The policy direction aligns with what many developers have been saying for several years. Australia needs more housing supply, and governments are increasingly looking for ways to encourage investment into new stock rather than existing homes.

The challenge for investors is that suitable product is becoming harder to find.

For much of the last decade, one-bedroom apartments were the cornerstone of investor demand. They offered a lower entry price, strong rental appeal, and were a common feature across most apartment developments.

Today, the development pipeline looks very different.

Across both New South Wales and South East Queensland, developers are increasingly targeting owner-occupiers and downsizers, delivering larger two, three and four-bedroom apartments in response to changing buyer preferences. While one-bedroom apartments still exist, they now form a much smaller portion of many new projects.

That shift has created a shortage of investor-friendly stock, particularly in well-located projects close to transport, employment hubs and lifestyle amenity.

At the same time, rising apartment prices have pushed many new developments beyond the reach of traditional investors. On the Gold Coast and across South East Queensland, it's becoming increasingly difficult to find new apartments priced around the $1 million mark, particularly those offering strong rental fundamentals and long-term growth prospects.

Unlike many Sydney apartment developers that have traditionally relied heavily on investor demand, Hyecorp’s projects have typically attracted downsizers, upsizers, rightsizers and family owner-occupiers seeking long-term homes rather than short-term investments.

“Historically, investors have been a much smaller portion of our demand profile,” Abolakian says.

“We design for owner-occupiers. We don’t design for yield, we design for comfort, amenity, family living and long-term usability.”

That philosophy extends well beyond apartment layouts.

From landscaping and communal gardens to shared amenities and circulation spaces, Hyecorp’s developments are designed around how people actually live, something Abolakian believes has become increasingly important in Sydney’s apartment market.

“There was probably a period where having an approved project in market was enough,” he says.

“There wasn’t as much competition and if you built it, buyers would come. That’s no longer the case.”

“There’s more supply in the pipeline now, particularly with TOD precincts and low and mid-rise reforms opening up opportunities across Sydney. Buyers have more choice, so if you get the product wrong, they’ll simply go elsewhere.”

The shift has forced developers to become more sophisticated in how they approach apartment design, particularly as owner-occupier expectations continue to rise.

“Once some of the broader uncertainty settles, whether that’s the global environment or some of the local economic noise, I think the right projects will perform very strongly.”

Boutique property developer Kervale is said to have broken another Brighton record after selling a second penthouse within its ESSENCE project for $5.57 million, equating to a record $24,500 per sqm rate.&nbsp;

The announcement comes after Kervale sold a four-bedroom penthouse off-the-plan in August for $10.2 million, taking home the title of the highest sale price ever achieved for an apartment within Brighton and now, is home to one of the highest sqm rates.&nbsp;

The most recent three-bedroom penthouse was sold to an overseas buyer who is looking to relocate back to Brighton, having called the sought-after suburb home previously.&nbsp;

Kervale Development Director, Stephen Horn said the sales were evidence the luxury apartment market is still thriving.&nbsp;

The project has been a hit, with only three apartments remaining as demolition on the Grenville Street site begins.

Developed by Riva Ridge, Soul Hampton will deliver a collection of just eight two and three-bedroom apartments upon completion, which is slated for the back end of 2023.&nbsp;

High-end developer EBG has just commenced construction on it's next striking project, Martin Brighton.&nbsp;

Combining the vibrancy of its Martin Street location with the heritage of Brighton, the collection of just 11 residences, EBG say, are surprisingly unconventional and reassuringly recognisable.

What Martin apartments will bring to Bayside Brighton

Local prestige developers Jacmax have recently launched their latest project in the tightly held suburb of Brighton.&nbsp;

Positioned on a triple-a site at 28-30 Boxshall Street, the aptly named project is a low-rise, three-level dynamic form that stretches across a corner block in the heart of the bayside suburb.&nbsp;

Consisting of 15 residences, a mix of two and three-bedroom apartments are on offer in Boxshall, with floorplans spanning from 152 sqm to 399 sqm, with prices ranging from $2,495,000 through to $3,9995,000.

The $60 million project will also deliver three grand penthouses, spanning from 285 sqm to 339 sqm and benefitting from over 100 sqm of balcony space, with prices from $5,745,000.&nbsp;

Jacmax specialises in deploying distinguished teams to collaborate on projects, believing that the whole is greater than the sum of its parts. Boxshall is Jacmax’s latest demonstration of this belief, with the group engaging a trifecta of local and international talent to deliver the project.&nbsp;

Builders Coben have been appointed to construct the project, while renowned group Cera Stribley worked with internationally celebrated Dutch interior designers, Studio Piet Boon - marking the group’s first Australian project - along with acclaimed landscape designer, Myles Baldwin Design to design the residences.&nbsp;

Jacmax Managing Director Trent Skurrie said the Jacmax ethos is that the whole is more valuable than the sum of its parts.&nbsp;

Relationships are central to Cera Stribley’s architectural design approach. The Melbourne-based architectural practice believes design should be harmonious, enduring and practical, with the considered approach reflected in the architecture at Boxshall with its warm and tonal material palette. Light colours of grey, charcoal, and bronze mirror provide a rich, yet modern materialism that will stand the test of time.

Interiors at Boxshall are timelessly designed with high ceilings and expansive windows, featuring a vaulted north frontage allowing abundant natural light into the residences. The building presents single level house-sized residences that are designed to allow art and furniture to play their part in each home, together with entertaining and modern living needs.

“We aim to transform the conventional concept of apartment living through our collaborations with creative teams. Studio Piet Boon, along with Cera Stribley have worked together to see things in a new light and offer a true point of difference in the design approach,” Skurrie added

Located within the prestigious Middle Crescent precinct, residents will enjoy a short stroll to the local Church Street shopping Village, while the rest of Brighton is easily accessible by foot, or by tram, with the CBD sitting just 13-kilometres from the sought-after pocket.&nbsp;

When you step foot in Hampton it’s hard to believe you’re still in metropolitan Melbourne. Long a retreat for wealthy city dwellers looking to bathe or picnic by the sea, the unassuming suburb has pivoted from holiday destination to a prized urban postcode. And despite being located just 14-kilometres from the CBD, Hampton feels like it’s a world away from the confines of the concrete jungle.&nbsp;
