Repeat buyers are one of the strongest measures of confidence in any apartment development.

Their decision to purchase again was driven by the quality of life they found after moving into their first GWH home.

Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

“One of those things was a nice indoor open plan area, but also I wanted a nice outdoor open area that I could entertain on in summer or Christmases or birthdays,” he says.

Today, Keith says the move has completely changed how he experiences Newcastle.

"I enjoy living in this location because it's more of a lifestyle change. That Newcastle city living where you can walk to restaurants and bars and even beaches and parks and even shopping across the road."

"Everyone loves living here because they chose to live here, but everyone looks out for each other. It's a real great community feel here."

For Aimee and Lyle Goodman, the journey started almost by chance.

The couple happened to be having coffee in Newcastle when they noticed the site where One Apartments was about to begin construction.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

As busy business owners, they initially thought apartment living would simply reduce the maintenance that came with larger homes. Instead, it fundamentally changed how they spent time together.

"We actually catch up more as a family now," Aimee says.

"We've had homes with big yards and lots of space, but everyone ended up in different rooms. Here we'll have dinner together, the kids can play, and we spend far more quality time together."

Lyle says their confidence came from GWH's reputation within Newcastle's building industry.

"I know people who've worked across different apartment projects, and whenever GWH came up the feedback was always the same. They're rock solid. They're quality."

That confidence only grew throughout the buying process.

"One of the things that really impressed us with GWH was the whole process, was the communication," Lyle says. "It was consistent, it was regular, there was no problem if we had some weird questions, there was no problems in getting answers."

Aimee says one moment stood out.

"The project actually finished on time. We realised we needed to hurry up and sell our house because everything was happening exactly when they said it would."

From ONE to ERA: Why buyers are choosing GWH again in Newcastle West

Virgate Property Group is preparing to commence construction of Verdé, its new apartment development in Melbourne's Arts Precinct at Southbank, following a strong run of sales that has seen more than half of the project's 173 apartments secured.

According to Bruce Henderson Architects, the coloured glazing gives the building a distinctive identity while also providing privacy and solar shading, with residences oriented to capture views across the bay, city skyline and surrounding parklands.

Inside, <a href="https://www.apartments.com.au/interior-designers/designoffice">DesignOffice</a> has created interiors focused on natural light, efficient planning and enduring materials. Virgate's Verdé Southbank moves toward construction as sales fly past halfway stage

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

<a href="https://www.apartments.com.au/new-apartments/kooyongkoot-hawthorn-1-kooyongkoot-road-hawthorn-vic-3122">Kooyongkoot</a>, currently being delivered by developer PQD and designed by Cera Stribley, received Gold in the Interior Design – Proposed category and Silver in the Architecture – Proposed category.

The dual recognition reflects the design approach behind the boutique development on prestigious Kooyongkoot Road, where the focus has been on creating homes for downsizers seeking the space, quality and functionality of a detached house within a low-rise apartment building.

Rather than maximising apartment numbers, <a href="https://www.apartments.com.au/developers/pqd">PQD</a> and <a href="https://www.apartments.com.au/architects/cera-stribley-architects">Cera Stribley</a> limited the development to just 18 residences, allowing for larger floorplans, greater privacy, generous landscaping and expansive communal spaces.&nbsp;The majority of the apartments also benefit from corner aspects, allowing for dual sources of natural light.

Now around 70 per cent complete and on track for completion in November 2026, Kooyongkoot will comprise a mix of garden residences, ter​race apartments, sub-penthouses, and is crowned by two half-floor penthouses with direct lift access and private rooftop terraces.

The Silver Award for Architecture recognised the way the building responds to its prominent corner position at the ent​rance to Hawthorn's Scotch Hill precinct, one of Melbourne's most established residential neighbourhoods.

Rather than competing with the grand homes that line Kooyongkoot Road, the architectural approach focused on restraint and longevity, using curved brickwork, generous landscaping and carefully considered proportions to integrate with the existing streetscape.

"The form feels fluid and timeless, as though shaped by the landscape itself – architecture that belongs, rather than competes," said Chris Stribley, Co-Founder and Managing Principal of Cera Stribley.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

Residents will have access to a gym and yoga studio, a wellness centre featuring traditional and infrared saunas, a cold therapy shower and treatment room, as well as a residents' lounge and golf simulator/cinema room for entertainment.&nbsp;Kooyongkoot has also considered the everyday convenience of its residents by offering a private carwash and pet wash facilities on site as well as dedicated parcel lockers and oversized fully enclosed storage rooms.&nbsp;

The project's attention to detail has already resonated with buyers. Earlier this year, Kooyongkoot recorded one of Boroondara's highest apartment sales when an $8 million penthouse was purchased by a Melbourne CEO downsizing from a nearby family home.

"Every detail feels deliberate, from the overall design down to the smallest touches," the purchaser said.

"The level of quality and refinement is exceptional, but what really sold it was how liveable it felt... It felt like a place where everything had been considered, not just a luxury building."

Located within walking distance of Scotch College, Methodist Ladies' College, Koo​yong Lawn Tennis Club, Aubur​n Village and Camberwell Junction, Kooyongkoot continues to target owner-occupiers looking to remain in Melbourne's inner east without compromising on space or quality. Kooyongkoot wins Gold and Silver at Better Future Melbourne Design Awards

New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

It makes <a href="https://www.apartments.com.au/developers/novm">NOVM</a>'s 2021-completed <a href="https://www.apartments.com.au/buildings/the-lennox-parramatta-12-phillip-street-parramatta-nsw-2150">The Lennox</a> one of the most recently completed residential towers on the Parramatta River, and among the newest apartment developments in Sydney's second CBD.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The majority of the 413 apartments at The Lennox sold before and shortly after completion. A limited release of the remaining apartments has recently been brought to market by capital partner <a href="https://www.apartments.com.au/project-marketer/equitifund-group">Equitifund</a>, with entry-level pricing from $700,000 and two-bedroom apartments available from under $1 million.

Rising above the Parramatta River at 12 Phillip Street, The Lennox comprises one, two, three and four-bedroom apartments, appealing to first home buyers, young professionals, families, downsizers and interstate investors seeking a completed apartment in one of Australia's fastest-growing economic centres.

Rather than positioning Parramatta as an alternative to Sydney's CBD, Equitifund believes the city has reached a point where it stands on its own merits.

"The Lennox captures that evolution with a level of quality and amenity that's difficult to match at its price point."

Ground-floor boardwalk retail and dining further activate the riverfront and integrate the building into the surrounding public realm.

Australian housing and finance group Equitifund has secured the remaining apartments, believing there are few completed apartment opportunities in Parramatta that offer the same combination of location, amenity and pricing.

Equitifund National Sales Director Ben Hamblett says buyers are increasingly recognising that premium apartment living no longer needs to come with Sydney CBD pricing.

"The Lennox is where aspirational living becomes attainable," Hamblett said.

"Wake to river and mountain views, step into Sydney's Second CBD, and arrive home to resort-calibre amenities, all without the harbour price tag."

Hamblett says owner-occupiers are also attracted by the convenience of having Westfield Parramatta, Church Street's dining precinct, Parramatta Park, Riverside Theatres, Western Sydney University and major transport connections all within walking distance.

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

"Flow Residences offers a rare combination of elevated beachfront positioning, architectural excellence, comprehensive resident amenity and premium finishes, which is exactly what discerning purchasers are seeking," Lambert said.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Parramatta’s West Village tops out at 40 levels

Following a nine-year development period, the five-tower ‘Collins Square’ development in Melbourne's Docklands, has claimed the title of the highest concentration of environmentally sustainable buildings in the Southern Hemisphere.

The development has been awarded a Green Star Design, As Built v3 Rating and NABERS Energy 5 rating due to the use of eco-conscious technology including a Tri-Generation system, rainwater harvesting as well as energy efficient fixtures and fittings.

Walker Corporation’s $2.5 billion project features 250,000 sqm of commercial space across five towers; 10,000 sqm of retail and dining; childcare facilities; a supermarket and a health and wellbeing centre. The development also included the refurbishment of the 120-year-old Goods Shed South.

Spanning an entire city block, Collins Square was designed to fit seamlessly into the urban landscape, providing a transition in scale from the CBD down to Docklands Park and limiting overshadowing to surrounding public spaces and the Southbank of the Yarra.

Designed by Woods Bagot and built by Multuiplex, the tower features a curved form with a tapered roof at its summit and provides spacious, light-filled workspaces, supported by ample carparking and end of trip facilities for its tenants which include Transurban.

The tower is interconnected within the precinct for easy access to the neighbouring towers. Bluetooth activated lifts also allow workers and visitors to reach their destination using their smartphone.

Collins Square reaches highest level of sustainable building density in Southern Hemisphere

The City of Melbourne via its Future Melbourne Committee last night resolved to provide support for an amended design to Lendlease's Melbourne Quarter Tower in Docklands.

Replacing an earlier endorsed scheme for a 27-storey office building of 92,086 sqm (GFA), the revised design would instead rise 32-storeys above Wurundjeri Way for an overall height of 147.15m and a GFA of 101,998sqm, thus making it Docklands' tallest building.

Height and GFA aside, the form of the tower has also changed with Woods Bagot adopting a 'curved' sweeping form that is concave in plan to the west and a concave to the east. This replaces DCM's more rectilinear scheme which also included a protruding volume at its summit, known as the 'Sky Room'.

Internally the new scheme also features four x three-storey terraces above level 21, where the low-rise lift banks drop-off, though City of Melbourne believes these could be better expressed externally to aid in reducing the visual mass of the tower further.

"Noting the visibility of the form particularly from across the Fairfax building, we encourage the more direct expression of the terrace and common areas where the low rise lift drops off above Level 21. The expression of 
these spaces in the elevation would greatly enhance the presentation of this long elevation through creating ‘moments’ of interest centrally within the façade, with depth, shadow play and vegetation visible. A shift to a legible winter garden or louvred glazing approach would be strongly encouraged."

Image: Woods Bagot</figcaption></figure>The City of Melbourne's Urban Design team was otherwise supportive of the design changes highlighting the curvilinear form as adding to the diversity of the architecture in the area.  According to the Urban Design Team, the introduction of fins to add shade and depth and an ordering grid was also a welcome addition however, encouraged further development of this.

Meanwhile, work continues on another Woods Bagot-designed commercial tower in the precinct - the 25-storey Two Melbourne Quarter, with the first of the facade panels installed.

Two Melbourne Quarter joins Fender Katsalidis' East Tower which is shooting up to its eventual height of 143m and 41-storeys.

With City of Melbourne's support in hand, the final planning hurdle to overcome remains Planning Minister Richard Wynne, although this would appear to be a mere formality.

It is expected Lendlease will look to secure an anchor tenant or significant pre-commitment for Melbourne Quarter Tower prior to commencing construction.

City of Melbourne provides support for revised Melbourne Quarter Tower

Victoria University has just announced the creation of a brand new learning hub in Melbourne’s west as part of a partnership with the Victorian Government and the Ian Potter Foundation. The exciting new addition to Ballarat Road in Sunshine has been designed by world-class architectural firm <a href="/architects/woods-bagot">Woods Bagot</a>, with a clear vision to combat a skills shortage across Melbourne and achieve a 5 Star <a href="/news/5-of-melbourne-s-environmentally-conscious-new-development-highlights">Green Star environmental rating</a>. 'Sunshine Skills Hub' will offer TAFE courses in disciplines such as health, community services and trades, with an outstanding selection of technology available to students.

A hands-on approach to learning has inspired the design team to create simulation experiences, utilising state-of-the-art technology such as 3D modelling software, virtual reality goggles, robots, computerised mannequins, simulation hospital wards, the latest coding software and more.

In 2018 the University launched a  digital technology qualification, which sparked the idea to create three innovation spaces: the ideation space, the software centre and the prototyping room. The rooms will be equipped with advanced technology with a goal to encourage the development of lateral thinking and problem-solving skills.

The three-story hub will feature a kitchenette for student use, a cafe, staff accommodation for 20 employees, ‘informal learning facilities’, IT and research support services, student services centre and a learning commons.

Sunshine Skills Hub's sawtooth design aims to maintain thermal comfort while reducing the need for air conditioning. It also acts as a reference to the harvester work factories previously found in the Sunshine area. 

Undertaking the build of the project will be ADCO Constructions (<a href="/news/deakin-burwoods-new-student-accommodation-building-embraces-the-space">who built Deakin Burwood campus' student accommodation</a>), with a goal to complete the facility by December 2019. Sunshine Skills Hub is Victoria University's second development to take place this year, following the partnership with ISPT to create <a href="/news/ispt-set-to-deliver-victoria-universitys-new-vertical-city-campus">the university's first vertical campus</a>.

Woods Bagot was given a brief to create a ‘home away from home’ for international and inter-state students, to provide a seamless transition into tertiary student life in Buranda, Brisbane.

Prior to Uni Lodge Park Central, Woods Bagot completed the design for an 11-floor student living facility at <a href="https://www.studyinternational.com/news/ideal-student-accommodation-australia/">80 Stirling Street</a> in Perth, which has been noted as “blurring of the lines between traditional student accommodation and a co-living space”.

‘A home away from home’ - new UniLodge opens in Queensland

The future of office workspaces is evolving as more businesses move from generic offices to more customised, worker-focused spaces.

This morning Woods Bagot Principal Bronwyn McColl gave a talk about what she believes the future holds for workplace design.

In 2016, Woods Bagot completed the largest government integration project at 1 William Street in Brisbane. The project involved co-locating nearly 5000 government employees from 16 sites. Following the transition, over 80% of employees shared that they were satisfied with their workplace. The design focused on maximising light flow into the office space, capitalising on the stunning 360° views, and creating open-plan social and collaborative spaces for workers. The office also has a 6 Star Green Star rating and 5.5 Star NABERS energy rating.

It’s a great accomplishment to win best design for Sydney CBD’s first new luxury hotel in two decades, but to receive the unanimous vote from a 6-jury panel of experts makes this accolade even more remarkable.

Woods Bagot were among six architectural design firms to be given a brief by Urbis (in accordance with the <a href="https://www.cityofsydney.nsw.gov.au/__data/assets/pdf_file/0004/128065/Competitive-design-policy-adopted-09-December-2013.pdf">City of Sydney Competitive Design Policy 2013</a>) to produce a design for a new luxury city hotel for the central Sydney site owned by Singapore-based investment company SC Capital Partners Group.

The sleek 55-storey skyscraper will complement its neighbouring heritage buildings (Sofitel &amp; CML Building), and has been designed with a focus on embracing Sydney’s natural environment to obtain the title of Australia’s first WELL-rated hotel.

Woods Bagot impresses judges with design for Sydney’s first new luxury hotel in 20 years

From 2017 to date, here are 5 new-build highlights which have been designed with a green initiative for a more sustainable future.

#1 COLLINS ARCH

Credit: Cbus Property</figcaption></figure>With construction well underway, Cbus Property have worked closely with Woods Bagot &amp; SHoP Architects to produce a world-class sustainable skyscraper due for completion this year. The dual 41-floor buildings will comprise of 202 residences, 294 resort-style hotel rooms, 50,000 square metres of premium grade office space and state-of-the-art communal spaces, including a tiered amphitheatre.

<a href="/buildings/collins-arch-447-collins-street-melbourne">Collins Arch</a> is the third development to receive a platinum level WELL Precertification, where nutrition, fitness, mood, sleep patterns and cognitive performance of occupants are highlighted as key considerations in the overall design. This has been accomplished through indoor air quality monitoring, superior natural lighting and ventilation, an emphasis on bicycle access, and more. To round off Collins Arch’s sustainability endorsement, the building has also been submitted for 6-star Greenstar accreditation and 5.5 star NABERS energy rating.

#2 SOUTHBANK BOULEVARD

As the gateway to Melbourne’s Arts Precinct, the plan is to create a Melbourne Experience for Southbank by constructing 2.5 hectares of new public space, including a new civic square for the precinct, more neighbourhood parks and the aim of prioritising pedestrians, cyclists and public transport. The project will also see 300 new trees planted (predominantly the Platanus X acerifolia), which will meet the City of Melbourne’s biodiversity and urban forest targets. 

#3 435 BOURKE STREET

Located on the corner of Queen and Bourke Streets, <a href="/developments/melbourne-vic-3000">435 Bourke Street</a> boasts environmentally friendly features and is targeting a 5.5 Star NABERS Energy rating, a minimum 5 Star ‘Green Star’ Office Design and WELL Platinum Certification.

Cbus Property aims to invest in new technologies and materials to maintain its notable eco-conscious reputation for both new and existing buildings. With a sustainable focus in mind, the sculptural design will fit seamlessly into the city landscape, with six different landscaped terraces throughout for occupants to enjoy.

#4 LITTLE MILLER

Credit: Castran</figcaption></figure>Developer Lucent teamed up with design trio ClarkeHopkinsClarke Architects, Breathe Architecture and Openwork Landscaping to put Brunswick East’s ‘<a href="/buildings/neighbourhood-10-16-little-miller-street-brunswick-east">Little Miller</a>’ on the map as one of Melbourne’s most sustainable residential developments to date. The sold-out apartment building has been awarded a 7.5 star average NatHERS thermal performance rating, and has been designed as a 100% fossil fuel free building. From induction cooktops and energy-saving LED light fittings, to rainwater tanks for irrigation and solar power, the environmentally conscious design makes use of natural resources without compromising luxurious living. Venture up to the rooftop and you’ll find a multi-functional garden featuring all kinds of plants and greenery, communal al fresco dining and even a ‘gin and tonic’ room surrounded by edible plants to make your own cocktails.

#5 THE GENERAL

Credit: C.Kairouz &amp; Associates</figcaption></figure>What was once a small family butcher on Northcote’s High Street, has now become the site for '<a href="/buildings/the-general-421-high-street-northcote">The General</a>',  arguably one of Melbourne’s most exciting technological advancements in structural design to date. Architect Chahid Kairouz had a goal to transform the site of his family’s business into not only a sophisticated mid-rise apartment, but use the opportunity as a means to pioneer new technology with a sustainable focus in his late father’s honour.

the general is Australia’s first ever residential building to use Onyx Solar photovoltaic glazing which works as both a balustrade and power source. The sustainable design also contains a 25,000 litre rainwater tank for flushing toilets, 137 bicycle parks and a green rooftop terrace.

THE  FUTURE

5 of Melbourne’s environmentally conscious new-development highlights

Developer Cbus Property has unveiled plans for a $300 million commercial project in the heart of Adelaide’s CBD which it says will become "a landmark addition to Adelaide’s skyline."

Located on the corner of Pirie Street and Freemasons Lane - on the former Planet Nightclub site - the 17-storey building has been designed by Woods Bagot who have employed a restrained approach to the architecture - complementing the existing streetscape and nearby heritage buildings.

 According to Cbus Property, 83 Pirie Street responds to the the strong market demand for new, A-Grade commercial workspace in Adelaide, introducing approximately 30,000 sqm of A-grade office space into what has been dubbed the new Central Lifestyle District (CLD) of Adelaide.

With an eye firmly on the future, 83 Pirie has been designed to provide large, flexible floorplates of 1,750 sqm to meet the demands of a "contemporary and future-looking workforce". These floors can be merged to create vertical communities, with a strong emphasis on collaborative 'third spaces', which include a 300 sqm landscaped rooftop terrace and an onsite well-being lifestyle centre. 

83 Pirie's central location provides tenants with easy access to Adelaide's traditional commercial district, as well as lifestyle amenity such as Rundle Mall and Hindmarsh Square park, which are only a few minutes walk away.

The development has been designed with an activated ground plane that includes 365 sqm of retail - further adding to Adelaide's emerging laneway culture - while the introduction of street level setbacks will contribute to a pedestrian-friendly experience. Connectivity and walkability in the area will also be improved via the key north-south pedestrian axis of Freemasons Lane and Flinders Link.
