The new <a href="https://www.apartments.com.au/new-apartments/yarraville-green-42-stephen-street-yarraville-vic-3013">Yarraville Green</a> development in Melbourne's inner west is showing that landscaping can be just as influential as architecture, with buyers responding strongly to the garden-first approach adopted from the outset by developer Excelon Projects and the project's design team.

The enormity of delivering a true skyscraper in Australia's new development market is often overlooked.

It has taken the best part of a decade since plans for Chevron One were first unveiled, but the 41-storey tower is now complete, with residents collecting their keys and moving into what has become one of the Gold Coast's most recognisable new landmarks.

Rising 127 metres above Chevron Island, Chevron One stands almost twice as high as any other building on the island. Its scale places it alongside the trio of towers at Jewel, arguably the last truly significant addition to the central Gold Coast skyline when they were completed around six years ago.

While there are several developments underway around a similar height to Chevron One, they are more concentrated within clusters of the highest towers in the city. The fact Chevron One sits within a developing precinct, looking back at the other high-rise developments in Surfers Paradise and Broadbeach, makes it a different proposition altogether. It will certainly become a reference point on the Gold Coast skyline.

Developer Bensons Property Group is behind the 41-storey tower, which has 229 apartments, along with an exhaustive list of resident amenity spread across what is the largest development site ever assembled on Chevron Island.

The tower has been the talk of the town for years, says Ray White Projects Gold Coast agent Caitlin Rosenboom, who is selling the remaining apartments.

"People have been watching Chevron One go up for years," Rosenboom says, adding that many prospective buyers have been surprised by the scale of the views once they step inside.

"It's only when they walk through a completed apartment that they truly understand the position of the building," Rosenboom says.

"The views are jaw-dropping. Whether you're looking east over the ocean, across Surfers Paradise, along the river systems or out to the hinterland, every level offers something different but equally impressive."

While new apartment developments continue to emerge across the Gold Coast, Rosenboom says opportunities to secure a completed apartment with this level of outlook are becoming increasingly rare.

"The size of the site is something that would be incredibly difficult to replicate today," she says.

"That's allowed Chevron One to deliver the sort of amenity, open space and resident facilities that very few projects can offer. There are not many completed apartment buildings on the Gold Coast right now that can compete with the combination of scale, quality and amenity."

There's around 2,000 sqm of amenity solely for the use of residents of Chevron One. Club One features a uniquely shaped swimming pool that mirrors the footprint of the building itself, set within a extensively landscaped gardens. "The Gold Coast lifestyle continues to resonate with people relocating from the southern states, and when they see the views and the quality of what's been delivered at Chevron One, it becomes very easy for them to understand the appeal," Rosenboom says.

A diverse mix of one, two and three-bedroom apartments remain available, with each offering "something a little different", be it the orientation and views, configuration, or level, to suit a wide variety of buyers.

Having sold out the first two residential stages of their Ascot Green development flanking the Eagle Park Racecourse in Brisbane, the ASX-listed developer Mirvac has lodged plans for its third stage.

The third, subtropical-inspired apartment block will rise 14 levels with 111 apartments and a rooftop with panoramic city and track views. That will also feature a private dining room and lounge areas.

It will home the community&#39;s first four-bedroom apartments, as well as four integrated terraces with direct access to green open space fronting the racecourse.

The ground level will feature a gym and resort-style pool overlooking the racecourse.

Mirvac fast-track third apartment stage at Eagle Farm Racecourse development, Ascot Green

The ASX-listed developer Mirvac has secured a sell-out of its Tulloch House apartment development, part of their wider $1.2 billion&nbsp;masterplan alongside Eagle Farm Racecourse in Brisbane&#39;s Ascot.

The 84 one, two and three-bedroom apartments and penthouses in Tulloch House sold for between $450,000 to over $2 million. There has been $18 million worth of sales in 2021.

Construction&nbsp;is well advanced,&nbsp;with the eight-level building&nbsp;recently topping out,&nbsp;with work being finalised on the interior joinery fit-out, balconies and the expansive roof terrace.

Coffee Club founder pays $6m for ground floor of Ascot's ‘Silk'

Windermere, the landmark Ascot, Brisbane home, has sold for over $13 million, breaking the affluent suburb's residential house price record.
The Victorian-style trophy on Sutherland Avenue, one of the oldest in Ascot, was sold to a local developer through Ray White New Farm agents Matt Lancashire and Hamish Bowman.
Lancashire said there was a lot of interest in the estate.
“We had a lot of interest from interstate, plus expat buyers in the UK, Hong Kong and Singapore plus some Australian farmers,  especially from country Victoria", Lancashire said.
"The land size alone was very attractive as it’s over an acre of land, one of the largest land parcels in the area."
“We had serious buyers but in fact the winning buyers weren’t actively looking, they were passive buyers as they have a beautiful home themselves but saw this unique property was on the market and jumped at the chance to buy it”.
Windermere was originally built for Ruth Sutherland, the daughter of pastoralist James Sutherland, the street's namesake who acquired a substantial landholding in the 1850s.
Ruth went on to marry solicitor and later pastoralist and politician John Appel and the two were the first occupants of the home.
Believed to have been designed by architect Richard Galley, Windermere has had a whose who of occupants over its 130 year history.

Two years ago Glenn Rutherford, the executive vice president of global cargo handling giant Swissport, paid $11 million for the nearby home of Domino's Pizza boss Don Meij, a street and suburb record.  
Meij had paid $8,615,000 two years earlier when buying from Maxine Horne, one of Australia's richest female CEO's, and her Fone Zone co-founder ex-husband David McMahon.
Coronis Hamilton agents Andrew Coronis and Patrick Mckinnon quietly sold the six bedroom home on 2,025 sqm. It toppled the former street record, set in 2014 when the 1880's built Windermere sold for $10.2 million.
