectural response&nbsp;through form, materiality and response to climate and context.

Level three of the podium will house the recreation level, with plans for a gym, outdoor lounge and fire pit, yoga deck, two small cold pools, a large pool, complemented by floating day beds, a spa and shallow pool, private cabanas, lounge terrace, sauna and steam rooms, powder room, residential storage areas, barbecue areas and a bar nook.&nbsp;

The apartments will begin from level five, with eight apartments per floor until level 21.

Former footballer secures approval for Gold Coast apartment development

As they fast approach completion of their Main Beach apartment development <a href="/buildings/pearl-main-beach-3550-3552-main-beach-parade-main-beach">Pearl Main Beach</a>, veteran developer Raptis has been quietly working away on their new Broadbeach address, <a href="/new-apartments/the-sterling-broadbeach-6-8-george-avenue-broadbeach">The Sterling Broadbeach</a>.

They reduced the density of the George Avenue project, which was initially approved for a 43-level tower with 138 apartments designed by Koichi Takada.

Archidiom tweaked the designs and took off 17 levels, making a 30-level tower with 80 apartments with bigger floorplans than initially proposed.

"The approved design, which was first conceived over two years ago, has been subject to detailed investigations in terms of marketability and constructability," the minor change submission to the Gold Coast City Council noted earlier this year.

"These investigations have determined that the approved product mix is no longer suitable for the current property market both in terms of the type and amount of product proposed."

Developer Iris Capital has joined the growing number of developers bringing construction in house.

Approaching completion of early construction works by CF Group, the Sam Arnaout-led developer will be building the next stage of construction of its much anticipated two-tower development Victoria &amp; Albert by itself.

They've announced Iris Built, already fully licensed with the QBCC. They've assembled an experienced and dedicated Tier 1 construction team with extensive major project experience to focus fully on the delivery of V&amp;A.

Local project manager Eastview Australia had been working away trying to identify builders who have the experience and strength to deliver the next phase of construction,

Over half of the 399 apartments in Victoria &amp; Albert have sold.

The apartments have been designed by renowned&nbsp;<a href="/architects/dbi">architecture firm DBI</a>, who drew inspiration from the coastal environment.

V&amp;A is being built in the heart of&nbsp;<a href="/new-apartments/broadbeach-qld-4218">Broadbeach</a>, on the old Niecon Plaza site, which has been demolished. The towers will sit atop a $200 million commercial, retail and fresh food precinct.&nbsp;Colliers sales agent Paul Putsay says the commercial offering has&nbsp;particularly resonated with buyers from Melbourne and Sydney, who appreciate the convenience and vibrancy offered by a vibrant commercial hub.

CoreLogic's Hedonic Home Value Index found Gold Coast units jumped another 1.3 per cent across September, topping growth in Sydney, Melbourne and Brisbane.

Unit values are now 6.4 per cent up in the last 12 months, according to the property data analytics firm.

<h2>What's happening in the Gold Coast off the plan market?</h2>

Prospective buyers are still queuing up for off the plan apartments developments on the Gold Coast.

While signing up to join waitlists was more prevalent during the pandemic when buyers were missing out on projects which were selling to databases without even hitting the market, the recent development application by Molti for their <a href="/news/qld/first-look-exclusive-molti-secure-prime-bilinga-site-plan-luxury-apartment-project">luxury beachfront Bilinga project</a> saw a strong response.

Molti Director Ben Teague said the response has been incredibly positive.

"We’ve already had people join our waitlist at this early stage," Teague said, adding that buyers have been impressed with both the architecture and the beachfront position in Bilinga.

"We’ve been looking at the southern Gold Coast for a number of years, and while it’s seen considerable growth since the pandemic, we still feel there’s plenty more room to grow."

Molti's key business&nbsp;contacts and stakeholders from southern states, particularly Melbourne, are wanting to heavily invest in property in South East Queensland.

"That tells us the growth wasn’t solely pandemic-fuelled. While thousands from the southern states viewed it as an escape from lockdowns over 2020 and 2021, there’s still people moving in droves to SEQ, and forecasts suggest that will continue."

Prominent Canberra developer Amalgamated Property Group are set to bring some further supply to the Gold Coast off the back of the success of their under construction Broadbeach apartment development, Amaya Broadbeach.

Amalgamated Property Group Development Manager Michael D'Elboux says they&nbsp;are seeing a return of buyer confidence, which he says&nbsp;is a direct response to the recent introductions of developer/builders at the helm of both the project vision and delivery.&nbsp;

"Specific feedback that we’re hearing from our buyers at Amaya Broadbeach is that this is providing them with additional certainty knowing that the delivery of the home they’re investing in will actually be of the highest priority to both parties and that their successes go hand-in-hand; there isn’t another party calling the shots," D'Elboux says.&nbsp;

"Industry-wide, this all contributes to a much-needed positive sentiment – these increases in sales and continuation of construction activity does have a broader flow-on effect, with impact on the general market confidence and therefore, future demand and supply."

D'Elboux said that even with the arrival of spring and its natural inclination for the number of sales to pickup, the majority of enquiries at the moment are discerning buyers, namely those who have been watching the marketplace for some time.&nbsp;

"Buyers are doing more independent research before they even reach out to us, which means we're experiencing higher-quality enquiries and shorter conversion timelines to purchase,"&nbsp;D'Elboux says.

"They are connecting with the long-term vision so we’ve got a strong reassurance of a quality residential community that will be in alignment with our original concept.

"As well as holiday-home makers, we’ve definitely been seeing a strong pickup in owner-occupiers who are looking to the future and finding their way to get closer to the water and live that Gold Coast dream by the sand and the sea, but in a low-maintenance home for an easy lifestyle."

City Beat September 2023: Gold Coast unit values pass $700k after continued 2023 growth

Developer Polycell Group, who is currently developing The Rochester in Broadbeach, looks like it has it's eye firmly locked in on their next development site.

Records show they've spent $15.5 million buying 19 apartments in the Sandpiper building at 155 Old Burleigh Road. They were bought from developer Peter Priest from Trenert, who earlier in the year decided to abort their plans to buy out the rest of the owners when rival developers secured apartments to scupper the redevelopment.

The stoush went to court, with Trenert claiming the rival developers used information that was subject to a confidentiality deed, after they had made a $40 million offer to secure the whole project.

Polycell was founded in the 1970s by current director Robert Ching-Chin Hsu. Starting life as a packaging and materials company in Taiwan, Polycell branched out and is now the largest privately owned air bubble cushion producer in the world today.

No doubt they will now work on the rest of the owners in the building.

Despite being gazetted earlier in the year, the rules for developers to take control of a building if they have over 75 per cent of the apartments, have yet to come into force.

There have been two sales in the development this year, aside from Polycell's purchases. Two two-bedroom apartments sold for $650,000 and $755,000.

The 1,828 sqm site is located directly opposite Kurrawa Park, which will offer never-to-be-built-out views across the beach and ocean.

It sits on the corner of Broadbeach Boulevard and Albert Avenue. The other side of Albert Avenue is the towering ULTIQA Beach Haven, while behind is the under construction, twin tower development Victoria &amp; Albert by Iris Capital.

Polycell is currently developing The Rochester, around 700 metres away on Surf Parade. That has 170 two and three-bedroom apartments.

It prides itself on it's extensive resident amenity. The $250 million tower features over 2,200 sqm of facilities.

The whole of level four, some 1,350 sqm, will be dedicated to a health and wellness centre, which will feature a state-of-the-art gym, dry and wet saunas, a cold bath and a yoga lawn.

There will be an outside podium with a lap pool, a second leisure pool, heated spa, sun decks, barbecues, and alfresco dining spaces, all with views of the Pacific Ocean and the Gold Coast hinterland.

Level 26 will home a further 930 sqm of amenity.&nbsp;

Dubbed The Executive Club, residents will have access to a sky lounge and private and communal dining spaces, anchored by a commercial kitchen for catering. A cellar room will feature individual wine and whiskey lockers.

The Executive Club will also feature state-of-the-art workspaces, including a&nbsp;boardroom, private office suites and workstations. A six-seat cinema, games room, and outdoor lounge areas, complete the amenity.
