Growing national developer Time &amp; Place has announced its fifth new apartment development.

With two projects in Manly and two upcoming in Surry Hills and Potts Point, the developer, which expanded beyond Melbourne just a few years ago, is now heading to Mosman. It is planning 53 new apartments on Redan Street.

The 3,233 sqm site, spanning <a href="https://www.apartments.com.au/new-apartments/40-48-redan-street-mosman-nsw-2088">40–48 Redan Street</a> with frontage to Redan Lane, is located just under 400 metres from Spit Junction Town Centre. It is reported the developer paid around $100 million for the five-site amalgamation.

Time &amp; Place, founded by Tim Price and backed by James Packer’s private investment firm NPACT, has submitted the project as a State Significant Development through the NSW Government’s Housing Delivery Authority pathway.

Of the 53 apartments, 42 will be released to the market, with the remaining 11 allocated as affordable housing in line with NSW Government requirements.

fjc Studio has designed the building. In its Design Report, the architect said the diverse mix of dwelling types and sizes, including 11 two-bedroom affordable housing units, 40 three-bedroom apartments, and two four-bedroom residences, will support a broad demographic, including families, downsizers, and key workers.

The development will rise to nine levels, a height encouraged by the NSW Government due to the site’s proximity to Spit Junction, which has been identified as a low- to mid-rise centre. Developments within a certain proximity to these centres are permitted increased height.

fjc said the project “achieves an appropriate density outcome for its setting by balancing increased housing supply with strong amenity performance,” adding that it “makes a measurable contribution to NSW housing supply targets through the delivery of additional dwellings and dedicated affordable housing.”

The new development will replace five existing two-storey homes.

“By aligning with the objectives of the Housing SEPP and applying careful architectural and urban design principles, the development provides high-quality residential accommodation that integrates sensitively within its established Mosman context and delivers enduring benefits to residents and the wider community.”

Mosman has become increasingly popular with developers in recent years.

Developer Abadeen has been particularly active, with Mosman Residences currently on the market and under construction on Clifford Street. It also has an upcoming Burran Avenue project, comprising just three apartments on the Balmoral Slopes, and recently secured the Midas and Honeysuckle nursery site on Military Road.

Prosker Property has a project on Redan Lane, just a few doors down from Time &amp; Place’s proposed development.

Developers including Toohey Miller, DARE Property Group, and WINIM also have projects underway in the area. In 2024, a five-year target was set for the Mosman LGA to increase housing supply by 500 dwellings by 2029.

Time &amp; Place entered the Sydney market with Two Tides, its under construction Manly development. Given its sales success, it has secured another development in the area, more boutique, facing the beach on North Steyne.

They are hoping to launch their redevelopment of The Chimes in Potts Point this year, and next year will look to take to market Marlborough House, an adaptive re-use of the landmark David Jones warehouse in Surry Hills.

Annandale among the fastest selling NSW suburbs

It was sold $320,000 over the reserve price by Matthew Carvalho and Ercan Ersan of Ray white Surry Hills. 
The <a href="https://www.realestate.com.au/property-terrace-nsw-annandale-133750998" target="_blank">Terrace 9, 269 Trafalgar Street </a>home comprises of 250 sqm of indoor and outdoor living space. 
It consists of three bedrooms, zoned living and dining areas, entertainer's gas kitchen, private courtyard garden and roof terrace.

Tri-level Annandale terrace sold for $2.32 million

Rock star, activist and former Labor MP Peter Garrett and his wife  Doris Ricono-Garrett have bought a $2.25 million Victorian worker's cottage in Annandale. 
The three-bedroom house is up the road from the Annandale Hotel.
It comes with Miele kitchen, designer bathroom, light-flied lounge and dining and landscaped courtyard. 
In 2018, couple bought Hartland, a two-hectare property in Kangaroo Valley for $1.2 million, marking a return of sorts to the Southern Highlands where they sold their Mittagong acreage in 2016 for $2.8 million.
The couple bought a rundown terrace in Paddington for $2.7 million in 2015 and selling it three years later for $5.25 million after a renovation.
The property was sold by Pilcher Residential.

Rock star Peter Garrett buys at Annandale

As the scaffolding comes down from St Kilda's Gatwick Hotel, the location of next month's series of The Block, its executive producer Julian Cress has formally cut ties with Sydney.
The buyer of his redundant Annandale warehouse paid a record $4,275,000 through McGrath agent Damien West.
The space, which failed to sell at its March auction, had come with a price guide of $4.5 million.
Cress inherited the Johnstone Lane warehouse from his late father, the Archibald award-winning artist Fred Cress.
The prior top price for a converted warehouse in Annandale sat with the $3.7 million paid last June by fellow artist Jonathan Newton, the son of Britain’s Gravity Media Group boss John Newton.
Julian Cress commissioned architect Julian Brenchley and Block designer Darren Palmer to undertake the recent conversion which was recognised with the 2015 MBA's Excellence in Housing Award.
Set at the end of a laneway, the home has four bedrooms, three bathrooms and a ground floor gallery.

The purchase comes after Dery sold his luxury 1890s Paddington home for $5.1 million late last year.

Julian Cress finally sells his dad's Annandale warehouse

UNIVERSITY of NSW economics professors Bill Schworm and Denise Doiron sold their Annandale at weekend auction with price expectations of $1.85 million.
The result ended up at $2.1 million after flying past the $1.9 million reserve.
The <a href="https://www.realestate.com.au/sold/property-house-nsw-annandale-127998578" target="_blank">three-bedroom, one-bathroom Pritchard St house</a> on 252sqm was renovated in 2003. They had paid $325,000 in 1993. The couple are selling the two-level house to downsize with plans to live offshore for part of the year.
Belle Property Annandale agents Robert Clarke and Michael Hallit had the listing, which was pitched just above the suburb’s $1.76 million median price for three-bedroom houses.
The March quarter Annandale auction clearance rate was 74 per cent from 28 auctions, which was higher than the inner west’s 65 per cent success rate, according to CoreLogic.

University of NSW economics professors sell in Annandale

Mellifont, the historic Annandale Federation Queen Anne building which had been the Calliope Child and Family Centre psychiatrists, has sold for $2.6 million.
The property on the <a href="https://www.realcommercial.com.au/property-medical+consulting-nsw-annandale-502723886" target="_blank">corner of Albion and Johnston Street</a> last traded for $445,000 in 1996 and comprised of a number of consulting rooms.
The local family purchasers are to convert it back to a residence.
It could be turned into a five or six bedroom family home, suggested Pilcher Residential selling agents Simon Pilcher and Rocco Colosi.

The Block executive Julian Cress lists Annandale warehouse

Artist James Powditch’s converted Annandale warehouse passed in at weekend auction has now been sold.
The $2.85 million opening bid was followed by a vendor bid of $3.7 million, which is understood to be the sale price.
When <a href="https://www.domain.com.au/9a-albion-street-annandale-nsw-2038-2013608848" target="_blank">mixed-media artist James Powditch</a> and his wife, graphic designer Diane Adair bought their Annandale home, it was just an empty shell of a warehouse.
It was marketed as one of the best warehouse residences in Sydney. 
BresicWhitney agent Chris Nunn had a $3.5 million price guide for the 320 sqm building.
The couple paid $1.05 million before its conversion in 2010 into 500 sqm of internal living space, including five bedrooms.
