<a href="https://www.apartments.com.au/developers/sunland-group">Sunland Group</a> has officially lodged plans for its first Gold Coast apartment project since the departure of the Abedian family from the company three years ago, unveiling a new high-rise proposal for a prominent Broadbeach corner site on Old Burleigh Road.

The application was submitted by an entity directed by Tom Jamieson, stepson of longtime Sunland leader Soheil Abedian, and Riaz Rezvanipour, brother-in-law of Sahba Abedian, Soheil’s son.

Sunland acquired the 1,283 sqm site on the corner of Old Burleigh Road and Armrick Avenue for $9.5 million late last year and is now seeking approval for a <a href="https://www.apartments.com.au/new-apartments/99-101-old-burleigh-road-broadbeach-qld-4218">42-storey tower with 81 apartments</a>.

Designed by <a href="https://www.apartments.com.au/architects/contreras-earl-architecture">Contreras Earl Architecture</a>, the proposed tower at 99-101 Old Burleigh Road would deliver a predominantly larger-format apartment mix aimed at the owner-occupier market. Plans include 17 two-bedroom apartments, 55 three-bedroom apartments, and nine four-bedroom residences across 35 residential levels.

The development also incorporates three basement levels, four podium parking levels, two levels of communal recreation facilities, and rooftop plant and equipment. A total of 189 car spaces are proposed, significantly exceeding the 90 spaces required under the planning scheme.

The architecture adopts a sculpted, curvilinear form, with deep wraparound balconies and integrated landscaping intended to soften the tower’s vertical expression. The planning report states the building’s “slender footprint/form provides a complimentary yet varied built form within the local streetscape” and contributes to “a varied, yet ordered skyline.”

Contreras Earl noted in its Architectural Statement that from the early stages, the project addressed a fundamental challenge: how to accommodate the required residential yield while avoiding the conventional model of a tower sitting on a rigid, fully resolved parking podium.

“The most direct response would have been to consolidate parking into a singular, flat podium and extrude a repetitive tower above,” the statement said. “While efficient, this approach would result in a consolidated built form with limited engagement with the surrounding landscape and public realm.”

Instead, the conventional podium model was “deliberately rejected”. The architects described the base of the building as “a landscaped architectural condition where structure, planting and circulation are integrated”.

“Rather than presenting a continuous built mass, the base of the building is articulated through a series of concrete planter elements that organise the podium into a fragmented system,” the statement said. “This approach reduces the perceived bulk of the lower levels while establishing a more permeable interface with the streetscape and adjacent open space.”

The site sits within the High Density Residential Zone and inside the City of Gold Coast’s unrestricted “HX” building height area, where the planning framework anticipates intensified residential development tied to the expanding light rail corridor. The planning report notes the area is undergoing “transition toward more intense development forms” given its proximity to Broadbeach, Surfers Paradise, and high-frequency public transport infrastructure.

Positioned directly opposite Broadbeach Park and within walking distance of Florida Gardens light rail station, the development would sit among a rapidly evolving stretch of Old Burleigh Road that has become one of the Gold Coast’s most active apartment development corridors.

The application joins a growing pipeline of luxury residential projects reshaping Broadbeach, including nearby developments by 5Point Projects, Polycell, and Graya.

The planning report argues the project contributes toward the Gold Coast’s long-term housing targets under the South East Queensland Regional Plan, which forecasts the need for more than 100,000 additional high-rise dwellings across the city by 2046.

The Minns Labor Government has established the new Bays West Delivery Authority to lead the development&nbsp;of the Bays West Precinct and Blackwattle Bay Precinct.&nbsp;

The Authority is charged with creating Sydney’s newest precinct, a thriving, connected, sustainable hub with White Bay Power Station as its cultural heart. Its vision is to build on the area’s natural, cultural and industrial history to shape a vibrant new neighbourhood.

The precinct will deliver up to 8,500 well-located homes, including a minimum of 10 per cent affordable and essential worker homes. Combine new housing with public open space, opening public access to the waterfront for the first time in more than 100 years, while retaining important deep-water facilities to support Sydney’s working harbour.

Located just minutes from the Sydney CBD and connected to a world-class metro, ferry, walking and cycling links, the Bays West precinct will rebalance housing growth towards well-serviced inner-city locations and help tackle the state’s housing crisis.

The Bays West Delivery Authority,&nbsp;an agency of the Department of Planning, Housing and Infrastructure, will report to the NSW Minister for Lands and Property who already has oversight of major precinct renewal projects including at Blackwattle Bay and Barangaroo.

As part of the broader Bays West transformation, the Minns Government recently announced that a proposal from Lendlease to redevelop part of the Bays West Precinct has progressed to Stage 2 of the NSW Government’s unsolicited proposals process.

The Minns Labor Government has also confirmed the Bays West precinct will have a new suburb name. This will be the first major suburb built in close proximity to Sydney’s CBD in decades and will encompass the area currently being referred to as Bays West, including Glebe Island and the White Bay Power Station. Served by a new Metro station just five minutes from the CBD, it will become one of the most populous suburbs in the Inner West and one of Sydney’s premier cultural destinations.

An early works program is taking shape, which&nbsp;includes the first stages of an international design competition.&nbsp;

The aim of the Bays West&nbsp;International&nbsp;Design Competition is to&nbsp;ensure design excellence is embedded in the project from the start. The competition will deliver an&nbsp;urban framework that defines the character, ambition and long-term identity of&nbsp;this&nbsp;former industrial precinct as it transitions to a vibrant, inclusive and sustainable residential&nbsp;neighbourhood.

The competition will be led by the Bays West Delivery Authority in partnership with Government Architect NSW.&nbsp;

It will launch with an invitation for a global Expressions of Interest, before moving to an invitation-only stage that will be assessed by a panel that&nbsp;will provide advice to Cabinet who will select a winner.

Premier of NSW, Chris Minns said the establishment of the new Authority is the first step in transforming the Bays West precinct into a vibrant, livable suburb minutes from the Sydney CBD and two stops from Hunter St Station on the Metro West line.

“The Authority will deliver well-located homes close to the heart of the city and integrate the new precinct with Blackwattle Bay and the new Sydney Fish Market.

“This is a generational opportunity to build a new suburb on the city’s edge and open the harbour foreshore to the public for the first time in a century.”&nbsp;

Minister for Lands and Property Steve Kamper said the new Bays West Delivery Authority established by the Minns Government will turbocharge the development of Sydney’s newest suburb.

“The Authority is working at a record pace to deliver an international design competition, planning pathways and a financial model so that this development benefits Sydney with well-designed homes in a central location, close to public transport, jobs, entertainment and essential services.

“If we want Sydney to stay liveable and affordable, we need to be bold about using underutilised government-owned land to deliver homes for the future while making sure essential working harbour functions can be accommodated.”

Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Cavcorp unveils wellness-focused Teneriffe House and Teneriffe Lane apartment buildings

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

National property developer Kokoda Property has acquired the last remaining riverfront site in Brisbane’s Teneriffe, breaking the record for the largest sale ever recorded in Brisbane’s history.

Located at 17 and 27 Skyring Terrace, the unique site spans an extensive 17,600 sqm, offers 6,000 sqm Wet Lease and over 200 sqm of direct river frontage and upon completion, will be transformed into a $1.75 billion mixed-use development that will activate the waterfront at a scale not yet explored.

According to Charter Keck Cramer’s latest State of the Market report for Brisbane, Brisbane apartment completions and commencements have fallen to an all-time low. Coupled with the strong population growth forecast, the Brisbane market is expected to remain in short supply relative to demand.

Less than two years ago Kokoda completed its first Brisbane project Chester &amp; Ella, a $300 million residential development and last month, called for settlements at The Ambrose, a $165 million residential project. Both projects are sold.

Other Brisbane projects include Refinery House - a $12 million transformation to a heritage-listed home, and the <a href="/news/qld/kokoda-secure-prime-milton-site-for-cottee-parker-designed-apartment-tower">newly acquired site in Milton</a> with a total value of around $160 million. Kokoda are also developing the 200-apartment mixed-use precinct The Malvern Collective in Melbourne's Malvern.

The Skyring Terrace deal was brokered by Elliot O’Shea, Director - Head of Middle Markets Queensland and Seb Turnbull, Head of Capital Markets - Queensland / Executive Director, Capital Markets - Australia, both from JLL. Prior to Skyring Terrace, the most expensive site to be sold was in West End, which was brokered for $87 million in 2014.

Kokoda Property is currently in the planning and design phase for Skyring Terrace and hopes to launch an expression of interest campaign in late 2023.

Aria Property Group have come a long way since their first multi-residential development on the Sunshine Coast in the early 2000’s.

While they're currently creating some of the best apartment developments in Brisbane, in both sustainability and design, the path Aria and its senior management has taken over the last two decades wasn't a particularly well-trodden one.

I recently caught up with Aria's longtime Development Director Brent Liddell, who was a founding member of Aria alongside fellow Development Director Michael Hurley, Managing Director Tim Forrester, and Chief Financial Officer David Marsland.

The trio all went to school with each other on the Sunshine Coast.

"Tim and I have never not worked together," Liddell says, having worked with Tim's dad in the first holidays out of school.

Tim's dad was property developer Rod Forrester, who co-founded the previously ASX-listed developer FKP Limited. They at one time was the biggest owner and operator of retirement villages in Australia and New Zealand.

Liddell said the experience they got at such a young age from Rod and senior figures in the development industry was invaluable.&nbsp;

And while they spent the first six or seven years developing residential and industrial and even subdivision, everywhere from Ipswich and Caboolture and even the USA, Liddell says they learnt the hard way as they never became the master of anything.

"We call those the apprenticeship years," Liddell says.

The aforementioned "apprenticeship years" however came to an abrupt halt when the GFC hit Australia. It was then when Aria narrowed their focus just to Brisbane, and just to apartments.

Having grown up on the Sunshine Coast, their self-confessed lack of knowledge of Brisbane somewhat worked in their favour.

"We just sort of ended up here, but we never really understood the difference between north and south Brisbane as none of us were from there," Liddell recalls.

"South Brisbane had the art gallery's, Southbank, and all the transport infrastructure in place, but the prices were half the price of Fortitude Valley and New Farm. It never made any sense to us."

So Aria went on a spending spree in the early 2000's, and as the business grew, they decided to shift their focus primarily to Brisbane's inner south and create mixed-use project, and dispose of the rest.

They stake claim to the first completed project in Brisbane post the GFC in 2010, and haven't looked back. Since then they've&nbsp;ventured into the Gabba, Kangaroo Point, and East Brisbane.

Much like the GFC but not quite as challenging for Aria, the team were afforded a similar pause for breathe where they reviewed their next steps. And that next step was sustainability.

"Among the three of us we have something called BHAGs, Big Hairy Audacious Goals," Liddell says.

"We said: 'why not go on this quest for our fifth pillar of our developments as sustainability.'"

Aria had played with a few things over the years, trying out solar panels on the roof of projects, rain water harvesting and smart irrigation, double glazing, timers and sensors through our common areas, green walls and or extensive landscaping in every building.

"We knew we wouldn't see a huge return, but we also knew it was the right thing to be doing in the projects."

<div>"It's as much as we've done on any project," Liddell suggests.</div>

<div>The whole roof is covered with solar. Energy harvested during the day is used through a battery at night. The lobbies are cross-ventilated, and each apartments features an innovative front door. Sitting in front of a regular front door is a mesh-like lockable door which allows breezes to come through the lobby and into the apartment.</div>

<div>There's 124 apartments across the 12-level building at 480 Main Street, as well as 2,150 sqm of residential amenity. Part of their sustainability initiatives, Aria disclose on every project how many trees and plants they use as part of the development to both reduce carbon emissions and bring more green to apartment living. Riviere utilised over 8,000. Aria projects will have over 100,000 plants and trees by 2032.</div>

<div>There's also Trellis, which is expected to be wrapped up mid this year. That has a facade which fully opens up, an interpretation of the modern Queenslander with a big verandah. Aria is hoping to offset 100 per cent of the electricity with solar at Trellis.</div>

<div>Construction timelines are around the same for Upper House, which will be a striking addition to the city skyline due to the "birds nest" roof.</div>

<div>The striking timber ribbons have been hoisted up to the top of the tower. They were made by a woodworker from Italy who came over to Australia for three months to install the ribbons.</div>

How Aria have honed their craft over the last two decades

A new boutique apartment building is set to make its mark on New Farm, thanks to a joint venture between Frank Developments and Signature Property Partners.

Frank Developments, who are soon to launch the luxury MIRA tower on the Gold Coast's Garfield Terrace, is ran by developer Frank Licastro, while Signature Property is headed by Frank's cousin Joe.

The duo will no doubt hope to see similar success of one of Frank's first multi-res projects, Maison, which saw stellar off the plan sales, and then resales, following its completion.

They're seeking to develop just off the water at 121 Oxlade Drive. The four-level building will home just 10 apartments.

There will be seven two and three-bedroom units, and three four-bedroom penthouses.

The architects behind the design, BYculprit, say that the development will blend the legacy of Brisbane architecture with the movement and energy of the Brisbane River.

The external façade will feature natural tones, textured render, vertical balustrades and reflective glass windows, which are all inspired by the colours and textures of the river and the surrounding area.

"The soft and fluid facade is linked to the Brisbane River and mimicking the ebb and flow of water. Contouring of the building form create a dynamic facade that create light and shadow and responds to the passage of time," BYculprit noted in their design statement.&nbsp;

The building will be a nod to the traditional Queenslander house, with cascading and wrapping landscape and fine-grain lattice works forming the facade screens. The materials, finishes, and landscaping are simple yet elegant, creating a dynamic facade that plays with light and shadow throughout the day.

An abundance of landscape within the project becomes a defining feature as it wraps each balcony and roof terrace along both Oxlade Drive and Sargent Street that adds natural layout of colour and texture

Inside the apartments, living areas and bedrooms will be directed towards the natural light, pulling in daylight from the north east and the south east. The upper units will feature a central light atrium along the staircase, drawing in natural daylight and exuding an indoor-outdoor experience.

The ground floor apartments surround themselves with large private yards that encourage outdoor entertaining and recreational use directly from the living areas, while the&nbsp;apartments are all fronted with generous sized balconies extending the living areas and bedrooms to these spaces.

The building orientation will channel prevailing breezes off the river, with large sliding doors and operable windows promoting natural cross ventilation throughout.

Crowning the development will be a rooftop terrace with a pool, offering sweeping views of the city skyline and the nearby river.

Licastro cousins team up for boutique New Farm apartments

Aria Property Group is set to continue its development in South Brisbane, lodging plans for a glass-swathed apartment tower.

Aria, who completed the&nbsp;award winning project The Standard and the Fish Lane Precinct down the road on Cordelia Street, have had world renowned architect Woods Bagot put together the plans for the 30-level tower.

There will be 256 apartments on offer, a mix of one, two, three and four-bedroom apartments, including a handful of penthouses.

True to Aria's focus on extensive rooftop amenity, the new tower will also feature a&nbsp;rooftop pool and&nbsp;sky terrace, various amenity rooms, and dining and lounging areas.

The 2023 UDIA National award-winning developer drew inspiration from the circular motif of its sister tower, The Standard, creating a proportioned form with a three storey crown rising above.

In the Architectural Report submitted to the Brisbane City Council, Woods Bagot highlighted three key ideas upon which the designs for the Cordelia Street tower was based on:

1. The tower, podium and ground level are clearly expressed, with considerations of proportion to its scale and context. The height of the podium is complementary to the neighbouring developments. 

2. The tower volume is articulated as a series of cylindrical forms, to create an expression of verticality and slenderness in the tower The circular motif presents a striking counterpoint to the immediate urban context. 

3. The verticality of the tower is further enhanced by extending the tower volumes to different heights, creating a feature 'crown': a recognisable feature on the South Brisbane skyline.

The new project will continue Aria Property’s streak of green walls, sleeving the building’s podium façade, with brick finishes throughout the ground plane referencing South Brisbane’s rich character and heritage.

Throughout the lobby, an array of work-from-home spaces and private offices will be available for residents, along with lush landscaping and outdoor seating and lounging areas.

Aria Property Development Manager Michael Hurley said the project has been designed to fit in with the existing style and feel of the surrounding streetscapes, including Fish Lane which Aria Property has helped revitalise and re-develop along with Brisbane City Council since 2014.

"Our vision was to continue to support and invest in the area, building on our long-term relationships and establishing new connections within the community. We're excited to contribute to its future growth and opportunities,” Hurley said.

First look exclusive: Aria lodge plans for curved South Brisbane tower

The new Monarch Residences by Consolidated Properties Group is set to take pride and place in the heart of Toowong.

It's location at 600 Coronation Drive is one of the key selling points of the project, which is why&nbsp;Consolidated, along with joint venture partner Qualitas Group, snapped up the site for $35.5 million from Sunland in March 2022. The site has been vacant since 2006 when the ABC decommissioned their operations.

Positioned on the last significant riverfront parcel of land in Toowong, future residents of Monarch Residences will have the beauty of the Brisbane River on their doorstep, with the convenience of the city just minutes away by ferry or train.

How Monarch Residences location offers the best of Toowong living

Billionaire John Van Lieshout is putting down a marker on Brisbane's residential real estate market.

His development firm, Unison Projects, has just lodged plans for two very different apartment developments. One is for a boutique project on a recently acquired site in Herston, the other a striking Rothelowman-designed tower in the heart of West End.

The West End tower, dubbed Bank &amp; Mollison due to its prime 2,074 sqm amalgamated site straddling Mollison and Bank streets, sits next to Sekisui Australia's award-winning West Village.

Rothelowman, who also designed the towers in West Village, have taken into consideration the future towers in West Village when designing Banks &amp; Mollison.

They've cleverly staggered the three-structured tower. Its 18-level peak notions toward West Village, and descends toward Bank Street to the smaller 14 level and 10 level buildings.

"The tower is a clearly designed collection of distinct towerettes linked by a green lattice, entwined with landscape," Rothelowman wrote in their design statement submitted to the Brisbane City Council.

They said each&nbsp;facade of the building takes a different approach to capturing its natural assets, protecting from the harsh elements of the environment and ensuring privacy between their urban neighbours.

The apartments will sits atop an inverted podium which will home a tenancy which could suit retail,&nbsp;commercial, or community use. A separate food an drink outlet is also planned, along with a landscaped foyer entrance to the building and extensive work from home space for residents.

"The lowest level of apartments has been lifted to create a voluminous subtropical, light filled parkland for the public", Rothelowman added.

There's a gym on level 11, which spills onto an outdoor gym and wellness lawn, complete with a cold plunge and magnesium spa. Level 12 will home a lap pool and pool deck, and a lounge and dining space.

There will be 101 apartments in the development, designed to target the owner-occupier. The majority of units have three-bedrooms (76). There are 24 two-bedroom units, and a single four-bedroom penthouse.

Rothelowman said Bank and Mollison presents an opportunity to create place, place based on need, and a vision for the potential future of our subtropical city.

"It seeks to be aspirational and progressive in its attitude towards community, inclusivity and generosity whilst seeking influence from the rich, layered and diverse history of the suburb in which it is situated.

"The project examines the challenges of rapid transformation and urbanisation whilst seeking to maintain the “casual suburbaness” that typifies the culture of living in Brisbane."

Planning consultants Mewing said the proposal showcases a high quality architectural and landscape design outcome, which provides an exemplar subtropical design response that celebrates Brisbane’s climate and lifestyle.

"The design concept pursues a high quality architecturally designed and landscaped outcome over the site, to establish a public benefit for the locality, together with creating a very liveable and sub-tropical design exemplar.

"The proposed development responds to and addresses the site and contextual characteristics, together with all relevant planning, design and technical provisions of the planning framework, to create a positive and suitably balanced development outcome."

Mewing said&nbsp;South Brisbane and West End have observed a notable gentrification and evolution over the recent decades, creating a weaving of old and new local stories.

They note however that many of the outcomes are done in isolation.

"There are, by comparison, some infill sites that provide the ability to reflect upon the evolution and stitch together the fabric that has evolved. The subject site at Mollison Street and Bank Street, West End is one of those valuable infill opportunities to be pursued."

Unison secured the 2074 sqm corner site in late 2021 for $7.4 million.

It was a big 2021 for Unison. They also spent&nbsp;$8.2 million on a 5,623 sqm site on Fleming Road in Herston and $9.4 million on a seven-lot amalgamation, some 1.3 hectares, in Labrador on the Gold Coast. In 2021 Unison also contracted from Stockland two adjoining 3,004 sqm sites in Birtinya which now have development applications.

Also in their pipeline is the <a href="/news/qld/newsteads-federal-boot-factory-apartment-development-plans-get-refresh">Newstead Federal Boot Factory</a>, which was bought for $5.7 million in 2020. Unison amended the Joe Adsett plans that came with the sale, calling on Ellivo Architects to amend the density down from 52 apartments to 41.

Unison now have a pipeline of over 430 apartments with an end value in excess of $450 million.

Earlier this week Unison lodge plans for their recently acquired Herston project, a boutique 38-apartment block designed by Ellivo Architects.

Kokoda Property Group are set to launch the penthouses crowning their recently completed&nbsp;$165 million Milton apartment development, <a href="/buildings/the-ambrose-19-23-mcdougall-street-milton">The Ambrose</a>.

Luxury home builder turned apartment developer Graya has set a new apartment record in the affluent Brisbane riverfront suburb of Bulimba.

They've secured the highest price paid for a non-riverfront apartment at their Canvas Bulimba project. The 185 sqm space, which features its own rooftop terrace, sold for $3.5 million through project marketing agency MOTIV.

The four-bedroom apartment which has city views from the terrace which features its own pool and entertaining area, is&nbsp;one of three penthouses within the luxury low-rise development under construction on Love Street.

The penthouse was acquired by a relative of a current Love Street resident to utilise as a secondary home when visiting Brisbane.

Graya co-founder and Managing Director, Rob Gray, says that while Bulimba is one of Brisbane's best suburbs, it's the architecture and lifestyle offering that makes Canvas so exceptional.

Consolidated Properties Group have officially launched their anticipated Toowong development, Monarch Residences.

The $450 million project on the Brisbane River, which is being delivered in conjunction with funding partner Qualitas, will feature 224 apartments across two 15-level towers at 600 Coronation Drive, the last significant riverfront parcel of land in Toowong.

The project includes the restoration of the heritage-listed 150-year-old Middenbury House and will be set among 1.2 hectares of landscaped gardens, incorporating the proposed landing area for the new green pedestrian bridge, connecting Toowong to West End.

Brisbane’s Lord Mayor Adrian Schrinner officially opened the $3 million sales display earlier this week.

Schrinner said the proposed green bridge would connect Toowong to the West End and make it easier for residents to move around the city.

“This bridge would provide further options to cyclists and pedestrians to travel between Brisbane’s west, south and the CBD and further enhance Brisbane’s world-class Bicentennial Bikeway,” Schrinner said.

Hutchinson Builders are handling the construction of Monarch Residences. The two towers will be built&nbsp;simultaneously, with construction kicking off in March. They should take around two and a half years to build.

Consolidated Properties Group purchased 600 Coronation Drive for $43.5 million from Sunland in March 2021. The development application was filed in November 2021 and approved in July last year.
