Located on one of Melbourne’s most significant riverfront sites, the project, to be known as No.1 Queens Bridge, will deliver a 71-level mixed-use tower comprising 588 residences and a hotel, complemented by dining and wellness offerings overlooking the Yarra River.

Originally constructed in the mid-1800s, the Queens Bridge Hotel will form a central part of the development, with PDG embracing and elevating the historic pub as a key arrival point into the precinct. The landmark building will anchor a new hospitality and dining offering, including a rooftop bar, a grand atrium entry, and a proposed global luxury boutique hotel integrated into the podium levels.

Crafted by internationally renowned design studio <a href="https://www.apartments.com.au/architects/cox-architecture">COX</a>, in collaboration with ODO and PDG, the project draws inspiration from its riverfront setting. The architecture explores the movement and fluidity of the Yarra River, expressed through a sculptural facade composed of six vertical pleats extending the full height of the 71-storey tower.

The pleated form creates a distinctive three-dimensional expression that captures and reflects Melbourne’s changing light throughout the day, adding a dynamic presence to the city skyline.

Residents will have access to more than 5,500 sqm of amenities across multiple levels, creating an “urban village in the sky” that redefines how people live across generations.

PDG Founder and Managing Director Vince Giuliano said the project represents a major milestone for both the site and Melbourne’s next wave of city-shaping developments.

West Village: Living heritage village in Brisbane's West End

Developer builder, Jadecorp, has lodged pans for a site in Brisbane's north in Lutwyche, near to&nbsp;Kedron Brook and Lamington Markets.

The Brisbane-based group, led by director John Dracakis, are set to construct a mid-rise residential building at 21-23 Norman Avenue, which will take advantage of the site's proximity to high frequency public transport nodes and extensive access to public parkland.&nbsp;

Located just 6.5 kilometres from the CBD, Norman Avenue and the immediate surrounding area is currently in a state of transition on account of the adoption of the Lutwyche Corridor Neighbourhood Plan around a decade ago, which encouraged a higher density living environment in order to capitalise on the locality's proximity to the Northern Busway Corridor.&nbsp;

The 1,620 sqm site presents a single street frontage to Norman Avenue, with two pre-1947 dwellings currently occupying the site.&nbsp;

They'll be demolished to make way for 42 new apartments, with 10 one-bed, 20 two-bed and 12 three-bedroom residences proposed.&nbsp;

Jadecorp engaged Hayes Anderson Lynch&nbsp;Architects (HAL) to design the building, which will feature a mix of brick cladding and brick face screening to the facade, complemented with powder coated aluminium timber-look batten screening, and balustrade glass.&nbsp;

HAL said they wanted to create a vibrant and contemporary residential building which still retains a human scale and promotes casual surveillance by adopting balconies, opening and windows overlooking Norman Ave.&nbsp;

"Each apartment within the development is inclusive of generously dimensioned private balconies that activate each façade and reduce visual bulk. Fine level elevation detailing and screening techniques maintain privacy for future residents and neighbours, contribute to improved façade articulation and create desirable three dimensional shading effects," HAL said in their Town Planning Assessment.

The three-bedders on the top level are the most expansive of the offering, with over 135 sqm of internal living space. Each benefit from their own generously-sized terrace balcony, with over 70 sqm of space on offer.

First look: New apartments plans lodged for Brisbane's north

ASX-listed developer Mirvac has commenced construction on its latest signature Brisbane apartment building, the $212 million Isle Waterfront Newstead, which will create a lush new green heart of more than 10,000 plants and additional public parkland in the riverside suburb.

Isle is the third apartment building Mirvac has underway at its $1 billion Waterfront Newstead community, joining the 25-level Quay and the build-to-rent development LIV Anura, which is being delivered in partnership with the Queensland Government.

Across the three projects, Mirvac is delivering more than 650 apartments just two kilometres from the Brisbane CBD, with over half to be build-to-rent apartments.

A total of 78 per cent of the 133 apartments have been sold off the plan at Isle since its release in July 2022, including all four ultra-luxury penthouses. Sales have ranged from $540,000 to $6.25 million.

Over 30 per cent of buyers are from direct surrounding suburbs Newstead, New Farm and Teneriffe, and more than two thirds plan to own and occupy.

The 25-level Isle will feature a suite of amenities to enhance residents’ wellbeing and highlight Brisbane’s natural assets, from the ground-floor leafy gardens featuring local flora to the rooftop Isle resort, boasting an infinity-edge pool and floating sunbeds that overlook picturesque river, park and city views, wellness centre, dining room, sunset cocktail bar and yoga lawn. A business centre and gym, located on level two, and a concierge service are also available for use by all residents.

"Isle will be efficient, resilient and sustainable, with its significant sub-tropical planting, solar panels to power communal electrical, efficient water fittings, EV car charging and the minimisation of construction waste among the many green initiatives being implemented," Bible added.

Over 5,570 sqm, equating to more than 50 per cent of the site for Isle and sister building Quay Waterfront Newstead, will be available to the community as green open space, including parkland, shaded seating, water features and public art. Mirvac’s $197 million Quay, which sold out in just seven months, and $270 million build-to-rent Queensland debut LIV Anura, are both anticipated for completion in 2024. Isle is anticipated to be completed in late 2025.

Billionaire John Van Lieshout's Unison Projects has been busy, lodging plans for their recently acquired Herston development site.

They spent $6.88 million at the <a href="/news/qld/unison-secure-residential-development-site-in-brisbanes-herston">beginning of March to secure</a> the 2,023 sqm site across&nbsp;51-53 Bramston Terrace and 7 Weightman Street, which sits on one of the highest north facing ridges in Herston.

Ellivo Architects were engaged to design the project, which will feature just 38 apartments in the six-storey building, which sits above two basement levels providing 82 car spaces.&nbsp;

A combination of glass, brick, metal and rendered concrete has been utilised in the design to create a low maintenance and robust material pallet which is sensitive to the heritage listed building on Weightman Street.&nbsp;

There'll be an array of two and three-bedroom floorplans, including study space and multi-purpose room options, with seven apartments across each floor from the ground to level three, and just four residences topping out the building across level five.&nbsp;

Unison Projects' Shannon Down previously said they expect to see a high level of interest from purchasers who are looking for large liveable apartments within boutique scale projects which benefit from a high level of amenity.&nbsp;

“Herston has more recently been devoid of good quality new apartments, this site is the second holding Unison has secured, and represents a unique opportunity to design and deliver a landscape rich high-quality apartment project designed by Ellivo Architects and WILDStudios," Down said.&nbsp;

Due to the site's positioning, each apartment will benefit from expansive views, with the east facing residences taking in wide, open city aspects, while the other apartments will have green views over the surrounding suburbs and toward Mount Coot-Tha.&nbsp;

The ground floor apartments will feature large, green courtyards while the apartments above will include oversized balconies, creating seamless indoor and outdoor living spaces.

Landscaping was a crucial part in the design of the site, with each balcony featuring verdant planters that allow plants to cascade down the facade of the building, creating large green sections that connect the building to the leafy suburb and its subtropical climate. Perimeter panting has been included to aid in softening the built form, while the rooftop terrace will incorporate a large area of deep planter beds with space for trees and shrubbery, creating a green oasis in the sky.&nbsp;

The rooftop terrace will also include a pool, barbecue facilities and a dining room, with the jewel in the crown oriented to capture views in every direction.&nbsp;

Future residents will be within walking distance of the King Street and James Street lifestyle centres, while also being near to public transport connections, including the Inner Northern Busway and Brisbane Metro, which is due to be completed and operational this year.&nbsp;

Unison plan to begin work on the site once they've wrapped up works at their Fleming Road development, where they'll deliver 22 four-bedroom terrace homes.&nbsp;

The group also recently lodged plans for a West End tower which will span across a 2,074 sqm amalgamated site straddling Mollison and Bank streets, just across from Sekisui Australia's award-winning West Village.&nbsp;

They've got renowned architects Rothelowman working on the Bank &amp; Mollison project, which will feature&nbsp;101 apartments with a mix of two and three-bedroom floorplans, in addition to one four-bedroom penthouse.&nbsp;

First look: Unison Projects propose boutique apartment development in Herston

Brisbane property developer Aria Property's sold out West End apartment project, Tree House, has taken out the High Density Development Award at the 2023 Urban Development Institute of Australia (UDIA) National Awards.

It's Aria's fifth national win in the past seven years.&nbsp;

Located in the leafy suburb of West End, <a href="/buildings/tree-house-111-jane-street-west-end">Tree House</a> comprises 90 apartments across 12-storeys, inspired by the innovative green buildings found throughout Singapore, with the group creating a contextual and visual response to the Brisbane City Council's advocacy for greener buildings across the city.

Situated directly opposite Davies Park, Tree House was designed to make residents feel as if they're living in a tree house, with each balcony sitting adjacent to a garden or tree canopy.&nbsp;

Sweeping curves across the built form reference natural movements of a fig tree as it climbs from base to canopy, topping out with a rooftop space. Over 70 mature trees have also been incorporated throughout the development to deliver a green façade dominated by the purple flowers of the tibouchina, which bloom sporadically throughout the year.&nbsp;

The expansive rooftop is heavily landscaped using trees, planting, lawns, water features and hardscape to create a rooftop garden with each aspect of the roof having a different feeling and function.

Aria Property take out High Density Development Award for sold-out Brisbane Tree House project

Brisbane's premier riverfront suburbs have long been sought-after for apartment dwellers.

It's more common for new projects to appear in the likes of Newstead, Albion and New Farm, than it is in Bulimba.

But the small suburb south of the Brisbane River looks set for a new development, with Chris Mundey, Founder and Managing Director of Friday Capital, submitting plans for a new development at 43 Wambool Street.

Looking to tap into the high-end downsizer market, the building will comprise just eight three-bedroom apartments across a three-level building.

Brisbane locals, Gatehouse Architects have been appointed to design the project on the large 1,012 sqm site, with the main design intent focusing on seamlessly integrating into the existing neighbourhood's character and charm.

Located at 43 Wambool Street, the development's design is centred around the concept of incorporating natural light into the living spaces, creating an open and airy atmosphere that encourages a sense of community, harmony, and tranquility. The architecture blends modern and traditional elements, using carefully selected building materials that match the surrounding context.

The building's large windows, balconies, and terraces take advantage of Brisbane's sunny climate and leafy green surroundings, providing residents with a sense of openness and connection to the outside world while maintaining privacy and security.

The development is designed to respond to Brisbane's subtropical climate and lifestyle, with all units featuring well-proportioned living areas and balconies that create indoor/outdoor living spaces, maximising access to natural light and ventilation.

Ground level units include private open spaces comprising patio areas ranging in size between 25 sqm to 46 sqm, while upper-level units feature balconies ranging in size between 19 sqm through to 48 sqm.

The additional landscaping on the rooftop space further softens the built form from the streetscape and adjoining properties, adding to the amenity of the communal area.

Residents will be just over 200 metres from the bustling Oxford Street, which is home to a mix of retail and food outlets, health care services, bars and cinemas. A number of bus routes also run along Oxford Street, while the Bulimba Ferry Terminal is less than a kilometre away.

Brisbane-based property developer Carbone Developments have just lodged plans for their next residential apartment project.&nbsp;

They're sticking to what they know in the inner northern Brisbane suburb of Windsor, where they've previously built a number of boutique apartment projects&nbsp;including the recently completed Talgai Windsor (Thondley Street), &nbsp;along with Casa Di Julia (Grantson Street) and City’s Edge (Gallway Street).

In late 2021 the Carbone Developments team, led by brother’s Don and Tony Carbone, secured a triple site at 34-42 Grantson Street, and are seeking to create 30 apartments&nbsp;across a six-level building dubbed <a href="/new-apartments/amado-windsor-38-grantson-street-windsor">Amado</a>.

The group have taken to Windsor once again mostly due to its proximity to the Brisbane CBD, as well as other key links, including the Royal Brisbane Hospital, public transport links, major infrastructure including the Inner-City Bypass, as well as Clem 7, the Airport Link and Legacy Tunnels.&nbsp;

The development will incorporate the pre-1911 home on 34 Granston into the design, with the dwellings on the other two blocks set to be demolished.

Brisbane locals Red Door Architecture have handled the designs of the building, which draws inspiration from the creeks and sweeping landscape of the suburb, as well as the vernacular houses nearby.&nbsp;

Targeting the owner-occupier, there will be 16 two-bedroom units and 14 three-bedroom apartments, including two penthouses on offer, set behind a facade made up of natural stone, rendered masonry and powder-coated aluminium hoods and screens.

Responding to the orientation of the site, a majority of the apartments will take advantage of a northernly position, with the northern sun set to be combatted by privacy screens and landscaping, which will mitigate heating and cooling issues.&nbsp;

Each of the apartments will adjoin to expansive balconies, which wrap the entire building front, not only providing movement to the facade and streetscape, but also a seamless transition from indoor to outdoor living.&nbsp;

Operable windows and doors will also be incorporated, to capture cooling breezes and facilitate cross flow ventilation throughout, with large sliding balcony doors further assisting the seamless transition between living areas. &nbsp;

Crowning the building will be a communal rooftop terrace, with the area comprising outdoor dining space, a raised deck and pool and outdoor lounges, all of which will be embellished by green planters and trees, providing a tranquil and verdant place to unwind and take in city views.

Sustainability was also a key focus in the design, with an allowance for solar panels on the northern portion of the roof.

The subtropical design facilitates natural ventilation through large opening, while shading devices and balconies protect the apartments from heat gain while still maximising natural light in the interior spaces. Energy efficient LED light fittings will also be used to reduce energy consumption, in addition to high-performance glazing.&nbsp;

The integration of active and more environmentally friendly transport options have also been accounted for in the design, with 40 dedicated bike parking spaces set to be located on the ground floor of the site, for both residents and visitors.&nbsp;

Located less than five kilometres north of Brisbane's CBD, Grantson Street is a highly serviced location, with a number of nearby employment hubs, as well as shops and services being located along both Lutwyche Road and Newmarket Road to the west.

The site is also within walking distance to high-frequency bus stops along Lutwyche Road and around 500 metres from Windsor Train Station.
