The residential transformation of St Kilda Road is set to continue into with more new apartment plans for the sought-after boulevard.

Wing Tai Asia has lodged plans for a major residential tower at 464-466 St Kilda Road, replacing the former VACC House with an 18-storey mixed-use development designed around a retained heritage podium and a sculpted contemporary tower.

The proposal, prepared under Victoria’s Significant Residential Development with Affordable Housing pathway, would deliver 325 apartments and ground-floor retail across the prominent 4,653 sqm boulevard site in Melbourne’s St Kilda Road North Precinct.

The project centres on the adaptive reuse of the site’s heritage-listed VACC Building, an eight-storey office designed by Bernard Evans that has occupied the address for decades. Planning documents state the development would involve “carefully dismantling and conserving off-site the original metal fabric of the podium visible from St Kilda Road,” before reinstating it as the defining frontage of the new scheme.

Above the restored podium, Wing Tai is proposing a curvilinear residential tower. The scheme includes 172 one-bedroom apartments, 63 two-bedroom apartments, 66 three-bedroom apartments, and 24 four-bedroom apartments, alongside two ground-floor food and beverage tenancies fronting St Kilda Road.

The tower has been designed with substantial articulation and variable setbacks to minimise perceived bulk and maintain view corridors along the boulevard. Urbis, which prepared the planning report, said the design “has been significantly articulated through a curvilinear design” with “an interplay with materials, façade expression and depth” to create visual separation and visual interest.

The proposal also includes 254 basement car spaces, landscaped pedestrian links connecting St Kilda Road and Queens Lane, and a biophilic landscape strategy featuring canopy trees, raised planters, cascading greenery and a glass oculus pool overlooking the eastern frontage.

Planning documents confirm the $270.1 million development will contribute 3 per cent of project costs to the Social Housing Growth Fund as part of the application process.

Wing Tai acquired the St Kilda Road property in 2018 alongside Abacus Property Group for $95.38 million, before later consolidating ownership of the site. The property previously served as the Victorian Automobile Chamber of Commerce headquarters for around 60 years.

The transformation of the St Kilda Rd boulevard is already beginning to materialise, with a number of high-profile projects recently completed, launched, or approaching launch as developers continue to back the long-term appeal of the precinct.

Among the most notable recent completions is Louise by Samuel Property Group, just off the strip on Queens Lane, the same pocket Hirsch &amp; Faigen recently launched The Queensbury. Mirvac is too on the same street with The Albertine, which is approaching completion.

Dexus recently secured approval for its slice of St Kilda Road, while Gurner also has approved plans for the precinct.

Wing Tai unveils 325-apartment St Kilda Road tower on former VACC House site

Malaysian developer <a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> is the latest to jump into St Leonards booming Transport Oriented Development precinct.

The developer, which has previously delivered Sapphire by the Gardens apartment development in Melbourne, identified the Atchison Street site in 2023. It filed a Scoping Report around 12 months ago, and now has revealed the designs for the new&nbsp;40-storey mixed-use tower.

The State Significant Development Application covers <a href="https://next-portal.urban.com.au/projects/14650/summary">20-22 Atchison Street</a>, a 1,374 sqm site positioned between St Leonards Station and the new Crows Nest Metro station.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the project would deliver 181 apartments, above a four-storey commercial podium, five basement levels, and new public domain works along Mitchell Street. The apartment mix comprises 35 one-bedroom apartments, 39 one-bedroom-plus-study apartments, 85 two-bedroom apartments, and 22 three-bedroom residences.

The proposal has been lodged as a shop-top housing development under the NSW Government’s TOD planning pathway, which allows increased density around key transport infrastructure. The site sits within the recently rezoned Crows Nest Accelerated TOD Precinct.

SP Setia acquired the Atchison Street site as part of its continued expansion into the Australian apartment market. In comments made to City &amp; Country (The Edge Malaysia) in 2023, SP Setia President and CEO Datuk Choong Kai Wai described the acquisition as “a strategic move” aligned with the group’s post-pandemic market recovery strategy.

“Our target for this exceptional development is local and overseas buyers, including first-home buyers, downsizers and investors,” Choong said.

The tower has been designed as a slender vertical form rising from a mixed-use podium, with COX Architecture positioning the development as a response to the evolving St Leonards and Crows Nest skyline.

“The purpose of the project is to facilitate the delivery of high-quality housing at a strategically located site and deliver a built tower outcome that is consistent with the desired future character of St Leonards and aligns with the TOD controls,” the design report stated.

The podium would incorporate retail uses fronting Atchison Street, commercial tenancies, landscaped communal areas, and pedestrian improvements along Mitchell Street. Vehicle access and loading would be consolidated via Atchison Lane.

Residents would have access to more than 665 sqm of communal indoor and outdoor spaces, while the development proposes 96 parking spaces across five basement levels.

The proposal also includes a commitment for 10 per cent of residential floor space to be allocated toward affordable housing through a monetary contribution.

COX said the tower form responds directly to the emerging high-density character of the precinct while seeking to maximise solar access, cross ventilation, and outlook from apartments.

“The building is orientated towards north,” the Apartment Design Guide compliance report noted, adding that the tower’s slim form was driven by the constrained inner-urban site dimensions.

The design also incorporates landscaped setbacks and communal open space at podium level, intended to soften the interface with surrounding streets and improve pedestrian amenity.

The project adds to a growing wave of redevelopment proposals reshaping St Leonards and Crows Nest following the opening of the Sydney Metro City line and the NSW Government’s push for higher-density housing around major transport nodes.

<a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has revealed plans for a new mixed-use tower at 10 Dangar Street, Wickham, advancing a proposal that would reshape the southern gateway to Newcastle’s city centre with one of the city’s tallest residential buildings.

The State Significant Development proposal, now on exhibition, seeks approval for a <a href="https://www.apartments.com.au/new-apartments/bowline-10-dangar-street-wickham-nsw-2293">43-storey tower</a> immediately adjacent to the Newcastle Interchange. The project would deliver around 200 apartments, including 42 affordable housing dwellings, alongside 99 co-living units, a 171-room hotel, retail space, and new public domain integrated through the site.

The scheme marks a significant escalation of plans previously approved for the site. Urban Property Group took over the prominent 2,904 sqm parcel, where excavation and demolition had already commenced under an earlier consent for a 14-storey mixed-use development.

Designed by <a href="https://www.apartments.com.au/architects/sjb-architects">SJB</a>, the tower has been conceived as a landmark transit-oriented development anchored to the Newcastle Interchange precinct. The proposal includes 245 build-to-sell apartments across a mix of one, two, and three-bedroom residences, as well as two penthouses. Fifteen apartments and one operational unit are earmarked for NDIS housing. The co-living component would add a further 99 units, while the podium would accommodate retail uses and hotel facilities.

SJB said the site presents “a valuable opportunity to anchor the precinct by setting the standard for design, active ground planes and character at the key southern gateway.”

The architecture responds directly to the site’s position beside major transport infrastructure and within one of Newcastle’s fastest-evolving urban renewal precincts. The tower form sits above a sculpted podium designed to frame new public spaces, including a through-site pedestrian link connecting Station Street to Hannell Street, landscaped plazas, and activated retail edges.

The design report describes the project as part of the broader transition of Wickham into “a vibrant, high-quality mixed-use urban precinct” that leverages proximity to the station, open space, and regional connectivity.

A detailed public art strategy has also been prepared for the development. The strategy positions the project as “a transit-oriented development of state significance at the gateway to Newcastle’s city centre” and outlines a series of integrated artworks responding to Newcastle’s industrial and transport heritage.

Creative Road’s curatorial framework for the project, titled Unveil, draws on “stratified surfaces, carved volumes, and light-filled apertures” while referencing Newcastle’s transformation from an industrial city into a contemporary education and technology hub.

The proposal is being advanced through the NSW Housing Delivery Authority pathway after being declared State Significant Development in June 2025. The accompanying scoping report states the development aims to “maximise the site’s proximity to the Newcastle Interchange by delivering transit-oriented development” while increasing housing supply and affordable housing provision within the Newcastle LGA.

Urban Property Group’s plans align with the long-term strategic vision established under the Wickham Master Plan, which identified the interchange precinct as suitable for substantial uplift in height and density. The current proposal would significantly intensify that vision, positioning the tower among the tallest developments proposed for Newcastle.

The site sits immediately north of the Newcastle Interchange, bounded by Dangar Street, Hannell Street, and Charles Street. It is surrounded by a rapidly growing cluster of residential towers and mixed-use projects that have emerged following the completion of the light rail and transport interchange.

It was a quiet week for auctions this week due to the grand finals and the Labour Day long weekend. 
841 properties were taken to auction across the combined capital cities and the preliminary clearance rate was recorded at 69.6 per cent, the lowest clearance rate since the second week of February. In comparison, last week was the busiest week for auctions since the end of March with 2,835 auctions held, however the final clearance rate was only 69.7 per cent. Over the same weekend last year, when only the NRL grand final was being played (The AFL grand final was held a week earlier) almost twice as many auctions were held (1,650); however the clearance rate was a lower 66.9 per cent.

Across Melbourne, 90 auctions were held this week and the preliminary clearance rate was recorded at 67.7 per cent, the third lowest clearance rate for the year, compared to last week’s final clearance rate of 72.7 per cent across 1,201 auctions. This time last year, 69.1 per cent of the 912 properties taken to auction sold. Across Melbourne’s individual sub-regions, the strongest performer in terms of clearance rate this week was the North West region, where 8 of the 10 reported auctions were successful. Meanwhile, the South East region was host to the highest number of auctions (21).

In Sydney, preliminary results show a clearance rate of 71.4 per cent across 448 results, with a total of 567 auctions held across the city this week. Last week, the clearance rate was 71.7 per cent across 1,200 auctions. Looking at last year, there were 473 auctions held and a clearance rate of 76.4 per cent was recorded. The Inner West region of Sydney, where 32 auction results have been reported with a clearance rate of 90.6 per cent, is the strongest performing sub-region this week. City and Inner South (79.4 per cent), and North Sydney and Hornsby (78.2 per cent) also recorded strong clearance rates.

Brisbane was host to 118 auctions this week, down from 203 last week and similar to last years 117. Of the 87 results reported so far, 64.4 per cent have sold, up from last week’s final clearance rate of 54.9 per cent and the 47.4 per cent clearance rate recorded last year. This week, 28 Gold Coast auction results have been reported and the preliminary clearance rate based on these results is 42.9 per cent.

There were 32 Adelaide homes taken to auction this week with a preliminary clearance rate of 71.4 per cent across 28 results. This week’s clearance rate is higher than both last week, when 68.1 per cent of the 127 auctions sold, and this time last year, when a clearance rate of only 53.7 per cent was recorded across 63 auctions.

Across Canberra, the preliminary clearance rate was 53.8 per cent across 13 results. Last week, Canberra’s clearance rate was 58.5 per cent, while one year ago, only 29.3 per cent of auctions were successful.

The pendulum is swinging from sellers' market to buyers' market.
But don't be in any doubt the most powerful opportunity of putting sellers and motivated buyers together at the moment is still at auction. 
That is despite the significant decline in weekend clearance rates over the past four months.
With regions across Sydney nearing amazing 90% levels in May, Sydney's overall under the hammer success rate now comfortably sits in the low 70s, according to CoreLogic RP Data, probably heading into high 60 percents. 
Those record October auction volumes are putting further oversupply pressures on the auction market - close to 1000 next weekend.
Other than those inconveninced vendors who have to tensely await buyer post-auction offers, there is nothing demoralising about the recent trend.
Indeed there's plenty of reason to welcome a bit of rational normality.
There was way too much silly exuberance - with a buy at any cost herd mentality earlier this year. 
That was understandably creating those headlines of a property bubble, and the dire predictions of a looming property crash.
We were never really ever quite there, but RBA Governor Glenn Stevens wasn't wrong when he said he was seeing crazy prizes.
Now with the air leaking out of that so-called 2015 bubble, and price growth being tamed, many more of weekend auctions are being passed in.
Be aware the most common time for a sale deal to be done after a pass-in is later that day, if the asking price is not crazy.
So think about putting yourself in the box seat with the highest offer to the auctioneer and be sure to hover post-auction rather than risk hearing Monday morning that someone else bought it that weekend.
I suggest during the auction it is important that you watch just how many bidding competitors does the agent seek out to solicit bids.
Especially be aware if it is just you.
If there are no other buyers in sight and everybody has left, quickly re-assess how much you’re willing to counter-offer above the vendor bid or highest bid. 
Don’t be frightened to drive a hard bargain, but be aware negotiating on a property is all about balancing the risks of over paying or missing out altogether.
Yes you might run the risk of paying more than you needed to, but sometimes focusing on paying a lower price for a home might raise the risk that another buyer trumps you even in this softening market.
Auctioneer Damien Cooley recently put an Alexandria property to auction with a $1.1 million reserve.
After two bids starting at $1 million, there was a vendor's bid at $1.070 million at which it was passed in. After that Saturday auction, new buyers went through the home with the property exchanging to one at $1,151,500.
"It’s a good example of how in the market right now there are buyers that feel things are changing and are getting very hard and fast in the way they are negotiating the deal," Damien Cooley suggested.
"Saying things like “this is the market”, “I'm not paying any more”, “sell it to me or I’ll walk away."
"There is a lot of frustration coming out at auctions and negative comments being directed to agents and auctioneers.
"The buyers are entitled to hold their position, however in this case I feel the buyers really wanted this house and unfortunately as a result of playing too hard missed out on the property.

CoreLogic RP Data said the strongest sub-region for clearance rates across Sydney was the Eastern Suburbs, with 89.8% of the reported results selling at auction.

All signs point to future heartache for owners of inner city apartments and suburban townhouses in Gladstone, according to Herron Todd White.
Herron Todd White's September Month in Review said only two modern apartments have sold in 2015 so far, with both showing declines of between 45% and 50% from sales in the market peak between 2011 and 2012.
The review stated the market for older townhouse and unit stock in suburbs around the city has been fairly active over the past several months, with 13 sales to date for units.
"Despite the oversupply of unit products in Gladstone we are aware of a number of projects that have recently started marketing units off the plan and there is another fairly significant townhouse development which has commenced construction," the report noted.
"Another worrying sign for the unit market in Gladstone is the vacancy rate which has been steadily climbing over the past several months.
"The vacancy rate peaked in December 2013 at 10.2% and has generally fallen until around January 2015 at which time it started rising again. The vacancy rate currently sits at 6.8%, the highest it has been since May 2014.
"The unit market in Gladstone is performing very poorly at present and given the current low level of demand, the high level of supply and the rising vacancy rate, the signs are pointing toward further heartache for owners of inner city units/apartments and suburban townhouses in Gladstone."

Future heartache for Gladstone inner city market: Herron Todd White

A preliminary auction clearance rate of 71.3% was recorded across the combined capital cities this week, having increased from 69.9% last week, the lowest clearance rate since the end of March. 
Auction volumes were high, with a total of 2,820 auctions held over the week, up from 2,565 over the previous week. In comparison, at the same time last year, auction volumes were lower due to the AFL Grand Final in Melbourne; meaning only 1,369 auctions took place across the combined capital cities.

The preliminary auction clearance rate across Melbourne was 73.3% this week, down from the previous week’s final result of 73.7%, making this week the fourth lowest clearance rate for the year. This week, Melbourne was host to 1,197 auctions, higher than the 1,127 held last week and significantly higher than a year ago when there were only 112 Melbourne auctions held over the week. Across Melbourne’s individual sub-regions, the strongest preliminary clearance rate this week was across the Outer East region at 81.8%, followed by the Inner South region where the preliminary clearance rate was 80%.

There were 1,193 Sydney homes taken to auction this week and a preliminary clearance rate of 74.2% across 974 results. Over the previous week, Sydney recorded the lowest final auction clearance rate for the year (70.7%) and 1,041 auctions were held across the city. At the same time last year, 76.9% of the 933 homes taken to auction recorded a successful result. This week, the strongest sub-region for clearance rates across Sydney was the Eastern Suburbs, with 89.8% of the reported results clearing at auction.

Brisbane’s preliminary clearance rate was 58.9%this week, compared to 50% last week and 48.9%at the same time last year. Across Brisbane, a total of 199 auctions were held this week which is higher than both last week (143) and last year (179). Across the Gold Coast, 54.3% of the reported auctions have sold.

Adelaide hosted 127 auctions this week and across the 80 reported results, CoreLogic RP Data’s preliminary auction clearance rate is 68.8%. Last week, Adelaide’s clearance rate was 71.4% across the 99 auctions held, while at the same time last year 65.6% of the 73 homes taken to auction were sold.

For Perth, the number of homes taken to auction this week was 25, less than last week (31) and higher than last year (6). Meanwhile, Perth’s clearance rate of 36.4% this week was lower than last week (38.5%) and higher than last year (33.3%).
Across Canberra 58 homes were taken to auction this week and the preliminary clearance rate across 36 reported auctions was 50%.
There were 21 auctions across Tasmania this week, with 3 successful results out of the 18 reported.

NSW auction results show preliminary clearance rate of 74%: Realestate.com.au

Sydney's busiest September auction Saturday on record had 900 plus homes listed to go under the hammer, well ahead of the 832 listed last weekend and the 723 auctioned over the same weekend last year.
The recent surge in supply has helped ease auction clearance rates, to their lowest in three years. 
APM's preliminary 729 results put the clearance rate at 69.6%.  
Domain Group’s senior economist, Dr Andrew Wilson said the market was evolving into a buyer’s market.
“Sydney’s great auction boom has clearly ended,” he said. 
Last weekend's preliminary clearance rate of 71.3% was revised down again
It was lower than the 72.4% recorded the previous weekend and significantly below the 83.9% reported over the same weekend last year. 
APM had the inner west as hosting the highest number of auctions on Saturday with 139 listings.
The next highest is the upper north shore with 130 followed by the south with 127, the city and east 111, the lower north 86, the west 84, the south west 74, the northern beaches 70, Canterbury Bankstown 66, the north west 59, the central coast 23 and the Blue Mountains 1.
The leading suburb for auctions this weekend was again Mosman with 17 followed by Baulkham Hills and Ashfield each with 13, Chatswood, Manly and Redfern each with 11 and a number of suburbs with 10 auctions listed on Saturday including Bexley, Carlingford, Blacktown and Paddington.
