New Brisbane developer Dalcott has unveiled Marrone, the first of three residential projects it is planning in and around Browning Street in South Brisbane.

Marrone will be the first project delivered as part of Dalcott's broader investment in the precinct.

It will be followed by La Terra, a boutique project comprising penthouse-style, single-level apartments on a northeast corner site with extensive resident amenity and city views.

Cottee said Marrone represented the first stage of the group's longer-term plans for the area.

Dalcott was established in 2025 by Lachlan Cottee and Ben Dalgliesh, combining development and construction capability under an integrated model and focusing on architecturally considered residential projects.

Parnell Developments is the latest to seek significant uplift through the NSW Government's Housing Delivery Authority on a Strathfield site previously approved for a much smaller apartment development.

Parnell has sought approval for a 32-storey mixed use tower across&nbsp;<a href="https://www.apartments.com.au/new-apartments/7-lyons-street-strathfield-nsw-2135">3-7 Lyons Street and 18 Parnell Street</a>, a&nbsp;1,857 sqm site around 400 metres from Strathfield Station. The building would yield 160 apartments, 15 per cent of which will be dedicated affordable as per the government mandate for buildings seeking additional uplift.

Approved previously was a nine-storey building back in 2022 with just over 30 apartments. That approval came prior to the project being&nbsp;progressively reconsidered as planning policy shifted toward greater density around transport hubs.

Turner has designed the latest building that would replace&nbsp;existing detached homes across the four lots.

The apartment mix comprises 22 one-bedroom apartments, 107 two-bedroom and two-bedroom-plus configurations, and 31 apartments with three or more bedrooms. The scheme also includes 203 car spaces across six basement levels and 58 bicycle spaces.

The proposal has been designed around a three-storey podium addressing Lyons Street, with the tower rising above and stepping toward its upper levels.

Turner said the podium was deliberately scaled to respond to the existing street, while the taller element has been designed as part of the emerging skyline anticipated around Strathfield Town Centre and the wider Homebush transport-oriented development precinct.

The Lyons Street frontage would have a more active, pedestrian-focused character, incorporating the commercial tenancy, landscaping and a brick-framed podium with an awning.

Parnell Street, which faces the railway corridor, has been given a different architectural treatment, with double-height breeze blocks, landscaping and communal areas used to soften the interface with the rail infrastructure.

The tower itself uses curved and recessed facade elements, with wave-like indentations across the northern elevation breaking the building into three vertical forms.

A palette of grey concrete, brick and breeze blocks is complemented by clay and terracotta accents, while the upper tower adopts a lighter expression through articulated slab edges, vertical fins and recessed glazing.

Residents would have access to 467 sqm of communal open space spread across three levels. The ground floor would accommodate the more active resident areas, including barbecue and group gathering spaces and an internal communal room capable of being used for working from home.

A more passive viewing deck is proposed at level three, overlooking the ground-level landscaping and neighbouring tennis courts, while a rooftop "sunset deck" at level 30 would provide another social and relaxation space.

Strathfield has been earmarked for substantial change through the Strathfield Town Centre planning work and the nearby Homebush TOD precinct.

Turner's report says the project has been designed to act as a transition between the existing low and mid-rise development surrounding the site and the taller built form expected to emerge across the town centre.

The proposal is being assessed as State Significant Development under the HDA pathway, alongside the concurrent request to amend the Burwood Local Environmental Plan.

The Easter break's special Victorian auction treat - a bathing box on the Rosebud foreshore - went wanting, when it failed to sell with just the one bidder at its onsite weekend auction.
"You could start with a bid of $1 million if you like, but I won't move it to Sorrento," the Mornington Peninsula auctioneer Stephen Wilson told the crowd.
There was a $200,000 opening bid.
"It's the best boatshed and position in Rosebud," Wilson said.
Then the auctioneer placed a $225,000 vendor bid.
"You can go fishing ..you can go swimming, but here you don't need to even get sand in your feet," he said.
Just the one higher offer took the top bid to $230,000 when <a id="LPlnk30240" href="https://www.realestate.com.au/property-house-vic-rosebud-129412790" target="_blank">boatshed 82A</a> was put to auction on Saturday afternoon.
Post-auction the top bidder was told there was a $280,000 reserve price.

There were two offerings at 1770, the small town promoted as the gateway to the Southern Great Barrier Reef, near Gladstone where explorer Captain James Cook briefly landed in May 1770.
A detached architect-designed duplex at <a id="LPlnk616864" href="https://www.realestate.com.au/property-house-qld-seventeen+seventy-130810014" target="_blank">4a/4b Orton Court </a>failed to sell.
With ocean views over Bustard Bay, the duplex offering was the winner of 2014 Queensland Master Builders Association award after being constructed in 2014 by Gibson Homes.
"No expense was spared in construction using corrosion resistant materials to ensure low maintenance," its PRDnationwide marketing advised.
"The properties were passed in," PRD agent James White said. They have been $3000 a week peak season asking rentals.
Orton Court is named after Captain Cook's clerk Richard Orton whose earlobes were slashed during the drunken night when Cook's crew anchored in Bustard Bay. 
A 1770 entry level home set amid tropical gardens also did not sell at <a id="LPlnk45130" href="https://www.realestateview.com.au/real-estate/628-captain-cook-drive-seventeen-seventy-qld/property-details-buy-residential-11083832/" target="_blank">628 Captain Cook Drive</a> though PRD. 
The classic holiday home comprised two bedrooms, open plan kitchen and living room with a large sunroom and balcony area, to capture the views. 
It last sold at $210,000 in 1991.
Victoria's success rate was put at 58 percent with just 26 results.
Rosebud was among the busiest auction locations.
A three bedroom one bathroom house, listed through Paul Cunnington and Tullie Roberts of Barry Plant, was sold at an undisclosed price.
Situated at <a id="LPlnk852269" href="https://www.barryplant.com.au/property/599338/79-first-avenue-rosebud/" target="_blank">79 First Avenue</a>, the home had come with a price guide of $520,000 to $570,000.
Set on 385 sqm, the renovated home last sold in 2008 for $290,000.
Another Rosebud property, marketed as a "grand weatherboard ready for a makeover" was pulled from auction.
The four bedroom one bathroom house set on 760 sqm, had a price guide of $520,000 to $550,000 through Barry Plant.
Situated at <a id="LPlnk782957" href="https://www.barryplant.com.au/property/599619/14-hayes-avenue-rosebud/" target="_blank">14 Hayes Avenue</a>, the listing noted the property had the potential to be subdivided or become a two unit site.
The median price for a home in Rosebud is $605,000, according to CoreLogic, with the median days on market before a sale at 32 days.

Portsea boatshed sells for just shy of $1 million

Melbourne secured the nation's strongest weekend auction success rate which included a record $337,000 auction price for a Brighton beach bathing box.
<a href="https://www.realestate.com.au/property-house-vic-brighton-128010046" target="_blank">Bathing box 76B</a> was a “surprise” purchase for his family by a grandfather of 10.
The red and white striped bathing box sold along with the neighbouring box, another recently built by the Bayside council, No. 76C, which sold for $320,000.

“(This is for) my children and 10 grandchildren. We’ll spend weekends here.
“There’s no better place than this," he told the Herald Sun.
Both offerings, about 6mx4m in size, had reserves of $290,000. 
Auctioneer Nick Johnstone said both required to pay GST on top of the purchase prices.
The previous highest reported price for Dendy Street beach was $326,000, achieved by box 85, which Johnstone sold just before Christmas in 2016.
Box 60 sold for an undisclosed figure above $330,000 in 2017. 
The council has built and auctioned one or two boxes a year since 2013 as part of a project to fill in gaps between the existing ones and raise money to better the beach.
Only Bayside residents and ratepayers can purchase the Brighton sand shacks.
Melbourne's top notified sale was at Mount Eliza at $3.59 million.
The <a href="https://www.realestate.com.au/property-house-vic-mount+eliza-127979866" target="_blank">four bedroom 1928 bungalow,</a> set on 1250sqm, above the Moondah Beach bathing boxes , had been held for three generations.
Its stately lounge room came with intact period details that include decorative timber panelling and rarely encountered ceiling molds depicting native wildlife.
The home at 6 Kunyung Road was listed with $2.5 million to $2.75 million price guidance through Vicki Sayers at RT Edgar.
Its price guidance was based on three 2018 sales on the clifftop location.

The listing came soon after No. 60 (above and below) fetched $340,000 late last year.

Record hopes sunk as Brighton bathing box sale kicks off 2018 Melbourne auctions

Bathing boxes have a rich history in Melbourne. 
Built in the 1890s to preserve bathers modesty, they have become increasingly valuable due to their scarcity, with fewer than 2,000 boxes in Victoria.
They are a tightly held asset with many bathing boxes retained by families and handed down over generations.
And with no additional bathing boxes likely to be ever built on the Mornington Peninsula, this ensures exclusivity.
Bathing box - sometimes known as boat sheds or beach boxes - values rarely go backwards. In the 1970's, the price of a Melbourne bathing box might have set you back $1,000. In the 90's they averaged $30,000. Currently they average $150,000 with the highest sale price in Portsea recently selling for over $600,000.
The record stands at $615,000 when a 20 sqm timber shed on Shelley Beach at Portsea sold at auction in 2015.
Sotheby's Peninsula's Rob Curtain is marketing another box on Shelley Beach with $600,000 price aspirations (below). Despite the price, it is being marketed by Curtain as the most affordable foreshore investment on the golden sands of Shelley Beach. It is 100 metres from the bottom steps of the car park at Hemston Ave. It is "ideal for families and friends to enjoy summer days and sunset dinners on the sand," though there is no power or water connected.

2017 has certainly been another strong year for the beach box.
Records have fallen at Brighton, where earlier this month Box 60 sold for over $330,000, having expected to fetch between $270,000 and $297,000.
The yellow and blue striped box topped the record set late last year when a newly built box sold for $326,000.
There's a box at 76E which is hoping to take the record price. It has a <a href="https://www.realestate.com.au/property-house-vic-brighton-126970182" target="_blank">price tag of $340,000.</a>
There are more than just the boxes at the popular Dendy Beach in Brighton however.
Property Observer has listed 10 - five sales of bathing boxes across this year and five for sale.

1. <a href="https://www.realestate.com.au/sold/property-residential+land-vic-mornington-201305317" target="_blank">34 Shire Hall Beach</a>, Mornington - Sold price undisclosed
One of the most attractive bathing boxes (to an Aussie eye), sold at the beginning of the year (top and below)
The Shire Hall Beach box at Mornington, ablaze with the Australian stars and stripes, had been professionally painted.
Complete with skylight, the newly built box sits at the end of a row of just five boxes. It had been for sale at $85,000 plus for several years.

It is positioned just steps from the car park that leads to Shire Hall Beach and walking distance to Mornington’s Main Street.
Fish and chips and shops are just a stroll away to take back to the beach box and enjoy the view.
It was next to the coral reef themed box which was auctioned off with the bidding hitting $150,000 last January.

Its the second time the box has been listed in less than two years. It has $300,000 hopes for its weekend auction having last traded for $285,000 in January last year.
It was built by Bayside City Council in 2015.

Brighton bathing box edges record price

To own one of the Brighton Beach bathing boxes, you have to own a home in the Melbourne bayside suburb.
The 82 bathing boxes that line the beach surged in price last year, with a newly-built hut selling for $326,000 record.
The <a href="https://www.realestate.com.au/property-house-vic-brighton-126914706" target="_blank">latest box 60 listing</a> (above and below) is expected to fetch between $270,000 and $297,000 at its December 3 auction with Marshall White agent Barb Gregory.

On top of purchasing and maintenance costs, owners have to pay about $1650 each year in licensing fees and council rates.
The first box that traded at auction was in 1999 at $58,000.
Brighton houses have sold up to $22 million.
Listing agent Barb Gregory, once a proud owner of a $3200 beach box, regrets when she and her friends sold it a few years later.
