Property developer One Living, backed by former Macquarie banker turned investment manager Chris Green’s investment firm, has unveiled plans to bring more institutional capital into housing to help address the national supply crisis.

The New York-based investor has focused his firm, GreenPoint Partners, on addressing the supply shortage hitting middle market housing in Australia.

It is backing the new One Living business to develop more than 1000 units along the eastern seaboard. The new firm is starting with a development on Mona Vale Road, on the border of Mona Vale and Pymble, in Sydney’s Northern Beaches, with around 140 apartments planned. They are eyeing off more sites across the city.

With cost pressures rising in the industry, One Living’s model is to be a vertically integrated developer-builder, so it can respond directly to the housing gap by removing the cost inefficiencies embedded in traditional residential delivery.

“We are building a platform designed to operate at scale and starting in a market where there’s a clear need for quality, attainable housing,” One Living joint managing director Joseph Scuderi said.

“It’s that missing middle – it’s that attainable end of housing… that’s what most Australians invest into and what Australians can actually afford.”

GreenPoint Partners brings years of experience assembling and scaling real estate operating businesses across major markets. And Green sees a big opportunity in Australia.

“For its size, sophistication and importance to the community, Australia’s living sector has remained largely under-institutionalised, which represents significant opportunity,” Green said. “GreenPoint identified that gap, assembled the right team, and is backing One Living to build a platform that is aligned to market needs.”

Green said being a builder-developer would give the company the capacity and flexibility it required to deliver reasonably-priced homes.

“We want it to be at that attainable level; not super high end luxury but at that attainable level,” he said.

One Living will undertake a component of affordable housing in its schemes, which it will own and operate, and it could also run build-to-rent on some sites.

Green praised local policy settings.

“The NSW government is being very supportive, strategic and pragmatic in terms of how do we generate more supply of housing,” he said. “We think it’s actually positive for development and the bit that’s been lacking at that attainable level is that it’s lots of relatively small private developers, whereas we want to create an institutional platform.”

One Living is also&nbsp;looking at high-density projects and could take on more institutional funding in the future.

“The way we will be able to achieve economies of scale is through size,” Green added.

National Australia Bank (NAB) will fund <a href="https://www.apartments.com.au/new-apartments/palmera-residences-gold-coast-18-garfield-terrace-surfers-paradise-qld-4217">Palmera</a>, a $1 billion, 52-level luxury residential tower being developed by Central Equity in one of the Gold Coast’s most tightly held coastal locations at Northcliffe.

The project, launched recently by <a href="https://www.apartments.com.au/developers/central-equity">Central Equity</a>, one of Victoria’s largest private residential developers, comes at a time when construction funding for large residential developments has become increasingly competitive as lenders tighten exposure to the sector.

Multiplex has been appointed the builder, and construction is now underway.

Since its first project, Central Equity has delivered more than 85 residential developments with a combined end value exceeding $8 billion.

Palmera reflects Central Equity’s growing focus on the Gold Coast luxury apartment market and continues a relationship between Central Equity and NAB that dates back to the late 1980s, when the bank funded one of Melbourne’s earliest inner-city residential towers at a time when high-rise apartment living in the CBD was largely unproven.

NAB funds $1 billion Surfers Paradise apartment development, Palmera

Two years after completing one of the newest developments in North Sydney, developer <a href="https://www.apartments.com.au/developers/aqualand-australia">Aqualand</a> is turning its attention to the rapidly evolving St Leonards apartment market.

The developer, which completed AURA by Aqualand on North Sydney's Walker Street, has lodged plans for a 5,918 sqm site at <a href="https://www.apartments.com.au/new-apartments/33-37-herbert-street-st-leonards-nsw-2065">33-37 Herbert Street, St Leonards,</a> seeking approval for a pair of residential towers rising above a shared podium opposite Royal North Shore Hospital.

The proposal forms part of the broader transformation underway across the St Leonards-Crows Nest precinct, where former industrial and commercial sites are increasingly being redeveloped into high-density mixed-use projects tied to major transport infrastructure.

According to the planning documents, the site sits “within the St Leonards–Crows Nest Strategic Centre, identified by the NSW Government as a key area for accommodating future jobs and housing across Sydney.”

The proposal has been designed by fjcstudio, formerly FJMT Studio, and is being progressed through the State Significant Development pathway due to its scale and affordable housing provision.

The scheme would comprise 413 apartments, including 46 affordable housing units, alongside retail and commercial uses fronting Herbert Street. The project would also include communal open space, landscaping, a swimming pool, gymnasium, children’s play areas and podium-level resident amenities.

Planning documents show the development would consist of a part-13, part-39 storey tower form positioned above a four-storey podium.

“The development comprises a unified podium that activates the street interface, and two setback towers to accommodate new housing supply while maintaining an appropriate human scale at ground level,” fjcstudio noted in its Design Report.

The northern and southern towers have been shaped to respond to the surrounding skyline while also limiting overshadowing impacts to nearby public open space, particularly Talus Reserve.

The design report said the differing tower heights were intended to “contribute to a varied skyline while responding to the surrounding built form context and solar access considerations.”

The site sits directly opposite Royal North Shore Hospital and within walking distance of both St Leonards Station and the new Crows Nest Metro station.

While the site itself sits just outside the formal Crows Nest Transport Oriented Development boundary, the planning documents repeatedly reference its alignment with the broader TOD objectives reshaping the Lower North Shore.

“The site is located adjacent to St Leonards Station and in close proximity to Crows Nest Metro which is within the Crows Nest Transit Orientated Development Accelerated Precinct which has been identified by the NSW Government to support housing delivery,” the Design Verification Statement noted.

According to fjcstudio, the project has been designed to respond to the broader transition occurring across St Leonards, where increasing residential density is being concentrated around transport infrastructure and employment hubs.

“The broader precinct is undergoing significant change, with a mix of existing mid-rise buildings and newer high-density developments,” the report stated.

“Recent and approved projects indicate a consistent shift toward taller built form, typically organised as tower-and-podium typologies with more active ground levels.”

The proposal includes close to 6,000 sqm of retail and commercial space across the ground floor and podium levels, designed to create a more activated street edge along Herbert Street.

Aqualand’s plans would also introduce a landscaped podium shared between the two towers, with communal open space in the form of a podium rooftop designed to support resident interaction and improve urban greening outcomes. The scheme would also introduce pocket parks at the northern and southern ends of the site, including a landscaped area at the corner of Herbert and Ella streets designed to improve pedestrian amenity and soften the streetscape.

The proposal is being progressed through the NSW Government’s Housing Delivery Authority pathway, which was introduced to accelerate housing supply across the state. The application was declared State Significant Development in April 2025 following an expression of interest process.

St Leonards has been particularly active with new developments in recent weeks. Developer SP Setia’s <a href="https://www.apartments.com.au/news/nsw/first-look-sp-setia-targets-st-leonards-skyline-with-40-storey-tod-tower">plans for a new 42-storey tower</a> recently went on exhibition through the same pathway, while <a href="https://www.apartments.com.au/news/nsw/first-look-stockland-plans-52-storey-538-apartment-st-leonards-tower">Stockland’s 52-storey tower proposal</a> was also recently unveiled.

Aside from the St Leonards project, which is expected to take around nine months to move through the approvals process ahead of a potential 2027 launch, Aqualand is also preparing to launch Boronia, a new apartment project in Roseville comprising around 111 apartments on Larkin Street.

The developer also has approvals in place for the next stage of the Barangaroo precinct, which will feature new residential, retail, hospitality and community uses, alongside a new metro entry across the five-hectare site.

More than 50 new retail destinations are planned for Central Barangaroo, alongside a 270-metre-long boulevard connecting Hickson Park to Nawi Cove. Together with Harbour Park, more than 50 per cent of the precinct will comprise public open space and parkland.

Property Observer gathers $875,000 was secured, slightly less than its $882,000 sale in 2010.
The top auction bid was $855,000 from one of the two bidders at the crowded 10.30am auction in the 65 square metre one bedroom apartment. The onsite bidding opened at $825,000 with a vendor bid subsequently placed by the McGrath auctioneer Scott Kennedy-Green at $850,000. Property Observer counted around 25 at the auction. There appeared to be three interested buying parties.

The weekend Sydney auction clearance rate weakened slightly from the late May fillip to 75.6% on higher than normal winter volumes, according to Australian Property Monitors, with sales between $180,000 in Blacktown and $5.25 million in Mosman. 
McGrath Estate Agents had, in the lead up to the Bingle auction, revised its price expectations to more than $850,000 for the Darling Point apartment.
The agency initially was quoting more than $825,000 for the stylish one-bedroom, with one car space that was listed<a href="https://www.mcgrath.com.au/buy/apartment-darling-point-nsw-2027/225301/?searchID=39312079" target="_blank"> through Richard Bonouvrie</a>. 
The marketing campaign was not assisted when <a href="/news/fairfaxs-domain-tips-lara-bingle-will-secure-1-million-plus">Fairfax Domain</a> speculated, seemingly of its own volition, that it could fetch $1 million plus.
The model bought it from interior designer Blainey North for $882,000 in 2010, soon after Bingle's break-up with Test cricket captain Michael Clarke.
Blainey North moved into a $2.2 million Potts Point apartment.
The Bingle apartment is the Goomerah Court company title art deco apartment apartment with city and harbour views from most of its 65 square metre space.

It came with American oak parquetry floors, DeGourney silk wall panelling, Kreon lighting and Vola tap ware. Its quarterly levy was $2000.
There had been two other McGrath sales in the cul de sac block when $925,000 was secured for <a href="https://www.propertyobserver.com.au/https://www.mcgrath.com.au/buy/apartment-darling-point-nsw-2027/76865" target="_blank">a two bedroom unrenovated listing</a> and then a <a href="https://www.mcgrath.com.au/buy/apartment-darling-point-nsw-2027/193910/?searchID=38820498" target="_blank">renovated two bedroom sale last October</a> at around $800,000 which explained the initial pricing estimate.
It was Bingle’s brother, and former reality show co-star, Josh Bingle who endeavoured to represent his sister at the auction. The listing had $850,000 plus price guidance on the McGrath website immediately after the onsite auction, and the McGrath weekend sales advisory did not give any update at close of business Saturday afternoon. However it was sold Saturday evening with the price undisclosed.
Of course the building is best known for its long association with Jean Wright, regarded as the doyenne of magazine stylists.
She was responsible for many of the upmarket glossy pages in local and international magazines and books with her trademark look, contemporary classicism, all the time operating out of a small, modern, all-white apartment there in Darling Point after her move from Melbourne. 
The Melbourne weekend auction clearance rate, according to APM, was 73.8%, with prices between $262,000 at Seaford and $4.65 million at Hawthorn East.

Buyer secures slight discount on fashionista model Lara Bingle's Darling Point apartment

Research by RP Data comparing the level of property ownership between owner occupiers and investors at a suburb level in Melbourne reveals some clear and interesting trends.
The results show that ownership for investment purposes in the Melbourne detached housing market is strongest in the growth suburbs. In many of the cities growing outer suburbs investor ownership accounts for more than three in every 10 properties.
When ranked by level of ownership by investors, the top three suburbs are <a href="/news">Point Cook</a> which has 41.9% of all houses owned by investors, followed by <a href="/news">Tarneit</a> with 40.9% and <a href="/news">Truganina</a> at 39.8%.
In each case, median rents are below the Melbourne average of $444 per week and yields are in excess of the metropolitan average of 3.3%.
In Point Cook the median advertised rent is $380 per week and the indicative gross yield is 4.3%. In Tarneit the weekly rent is $315, the yield is 4.4% and in Truganina the rent is $320 per week and the yield is 4.7%. Clearly investors in these areas are motivated by the yield.
Only time will tell how these suburbs will fare from a capital gains perspective as they are still experiencing a high rate supply with many new properties being built and sold. Coupled with this is the short length of ownership making it difficult to draw strong conclusions on capital gains into the future.
At the other end of the spectrum are the areas with the lowest proportion of investor ownership and highest level of owner occupiers. RP Data’s research shows that less than one in 20 houses in the suburbs of <a href="/news">Narre Warren North</a>, <a href="/news">Wonga Park</a>, <a href="/news">Launching Place</a>, <a href="/news">Park Orchards</a> and <a href="/news">Montrose</a> are owned by investors. Like many other suburbs with a very low level of investor activity, these places tend to be in the outer eastern or north eastern suburbs.
In the unit segment of the market, the suburbs with the highest levels of investor ownership are often those with significant and large developments with suburbs such as <a href="/news">Travancore</a>, <a href="/news">Kingsville</a>, <a href="/news">Carlton</a>, <a href="/news">Elwood</a>, <a href="/news">Notting Hill</a>, <a href="/news">Hawthorn</a> and <a href="/news">Melbourne</a> topping the list. Each of these areas has more than seven in 10 units owned by an investor.
If you are looking at this data with a view to investing in residential property it is important to appreciate that just because investor concentration is high in these areas it does not mean these are the areas likely to deliver the best return on an investment. When making investment decisions, great care and attention to detail such as using the correct research is imperative.
There are 922 auctions scheduled this week in Melbourne compared to 868 for the same time last year.
Auction volumes remain high despite the season.
Based on settled sales in the first quarter of this year, the suburbs with the highest number of house sales were mainly in the growth areas, suburbs with a high supply of new homes, such as <a href="/news">Pakenham</a> with 185 sales, <a href="/news">Berwick</a> with 139 sales and <a href="/news">Frankston</a> with 134 sales. Whilst not a growth suburb, <a href="/news">Glen Waverley</a> was fourth at 117; largely the result of it being a large suburb.
We also saw a contraction in the average time on market for houses sold at private sale from 39 to 35 days. This was coupled with a rise in vendor discounting to – 5.6% from -5.5% over the previous week.

Investor activity high in growth suburbs: RP Data's Melbourne weekend auction preview

In Brisbane a preliminary clearance rate of 42.9% was recorded compared to 42.5% last week. Adelaide recorded a clearance rate of 63% compared to 55.3% last week. In Canberra a clearance rate of 50% was recorded and in Perth there was a clearance rate of 33.3%. In Tasmania four homes sold from 17 auctions.

Sydney's cheapest long weekend sale was $348,000 at Auburn.
It sold pre-auction, as did many of the weekend offerings.
As soon as it was sold by First National Auburn Waters &amp; Carpenter, the investor buyer put <a href="https://www.firstnational.com.au/buy-residential-real-estate/apartment-unit-3-88-station-road-auburn-nsw-11421100562" target="_blank">the three bedroom 88 Station Road apartment</a> for lease pending its settlement.
Seeking $400 a week, the sale thereby reflects a 5.9% rental yield. It last sold at $230,000 in 2005.
Sydney agents secured 73.7% success rate from the initial 300 results. There are another 93 results yet to be tabulated by Australian Property Monitors.
<a href="/news/leichhardt-forges-another-residential-record-for-former-fire-station">Leichhardt has a new suburb record</a> with the current record-holder home selling on the long weekend for $3.05 million.
Set on 658 square metres, the four-bedroom, four-bathroom home <a href="https://www.realestate.com.au/property-house-nsw-leichhardt-116876611" target="_blank">sold through Ray White Inner West's David Eastway</a>. With that much land it is about three times bigger than the typical Leichhardt block.
It was sold by the banker Ashley Salter and his wife, Paspaley Pearls creative director, Christine Salter.

Auburn three bedroom apartment sells to investor in weekend's cheapest auction offering

Victorian Consumer Affairs Minister Heidi Victoria has rejected weekend media reports that ­collusive bidding was a problem at weekend auctions.
“Consumer Affairs Victoria is not aware that this practice is currently prevalent ,” she told the Australian Financial Review.
The paper<a href="https://www.afr.com/p/national/buyers_dirty_auction_tricks_exposed_fUcTgsHwP88nAb6vLujfdM" target="_blank"> </a>reported two or more ­bidders representing one buyer at an auction, creating the impression there are multiple buyers, was a common occurrence at Melbourne auctions.
The AFR noted it was more of an issue in Victoria than NSW, where bidders are required to register before auction.
NSW Fair Trading Minister ­Matthew Mason-Cox said collusive bidding was already outlawed, but would consider if new forms of the practice required a legislative update.
The AFR suggested the unscrupulous buyers were working with the help or encouragement of buyer’s agents.
By creating the impression that there are multiple buyers bidding for the same property, one buyer’s agent claimed the tactic worked by reputedly saving their client $300,000 plus at auction to the annoyance of the vendor if they knew. 
“It’s illegal, but very hard to police,” said Rich Harvey, from the Sydney buyer’s agency, propertybuyer.com.au, who slammed the practice in the article.
The ploy also created an impression in the vendor’s mind that there was good activity below the reserve, and so encouraging the vendor to put the property on the market, rather than pass it in.
NSW regulations state that a person must not induce another person to abstain from bidding or do anything in any way which may prevent free and open competition.
Paul Osborne from Melbourne buyer’s agency, The Secret Agent, said he had seen three people representing the same buyer bidding at auction.
"Buyers use all kinds of theatrics that are not transparent,” he said.

Leichhardt forges another residential record for former fire station

The key differences between the past two property cycles and the current one has become much clearer following Monday’s release of the <a href="https://image.e.rpdata.com/lib/fe591570776d03757d17/m/7/2014-06-02--rpdata-rismark-home-value-index.pdf" target="_blank" title="Read media release">RP Data-Rismark Home Value Indices results for May</a>.
The May results showed that the value of a house dropped by 3.6% in May resulting in a rise of only 1.6% over 2014. Unit values also fell by 2.6% over the year following; a drop of 3.4% in the month.
After a new nominal peak in Melbourne house values was reached in March, there has been two consecutive months in which values have fallen ensuring buyers in winter and early spring won’t face rapid price rises. In fact, they are likely to see houses valued lower than they were in real terms in 2010. This result should also eliminate any concerns that the local market was locked into a cycle of unstainable growth in prices.
This upswing phase in house values started in May two years ago and is clearly more moderate than the 2007 and 2010 cycles due to better alignment between supply and population growth along with the fact that consumers remain cautious. Over the past two years, house values in Melbourne have risen by 13.1%  and are now only 0.7% higher than the October 2010 peak.
There are 303 auctions scheduled this week in Melbourne compared to 197 for the same time last year. Volumes are temporarily low due to the long weekend.
So far this year there have been 16,357 auctions and a clearance rate of 67.5% compared to 68.6% from 12,341 auctions this time last year.
The high volume of residential listings this year is having a positive impact for buyers. Home values have fallen for the second month in a row and auction clearance rates have remained in the 60’s.
The RP Data-Rismark May Home Value Index released this week showed that the value of a house dropped by 3.6% in the month resulting in a rise of only 1.6% over 2014. Unit values fell by 2.6% over the year following a drop of 3.4% in the month. It’s unlikely that buyers over winter and into spring will see their purchasing power diminished.
We also saw a small fall in the average time on market for houses sold at private sale from 41 to 39 days. This was coupled with a rise in vendor discounting to – 5.5% from -5.4% over the previous week.

10 leased childcare centres for sale later this month

There was something oddly sweet when a humble weatherboard home behind a white picket fence on a 594 square metre block at 17 Banksia Street, Bentleigh East in Melbourne followed me on Twitter recently.
Talk about old world meets new via <a href="https://twitter.com/17BanksiaStreet" target="_blank">social media</a> in the digital realm.
It's just a tiny tactic to possibly gain a little more attention for the auction from me and my somewhat paltry 1,480 Twitter followers before it goes to 21 June hockingstuart auction in conjunction with Vendor Marketing <a href="https://www.realestateview.com.au/Real-Estate/17-banksia-street-bentleigh-east/Property-Details-buy-residential-7169801" target="_blank">with $620,000 plus hopes</a> (pictured below). 
Listing and inspection times has been its only tweets so far, so nothing too personal yet. 
There's just the 11 following the house which is currently following 52 other twitter accounts, including <a href="https://twitter.com/BryceHoldaway" target="_blank">Bryce</a>, <a href="https://twitter.com/larryschles" target="_blank">Larry</a> and <a href="https://twitter.com/psprekos" target="_blank">Petra</a>.

Of course the free Twitter placement is still only popular with a certain market audience, and certainly not embraced by all. I was a late adapter starting only three years ago this October. 
The most garrulous house I've come across was 8 Yarra Bank Court in Abbotsford which signed up to a Twitter account in an 2012 attempt to harness social media to sell the property.
Every day or so the house tweeted another comment about how things are going in the area and what a joy it is to live there. 
After joining Twitter the account had 272 followers after 21 days, and sold for $1.93 million.

The Twitter campaigns are part of an emerging social media trend in Australia, started back in early 2012 by Northcote resident Kurt Opray. 
He reckons his Northcote house sold for $135,000 above his reserve price after signing the house up to Twitter and YouTube and starting a blog. As a pioneer, it had generated huge publicity on old media, via print and television coverage. Kurt even went onto <a href="https://www.hottestproperty.com.au" target="_blank">establishing a company</a> that packaged and promoted the medium, though hasn't really been mentioned much over the past two years judging by a google search. 
Meanwhile I recently noticed real estate experienced its strongest result on record for Australian online advertising in the March quarter as the property industry ramped up its digital spending.

The latest <a href="https://www.iabaustralia.com.au/research-and-resources/research-resources/item/1689-iab-australia-quarter-ended-march-2014" target="_blank">IAB/PWC Online Advertising Expenditure </a>report showed real estate had increased its category share of general display online advertising by 1.9% in the March quarter, to hit 10.4% sitting in third place.
The report said this result represents the highest retail category share for real estate since the data collection began in 2008.
Motor vehicles (20.7%) and finance (10.7%) topped real estate in the online ad spend.
Around 30% of the overall advertising pie is spent on digital, with the overall online advertising market growing 17.1% year on year to $1.067 billion. Digital's 30% is ahead of both free to air television and newspapers.
However, overall online advertising dollars fell in the March quarter by 1.9% compared to the previous December quarter.
"The March quarter is always slightly softer than the strong December quarter, however, it was pleasing to see strong year on year results," explains IAB director of research, GaiLeRoy.
Search and directories accounts for the biggest portion of online advertising at 54%, with general display with 28%, and classifieds at 17%.
Mobile advertising made up 15% of total online advertising expenditure, compared to 14% in the December quarter.
Video advertising had year-on-year growth of 55 percent, and represented 14 percent of digital display dollars for the quarter. Classifieds grew by 4.4 percent since March, 2013.

Tweeting over the humble white picket fence @17BanksiaStreet highlights ever expanding digital era

The BRW rich-lister Mark Rowsthorn has sold the former Golden Crust bakery in Armadale, in Melbourne’s inner south-east, for $11.5 million.
The bakery, built in 1915, was converted into a luxury five-bedroom residence by architects Jackson Clements Burrows in 2010 (pictured above).
Title Tattle gathers it has been bought by the Toorak couple, Sara and Clark Kirby. He is the chief operating officer of Village Roadshow. Their $2,695,000 plus redundant Toorak offering remains for sale after failing to sell at last month's Marshall White auction.
It was last sold in 2006 at $4.5 million to Rowsthorn and Allison Gibson through Kay &amp; Burton by the antique dealers Edward and Peta Clark who had 69 Sutherland Road as their home and gallery. The Clarks <a href="/news/vic/industrial-era-windsor-factory-abode-listed-with-3-5-million-plus-hopes">moved to Windsor</a>, selling to their interior designer daughter, Tamsin Clark and her husband Patrick Johnson for $3.1 million in early 2013.
Built in 1915, the former Golden Crust Bakery was largely untouched when the Clarks bought the 915 square metre holding in the mid-1980s.
It still bears the original bakery signage on its brick exterior, the Australian Financial Review wrote.
The other bakery sale was at the weekend when 1A College Place, Albert Park (pictured below) sold at $3,705,000 through Greg Hocking Holdsworth to Julian Cress, co-creator of the Channel Nine series, The Block. 
The vendors had bought The Block contestants Kyal and Kara's apartment in last season's finale.
With separate living and dining spaces, <a href="/expert-insights/buying/albert-park-former-1896-bakery-listed-in-the-block-aftermath">the five bedroom property had been tipped to fetch more than $2.9 million at its auction</a>.

There is an upstairs retreat at the 300 square metre holding with ivy-covered red brick house that was the Albert Park bakery between the 1890s and 1920s. The property originally fronting Kerford Road. 
<a href="https://www.realestate.com.au/property-house-vic-albert+park-116896327" target="_blank" style="line-height: 1.3em;">Warwick Gardiner, of Greg Hocking Holdsworth, had the listing</a> which traded at $860,000 in 1998.
Julian Cress and Sarah Armstrong have been renting in Albert Park.
Super Saturday had 1,159 properties scheduled to go under the hammer, the third highest weekend for auctions this year.
Australian Property Monitors reported Melbourne has conducted more auctions over the first five months of this year than over the same period in any previous year. 
There was a preliminary weekend clearance rate of 74.4%.
