The enormity of delivering a true skyscraper in Australia's new development market is often overlooked.

On Sunday Deputy Premier and Treasurer Jackie Trad outlined the vision for a new bridge connecting the sporting stadium with Cross River Rail's upcoming station in Woolloongabba. Expected to be completed during 2024, the Woolloongabba link in the wider Cross River Rail network will facilitate an overhaul of the 6.5-hectares adjoining The Gabba.

Mixed uses are earmarked for the precinct and are expected to come together within a precinct plan that will see input from stakeholders such as Brisbane City Council, Stadiums Queensland and the Department of Housing and Public Works.

The Queensland government's move on the wider precinct follows on from earlier reports during May that the stadium was in line to receive a substantial capital injection in order to bring the facility up to current standards.

Projects such as the 22 storey <a href="/buildings/silk-one-woolloongabba-825-847-stanley-street-woolloongabba">Silk One</a> launched to market earlier this year whilst others such as <a href="/buildings/the-drapery-64-logan-road-woolloongabba">The Drapery</a> and <a href="/buildings/south-city-square-148-logan-road-woolloongabba">South City Square</a> are well into construction.

The tallest and arguably the most recognisable tower earmarked for Woolloongabba has stumbled at planning though, with developer Majella withdrawing from planning their 27 storey development that would have included 262 apartments and located minutes from The Gabba.

The Gabba's redevelopment at the heart of a wider precinct regeneration

Two prime Woolloongabba sites currently operating as car dealerships have changed hands off-market in separate deals.
Both were negotiated by Elliott O’Shea and Seb Turnbull of JLL’s Sales &amp; Investments, Queensland.
The high-profile sites located at 187 Logan Road (pictured above) and 179 Logan Road (pictured below) changed hands for $4.9 million and $10.75 million respectively.

O’Shea said: “The deals were struck off market after two private investors made approaches through JLL. The buyers were drawn to the future development upside offered by the sites, alongside the rapidly changing landscape of Woolloongabba.” 
The properties are situated opposite Pellicano’s transformational South City Square development along Logan Road and within 1.5 kilometres of the Brisbane CBD.
Both sites are improved by showroom/warehouse facilities and the vendor’s existing businesses will continue to operate through longer-term lease arrangements.   
The increase in buyer interest in Woolloongabba follows the recent commitment to Brisbane’s Cross River Rail project. 
O’Shea noted the effect this has had on the 'Gabba market, saying: “Woolloongabba will be a primary beneficiary of this infrastructure. It is already a very exciting precinct and given its proximity to the CBD, it is reasonable to expect greater levels of development will follow over the next 10 years.”

Two Woolloongabba car dealerships sold in off-market deals

The recently retired Queensland Rugby Union chief Richard Barker and wife Tracey have snappily sold their inner-city Brisbane home, just south of the Gabba.
They secured $1.25 million for the 1900s Woolloongabba Queenslander that cost the couple $850,000 in 2012. It was renovated under the eye of Tracey, a keen decorator.
The four bedroom, three bathroom home features a rear deck which overlooks the swimming pool on the 615 sqm parcel.
Their five kids have now grown up and moved out.

Richard Barker was the general manager of Southern Cross Austereo before his stint at QLD Rugby Union.

$1.25 million sale of 1900s Woolloongabba Queenslander

Woolloongabba will soon have a new addition, with Silk One the latest project to announce itself in the surging inner Brisbane suburb.

The new tower will also feature a design first for Brisbane, boasting the city’s only rooftop Skystand which will include tiered seating and unobstructed views over The Gabba’s stadium. The project has been designed by Nettletontribe Architects, with Sarazin and Southlake Group also backing the project.

Silk One's intended unit mix would add a further 178 apartments to Woolloongabba. These dwellings are expected to be split between 59 one bedroom, 32 two bedroom/one bathroom, 85 two bedroom/two bathroom and 2 three bedroom/two bathroom options.

Three separate applications cover an extended land plot encapsulating 825-847 Stanley Street and 6-24 Trafalgar Street in Woolloongabba.

Originally envisaged as a phased delivery project, the development has three towers capable of delivering approximately 520 apartments, commercial office space, a string of retail tenancies and a public thoroughfare bisecting the site. 600 plus vehicle parking spaces and 600 plus bicycle bays are included across the entire development.

The overall Silk development replaces a previous mixed-use scheme over the site which included dedicated commercial, hotel and apartment uses.

Currently, primary applicant 825 Stanley Pty Ltd has taken the Silk One tower <a href="https://pdonline.brisbane.qld.gov.au/masterviewUI/modules/ApplicationMaster/default.aspx?page=wrapper&amp;key=A004923841">back to planning</a>, looking to include design enhancements across the initial tower.

Both applications are the work of architecture firm Cottee Parker.

Woolloongabba's tallest intended tower is dubbed Broadway Apartments and is sited across 85-93 Logan Road. At 27 levels the project backed by Majella Property would see 262 apartments and just shy of 5,000 square metres of leasable commercial area included within the HAL Architects-designed tower.

Silk One secures Woolloongabba's best seat in the house

The $600 million South City Square urban regeneration project in Woolloongabba, Brisbane has secured Woolworths and Reading Entertainment as anchor tenants.
Both retailers signED 15-year leases in response to the retail demand south of the river.
South City Square has taken on board design philosophies from some of the best projects around the world, with research including study tours of precincts such as The Grove in Los Angeles.
Its design team included hospitality and retail specialists, Six Degrees Architects, DBI Design, and Woods Bagot.
 
The leasing deals represent a substantial milestone for joint venture partners Pellicano and Perri Projects, who integrated a 13,000sqm retail component into the project to create a new retail and lifestyle destination in Woolloongabba.
The emerging suburb of Woolloongabba is located just two km from the Brisbane CBD.
Property research firm, Urbis, has forecasted the Woolloongabba catchment’s population to grow to over 33,000 residents by 2036, representing a 50 per cent increase from the current population of 22,000.
Pellicano’s Development Operations Manager, Michael Kent, said the South City Square’s vision is to provide residents south of the river with a vibrant activity centre to meet the lifestyle needs of this rapidly growing population.
“The strong interest from high profile tenants, including nationally renowned Woolworths Group and the internationally recognised Reading Entertainment, has reaffirmed our belief that South City Square will be the centre of Woolloongabba’s transformation into a dynamic retail and lifestyle precinct,” said Michael Kent.
Location IQ has reported that the current retail spend in the main trade area in Woolloongabba is estimated at over $358m per annum, and is projected to more than triple in size, increasing to $1.08b per annum over the period to 2031.
“South City Square’s retail and dining precinct is located just a three-minute walk from The Gabba, which draws over 330,000 people to its sporting events each year. That’s 330,000 people that will want to dine, be entertained, and patronise retailers before and after events,” said Kent.
Woolworths’ Regional Property Manager, Phillip Peel, said the company was thrilled to secure one of the key retail tenancies in the South City Square development.
"We are delighted to be part of South City Square’s regeneration of this former industrial site and are excited that local residents will soon have access to one of Australia’s most modern supermarkets.”
"Supermarket customers will be able to take advantage of Woolworths’ Click and Collect service - where groceries can be ordered online and picked up at a convenient time and location."
Reading Entertainment, a wholly owned subsidiary of the US listed Reading International, also saw the strong opportunity in the project, jumping on the chance to operate the cinema tenancy which will offer a world class dine-in cinema experience.
The cinemas will range from smaller, boutique theatres to a large-screen format theatre, and will be situated within the development’s double-story commercial podium.
