Local developer Harridan is seeking to turn its Woolloongabba apartment project into the first stage of a broader transformation of Burke Street, using a new 16-storey mixed-use building to establish a greener pedestrian connection toward the rapidly evolving Boggo Road transport and knowledge precinct.

The South East Queensland developer has filed plans for 154 apartments on the <a href="https://www.apartments.com.au/new-apartments/4-burke-street-woolloongabba-qld-4102">southern side of Burke Street</a>, where its proposal has been designed alongside a wider vision by LatStudios for the street.

That vision positions the southern side of Burke Street for buildings of 15 storeys and above, while envisaging lower-rise development of up to five storeys on the northern side to transition into Woolloongabba's existing character housing. It also proposes wider pedestrian verges, deep planting, new street trees and upgrades to the pedestrian approach to Boggo Road Station.

The Harridan development itself has been designed by Brisbane-based Arqus Design and will comprise 154 apartments across 16 storeys. The mix is weighted heavily toward two-bedroom apartments, with 121 proposed alongside 10 one-bedroom and 23 three-bedroom residences. There will typically be around 14 units per floor.

A lower-ground car park and three podium levels will accommodate 156 resident parking spaces, along with visitor and commercial parking. There will also be 154 resident bicycle spaces and 40 visitor bicycle parks.

Harridan is a family-owned developer and part of the Holmwood Highgate Group, with more than three decades of development activity across South East Queensland. Its portfolio spans residential, commercial and industrial property, with current residential projects including Riverbank on Byron in Bulimba, Esperance Residences in Carina and The Precinct at Kinross Road in Thornlands.

Wooloongabba has been popular for apartment developers, particularly since the announcement of the 2032 Summer Olympics games in Brisbane.

While there have been a lot of development applications, it has failed to materialize into real supply.&nbsp;

Sarazin has been the major player in the area. They are under construction at Murcia Residences, on the fringe of East Brisbane and Woolloongabba. Lewis Land Head of Development Michael Long said the inclusion of a berth with every Sky Home had become increasingly valuable as marina access across the Gold Coast tightened.

“Marina berths are becoming increasingly difficult to secure across the Gold Coast, so including one with every Sky Home makes this a genuinely rare offering,” Long said.

“The private 70-berth marina will accommodate boats up to 12 metres in length and is positioned just 2.5 kilometres from the Broadwater, placing the open ocean only 15 minutes away.

The display opening comes as construction completes on The Waterline, with the first residents expected to move in from mid-October.

Residents of The Waterline will have access to a private pool, along with Harbour Shores' wider collection of amenity including a lagoon pool, social clubhouse, tennis court, gym, yoga facilities and sauna.

Lewis Land partnered with Studio Collective to furnish the completed display, with the interiors designed to demonstrate how the residences could function as permanent homes rather than simply as show apartments.

Studio Collective Director Melissa Park said the surrounding waterways informed the interiors, but in a more restrained way than a traditional coastal scheme.

“We drew inspiration from the canals and coastal surrounds, but our approach was to interpret that subtly through layered materials and a grounded palette of earthy tones, rather than literal coastal references,” Park said.

“We introduced hero moments of green and teal to reference the surrounding waterways, while mirrored elements help reflect natural light.

“The result is a residence that feels elevated yet comfortable, somewhere buyers can genuinely imagine themselves living, entertaining and unwinding.”

Sky Homes are priced from $3.65 million.

Lewis Land is also offering private marina berths with The Residences, its limited collection of three and four-bedroom villas positioned directly along the Harbour Shores waterfront boardwalk.

Lewis Land opens sky home display as The Waterline completes at Harbour Shores

St Vincent de Paul Society Housing Australia has filed plans for a major mixed-use housing precinct on the southern edge of the North Sydney CBD, adding another significant proposal to a pocket around North Sydn​ey Station that is quickly becoming one of the LGA's busiest development zones.

The State Significant Development Application covers a 5,990 sqm site at <a href="https://www.apartments.com.au/new-apartments/1-19-mackenzie-street-lavender-bay-nsw-2060">1-19 MacKenzie Street and 211 Blues Point Road in Lavender Bay</a>, immediately south of Nor​th Sydney Station and between the commercial core and the lower-rise Lavender Bay Heritage Conservation Area.

Designed by Wardle, the proposal would deliver a new residential tower comprising 88 build-to-sell apartments and 19 affordable apartments, alongside a separate co-living building with 57 rooms and a building manager's studio.

It would also see the significant restoration and upgrade of St Francis Xavier Catholic Church, the adaptive reuse of the former school building, new parish facilities, retail, a new public square and around 1,000 sqm of publicly accessible open space.

The project is seeking a concurrent rezoning of the site to R4 High Density Residential and an increase in the maximum building height to allow a tower reaching RL120, or up to 20 storeys. The proposal was progressed through the NSW Government's Housing Delivery Authority pathway.

The build-to-sell component will be weighted toward larger apartments, with just six one-bedroom apartments compared with 31 two-beds, 43 three-beds and eight four-bedroom residences.

The 19 affordable apartments will comprise two studios, 15 one-bedroom apartments and two two-bedroom apartments, taking the total apartment component to 107 residences before the 58 co-living rooms are included.

Wardle's design for the Vinnies site has sought to negotiate that emerging high-rise context while retaining the lower-scale character of MacKenzie Street and the adjoining heritage conservation area.

The main building adopts a three-storey podium and tower arrangement, with the podium aligned to the ridgeline and front setback of St Francis Xavier Church.&nbsp;Wardle has designed the podium with colonnades, seating, recessed entries and active ground-floor frontages, with sandstone-toned precast concrete and face brick referencing the materiality of the existing church.

The tower then steps back eight metres to the south and six metres to the north before rising in a sculpted form comprising four interlocking quadrants. Wardle has also introduced rounded forms and chamfered corners to reduce the tower's perceived bulk and improve view sharing with neighbouring development sites.

Resident facilities and outdoor areas are planned at the separation between the podium and tower at Level 3, oriented toward Sydney Harbour and the CBD skyline.

The tower itself will feature a glass reinforced concrete facade, with recessed balconies and deep reveals used both to provide shading and privacy and frame views toward the harbour and city. The lower levels take a different architectural approach, using brick and sandstone-toned finishes intended to establish a stronger relationship with St Francis Xavier Church. The Church itself will be conserved and upgraded for its continued use, while the former school building will be adaptively reused as part of the co-living component.

The proposal adds to an increasingly concentrated pipeline of residential development around Blue Street, MacKenzie Street and Lavender Bay.

Just west of the site, Central Element lodged plans earlier this year for one of the most significant residential developments proposed in Lavender Bay in recent years.

Central Element's SJB-designed scheme at 64-66 Lavender Street and 3-7 Middlemiss Street would deliver 163 apartments across two towers rising 23 and 32 storeys, replacing five existing apartment buildings containing 32 homes. The project also forms part of the Housing Delivery Authority pathway.

Immediately around North Sy​dney Station, another two significant proposals have emerged at 5 and 15 Blue Street.

Zurich Australian Insurance Properties is seeking to adaptively reuse its longstanding commercial building at 5 Blue Street, directly above North Sydney Station, rather than demolishing the structure.

Its SSDA proposes converting the building into a 14-storey mixed-use development with 62 apartments and 86 co-living rooms, together with ground-floor retail and a major refurbishment of Blue Street Plaza. The application is currently at the Response to Submissions stage.

First look: Vinnies files for 20-storey Lavender Bay apartment tower as North Sydney housing pocket heats up

When the opportunity arose for South Australian developer Palumbo to return to Kent Town, where it had previously delivered East Park Apartments and the East 
Rundle Apartments, it wasn't one the longstanding developer-builder was going to pass up.

The decision was quickly vindicated, with more than 30 apartments sold within the first month of launching <a href="https://www.apartments.com.au/new-apartments/royal-apartments-kent-town-2-8-north-terrace-kent-town-sa-5067">Royal Apartments</a> to the market.

The 206-apartment development, which will bring significant new supply to Adelaide's tightly held eastern city fringe, also gives <a href="https://www.apartments.com.au/developers/palumbo">Palumbo</a> the opportunity to bring new life to one of Kent Town's most recognisable watering holes.

Royal Apartments incorporates the historic Royal Hotel, a venue Palumbo Managing Director Daniel Palumbo said has a longstanding connection with the local community.

The wider development will comprise two residential towers alongside the restored hotel, sitting on North Terrace opposite the Adelaide Park Lands.

For Palumbo, the project also marks a return to familiar territory.

The developer completed East Park Apartments next door more than a decade ago and jumped at the opportunity to develop in Kent Town again when the Royal Hotel site became available.

"The opportunity emerged, and we moved to secure the site," Palumbo said.

"We were approached by the previous landowner, who said they had extensive commitments in Sydney and weren't in a position to deliver the project.

"We took over the site and within six months recut the design scheme to be more in keeping with the type of development we want to bring to Adelaide.

"Now we're on the market and those changes have really resonated with local buyers."

That has translated into a strong start to sales, with 33 apartments transacting in the project's first 35 days.

Palumbo said the early purchaser profile had been consistent with the group's traditional focus on owner-occupiers rather than investor-led apartment stock.

"Local owner-occupiers have always been our market," he said.

"There are always some investors, but we've never developed what would be called traditional development stock. Owner-occupiers are very much our market."

The buyer mix has been diverse so far, with downsizers and younger professionals both accounting for a significant portion of early sales.

South Australia's current stamp duty settings, which allow&nbsp;eligible homeowners in South Australia aged 60 savings of up to $103,830 on stamp duty when they downsize to a new property valued at up to $2 million,&nbsp;have helped encourage downsizer activity, while younger buyers in their late 20s and early 30s have been attracted to the opportunity to live immediately outside the CBD while still being able to walk into the city.



Location has been a major part of the proposition for both buyer cohorts.

Royal Apartments sits on North Terrace directly opposite the Adelaide Park Lands, with residents able to walk through the parklands toward the East End, Rundle Street and Rundle Mall.

Palumbo believes the scarcity of developable land along this section of the Park Lands makes the site particularly difficult to replicate.

"There's very few allotments on that side that can be developed," he said.

"If this location was in New York and you were sitting on Central Park, you'd be talking about a $60 million apartments."

Royal Apartments will offer a broad mix of residences, ranging from one-bedroom apartments through to four-bedroom sub-penthouses and penthouses.

Current listings include one-bedroom apartments from $680,000, while larger three and four-bedroom residences are priced around $2.5 million.

Residents will have access to a swimming pool, gym, barbecue and recreation areas, residents' lounge and dining space, and a communal deck.

Palumbo is acting as developer, architect and builder on Royal Apartments, continuing the vertically integrated model it has used across its South Australian portfolio.

The group was also behind the $150 million Sofitel Adelaide, the 251-room five-star hotel and residential tower which opened in 2021.

Palumbo said Royal's launch had come at an interesting time for the broader Adelaide apartment market.

Buyer confidence had initially been impacted by uncertainty surrounding the Federal Budget and broader economic conditions, but Palumbo believes sentiment is beginning to improve against a backdrop of significant investment flowing into South Australia.

He pointed to increased activity across defence and resources, including Olympic Dam, as potential long-term drivers of the state's economy and housing market.

"Money is starting to flow into Adeliade, significant amounts as Adelaide bucks the trend of the rest of the country.," Palumbo said.

"There's a lot of activity in the economy over the next decade. I think more investment will come into this market."

Early works on Royal Apartments are expected to commence this year, with major construction activity and cranes anticipated on site from early next year.

Go-to builder-developer <a href="https://www.apartments.com.au/developers/graya">GRAYA</a> is continuing to bulk out its already impressive and diverse apartment portfolio across South East Queensland. Their latest milestone is securing development approval for Silk, its boutique riverfront apartment development in St Lucia.

The approval clears&nbsp;the way for the team to begin construction planning for the 22-residence project.

GRAYA Co-founder and Chief Executive Officer Rob Gray said the project had been shaped around local homeowners wanting to remain in St Lucia without maintaining a traditional family home.

"St Lucia is one of those suburbs people do not want to leave," Gray said.

"They know the river, the trees, UQ, the golf course, Toowong and Indooroopilly, and that familiarity is hard to replace.

"True riverfront opportunities here are exceptionally scarce. What we have designed at Silk is a way to stay in the suburb people love, with the scale and privacy of a private home and far less to maintain.

"This is not typical apartment product. It is a proper home on the river, and that is exactly what this market has been missing."

The approval comes as new apartment development continues to increase across the St Lucia and neighbouring Toowong corridor, although direct riverfront sites remain considerably more tightly held.

"Genuine riverfront sites of this quality in St Lucia are not something that comes up regularly," Gray said.

Silk will see GRAYA return to a stretch of the Brisbane River where it already has recent construction experience. The vertically integrated group recently completed ARC in neighbouring Toowong as builder for developer Spyre, delivering the riverfront project on a constrained site.

GRAYA will take a different role at Silk, controlling the project from design and development through construction and aftercare under its vertically integrated model.

The development will include a gym and resident leisure areas at ground level, integrated with the river's edge.

Silk joins a growing pipeline for GRAYA across Brisbane and the Gold Coast, which includes Enclave, The Gallery, Coral and Ripple.

The developer-builder has also recently lodged plans for its largest project to date, <a href="https://www.apartments.com.au/new-apartments/the-silo-19-chester-street-newstead-qld-4006">The Silo</a>, a proposed <a href="https://www.apartments.com.au/news/qld/graya-buys-frasers-newstead-site-plans-the-silo-between-james-street-and-gasworks-precincts">$700 million mixed-use development</a> in Brisbane's James Street precinct.

The Sydney weekend auction market weakened a tad on Saturday from its record-breaking run of the past few months.
There was a preliminary 84.2% auction success rate today, the second last week of the Autumn selling season.
The peak was the all-time record clearance rate of 89.2% on May 9. It eased to a preliminary 84.4% result last weekend, May 16.
But the May 16 result was revised down to 81%, suggesting it won't be long before heading back into the still strong 70s.
Dr Andrew Wilson, senior economist for the Domain Group, noted the 84.2% preliminary result today was "strong but again below record levels of past month."
Despite the slight overall weakening, auctioneers reported suburbs of intensity.
"Property market has been red hot today," auctioneer Damien Cooley tweeted. His brother Andrew tweeted the #South#market is flying today! Everything selling #overreserve - buyers everywhere!!
This weekend Sydney was scheduled to host over 750 auctions, well ahead of the 556 auctioned last weekend but below the 809 auctioned over the same weekend last year.
CoreLogic RP Data reported the overall clearance rate over the entire week increased in Sydney to 86.9 per cent, based on preliminary results to May 24, signifying that Sydney’s clearance rate of 85.0 per cent last week was a "brief dip," after the four previous weeks where Sydney’s clearance rate was recorded above the 87 per cent mark.

Sydney’s south hosted the most number of auctions with 121 listing.
The upper north shore followed with 106, the inner west 100, the city and east 79, the lower north 66, south west 60, the north west 54, the west 53, the northern beaches 47, Canterbury Bankstown 39, central coast 18 and the Blue Mountains with 1 auction scheduled this weekend.
Randwick and Mosman were the most popular suburbs for auctions with 11 auctions each including 6 Dick Street, Randwick where Damien Cooley secured a $3.55 million sale through BHR Bickmore-Hutt Realty, a trophy family home for sale for the first time in 39 years. The three-bedroom house at 6 Dick Street had a reserve price of $3.25 million and five registered bidders. Cooley Auctions also secured the sale of 8 Coogee Street, Randwick at $1.85 million and 72 Canberra Street, Randwick at $1.69 million.
Strathfield foliowed with 10, including 25 Arthur Street (below) which fetched $1,783,000.
It sold with 11 registrations, auctioneer Ricky Briggs advised.

Still in the 80s, but Sydney auction success rate in decline as winter approaches

Melbourne's weekend clearance rate of 82 per cent was well up on the 77 per cent last weekend and 71 per cent this weekend last year.
There were 925 auctions reported to the REIV, with Enzo Raimondo the CEO REIV noting 137 sold before.
Some 78 were passed in on a vendor's bid.
The Melbourne rate appears to be strengthening in auction success while Sydney appears to be weakening after its recent sustained peak, suggesting a baton change is nigh.
There was a $710 million Melbourne sales tally from the auctions with a $920,000 median house price and a $630,000 median apartment price.
The REIV reported the clearance as 86% for houses and 76% for aparments.
The top sale was an East Brighton mansion listed through hockingstuart Brighton marketed as blending spectacular indulgence with high tech edge.
The agents suggest it was bringing Boston Brownstone architecture to the bayside suburb over three levels with four bedrooms and four bathrooms.
The bespoke kitchen comes with fish tank, butlers pantry along with grand entry with Graham Geddes oak doors. 
There is an expansive six car basement garage at<a href="https://www.hockingstuart.com.au/46_CANBERRA_GROVE_BRIGHTON_EAST_VIC_3187" target="_blank" style="line-height: 1.3em;"> 46 Canberra Grove</a>.
It also has a “man cave” with surround sound, a games area, a gymnasium, bar and full kitchen.

Melbourne weekend auctions head higher to 82% with Brighton brownstone the top seller

Just one bidder was evident when The Clocktower House in Toorak went to auction on the weekend through Warwick Anderson at RT Edgar.
It was passed in at $3.77 million, but sold at an undisclosed price soon after for what was said to be an "outstanding" offer.
With its bronze clock tower, the residence was originally the garage and chauffeur's residence of the Homeden estate. The Rolls Royce has long gone.
It was converted some 25 years ago.
<a href="https://www.realestateview.com.au/Real-Estate/4-lawrenny-court-toorak/Property-Details-buy-residential-8666570" target="_blank">The Clocktower House</a> building dates from the Nicholas Aspro family days. There was feedback during the marketing campaign that Yehudi Menuhin, who had married Nola Nicholas, had practiced his violin upstairs.
It is now a four bedroom home behind its blackwood and copperlight arched doorway following its renovation by John and Judith McKindley family at an estimated $22,000 cost following its 1979 purchase. 
It sits on a 740 square metre block at 4 Lawrenny Court. It last traded in 1985 at around $450,000.

APM's Sydney auction results for May 16 weekend

The downsizing News Ltd business columnist Terry McCrann secured a stellar $2.95 million when his longtime Camberwell family home sold at weekend auction.
It last traded in 1980 at $86,250, so reflected 10.75% annual price growth over the 35 years.
It had been listed by Jellis Craig agents Chris and Michael Hingston who were initially telling inspectees around $2 million was expected at its 16 May auction.
Houses on the road have sold for as high as $2.3 million, with the last sale a $1.95 million in late 2014.
After opening at $2.5 million, the second bid was enough to put the property on the market at $2.52 million. There were six bidders.
"Across the road – same land size and same house sells late in 2014 for $1,950,000 – why you pay $1 million dollars more," buyers' agent Mal James noted.
"Asian buyers duke it out to $2,950,000," he added.
The timing was nothing about picking the potential peak in the ever-confident eastern suburbs Melbourne residential market, just apparently time to permanently downsize for the family.
The REIV report Melbourne secured a clearance rate of 76 per cent this weekend compared to 80 per cent last weekend and 70 per cent this weekend last year.
There were 803 auctions reported to the REIV, with a $564 million total sales.

Economics columnist Terry McCrann secures stellar $2.95 million at Camberwell auction

Melbourne’s booming auction market, with a record 40,000 auctions last year, attracts headlines. But behind the scenes are the quiet achievers: private sales, actually the means by which most homes across Victoria, including in Melbourne, are sold.
While the number of auctions has grown, with vendors seeing the high prices obtained at auction by others and wanting that for their own home, more than 60 per cent of all sales in Melbourne last year were private sales. This resulted in close to 50,000 Melbourne homes being sold through private sale over the 12 months.
While auctions can be favourable to the seller, with the white heat of competition encouraging ever-higher bids and buyers to be highly assertive, private sales avoid that stress. They also allow a longer marketing period than an auction campaign, which is generally a month. 
Traditionally outer suburbs and regional areas, where homes can take longer to sell than in the highly competitive inner suburbs of Melbourne, have been the main centres of private sale activity. 
And last year was no different, with almost all of the top private sale suburbs in Melbourne’s outer region.
The trend has continued in 2015 – with the outer eastern, southern and western suburbs leading the way. Among those with the most private sales this year have been Frankston with 635, Pakenham with 620, Point Cook with 571 and Croydon with 470. Also on the top 10 list were: Mornington, Mooroolbark and Mount Martha.
The active property market in Mildura resulted in 560 private sales for that year, Victoria’s fifth highest total.
What may come as a surprise to some is the number of private sales in Melbourne city itself. In the city of Melbourne there were 717 private sales – a result of the large number of apartment private sales in Docklands and the CBD. Another top performer was the very large middle north suburb of Reservoir, which racked up the highest auction total for the year, and also had the eighth highest total private sales: 409.
While private sale levels are still extremely high, there has been a steady growth in auction levels statewide. So while in January and February last year just 12 per cent of all sales in outer suburbs were by auction, that had risen to 18 per cent in the first two months of this year. Areas with the largest increase in sales by auction included Rosebud, Craigieburn, Edithvale, Springvale and South Morang.
This reflects the value offered by outer suburbs, where population growth is leading to improved infrastructure including shopping centres such as the expanded centre in Craigieburn, transport hubs such as the station at South Morang to which the Epping line was extended, and recreation facilities.
Affordability is also a driver of outer suburban sales in 2015. Melbourne’s most affordable locations at present include Werribee, Hoppers Crossing, Carrum Downs, Wyndham Vale and Hampton Park.
While clearance rates – that is the percentage of properties at auction that sell – are a measure of the health of the auction market, days on the market are the comparable measure for private sales. All the suburbs in which properties sold fastest in February were in outer Melbourne – and, more specifically, outer eastern Melbourne. Top of the list was Croydon Hills with 17.5 days on the market, followed by Croydon South with 19 days and Montrose and Ringwood, both with 21.
Others on the list of the top 10 fastest selling areas were the Basin, Chirnside Park – the biggest improver compared with January, down by 2.5 days to 23, Mooroolbark, Yallambie, Scoresby and Kilsyth.

The number of homes taken to auction last week fell slightly to 2,385, compared with 2,540 over the previous week. 
The overall strength across the combined capital city market is showing no sign of slowing down, with 13 of the 15 weeks in which auction results have been reported on so far this year seeing the clearance rate at, or above, 74%. 
Over the corresponding week last year, the clearance rate was 65% and 1,535 auctions were held.

In Melbourne, 77.5% of the 938 reported auctions sold in the week to May 10.
There were 1,064 auctions held across the city, down from 1,139 last week when the final auction clearance rate was 81.7% and higher than the 710 auctions held one year ago, with a notably lower clearance rate (61.9%). The inner region of Melbourne had the highest number of auctions this week (231), with a clearance rate of 71.1%. Meanwhile, the strongest clearance rate was recorded across the South East and Outer East region, where preliminary results show 9 in every 10 homes taken to auction sold.

Across Sydney, 924 homes were taken to auction last week with a preliminary clearance rate of 88.7% across 726 reported results. The latest results show that Sydney’s record strong conditions are continuing. In the prior week, the final clearance rate for the city was 87.3%, which prior to being overtaken this week, had been the cities second strongest result on record across 914 auctions.
One year ago, 618 Sydney homes were taken to auction with a clearance rate of 73.3%. Last week, the performance across Sydney’s individual sub regions was varied. Across the Central Coast, where 21 results have been reported so far, the clearance rate was 51.1%, while across Blacktown (96.0%), Ryde (93.6%) and North Sydney and Hornsby (92.9%) the success rate of auctions was much higher.

There were 176 Brisbane auctions last week with a preliminary clearance rate of 55.5%, having increased from 47.3% in the prior week across 192 auctions and higher than one year ago when there were 89 auctions with a success rate of 46.7%. The Gold Coast’s preliminary clearance rate was 41.8% across 55 results this week.

A total of 92 Adelaide homes were auctioned last week and the preliminary auction clearance rate of 63.9% is just higher than the 62.8% from the previous week across 167 auctions. One year ago, although Adelaide’s clearance rate was comparable at 62.3%, there were far fewer auctions (57). 
In Perth, 42 auctions took place last week, with 19 results reported so far. Perth’s preliminary clearance rate of 26.3% across these 19 results is similar to both last week’s result (29.4%) and the clearance rate from one year ago (25.0%). 
Canberra’s preliminary auction clearance rate of 63.0% last week is lower than last week, when the final auction clearance rate was 83.0 per cent and higher than the 57.1% recorded last year. So far this year, Canberra’s auction clearance rate has been substantially stronger when compared to previous years. 
Tasmania saw 11 auctions take place last week, 7 results have been reported so far, with 3 sales.

1950s Lilyfield $1.21 million million sale - furniture and John Howard attendance thrown in

Sydney's clearance rate has remained above 80% for 13 consecutive Saturdays, excluding Easter.
It was at 89.2% today, on initial results, up a tweak on last weekend's initial 89.1%, according to APM.
It was a new high, but it needs to be noted revised results actually put last weekend at 86.5%, a not unexpected reduction that comes with tardy late results from agents who don't like to advise auction failures especially in the current boom markets. 
The median auction sale price was $1.25 million for houses and $785,000 for units, with $486 million in sales secured.
The inner west hosted the most number of auctions with 109, followed by the south with 98.
Blacktown, Earlwood and Wollstonecraft hosted the most number of auctions of any Sydney suburbs this weekend with 10 each.
Overall auction numbers however are slightly down this year with 8258 listings compared to 8400 over the same period last year, Dr Andrew Wilson Domain Group APM's senior economist noted.
A Badgerys Creek two hectare offering at 211-217 Martin Road fetched $2.64 million today.
The two hectares of land included two houses in the vicinity of the proposed second airport.

After it was promoted by Rocky Bartolotto at Auction Services as selling at "an incredible $590,000 over reserve price," social media debate followed with property commentator Edwin Almeida suggesting the sale figure suggested "the agent didn't know the value of the land to start of with."
Property Observer has sought agent comment, but it would appear the comments are a little unfair given the tightly held, dynamic market. Perhaps the auctioneer needn't have made such a big issue of the result.
CoreLogic RP Data shows the last Martin Road, Badgerys Creek sale of a two hectare block was at $1.35 million in 2013 and there was a four hectare holding that fetched $1.32 million in 2012.
There has only been the one recorded sale in the past year which was $910,000 for two hectares on Lawson Road.

The top sale was Clenalla, a 1920s house (above) on level 999 square metre parcel at Wollstonecraft. McGrath agents Annika and Aaron Bongiorno had given $4 million plus price guidance on the house which last traded for $1,322,000 in 1990.

Badgerys Creek bonanza showing up at auction as Sydney auctions hover at 89%

A strong clearance rate of 81 per cent was recorded across Melbourne this weekend compared to 68 per cent this weekend last year.
There were 889 auctions reported to the REIV today, with the REIV expecting about 1,080 auctions in 263 suburbs.
The top auction suburbs were Reservoir with 19 auctions followed by Richmond and Kew with 14 auctions.
Total sales at auction was $679 million with the clearance rate for houses sitting stronger than apartments - 84% at a $900,000 median against 73% with a unit median price of $610,000.
On the prior May 2 weekend there was a revised 79% success rate when there were 1060 auctions reported to the REIV.
Enzo Raimondo, the REIV chief, said auction sales continued to be the driving force of price growth in the million dollar suburbs.
The majority of million dollar properties (nearly two thirds) sold in these suburbs in the March 2015 quarter, have been sold at auction.
The million dollar suburbs with the highest proportion of auctions as a percentage of total sales were Kew East (81 per cent), Mont Albert (81 per cent), Camberwell (78 per cent), Carlton North (78 per cent), Surrey Hills (76 per cent) and Clifton Hill (75 per cent) – all upwards of 75 per cent. 
The Toorak home of Tony Suhan, the Australian importer and distributor of Advanti alloy wheels and Nexen tyres, sold before its scheduled auction price undisclosed.
